Districts and Developments
Districts and Developments Where can you live in Abu Dhabi? We’ve got the scoop on the capital’s top districts. Now simply turn to our colour-coded map (pg14) to pinpoint their location. Al Raha Beach is also one of the first designated areas where non-UAE nationals can invest in leasehold property in Abu Dhabi.
Abu DhAbi City DistriCt Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the April 2011
eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island. Al reef DistriCt Al Reef Villas is Abu Dhabi’s first integrated residential community. Developed by Manazel Real Estate, one of the UAE’s leading developers, Al Reef consists of contemporary apartments, four themed community villas and townhouses and mixeduse projects, bringing together social, retail and commercial facilities for
the entire community. The gated communities, with security-controlled access, are linked by wonderfully landscaped green spaces, providing areas for recreation and relaxation and walkways to community facilities. The development will also feature a luxury hotel, state of the art gymnasiums, private pools, barbecue areas and expansive private gardens. Al rAhA beACh Built alongside 5.2 million square metres of natural beach front, Al Raha Beach will provide a unique lifestyle through its world-class residential, commercial
and entertainment facilities. When complete it will be home to 120,000 residents. The development offers dynamic waterfront living amidst retail outlets, galleries, restaurants and cafés and private beaches. A central business district also forms part of the development, where iconic office towers are set around an impressive circular marina - home to the new World Trade Center. Located on the beach side of the main highway leading into Abu Dhabi from Dubai, the development consists of eight precincts, each with their own distinct personalities and appeal.
Al reem islAnD Located approximately 600 meters away from Abu Dhabi’s coast, Al Reem Island will be one of the largest and most impressive tourist developments in the world consisting of residential and commercial projects. The island will house hotels, restaurants, gardens, art galleries, museums, an aquarium, amusement parks for children and a diverse wildlife reserve. Water activities will form a major part of the island lifestyle including waterskiing, snorkeling, scuba diving, fishing and sailing. The island will be connected to Abu Dhabi City by two modern bridges with a third bridge eventually connecting directly to the main Dubai highway. Abu Dhabi International Airport is approximately 20 minutes away by road. sAADiyAt islAnD Just 500 metres off the coast of Abu Dhabi, Saadiyat Island will be a destination experience of rich depth and diversity. Just seven minutes from Abu Dhabi City, 15 minutes from Abu Dhabi International Airport and one hour from Dubai, the development is connected to the

mainland via two major highway bridges.. Offering a relaxed waterfront home for residents and a vibrant hub for businesses, Saadiyat Island holds a reputation for being the only place in the world to house architecture designed by five individual Pritzker prize winners. MohaMMed Bin Zayed City distriCt This is a planned urban community that will,
upon completion, support a population of 50,000. The master plan provides for 350 mid-rise towers and numerous educational, cultural, commercial and institutional facilities. Capital City distriCt Situated between the Abu Dhabi International Airport and Mohammed bin Zayed City, this district will house mixed-use projects and government institutions
and offer a culturally rich urban environment, grand boulevards, shaded streets and a world-class public transit system. sowwah island distriCt Located between the Tourist Club area and Reem Island, this district will see the island become Abu Dhabi’s central business and financial district and will feature living and working spaces, hotels, community facilities, parks and an extensive transport network. yas island distriCt When fully complete, Yas Island is expected to be one of the world’s foremost tourist attractions, featuring hotels, residences, shopping malls, golf courses, equestrian facilities and a world class motor racing track, it’s also home to Ferrari World where you’ll find
the planet’s fastest rollercoaster. lulu island distriCt This district will be a self sustaining community of character precincts and connected neighbourhoods set within a low density, yet highly functioning island setting and will cater to different lifestyles, with a choice of apartments, townhouses and villas. Mussafah industrial distriCt One of primary industrial areas of Abu Dhabi, this district is home to several manufacturing plants including steel mills and other heavy industries. Plans to construct a channel that will improve access to this industrial zone are underway. Madinat Khalifa a distriCt Away from the hustle and bustle, Khalifa

City has its own sense of camaraderie. An abundance of schools in the area make this a popular community for families. Adjacent to Al Raha Beach, the development will include residential and commercial units and many international hotels and has been compared to Dubai’s illustrious Sheikh Zayed Road. Madinat Khalifa B distriCt This district’s proximity to the airport and the Dubai highway makes it an attractive location for commuting workers. Residential apartments specially designed for middle income residents are underway. Prices vary between the more expensive rents in Khalifa City A and the cheaper rates in Mohammed Bin Zayed City. The new Khalifa City is situated between Khalifa A and Khalifa B.

