Green Community, Dubailand The Seikaly family invites us into one of Dubai’s most family-friendly neighbourhoods Words by Grace Hyne; images by Nasir Rauf
For Reem Nassar-Seikaly, Green Community in MotorCity offers everything that a family could wish for. Along with her husband Gaby, two daughters Sabrina and Samantha and son Samir, she immediately fell in love with its family-friendly atmosphere. “We think the layout and the facilities here are great,” she explains, whilst sipping coffee in the spacious living room. “You know the kids are safe when they go around the community on their bikes or meet up with friends in the park and play football.” The community was complete when they arrived, but the surrounding area has since developed further – and now boasts everything from play areas and laser tag (at the local Autodrome) through to music and sport classes. And with Spinneys, a pharmacy, dry cleaners, and restaurants nearby, it’s no wonder Reem fell head over heels for the area. The family love spending time outside, so the lush expanses of the Green Community offer respite from city life during the cooler months. “When you’re here you feel like you’re away, almost like you’re at a weekend house,” she says. “It’s a wonderful, relaxing atmosphere.” The townhouse is also close to the pool and park, and situated on a dead-end road – far away from traffic noise.
‘When you’re here you feel like you’re away, almost like you’re at a weekend house’ Reem is the co-owner and founder of Zenia Home, a catalogue- and onlinebased company which provides hotels and restaurants with custom-made furniture and accessories. She manages the business with long-time friend Rula Farrell, who pops in to say hello while we chat. The pair established the business in 2009, and it’s a truly successful labour of love: today, their clients include the likes of Kempinski Hotel Ajman and Fujairah Rotana Resort & Spa. Interior design is clearly a real passion for Reem, and the family teases her gently for changing the layout of their home every two weeks. “It has to be comfortable,” she says. “That’s why we have lots of dark and older-looking wood furniture.” July 2013

Hunting for pieces in Crate and Barrel and THE One is one of Reem’s favourite pastimes, but personal and sentimental touches are most important to her. “I really like pieces that mean something – like a painting from a family member, or a little trinket. A house has to collect memories, so I welcome anything that has meaning. It accumulates over years; even if the colours or style may not match, a home has to have a story.” Reem often finds her favourite items while travelling – and one of her most treasured possessions is from a trip to Japan that she took with her husband. “It was really amazing,” she recalls. “We got to go to a Sumo match, explore food markets and eat at restaurants where there was no one but Japanese people. It was a real taste of the culture, and I got four trinkets that signify health, good luck and happiness. I had them framed and put them in the dining room as a reminder.” The garden of the house needed lots of work when the family moved in, but Reem knew exactly how to revamp it. She transformed the plot with two levels of tiles, a pergola, and an enchanting mix of wooden slats and fabric. She planted leafy trees and shrubs suited to the unforgiving weather, and finished the space with furniture from her own company. During the hot summer months, however, Reem’s favourite place to relax is the living room. “It’s comfortable, and it’s where we all meet up. It’s the centre of the home. But it’s not just about the room – it’s the people inside it. Friends are always welcome: I don’t expect them to knock on my door but to just open it and walk in. My house is always open to friends – that is what makes it a home.” July 2013

