Districts and Developments

Districts and Developments Where can you live in Abu Dhabi? We’ve got the scoop on the capital’s top districts. Now simply turn to our colour-coded map (pg12) to pinpoint their location. Al Raha Beach is also one of the first designated areas where non-UAE nationals can invest in leasehold property in Abu Dhabi.

Abu DhAbi City DistriCt Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the July 2011

eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island. Al reef DistriCt Al Reef Villas is Abu Dhabi’s first integrated residential community. Developed by Manazel Real Estate, one of the UAE’s leading developers, Al Reef consists of contemporary apartments, four themed community villas and townhouses and mixeduse projects, bringing together social, retail and commercial facilities for

the entire community. The gated communities, with security-controlled access, are linked by wonderfully landscaped green spaces, providing areas for recreation and relaxation and walkways to community facilities. The development will also feature a luxury hotel, state of the art gymnasiums, private pools, barbecue areas and expansive private gardens. Al rAhA beACh Built alongside 5.2 million square metres of natural beach front, Al Raha Beach will provide a unique lifestyle through its world-class residential, commercial

and entertainment facilities. When complete it will be home to 120,000 residents. The development offers dynamic waterfront living amidst retail outlets, galleries, restaurants and cafés and private beaches. A central business district also forms part of the development, where iconic office towers are set around an impressive circular marina - home to the new World Trade Center. Located on the beach side of the main highway leading into Abu Dhabi from Dubai, the development consists of eight precincts, each with their own distinct personalities and appeal.

Al reem islAnD Located approximately 600 meters away from Abu Dhabi’s coast, Al Reem Island will be one of the largest and most impressive tourist developments in the world consisting of residential and commercial projects. The island will house hotels, restaurants, gardens, art galleries, museums, an aquarium, amusement parks for children and a diverse wildlife reserve. Water activities will form a major part of the island lifestyle including waterskiing, snorkeling, scuba diving, fishing and sailing. The island will be connected to Abu Dhabi City by two modern bridges with a third bridge eventually connecting directly to the main Dubai highway. Abu Dhabi International Airport is approximately 20 minutes away by road. sAADiyAt islAnD Just 500 metres off the coast of Abu Dhabi, Saadiyat Island will be a destination experience of rich depth and diversity. Just seven minutes from Abu Dhabi City, 15 minutes from Abu Dhabi International Airport and one hour from Dubai, the development is connected to the

mainland via two major highway bridges.. Offering a relaxed waterfront home for residents and a vibrant hub for businesses, Saadiyat Island holds a reputation for being the only place in the world to house architecture designed by five individual Pritzker prize winners. mohAmmeD bin ZAyeD City DistriCt This is a planned urban community that will,

upon completion, support a population of 50,000. The master plan provides for 350 mid-rise towers and numerous educational, cultural, commercial and institutional facilities. CApitAl City DistriCt Situated between the Abu Dhabi International Airport and Mohammed bin Zayed City, this district will house mixed-use projects and government institutions

and offer a culturally rich urban environment, grand boulevards, shaded streets and a world-class public transit system. sowwAh islAnD DistriCt Located between the Tourist Club area and Reem Island, this district will see the island become Abu Dhabi’s central business and financial district and will feature living and working spaces, hotels, community facilities, parks and an extensive transport network. yAs islAnD DistriCt When fully complete, Yas Island is expected to be one of the world’s foremost tourist attractions, featuring hotels, residences, shopping malls, golf courses, equestrian facilities and a world class motor racing track, it’s also home to Ferrari World where you’ll find

the planet’s fastest rollercoaster. lulu islAnD DistriCt This district will be a self sustaining community of character precincts and connected neighbourhoods set within a low density, yet highly functioning island setting and will cater to different lifestyles, with a choice of apartments, townhouses and villas. mussAfAh inDustriAl DistriCt One of primary industrial areas of Abu Dhabi, this district is home to several manufacturing plants including steel mills and other heavy industries. Plans to construct a channel that will improve access to this industrial zone are underway. mADinAt KhAlifA A DistriCt Away from the hustle and bustle, Khalifa

