Districts and Developments

Districts and Developments Where can you live in Abu Dhabi? We’ve got the scoop on the capital’s top districts. Now simply turn to our colour-coded map (pg12) to pinpoint their location. Al Raha Beach is also one of the first designated areas where non-UAE nationals can invest in leasehold property in Abu Dhabi.

Abu DhAbi City DistriCt Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the January 2011

eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island. Al reef DistriCt Al Reef Villas is Abu Dhabi’s first integrated residential community. Developed by Manazel Real Estate, one of the UAE’s leading developers, Al Reef consists of contemporary apartments, four themed community villas and townhouses and mixeduse projects, bringing together social, retail and commercial facilities for

the entire community. The gated communities, with security-controlled access, are linked by wonderfully landscaped green spaces, providing areas for recreation and relaxation and walkways to community facilities. The development will also feature a luxury hotel, state of the art gymnasiums, private pools, barbecue areas and expansive private gardens. Al rAhA beACh Built alongside 5.2 million square metres of natural beach front, Al Raha Beach will provide a unique lifestyle through its world-class residential, commercial

and entertainment facilities. When complete it will be home to 120,000 residents. The development offers dynamic waterfront living amidst retail outlets, galleries, restaurants and cafés and private beaches. A central business district also forms part of the development, where iconic office towers are set around an impressive circular marina - home to the new World Trade Center. Located on the beach side of the main highway leading into Abu Dhabi from Dubai, the development consists of eight precincts, each with their own distinct personalities and appeal.

Al reem islAnD Located approximately 600 meters away from Abu Dhabi’s coast, Al Reem Island will be one of the largest and most impressive tourist developments in the world consisting of residential and commercial projects. The island will house hotels, restaurants, gardens, art galleries, museums, an aquarium, amusement parks for children and a diverse wildlife reserve. Water activities will form a major part of the island lifestyle including waterskiing, snorkeling, scuba diving, fishing and sailing. The island will be connected to Abu Dhabi City by two modern bridges with a third bridge eventually connecting directly to the main Dubai highway. Abu Dhabi International Airport is approximately 20 minutes away by road. sAADiyAt islAnD Just 500 metres off the coast of Abu Dhabi, Saadiyat Island will be a destination experience of rich depth and diversity. We love this place…

Al Bandar

For Anna and Andries Heystek there’s no better spot to live than beside the sea – we take a look inside their Al Naseem apartment and find out why...

January 2011

Anna, tell us how long you’ve been in Abu Dhabi and what brought you here? Andries and I have been in the UAE for almost six years now. We actually lived in Dubai for some time when we arrived and moved up to Abu Dhabi in 2008 as a result of his job changing. It was his work that brought us to the UAE in the first place – I gave up everything and followed him for an adventure! When I found out we were moving to the Middle East I thought, ‘great!’ What made you both decide to live in Al Bandar? We lived in Dubai Marina previously where we had an apartment overlooking the water and we really enjoyed that way of life; that’s really what prompted us to buy here – we saw it as being a lot like what we were used in Dubai and loved the fact we would be by the water again. We have a boat and enjoy surf-skiing

‘I see life here as an urban way of living in the desert but near the sea, perfect!’

What elements of the apartment in Al Naseem really ‘sold’ it to you? The view definitely drew us in; it’s wonderful. The apartment’s also spacious and open plan and it is small too, which works for us because we travel a lot so it can be a ‘lock-up and go’ place. It’s really light too which creates a sense of space. In terms of location we love that it’s outside of the city, close to the airport and only around 50 minutes in to Dubai. Residents have parking too, but while the three-bed apartments are allocated two spaces, the others only have one. That can be an issue but there is a visitors’ carpark that we use.

pools here, one of which is a lap pool. We also have a tennis court and we hear that a gym and ‘mind and body’ studio are due to open as well. A coffee shop is also going to open soon, along with a waterside restaurant. It’s a very new complex so these things are still growing, but we’re used to that process from living in Dubai. There is also a Marina outside, which will be open in the first quarter of this year. We own a boat and can berth it there – it will be fantastic being able to walk down and step onboard. It’s all pedestrianised here as well, so we can stroll from place to place very easily. Living here is like having your own beautiful little island, we just have to cross a bridge to get to the mainland, so it feels really exclusive to me.