Home to over 100,000 residents, this ever-growing area has a wealth of living options for those looking for an abode on the outskirts of the city. Within the development, communities include Layan, Al Waha, The Villa, Remraam, Victory Heights, MotorCity, Arabian Ranches and the exclusive Al Barari area. While there are no highrises here, there are plenty of options to both rent and buy a variety of villas – from Mediterranean-style houses to eco-friendly villas. Families tend to go for the many multibedroom abodes on offer and, as a result, the area has a vibrant community atmosphere – in many parts, at least.
Dubailand has activities to amuse all ages: from November to March, head to its Global Village (where you can find curios from around the world) for eclectic shopping, the Al Sahra Desert Resort Equestrian Centre for riding lessons, and – for some adrenaline-pumping fun – motor racing at MotorCity, to name a few. Sport lovers will love Dubai Sports City and Arabian Ranches Polo Club but it’s the planned amenities that are set to put the area on the map. These include the City of Arabia mall and theme park, Dubai Lifestyle City (with golf courses and deluxe properties), and camping area Dubailand Desert Experience.
With over 50 shops, boutiques and eateries, the MotorCity retail strip is a favourite with shoppers. For hunting down unique finds, the weekly Friday markets have a distinctly European feel. If you’re looking for something even more intriguing, Global Village fits the bill: retailers from all over the world sell their wares (and scrumptious international fare) at bargain prices. And for those looking for more mainstream shopping, the Dubai Outlet Mall is perfect for finding designer goods on the cheap – from fashion and accessories through to electronic games, you can get lost for hours browsing the shops on offer.
For little ones, there's Chubby Cheeks Nursery (chubbycheeksnursery.com), the third branch of which has just opened in Green Community. The Children's Garden (TCG, childrensgarden.ae), a Taaleem school, is a handy local choice for pre-nursery to KG2. Greenfield Community School (GCS, gcschool.ae) takes children from nursery to higher education. It is a Taaleem school, and is one of only five schools in the world to offer all four International Baccalaureate programmes. The Millennium School, by GEMS (gemsmillenniumschool. com) is also very well-regarded, educating pupils from KG to Grade 12.

Dubai’s residential property prices rose by 9.2% in the first quarter of this year. This was stated in a report by Knight Frank, a global property consultancy with a presence in the UAE. It was the second best-performing property market in the world, out of a total of 55 markets researched. Only China beat Dubai, with an impressive 10.7% price rise. If taken on an annual basis, this would give a projected price rise of 21% for 2013. If the rising trend carries on through to the end of the year, it would be a second year of price growth. However, it is important to put this price rise in context. Prices fell by 60% from 2008 to 2011 before they started to rise again. That means that a property priced at AED2 million in Q2 of 2008 fell to AED800,000 by Q4 2011. This same property rose by 22%

in 2012 to AED976,000 and is projected to rise by another 21% to AED 1,181,000. This still leaves the price 41% below the 2008 peak – a hefty drop. This fact was also emphasised by a recent Deutche Bank report on the UAE property market.

New York-based Morgan Stanley Capital International (MSCI) index upgraded the UAE stock markets to an 'emerging market' status. This upgrade
has come at an encouraging time. It will bring AED1.8 billion of investment flow into the country's stock markets as major global fund managers will apportion one percent of their fund-investment into the UAE for the mere fact that it is listed as an emerging market stock on the MSCI index. The investments will grow to AED11 billion annually in the near future as other investors and regional funds follow the lead from the bigger players on the market. This development has prompted the Dubai and Abu Dhabi stock markets to look at a possible merger. The increase in investments in the stock markets will result in more IPO and M&A activity, therefore boosting the overall economy and – as a result – the realestate markets too. independentuae.com July 2013

1 The last phone call you ever want to receive when you are miles away is news that your house has been broken into, or there is a river flowing out from under your front-door. Implement these simple safeguards so that you can enjoy a stress-free summer when you leave your apartment or villa unoccupied during the holidays.
KEEP THIEVES AT BAY
Did you know that 400,000 burglaries take place in the US between November and December each year, according to the Federal Bureau of Investigation. Whilst the statistics may not be as stark in the UAE, the summer exodus can leave your home exposed, if you allow it to. In Dubai, the local police are happy to keep an eye on your property while you are away.
This can be done by following these simple steps a) Go to the Dubai Police website, www.dubaipolice.gov.ae and fill in the home-security programme application form. b) Police will contact you to confirm details. This free home-safety service, in which officers keep registered homes under surveillance while inhabitants are away, is available only for villas. Don’t forget to unsubscribe from it once you return, which may be done online or in person.