City has its own sense of camaraderie. An abundance of schools in the area make this a popular community for families. Adjacent to Al Raha Beach, the development will include residential and commercial units and many international hotels and has been compared to Dubai’s illustrious Sheikh Zayed Road. mADinAt KhAlifA b DistriCt This district’s proximity to the airport and the Dubai highway makes it an attractive location for commuting workers. Residential apartments specially designed for middle income residents are underway. Prices vary between the more expensive rents in Khalifa City A and the cheaper rates in Mohammed Bin Zayed City. The new Khalifa City is situated between Khalifa A and Khalifa B.

Love Thy Neighbourhood

Khalifa City

Our need-to-know guide to daily life in the ever-developing communities

Property Head past the Abu Dhabi International airport and you’re mere minutes away from the ever-developing Khalifa City. The area is split into two key domains: Khalifa City A, set on the main highway to Dubai (and home to Etihad HQ), and Khalifa City B, further inland near Bani Yas and Al Shawamikh. Finally, would-be residents will find New Khalifa City underway, which will set up home between the two. Whichever area you plump for, would-be residents can take their pick of multiple property options, which span from studio apartments to sixbedroom villas and beyond. Expatriates can’t buy property here but long-term rentals are available to all.

Shopping and a bite Khalifa City residents will find a multitude of shopping a short drive from home. Etihad Plaza in Khalifa City A, serves as a great stop-off for residents with its cluster of cafes, deli eateries and shops. Top residents’ picks include the Abela Supermarket, a choice pick for

groceries, and Mugg & Bean – a perfect stop-off for that much-needed caffeine fix. Don’t miss the gourmet Jones the Grocer (jonesthrgrocer.com) for delicious, organic fare. Alternatively, residents can make for nearby Al Bandar and pay a visit to the one-stop-shop Spinneys or head down Airport Road and stop-off at the LuLu’s Hypermarket.

Leisure time Set up home in Khalifa City and you’ll be within a short driving distance of Al Raha Beach where you and your family can drink-in views of the Arabian Sea – and have a dip, too. If you prefer to stay on dry land, though, you’re in close proximity to the famous Yas Island (yasisland. ae) which opens its doors to the mighty Ferrari World (home to the world’s fastest rollercoaster), a must for thrill-seeking families. You’ll also find the Yas Marina Circuit, which plays host to Formula 1 motor-racing. If you prefer to shop on your time off, Al Raha Mall (al-rahamall. com) is located in Al Raha Beach where you can peruse myriad fashion stores (for adults and children alike) or while away

a few relaxing hours with a great film in the mall’s comfy cinema. Sports nuts, meanwhile, should make a beeline for the newly opened Al Forsan (alforsan.com), just minutes from Khalifa City A, where you can turn your hand at anything from horse-riding to go-karting.

Schooling Parents new to the area will be delighted to find an array of possibilities on their doorstep. Try Al Yasmina School (alyasmina.sch.ae), which teaches an English curriculum to both primary and secondary students, aged between 3 and 16-years-old. Alternatively, see the Raha International School (ris. ae) in the Raha Gardens development, an International Baccalaureate World School for KG1 to Grade 12 students. In September 2011, GEMS American Academy (gemseducation.com) will also open its Khalifa City campus where it’s set to educate 2,300 kids, aged from 3 to 18. But, if you prefer, why not pay a visit to the Canadian International School (cisabudhabi.com), an Alberta Education accredited school for youngsters.

We love this place…

Khalifa City A Dickon and Lizzie Johnstone invite us into their new villa and reveal why it’s their pick of the city for family life with their sons, Alfie and George.