Al Reef Villas
All you need-to-know about daily life in this ever-expanding development. to MacDonalds or, for a heartier bite, try the Bohsali restaurant or Chow King – to name a few.
Leisure time
Renting and buying Head into this villa-strewn development and you’ll find four individually styled communities; Arabic, Desert, Contemporary and Mediterranean. Each is home to streets of sandy-coloured properties popular with families and professionals seeking a surburban way of life outside the bustling city centre. For lessees they provide an affordable alternative to the inner capital while, for those looking for a home, Al Reef Villas present a first-time opportunity for expatriates to buy property, making them hotly-tipped investments. Starting at AED500,000, you can choose from twoto five-bed properties, many of which have their own pool and garden as well as ample parking; so you won’t have to waste time finding a space.
Shopping and a bite While no shops are open at present, once complete the development will offer
residents multiple outlets at Al Reef Downtown, an apartment development onsite where retail and restaurant facilities (along with a clinic, school and nursery) will all take shape in the future. In the meantime, residents can take a five-minute drive to the Etihad Plaza in Khalifa City, home to a scattering of super-handy cafes and shops as well as an Abela supermarket; a must for grocery shopping. Head inside the plaza and take care of financial matters at First Gulf Bank or UAE Exchange, pick up essentials at its pharmacy, drop your washing off at Jeeves Laundry or simply break for a coffee at Mugg & Bean or one of its deli restaurants. Alternatively, head further still and while away an afternoon at the Dalma Mall (www.dalmamall.ae) in Mussafah, be it for clothes shopping (it’s home to big name fashion brands) or a big food shop – try its large Carrefour. Inside there’s also casual eateries for almost every palate, from Caribou Coffee
If you have kids in tow, make for Dalma Mall and head straight to the Fun Zone where they can waste some serious energy on its myriad games. The mall is also home to a Cine Royal Cinema where you can take in all the latest flicks. Those with a penchant for golf, meanwhile, will find a trio of top-class clubs a short distance away, including Abu Dhabi Golf Club (www.adgolfclub.com) Yas Links (www. yaslinks.com) and Sadiyat Beach Golf Club (www.sbgolfclub.ae) – prime spots to perfect your swing. Back at the Al Reef Villa development, residents can enjoy communal swimming facilities while sportier types can make for its tennis courts or gym. If you fancy a stroll, seek out your community’s grass areas and settle in for play time with little ones, or why not take a picnic? Newcomers can also find out about a whole host of activities within the development by logging onto the Al Reef Villas Facebook page, where you can get involved in local clubs (try the Book Club), aerobics classes or a little pampering from local beauticians.
Schooling Parents seeking schools will find a number located around 30 to 40 minutes drive from the community. The closest include Raha International School (www.ris.ae), set opposite the Al Raha Beach Mall, a top pick for internatonal primary students upwards. Think this is the place for you? We love this place…
Al Reef Villas Why a modern Abu Dhabi villa has become a home from home for British expats Paul and Dawn Cartledge.
Why did you decide to move from the UK to Abu Dhabi? Paul: It was really for a job; an opportunity came up for me to work out here and, having previously spent our entire careers in the UK, and with both our kids having left home for university, a window really opened up for us to do something different on our own. I’m a senior projects manager on Yas Island so for me the fact that this city undertakes such huge construction projects was really appealing – there’s some truly exciting ones both in Dubai and Abu Dhabi and it’s great to now be part of that. Dawn: We did come out on a holiday beforehand, too, to see what it was like and it was then that we just fell in love with the place – the culture, the atmosphere and friendly, welcoming people. That was it! What was it that drew you to Al Reef Villas specifically? Paul: Before here we lived for almost one year on the corniche, somewhere I think is really convenient for a first-time move as you get to know where everything is in the city, like the malls and facilities. Once that’s done though we felt it would be nice to move out of town and into the suburbs. We rented the property through Better Homes and our landlord is fantastic so it was an easy transition to make. We instantly felt a sense of community here so it soon felt like a home from home for us. It’s also good value for money when you compare rentral prices to those in the city itself. Tell us more about the ‘sense of community’ you mention Paul: It’s an element that’s evident as soon as you walk through the neighbourhood; people say hello and children play outside. April 2011