Are there any leisure facilities on site for residents to use? Absolutely, there are three swimming

and sailing at the weekends. I see it as an urban way of living in the desert but near the sea, perfect!

that it’s a place for couples and families alike, owing to the varied facilities which people of all ages can enjoy. The bigger apartments are spacious enough for families but there are villas and townhouses too with gardens, which may be even better for those with children and pets. It’s also safe here and very quiet at the moment. It’s friendly, too; we say ‘hi’ and ‘bye’ to people who live below us and always wave and are lucky enough to have close friends living in the same building. You’re still in the process of furnishing your home, where are you shopping to do so? We went to THE One and BoConcept and also shipped some pieces in from South Africa. I’ve recently hired an interior designer to work with as I think for apartment living it’s important to work with the limited space and light available to you. who’s based in Abu Dhabi, through the Business Network International and she’s done a lot of hotel and residential work here. We’re planning an Italian-inspired look using natural colours and including green, black and teal. I think the fact that the apartment is a modern canvas makes it easier to put your own mark on it. I have an eclectic style though, so I plan to bring in some weird and wonderful pieces too! Which is your favourite room in the apartment and why? I would definitely say the living area as it’s the main room here and an open-plan space – I love it for the light, windows and view. It overlooks the Marina and Yas Island and we have a view of the sea on one side and the city and desert on the other. It’s a great place to relax. My husband and I also love to sit out on the January 2011

balcony, looking at the view and having a barbecue. Where do you and your husband spend your free time outside the property? My husband surf-skis and paddles: he goes all around the islands to Yas Island, up to the mangroves and through the channels. Once the Marina is fully operational we’ll be sailing all the time. We also just love to laze by the pool and when we feel more active we go and play tennis – I used to be a professional tennis player in South Africa so it’s great to be able to play again. Andries has a 16-yearold daughter and 13-year-old son, so when they come to stay we all go camping, fish off the jetty or head to Ferrari World. Are there any new openings in the area that you’re particularly excited about?

There is so much yet to open, but when they do it will be amazing here. At the moment I’m really looking forward to the opening of a Jones the Grocer at nearby Al Raha Gardens: it’s a deli/restaurant/ cafe that’s an Australian franchise and just delicious. There’s also a Boots pharmacy due to open there which will be really convenient. We don’t know what the waterside restaurant here at Al Bandar is set to be yet, but it will be lovely to have somewhere to eat on our doorstep. It is still under development here but we’re really looking forward to the future plans materialising. The next two to three years will see a lot of change – which is something that we experienced in Dubai, having moved there while key places like JBR were taking shape – and the fact that it’s all set to happen here is really exciting to us.

Love Thy Neighbourhood

Al Bandar

We take a look at what the future holds for Al Bandar and gather insider tips from resident Anna Heystek on where to take time out in the city... is one of the best Italian restaurants I’ve been to here – really contemporary with great pasta specials (try the ravioli). Plus, its setting on Yas Links Golf Course overlooking the mangroves is fantastic. Yas Links (www.yaslinks.com) is a good spot to break for a bite too – we plan to play there soon and are told there’s a lovely terrace, ideal for light lunches.

Leisure time

The Future Dubbed as an ‘island in the sun’, Al Bandar occupies an area of Al Raha Beach, where you’ll discover a community of three soaring, sea-facing apartment blocks along with villas and townhouses. Would-be residents can buy or rent here, and while properties are ready to move into, much of the surrounds are still under development, with exciting plans taking shape from the first quarter of 2011 onwards. First up is the imminent opening of its public marina. Located at the foot of its properties, residents will be able to berth their vessels and set sail come the weekend. Along with this, residents can expect the arrival of a waterside restaurant, cafes, shops and a luxury hotel. On the wider residential landscape, plans are in shape for an exclusive beach area and ‘entrance gardens’, which will create an impressive façade to the standout features that await visitors inside...

Resident’s pick As Al Bandar continues to grow, resident Anna Heystek shares her top go-to spots in Abu Dhabi...