What brings you all to the UAE? Dickon: I was working for an international bank back in the UK, which brought me to Dubai five years ago. Lizzie and I spent two years there before my work then took me here to Abu Dhabi – we’ve now been in the city for two years and I love it! You can have such a great lifestyle and it’s sunny nine months of the year – a real perk! Why did you decide to set up home in this area? Lizzie: We actually lived in Al Raha Gardens for three years and moved here just two months ago. We have some July 2011

friends in this particular compound (Al Raha villas) and when we came to see this house we just fell in love with it. The main draw was the space; even in the summer months you don’t feel claustrophobic staying indoors – there’s room for the kids to run around and to have lots of friends over, too. What does Khalifa City have that Al Raha Gardens doesn’t? Lizzie: It was lovely in the Gardens, with lots of communal space – something this place doesn’t have – but you’re making a trade off for the space and individuality

we have in Khalifa. In the Gardens the properties are all very similar. Not only that but as we grew as a family (Alfie is three-years-old and we have a new baby, George), we needed much more room. It’s essential to drive everywhere in the city – how far are your local shops? Lizzie: There’s actually a lot close by to Khalifa City A, which is more developed than B. We have an Abella Supermarket minutes away, a delicious gourmet Jones the Grocers and a Spinneys in nearby Al Bandar – so I’m not stuck for choice. When we first moved here Carrefour on

the Airport Road was your only option so it was quite isolated but so much has opened up since. Are schools in close proximity too? Lizzie: Yes, this is basically the best area in the city for schools, most of which are about a five-minute drive away. Alfie starts Al Yasmina School in September and there’s also a GEMS opening around the corner. So, although you feel like you’re in the middle of nowhere, we’re actually right on edge of Khalifa City here and as it stretches for two or three kiliometres we have our pick of facilities. Are there any downsides to the area? Lizzie: The only downside for me is that there are no communal park areas – they haven’t landscaped Khalifa City yet so at the moment it’s just full of sand and there’s nowhere (bar the pool and front yard) where we can take the children. That said, Al Bahia Park (past the exit to Yas Island) is just lovely and I often take Alfie and George there. I think landscaping is in the development’s future plans but I don’t know when it will come in to play. Where do you spend your free time in the area? Dickon: You’re spoilt for choice when it comes to things to do here. There’s Abu Dhabi Golf Course for starters, and you’re

17

also just five-minutes away from Yas Island which is home to Ferrari World. You have the beaches too, along with great hotels like the Shangri-La and great restaurants – Sho Cho in Souk Qaryat Al Beri is a favourite of ours, along with Marco Pierre White and Frankie’s. Lizzie: There are lots of nice chilled out places to go to on Yas too, or you have Cipriani’s if you want to glam up. There is so much for kids too; Alfie’s just started riding lessons at Al Forsan, which is a new sporting complex a couple of minutes down the road where you can go horse-riding, wakeboarding, shooting, go-karting and more. It’s unbelievable and all indoors too. The horses there are beautifully kept and well schooled. Dickon: If you’re really active there is also cycling at the Yas Marina Circuit, which is open to the public once a week; great fun. The other advantage of where we’re located is how close we are to the desert. The boys are obsessed – we take our plastic toboggan and head out in a 4x4 and stop-off to go tobogganing down the sand dunes.

‘The main draw here is the space; even in the summer months you don’t feel claustrophobic’

How about at home, do you have a favourite room in which to relax? Lizzie: The boys love the playroom, where they have their names written in giant More listings at bhomes.com

letters across the wall. Even when my friends come over we tend to hang out there. We have a communal pool outside too, which we share between eight villas (though only six are occupied) which Alfie loves. That was another pull for us as it was something we didn’t have in Al Raha Gardens where only the larger villas have pools. We have a very nice little garden too, where Alfie and Dickon spend a lot of time – they both have green fingers. The villa looks gorgeous; where did you shop to decorate it? Lizzie: We’ve gradually picked up pieces over the past four years as our needs as a family have changed but generally we like to go to unusual places – Fabindia in Dubai is very good value for fabulous soft furnishings, Majlis Art Gallery for furniture and art, and Bastakia for accessories. I design lots of things too and then have them made here by an upholsterer called Anthony of Best Furnishings here in Abu Dhabi. He did July 2011

our curtains and can create amazing sofas that would cost you ten times the price in the UK. There are also some places down on Abu Dhabi port which sells items like old Indian wooden doors. Another great tip is to go to Posters in the city’s tourist club area where we often pick up some great pieces of local art, prints and lithographs. Finally, tells us what you love most about life in Khalifa City? Lizzie: What I love is that there’s a great community of young families here, so you don’t get lonely in the day. Another real pull for me is that schools are really close by and I also just love how much space we have here. Dickon: One of the best aspects for me has to be the fact that we have a lot of friends here and great neighbours. All of our friends live within a five to 10-minute drive. Plus, of course, we can do stacks of sports with the boys. All in all, it makes for a great lifestyle.