STAY CLOSE TO NEIGHBOURS
If you have a good relationship with a neighbour, leave them a copy of your key in case of emergency – or at least your contact info while you’re away and the phone number of someone locally who has a key. LOCK UP It sounds almost too simple to mention. But I know somebody who left the latch off her bedroom window in Jumeirah by mistake and her entire safety deposit box was removed. Fortunately, the culprits were found and she retrieved her belongings, but this happy ending is the exception rather than the rule. SECURE SLIDING GLASS Sliding glass windows and doors require special care to be really secure. Luckily the fix is simple;
just cut a wooden pole or thick dowel to fit in the groove of the tracks when the door is shut, and lay it in before you leave. This won’t stop someone from shattering the glass, but it will make your home a less desirable target. -Keep the gardener coming. Not only will it be a relief to come home to a tidy garden but maintaining a normal level of care will help give your house a lived-in look while you are gone. UPDATE YOUR INSURANCE The last thing you want is to have a break in and find you’ve let the insurance slip because you missed the last payment. Sort it before you leave.

AVOID DAMAGE WHILE YOU ARE AWAY
Some of the items in these checklists might not be applicable to you, but better safe than sorry. DReplace back-up batteries in fire alarms, automatic watering systems, thermostats, security systems. DPut away any outside garden furniture so that it does not get dusty and damaged by the sun. If you have a hot tub, keep the water in it as the sun could damage the lining if it is emptied. DIf you will be turning the refrigerator off while you are gone, empty it but leave the doors open while you are gone for circulation. DIf you’ll be leaving the refrigerator on while you are away, toss any foods that will spoil. You can keep items like condiments and water in the refrigerator. A working refrigerator that is nearly empty uses more energy, so add bottles of water. DOpen the doors to the washer and dryer, the dishwasher, and any other appliance that typically seals up. Put a few spoonfuls of vegetable oil in the dishwasher so the seals
don’t disintegrate in the heat. Make sure everything is spotlessly clean to prevent infestation. DKeep all cupboard doors open so that air circulates and your clothes don’t go mouldy. DTurn the water heater off. DIf you are leaving a car in the garage, disconnect the battery. You might want to cover the vehicle to protect it from dust. DRemove propane tanks and combustible/flammable chemicals from the garage. DEven if you will be turning off the main water valve to the house, you can still water the plants. Set your irrigation timer appropriately for summer heat so all your shrubs and trees aren’t dead when you return. DIf you have a pool, arrange for a pool service to handle the maintenance while you are away. Your pool should be thoroughly cleaned before you leave. It is important to maintain the pool regularly. A reliable pool maintenance service should check every 7 to 10 days to make sure the pool pH and chemical balance are correct. Untreated or under-treated water will result in algae growth. Do not drain the pool as the sun can dry it out and cause it to crack. DGot houseplants? They probably won’t be alive when you return, so lend them to a friend to take care of them. DWater from drains and toilets will evaporate and add to the moisture in the house. If all moisture from drain evaporates, sewer gas can come into the home. Drain stoppers should be closed and toilets and tank tops sealed with plastic wrap.

AIR CONDITIONING CONSIDERATIONS
If there’s one thing that should always remain in mint condition, then it’s the air conditioning as a faulty cooling system can obliterate all the holiday feel-good mood. There is no reason to keep the air conditioning blasting whilst you are away. However set it at a high setting and a periodic air conditioning operation will remove moisture from your home.
PROFESSIONAL CHECK-UP LOWDOWN DClean the blower wheel and coil. DCheck the temperature drop across the cooling coil and add refrigerant if needed. DAdjust tension on belts. DCheck the thermostat. DInspect wiring and connections. DClean the condensate pan and pipe. DCheck the operation of motors. DChange or wash air conditioning filter. An accumulation of dirt plus the summer heat and humidity can cause mildew and mould growth which can spread through the house. To keep the system in good condition and to prevent excessive energy use, just before you leave is a good time for an air conditioner check-up by a professional. Do your homework. Keep children amused indoors with these crafty capers from kiddy-care experts
Royal Beach Nursery These activities can be adapted easily to suit kids of any age. While they’re playing, your children will be developing their fine motor skills, number and letter recognition, maths readiness and vocabulary.
Tip: When helping your child with their activity, introduce new vocabulary such as: huge, enormous, fossil, damp, fluorescent, etc…
Number shaker This is a great way to make small children feel more at ease with numbers. Use it as a method of learning the forms of the numbers (they can practice writing each one when it comes up), or as a stimulus for times tables. For older children, encourage them to do mental arithmetic with the numbers. What you will need: • Plastic bottle • Glitter • Food colouring • Laminated number print-outs • Charms (optional) • Masking tape or electrical tape
1. Take your clear plastic bottle and half fill it with water.
2. Add a few drops of food colouring, and add glitter and charms. 3. Shake the bottle and insert your laminated numbers. 4. Return the top, and tighten and secure with masking tape or electrical tape.