‘We instantly felt a sense of community when we moved here so it soon felt like home for us’
There’s also an Al Reef Facebook page where residents share ideas, problems and solutions to things that go on in the area as well as adverts for local quiz nights and the like, which is really handy. Dawn: The type of people here are very varied too; from singles and couples to families and all nationalities but everyone gels and if there’s anyone in need there’s always someone there who will help. How are the local facilities? Paul: The development itself is still being completed so unfortunately there’s not a local shop just yet, which is a shame as it would be nice to get day-to-day bits like fresh bread and milk. That said though, Etihad Plaza is just a five-minute drive down the road. Dawn: I always head there – it has a few shops, a supermarket, and cafes like Mugg and Bean, a Hippy Chic boutique – there’s really something for everybody. I go there for a basic grocery shop and for a bigger shop I’ll go further afield to Mussafah – an up-and-coming area with larger centres like Dalma Mall. The local shopping’s
definitely improving, and some are starting to do food deliveries too. What about leisure facilities, is there much to do onsite? Dawn: We do have a pool ourselves but there are communal facilities here too, including a pool, gym and tennis courts – and they’re just producing more and more as the development progresses. At the back of the houses you’ll also notice there’s grassy areas where local children go and play of an evening. Where would you go in wider Abu Dhabi to spend your free time? Paul: We tend to go to The Club (previously known as the British Club). You have to be a member to attend and we’ve been going for about three years now. They have beach facilities and all kinds of activities – I’m actively involved in the weekly football while my son David’s with the drama society. Dawn and I have also taken part in annual charity events, such as a 24-hour bikea-thon, a bounce-a-thon and, just a few More listings at bhomes.com

weeks ago, a triathlon where the club raised over AED75,000 for Medicine Sans Frontiers. Dawn: There’s every kind of sport you can think of there too, from tennis, squash, football and a gym. There’s also a library, beauty salons, a kids’ pool, eating areas and activity evenings for adults and kids alike – everything you can think of! Paul: Aside from there we tend to go to the Shangri La a lot which is great for spending special occasions – we were there earlier this month for Mother’s Day. There’s a great, lesser-known Mongolian eatery opposite Beach Rotana that we’d recommend too with Chinese/Mongolian cuisine and really friendly staff. Trader Vics at Beach Rotana is also a good spot to socialise in together. And back in the villa, where is your favourite area to spend time at home? Paul: We definitely tend to spend a lot of our time outside, sat by the pool or April 2011
having a barbecue and a chat. When my daughter Hayley’s over from the UK she’s always out there too, topping up her tan! Originally the garden was a blank canvas so we laid down artificial turf so we wouldn’t have problems with watering it or it turning brown in the heat. We also introduced a border with hardy plants that can withstand the climate. So much is done for you in the Middle East so it’s actually really nice tending to a garden! Of course, having your own pool is the real bonus – in the summer when it’s really hot we’ll swim in the morning before work – it’s a great way to wake up. Where did you shop in the city to furnish the villa? Dawn: THE One in particular and also Home Centre and IKEA. A new IKEA has just opened on Yas Island which is the largest in the Middle East and just fiveminutes away from here. I’d say THE One gave a particularly outstanding service –
the sofas are both from there, along with a lot of the decorative items you see around the house. Lastly, what would you say are the best elements of life in Al Reef Villas? Dawn: The parking! It’s so nice to be able to park outside the front door and not have to give it any extra thought. Living on the corniche you had no designated car space and could drive around for half-an-hour trying to find a spot. The other main thing is that we really wanted somewhere that resembled our home in the UK, and this really does. Paul: I agree, to walk into a layout we’re familiar with, with a nice, open lounge area you can walk through and into the garden is perfect. It’s very easy to look after guests here too as the bedrooms all have en suites. When our mums come to stay it means they can have their own room and a degree of privacy. We couldn’t ask for a better home here.