Pet Proof Your House Thinking of buying a furry friend for the family? The sweltering heat means your new pet will be inside more than ever. Jade Bremner looks at how to keep animal and home in tip top condition this summer... Keep him hydrated This season animals will be thirstier than any other time of year and the water you leave out will evaporate fast. To avoid leaving your pet with an empty water bowl, invest in a nifty gadget like an automatic water fountain or pet ‘waterer’ which filters tap water and tops up bowls automatically – just remember to refill the main tank when it’s running low.

cat, hamster, bird or dog. Make sure you get rid of all potential hazards and block escape routes, a pet caught outside in summer can be fatal.

Don’t leave your pet on the balcony It may sound like the perfect place to keep your pet while you’re out to stop them running around the house but with temperatures reaching 47 degrees, putting your dog, cat or rabbit outside is akin to locking them in a sauna. To avoid a mess, why not turn your maid’s room into a pet bedroom? Depending on the animal, you can add comfy cushions, a cage, basket or scratching post as well as toys to keep them confined yet entertained in the comfort of cool air-con. Get on bended knee See what it’s like at ground level. You may spot all sorts of exposed wires, coins and perhaps the odd Lego piece or takeaway wrapper. You may even see a potential escape route for your

July 2011

Rid dangerous plants If you’re bringing home a new pet into your home, you need to be sure that no potentially harmful substances are within their reach. Animals can sniff out things even your toddler can’t dig out – and curious puppies are particularly vulnerable to this. Be aware of harmful house plants that are not poisonous to humans but are to your pet. These include dieffenbachia (or dumb cane), philodendron and caladium – to name a few. Hire a pet sitter With less time to go outside in the summer season, be sure to set aside time to walk your dog during cool mornings or evenings or employ a pet sitter to come and spend time with your pet while you’re out. Try the Dubai Pet Sitting company who offer a variety of services (dubaipetsitting.com). If a pet sitter is unavailable, try putting the TV or

radio on. Avoid loud head-banging music or action films with explosives which will distress your pet and instead try a chat show: listening to voices can calm your pet and make them think there are people in the house.

Pet Rescue! Before you buy a much yearned-for pooch, why not consider adoption? There are many shelters with abandoned pets looking for a home. Here’s a handful of the best in town…

Abu Dhabi Animal shelter Managed by Abu Dhabi Falcon Hospital, this shelter for stray cats and dogs is constantly on the lookout for families able to look after their previously abandoned animals. Take a look at their website for pets they’ve patched up and are now ready for a new home. abudhabianimalshelter.com Feline friends If you are specifically looking to adopt a cat or kitten then contact this long-running cat organisation who relies on volunteers to foster or adopt a feline friend. To get involved, visit the website felinefriendsdubai.com K9 Friends Affiliated with the RSPCA this doggy organisation is headed by five dog-obsessed individuals who re-home and take in stray or mistreated pooches. They are desperate to find owners for dozens of dogs – sneak a peek at their current K9s on their Facebook page, or visit k9friends.com

Combat smells You adore your lovable ball of fur but, let’s face it, extended time in the house in a hot climate can equal a smelly four-legged friend. The longer you are around your pet the less you’ll notice it, so, stock up on scented candles or buy a specialist air freshener such as Glade Fabric & Air Odor Eliminator in Pet Odor Eliminator Scent (find it in supermarkets and pet stores around Dubai).

things tugging at their fur. Dog owners, meanwhile, can try putting some lemon juice and water in to a plant spray bottle and spray it onto your shoes (or anything else at floor-level). Your dogs will be put off by the citrus hue, but your family will find it quite pleasant.