Clay letters What you will need: • Modelling clay (available in most big supermarkets and craft stores) • Rolling pin, shape cutters • Paint, paint brushes (for painting and dusting the clay) • Glitter • Large clear box • Sand and spade
1. Roll out the clay until it is 1cm thick, then use the cutters to make shapes. When
you have 26 shapes, fire them in the oven (follow the instructions on the packet). 2. Paint the shapes, and write a letter on each one. If you’ve got lots of children to entertain, divide up the letters, or get the whole family involved in decorating their own. 3. When the paint is dry, hide the letters in a box of sand and go on an ‘archaeological dig.’ Encourage kids to think of words that begin with the letters they find, or to arrange a selection into words. rbnursery.net

My favourite place in my home is the living room: it is where I mingle with family and friends, break bread and unwind after a long day. i’m always working on my interior design: at the moment, I am selecting some wallpaper for the living room and guest room, as I want to change the colour to affect the mood of the spaces.

30ml sunflower oil 4ml fresh lemon juice 70g fresh lemons 40g fresh parsley, finely chopped • 200g fresh lamb, minced
1. Roll the minced lamb into sausage shapes, and fry on a medium heat. Transfer them to a heat-proof bowl. 2. Heat a pan and add the lemon juice. Reduce it to half the quantity, and pour over the lamb. 3. Garnish with fresh lemon and parsley.

100g granulated white sugar 250ml whipping cream (1% fat) 125ml chilled pasteurized egg yolk 250ml full cream fresh milk 50g Bateel date paste 80g dark brown soft cane sugar 1 vanilla bean
1. Boil the cream with the vanilla bean and date paste.
2. Whisk the egg with sugar. 3. Once the milk is boiled, pour it over the egg and sugar mix, and strain. Put the liquid into an overproof dish, and bake in a bain marie at 150°C for 30-35 minutes. 4. Refrigerate for 3 hours and cover the top with the brown sugar 5. Caramelise with a blowtorch, and decorate with fresh dates

5,180g red capsicum 30g fresh red chili 20g walnut halves 60g fresh lemons 12g pine seeds 20ml pomegranate syrup 3g cumin powder 2g salt 2g granulated white sugar 100ml extra virgin olive oil 300g tomatoes 300g red onion 30g peeled garlic
1. Roast the capsicum and chili over coals or a gas burner, turning frequently until blackened and blistered all over. 2. Place in a covered bowl to steam for 10 minutes (to loosen the skin), then rub off the skins, membranes, and seeds.
3. Remove any excess water from the capsicum with kitchen towel. 4. Roast the tomato, garlic and onion in a pre-heated oven at 180°C. 5. In a food processor, grind the walnuts, crackers, lemon juice, molasses, cumin, salt and sugar until smooth. 6. Add all of the cooked vegetables, and process until creamy. 7. With the machine still on, add the oil in a thin stream. Add extra chili to taste. If the paste is too thick, add 1-2 tablespoons of water.) 8. Refrigerate overnight to allow the flavours to mellow. When ready to serve, sprinkle with pine nuts and cumin and drizzle with oil. For best results, make the recipe at least one day in advance.

1. Bring the milk and sugar to boiling point in a saucepan.
2. Mix the corn flour with a bit of water and add to the milk; cook until the corn flour is dissolved. Remove from heat. 3. Add the rose water and whisk well. 4. Pour into a heat-proof glass bowl and chill in the refrigerator for 2 hours. 5. Before serving, decorate with pistachio nuts.