Eating out We love to entertain at home, but when we do venture out there are so many great places not too far from home. Mombasa Grille (www.mobasagrille.ae) in the Souq Qaryat Al Beri is a fabulous restaurant that serves international cuisine and great steak. My husband and I would then head to Left Bank (02 558 1680) where you can eat or chat in its chill-out lounge with velvet sofas. The Fairmont Hotel (www. fairmont.com/babalbahr) is our pick on Fridays, when we head to Elements for brunch. They have lashings of bubbly there as well as a non-alcoholic option and the selection of food is so good – it really caters for everybody’s palate. If you like Italian, Filini at the Radisson Blu (www.radissonblu.com/hotel-abudhabi)

When it comes to where we spend our free time, it has to be by the water. If you have your own boat and live in Al Banhar, you’ll be able to keep it moments from home when the marina is fully operational. You can also partake in watersports here, such as surfski and kayaking. Paddlers should head to the International Marine Sports Club (www.dskc.net) opposite the Marina Mall which is one well-known base from which to start the sports. Back on dry land, we love to go desert camping in Liwa, which is a fun thing to do as a couple or with your children. There, you can do desert safaris or camel rides, or simply set up a picnic or barbecue in the camp site.

Shopping In Al Bandar itself there is a local Spinneys (www.spinneys.com) which is really convenient and a Carrefour is set to open on nearby Yas Island soon, along with Abu Dhabi’s biggest ever IKEA – tipped to open in February. When it comes to bigger shopping trips, there are three key malls in the city. Marina Mall (www.marinamall.ae) is the biggest and has a great selection – from designer clothes to cafes. Abu Dhabi Mall (www. abudhabi-mall.com) has four levels of shops and a cinema, while at Al Wahda Mall (www.alwahda-mall.com) you can pick up everything from clothes and interiors to electronics and beauty bits.

Just moved in and don’t know where to start? Interior designer Julia Dempster of Interior Motives shares 10 stylish ways to revamp rooms in no time...

1

A lick of pAint Start by repainting rooms with neutral colours – the change a fresh coat of paint can make is amazing so if you only do one thing, do this. I suggest light shades of green, taupe, grey or even variations of white to give any room a clean, updated look as well as a feeling of space. Paint doors in bright white to enhance the feel. If you have trouble deciding on a colour, look through home magazines and see what speaks to you; take a look at your closet and see which tones you wear most. Don’t be afraid to go bold, either – especially if most of your furniture is in neutral hues – after all, you can paint over it if you decide it’s too

with something like brushed nickel or crystal to add instant glamour.

dining chairs or an armchair with a funky new fabric?

colour Accents If you rent and painting is not an option, find some wallpaper in a great bold colour or elaborate print and frame large cuts of it. Hang three or four in a row on your lagest blank wall and you’ll have created a fabulous accent of colour. An even quicker solution is to frame solid, coloured paper for a very contemporary look – or buy pre-stretched canvases and paint them in one hue.

3

spring cleAn It may sound simple but if your home has carpets, bring in a professional for an expert clean – you’ll be surprised by the fresh finish, which can instantly lift the look of your new abode.

4

eAsy upDAtes If you want to focus your efforts on a couple of rooms, kitchens and bathrooms are areas that can be updated with fantastic results. Try updating cabinet knobs or handles by spray painting them in old hardware white, black, metallic. Or, if your budget allows, replace the hardware altogether

lighten up Don’t underestimate the effect that wonderful lighting can have upon a room. There are many inexpensive brands of light fixtures on the market that can quickly change its entire look – from uber-modern shades to fauxjewel chandeliers.

ADD DetAil The use of scatter cushions is another quick fix that’s not to be underestimated. Covering your throw pillows in a gorgeous or bright colour can pack quite a punch, and is super-easy to do, too!

7

10

fAb floors Whether your entire property has a tiled floor, or just key rooms like the kitchen and bathroom, installing inexpensive vinyl tiles or wooden flooring (which can be installed directly over old tile if need be) is a cheap way to create a whole new look. in with the olD Don’t scrap existing furniture; update it. Many of us have accumulated hand-me-down pieces from family members or friends over the years, or perhaps picked up an item from a flea market. Make them look hip and new by painting them in a colour or gloss white. Head to a cool interior store – I love Zara Home – and buy fun new drawer pulls. Then, if you have a little extra cash, why not reupholster your

cool hAngings Adding some simple hardware with equally simple window treatments (be it blinds, drapes or valances) can really make a space look sophisticated. You can achieve this sense by hanging curtain rods just below the ceiling – the higher drapes are hung the greater an illusion of height they create – along with a sense of drama. ruggeD touch If you’re not sure what colours you are going to permanently add to your home, and so don’t want to commit to buying a patterned or bold rug to enhance a room, buy a fabric bordered sisal instead. This is a versatile rug made from natural fibre that doesn’t trap dust. Such a buy is clean, neutral and easy to take care of – my tip is IKEA; they have a great array in stock.