TrendseTTers Faced with a blank canvas and itching for ideas? We shortlist the season’s top trends, for the hottest home on the block... Tribal Warriors
There’s something wild in the air this season as designers embrace ethnicinspired pieces that make you look like you’ve scoured the globe, even though you’ve only made it to the high street. Get the look by painting plain walls in a warm earth tone (try light browns, grey, cream or pale olive) and bring in key furniture pieces in dark wood. Added extras meanwhile (think foot stools or side tables) work best in a contrasting texture of rattan or wicker – very Out of Africa. Dress it all up with colour and texture – think printed cushions (mismatching work best) in ethnic or leafy prints. besT for: A rich, natural look that’s comfortable too. MusT-buys: Printed cushions, dark wood, rattan, animal figurines and prints.
NeW Nudes
Barely-there hues cut a natural dash on the spring/summer catwalk and the home is no exception. If you loved the vintage look of yester-year, then this is her grown-up sister. To get it, bid farewell to your girly bubblegum pinks and look to ladylike sophistication instead. Beautiful in boudoirs, begin with a blush base (the softest of peach/pinks) on walls and keep pattern to a minimum (for example, one wall in a light, pearlescent damask swirl). Furniture should be delicate and curved – try delicate dressing and sidetables that ooze demure French-style. Finally, treat your bed to plump cushions in silk covers. besT for: Vintage-lovers after a new, grown-up look. MusT-have iTeMs: French furniture, silky fabrics, pearls, trinkets, floral accents (try real pink roses)
spriNg greeNs
There’s a new colour in town and it’s
never looked so fresh: bright green as lush as summer limes. To make guests turn a certain shade with envy, avoid muddy olives and stick to garden green hues instead. This tone works brilliantly with crisp white – which means you can work with your new property’s base. Buy key pieces in your chosen shade (think sofas, curtains and rugs) and add playful accents elsewhere with lamps, vases or photo frames. For an even fresher spring/ summer look, why not bring a leaf or floral print into the mix? besT for: A fresh, clean look that can be updated with ease. MusT-have iTeMs: Whatever you desire – so long as it’s green.
CouNTry geNT
We don’t know whether the royal wedding of Prince William and Kate Middleton has sparked it, but top names like THE One are going crazy for tweeds, tartans and finishes fit for a country estate. We say, bestow lashings of English colonial charm in your lounge and dining room. Set the scene with checked wallpaper (try THE One or order from ECO Wallpaper’s Tweed Collection – pictured above – at www.kollektion.com) and pair with
ageing brown leather chairs in the lounge or formal, high-backed designs at long dinner tables. Framed, sepia hunting prints or landscape oil paintings will finish the look. besT for: City jetsetters after a classic British twist. MusT-have iTeMs: Brown leather, tweed, Union Jack cushions, hunting prints, equestrian-inspired accessories.
gold rush
If gold’s your ‘gilty’ pleasure, you’re in luck: the glitziest of metals is making a comeback. This particular revival, though, brings with it a pared-down, antique look that harps back to a bygone era rather than a glossy, yellow polish. To go all out with gold, create a lighter base of creams, mocha and caramels and enhance it with golden accessories. Light fixtures and mirrors (the more dramatic the better) work best but, for an injection of glamour, why not indulge yourself with one key piece like a plush velvet, gold chair? Go as far as you dare… besT for: Glamour pusses who wish to curl up in the most indulgent of rooms. MusT-have iTeMs: Key accessories in the honey hue.

Take beds from drab to fab with a bundle of scatter cushions
for living rooms... Create a can’t-take-your-eyes-off wall for an instant focal point that will detract guests’ attention from an otherwise unfinished space. Try patterned wallpaper prints or go cheaper still with a block coloured paint that you can enhance later with a few choice accessories. Work with what you’ve got. Most properties come with white walls so work a blank palate to your advantage with colour accents like cushions, throws and frames. (Blitz affordable stores like IKEA, Homes R Us and Home Centre). Try hot pinks and limes for a Miami-worthy look or black and white for a chic finish. make a statement with lighting – a faux-jewel chandelier suspended from a high ceiling is quick glamour-fix while a pendant lamp makes a simple statement. fake it with faux-wooden flooring. if you have wall alcoves turn them into a feature by painting or wallpapering the inside area (why not use leftover materials from a signature wall?) It will look eye-catching and be a colourful display platform for books, photos or ornaments.
don’t forget the ceiling; use it as a platform from which to suspend lavish draping. Buy a beautiful fabric (try Deira’s silk markets), attach lengths to the ceiling in sweeping arcs and secure with pins. Stunning when swept over a double bed.

get creative with half-melted candles and odd dishes. Melt the candles in a saucepan, pour it into the dish (be it a butter dish, cotton-bud bowl or crystal piece), add wicks and allow to cool. Or, pop super-slim candles into empty perfume bottles for fab beside accessories.

Add mirrors to blank bathrooms: not only do they bounce light around for a light feel but they make small rooms appear larger. Place a trio above your sink for a Hollywood dressing room feel or one large mirror above your tub. Arrange the latter horizontally then mount a simple shelf beneath it on which to place toiletries. Paint the shelf to match your scheme or turn spare tiles into a mosaic. buy basic glass bottles and fill them with lotions and potions (think body creams and shower gels) and place floating candles alongside the bath for a spa-worthy look. For an added sense of expense, try scented candles, like vanilla. Use the beach as inspiration and create

fancy soaps and smellies are a regular Christmas or birthday gift, so, if you have a stash you don’t want to throw out, create a basket chockful of the scentful treats for an inviting feature guests can enjoy too.

DIY store for tile or appliance paint and give outdated goods a facelift. Wooden cabinets are super-easy to spruce up too; just apply a coat of gloss varnish. buy colour-coordinated jars and display food goods, spices and utensils inside. Using one or two complementary colours will give it instant appeal and bring order to an otherwise haphazard display. make a feature of your kids’ drawings – it won’t cost a thing and will give the room a sense of home. Display in a gallery style or stick on a blackboard and add homely extras like grocery lists or messages. if you have an island buy some budgetfriendly stools with coloured plastic seats and let it double up as a breakfast bar. Their presence will provide a focal point people will gravitate to. make a feature of your pots and pans with a wrought iron curtain rail or towel rack. Fix it six to eight inches beneath your cabinets and hang cooking utensils, pots or matching hand towels. Practical and cheap.
