Wood flooring options are overwhelming, with an extensive selection of colours, textures and fixing methods available. Sure, these can be tailored to your liking and it’s all about what catches your eye, but how should you go about choosing one? Philipe van der Loo, director of residential sales at Kährs, explains… the size of the windows in the room and the amount of sunlight that floods the space play an immense role when picking flooring. a dark floor usually swallows a lot of light, creating a warm, comfortable ambience in a large room. on the other hand, a light wood floor reflects natural light, exuding the illusion of space and airiness in a smaller room, and serving as a contrast to dark furniture. Wood floors that are pre-finished and installed in a glueless, floating manner on top of existing tiles, a solid floor or marble, are the way to go. ensure the original surface is levelled before installing the wood floor, with a moisture- and sound-barrier underlay underneath. Keep in mind that the existing skirting along the walls will either need to be removed, shaved down or replaced, to allow the minimal expansion gap required along the walls for the new flooring.

Keep in mind that all flooring needs to be hardwearing, easy to maintain and covered by a lifetime construction guarantee. tenants looking to upgrade their rental should consider click luxury vinyl tiles instead. they’re quick and easy to install, and can be placed directly over your existing flooring. the interlocking system means they can be easily removed, too, and they’re also 100% waterproof. We highly suggest using an engineered wood floor for the lounge and bedroom, and vinyl tiles for the kitchen – wood flooring isn’t ideal here in case of spillages.

How long does it take to fit a new kitchen?
not as long as you might think – around 10 working days at the most. kitchen cabinets can be installed in two to three days, while the worktop, sink and mixer require around three to four days, depending on measurements and fabrication. the last step is probably the most fun: the appliances. choose carefully according to your requirements. and remember to get approval from property management in advance, for access and staff approvals.
How can you maximise the ease of workflow in a kitchen? it’s important to really think through your kitchen design and the ways in
which you and your family will use the space. Most kitchen companies offer advice on the layout, and you can choose to integrate certain elements into your existing setup if you don’t want or need to revamp the whole kitchen. for instance, an old freestanding unit or sturdy table placed against a wall can be upgraded with a hood and hob (the fRanke Sinos collection pictured above is a great example of how well this can work). to favour a more classic look or feel by no means rules out a strong focus on design. on the contrary, combining tradition and modernism is often a clear sign of a very defined sense of taste. if you can, position cooking surfaces and equipment as close as possible to the sink for a smooth flow.

W
hen Emma Macdonald and her husband moved to Dubai for his job, little did they know they would still be here 11 years later. After stints living in Hattan and Al Barari, the couple and their four children moved into their Flame Tree Ridge home in Jumeirah Golf Estates. “We invested in this villa over seven years ago and had to wait quite a while before it was handed over,” she tells us. “My husband loves golf, hence the house on the golf course. We both love this area, though. This home came with a golf buggy and we use it to go to the clubhouse every week with the children. It’s a very peaceful and calm place to live.” As far as beating traffic around the area goes (an everyday dilemma for residents within the community and
neighbouring IMPZ), Emma laughs while revealing her secret path – she heads straight down from Hessa Street to Dubai Sports City, cutting through Victory Heights, where she often meets girlfriends for tea before heading home. The family finally moved in around 18 months ago after Emma put her décor skills to the test, and her stamp on the place. “Once we got the house, we wanted to make renovations and I found my joy of decorating and interiors,” says Emma, who clearly sees her career path transitioning towards interior designing. The renovation process began with taking down the villa wall to connect the outhouse and entryway, integrating the annex to create one large, spacious home. The family can now access the outhouse room via a staircase to the right of the

main door. Other major refurbishments included the installation of bathroom mosaics, with a different theme in each one, and wood flooring from Kährs at Nordic Homeworx, which runs through the entire villa. “Wood makes our home cosy and we no longer have to brave the chilly floors when winter comes around,” says Emma. Calm, neutral hues were chosen throughout, to complement the stunning, verdant views outside. Certain furniture pieces have travelled with the family through their last few homes, but in one living room we spot a selection of new buys, from the Indigo Living couch to the Crate and Barrel TV unit. Accessory-wise, oars, oversized shell necklaces and neutral, textured ornaments inject a natural touch, and were largely sourced from one of

Emma’s favourite stores, Tribe Dubai in Al Quoz – known for sustainable, handmade and fair-trade accessories. Armadillo & Co rugs bought at the store grace the master-bedroom floor, a brand Emma was particularly drawn to as a portion of the sales goes towards school fees for the weavers’ children. Shopping for a cause is always worth it. The chandeliers that enhance the TV room were a travel purchase in South Africa, and were handmade from clay. Each piece is unique, with a distinct hint of grey. On the first floor, the master bedroom showcases a custom-made Intercoil bed (Emma’s husband is 6’2”) teamed with a lush, soft rug and walk-in wardrobes from Closets Unlimited that lead to the refurbished bathroom. The tiling in each of the

bathrooms was replaced to create a cosy, serene space. The children’s bathroom, for instance, features a tile scheme in turquoise, her daughter’s favourite colour. The younger two share a room, with adorable pint-sized beds from Pottery Barn exuding a playful yet sophisticated vibe. As with any children’s room, brightly coloured accessories and toys add an essential element of fun. The teenagers’ rooms are elegant and grown-up, even though they’re away at boarding school – no boyish blues here. Back downstairs, the stunning darkgrey and white Hacker kitchen offers a sharp contrast to the otherwise earthy tones that fill the house. “I prefer this and didn’t want to stick to the usual white theme, as it could look a bit clinical,” says Emma. Family photos and art pieces adorn walls as a reminder of fond memories from travels
from Avenue Interiors were added in to block harsh rays and cover up the oddly shaped windows. Upon entering the space, the eye is drawn to the large, sleek kitchen island/countertop that’s perfect for Emma’s bakes, and the induction area boasts a wok for quick stir-frys, her favourite weeknight meal. Accessories were brought over from the UK to add to the homely ambience. A look around the villa reveals Emma’s love for decorative elements, all of which were picked either for their sustainable/eco-friendly credentials or functionality. A plush throw from Pottery Barn placed casually on the brown sofa, for example, is one of her favourite pieces to cuddle up with. The One lanterns, on the other hand, pay homage to the local Arabian culture while giving the home an ethnic touch. And lastly, family photos and art pieces adorn plenty of walls, as a reminder of fond memories from travels and the children’s younger days. If there’s one area that has been left untouched, it’s the garden. Emma tells us she’d love to add in a bar and barbecue pit on one side of the pool, and a flowerbed on the other, to make the most of the space and allow her young ones to run around freely with Archer, their pet dog.