go This Shui

For the most harmonious of homes in 2011 traditional Feng Shui practitioner Vicky Moane tells us how we can let positive energy roam free, room by room... The bedroom

Restful thinking The bedroom is a place for rest; it should be a space of ‘yin’ as opposed to ‘yang’ – a space that is both peaceful and restful. This will ensure calm and induce sleep. To achieve it, avoid televisions, mirrors and exercise machines, as well as a work desk: all of these are too ‘yang’ and represent activity rather than rest. Health matters Never position a bed against a bathroom wall that contains water pipes as these can unknowingly cause sickness and Feng Shui is all about achieving and maintaining optimum health and well-being. Round and round Avoid circular shapes in the bedroom. Roundness represents the element of metal and is considered too yang – the opposite of what you are trying to achieve.

January 2011

Sleep away Try not to sleep underneath a window, as when air comes through it can cause disturbance to you. The cure is to move your bed but, if this really isn’t possible, be sure to hang some thick curtains to resist incoming airwaves.

The living room

Forward-facing Avoid sitting with your back to the door and instead sit with your back against a solid wall, facing the door. This is called the ‘Honoured Guest position’ and it allows you to see a person enter the room. With your back against it, you will be subconsciously aware that anyone can enter the room without being seen which can cause unrest. Less is more It’s of key importance to make way for a smooth path for the ‘qi’ (energy) to flow freely around the living room. With this in mind, avoid having

too much furniture. Open house Keep windows and doors clear and unobstructed to allow the qi to flow in to the house. Desk job If you have a desk of any kind in your living room, be sure to position the chair against the wall so that you can look into the room as you work and are not facing the wall.

The kiTchen

The right elements When designing a kitchen try not to position the stove opposite the sink. The two elements of ‘fire’ and ‘water’ do not mix well together. If this has already been done, simply add a green mat between them, which will act as a ‘bridge’ of the element of wood. In your sights When you are cooking it is best to have the door in view. If this isn’t possible in your home, add a mirror

Better Interiors

Feng Shui: In Brief Feng Shui is an anicent Chinese art and science that’s existed for over 4,000 years and is used to analyse the energy structure belonging to every building. Its name derives from the art’s study of two elements – wind (‘Feng’) and water (‘Shui’). Complex formulas are used to balance the energy (‘qi’) of a building (for example, through the positioning of furniture) so that the qi can flow freely and bring health, harmony and wealth to its occupants.

‘The main benefit of Feng Shui is having a home that’s healthy and happy, with everyone living in relative harmony and with wealth and success’ or erect a line of stainless steel cooking utensils which will allow you to see behind you as you cook away happily. Fire hazard Do not paint your kitchen red as the room itself already contains a lot of the ‘fire’ element and this will tip the balance and feel overbearing. Bright and bountiful According to Feng Shui, filling your kitchen with fresh food will give you emotional and nutritional health. Simply put fresh fruits in a bowl on the kitchen counter each week to gather good energy.

The baThroom

Prime position If you’re having a home designed from scratch, ask a practitioner to use a method known as ‘Flying Stars’ where they will assess where the ‘qi’ is not good – and position your bathroom there

to enhance a positive flow. Closet case When designing the layout of a house, the guest washroom should not be facing the front door. Doing so will cause a drain of energy. If your home is already laid out in this way, close the bathroom door to stop this occurring. Washed out If you have any leaking taps don’t ignore them, fix them right away. Practically speaking it’s a waste of water and from a Feng Shui perspective it’s sending money down the drain. Put a lid on it The question of whether to have the lavatory lid up or down usually has a simple answer but if your ‘wealth area’ (where the energy flows at its best) is found in the bathroom, always flush the toilet with the lid down. When the bathroom is not in use, leave the door ajar so that the qi can flow through the house.

The purpose of Feng Shui is to trap and pool beneficial qi and deflect any negative qi from a site, whether it’s applied to the planning of an entire city or a studio apartment. In traditional Feng Shui, the forms surrounding a building are analysed to assess the impact they will have on each structure. Water near a home, for example, can activate qi in a beneficial way – great if your Dubai home is by the sea. This method uses yin and yang, the five elements, dates of birth of occupants, its internal and external environment, the age when the property was constructed and its compass bearing at the front to build a Flying Star chart which then analyses the health and wealth of the people living there.