Put a lid on it Pests breed in the heat so to avoid pet food going off (and to prevent creepy critters roaming around your cupboards) store any dry food in air tight containers and wet food in sealed containers in the fridge. (Try your local Al Maya supermarket or Carrefour in Mall of the Emirates). Another lid to bear in mind is the toilet − keep it down! Your fluffy friends will use the loo as a source of water and potentially pick up diseases while they’re at it.

Clear away chocolate An innocent bag of Maltesers, for example, is actually poisonous for dogs; signs of chocolate poisoning include rapid heartbeat, muscle tremors, vomiting, and seizures. Without treatment, the dog can lapse into a coma and die. Some pooches are also allergic to macadamia nuts which can prove fatal. Take the same approach to medicines, from garden potions like snail bait, ant and rodent poisons, insecticides, and herbicides to medicines such as aspirin and cold and flu remedies. Use child safety locks on cupboards and doors to prevent them tucking in to packets.

Prevent chewing and scratching Hot and bothered pets may get agitated over the next couple of months: while cats could scratch your furniture to pieces, dogs may chew any items you leave on the floor. Avoid this by rubbing cat nip on a scratching post for your feline friend, making it more attracted to the post than your table leg. Alternatively, put double sided tape on your furniture – cats hate

Banish bacteria If you’ve got kids who may be crawling on the floor with your pets, or pets who are prone to jumping on work surfaces, you’ll need a specialist cleaning product to rid unwanted germs. Try Windex Multi-Surface Antibacterial to kill the kinds of microscopic germs that can be tracked on paws. If hair is a problem try a special hair-attracting mop like the Pledge Fabric Sweeper.

Recipe for Success Don’t stop there; gain yet more skills at one of these fun classes around the city...

Can’t cook, won’t cook? Why not join one of Jones the grocer’s new cooking classes and learn gourmet tricks galore? executive chef tom arnel tells us more... Why did you decide to launch the cooking classes? We wanted to educate our customers about the food they see on our shelves and the techniques used in our kitchens. We don’t like to just sell products but promote a healthy lifestyle through our stores too. Creating an amazing dining experience using the world’s best ingredients is what we are truly passionate about and we decided that cooking classes were the best way to pass on that passion.

can competent cooks learn a thing or tWo as Well? I think so. We specialise in modern Australian cuisine, while using artesian products from across the world, so avid cooks can learn how to make dishes like confit of ocean trout with a three bean salad. Plus our ‘how to cook the perfect steak’ classes demonstrate the technical side of cooking. Whichever you choose, you’re sure to have your friends’ mouths watering at your next dinner party.

Who are they aimed at? All levels and all ages can come along (though children under the age of 12 must be supervised by an adult). There are just six people per class and they run for approximately two hours each. All of the students are given their own Jones apron when they sign up and antipasti treats are given on arrival before you get started.

What types of ingredients do you use? We always show students how to use fresh, organic produce from meats to fresh seafood to crunchy baby vegetables. Meanwhile, our pastry chefs use chocolates from Madagascar and vanilla beans from Indonesia to demonstrate the perfect macaroon.

What if i can’t cook at all, can you help? Of course! Our cooking classes are designed to accommodate all skill levels. Myself and our other chefs are highly qualified and we’ll cover all of the basics of cookery and make sure you can master a stove in no time.

sounds delicious! can We Buy such foods at Jones’ When classes are over? Yes, almost all of the food used in the classes is available on the shelves at any Jones the Grocer branch.

Ask the Agent iMRAn ellAM, ResiDentiAl consultAnt Al Reef Villas has arguably become Abu Dhabi’s most successful and affordable new residential development. The first phase was released in January 2010 and there are now over 1,000 occupied villas within a well-established community. The current phase being handed over is Mediterranean and due to the high demand many of these villas are being pre-leased even before the owner takes possession of the keys.
