10 things you need to do when renting

Do your research Whether you hope to live in a vibrant urban neighborhood or get away from all the action in a quaint community downtown, knowing the ideal area you would like to live in will help you understand what you can get for your budget and what is expected of you as a tenant.

Look at schools, conveniences and commuting If you have children, you will need to consider the location of your home in relation to local schools, but, also be sure to consider the quality of each one. Commuting is also a critical factor when selecting a place to live as a long commute can really detract from the time you have left to spend at home, and your quality of life.

Explore hidden costs If your landlord has registered their property with the Land Department, you’ll currently pay an amount equivalent to 5% of your annual rent charge to DEWA. This is a flat fee per month – split equally across 12 months – and is paid in addition to your usage charges. From January 2011, this fee will be compulsory for everyone.

Request an inspection Don’t settle for a quick visual inspection. Check that the air conditioning, electrical wiring and plumbing all work. If you have any doubts regarding their quality, inform your landlord. If repairs are needed, and the landlord agrees to have them done, discuss and agree upon a reasonable time period in which to have them completed.
landlords require one cheque as an upfront annual payment, while others accept up to 12 cheques. Payments are usually made through post-dated cheques. Ensure that any such terms are clearly stated in the contract before signing it.

Read the contract carefully Read the lease and get everything in writing before signing on the dotted line. Ask if the rent goes up every year, and if A/C, water, electricity and/or gas bills are included in the rent.

Consider furnishing Renting an apartment which is fully furnished can be a practical decision. You will not need to transport your own furniture from abroad, or spend time and money buying new pieces – which can prove timely and expensive.

Think budget Defining a budget early on will allow you to focus your property search on a particular segment of the market. Figure out what you can realistically afford; include rent advances, brokerage fees, relocation expenses, down payments for gas, DEWA, phone and internet connections and transport expenses. Facilities and amenities Try to rent an apartment or villa that comes with a swimming pool, kids’ playground, or recreation room. This will help you to save on entertainment costs.

Brokerage companies usually charge around 5% of the annual rent as part of their agency fee. A tenancy contract clearly stating the landlord’s and tenant’s name is then drawn up. The tenancy contract is signed by landlord, tenant and the consultant (if applicable).

The Meadows
Jenie Blanksby invites us into her villa and reveals why family life is sweet in one of Dubai’s greenest communities Jenie, what brought you and your family to Dubai in the first place? Before we moved here, my husband Mark and I were both living in London and working as construction lawyers. At the time, the industry was very busy here in Dubai and we thought it would be a good chance to come for some sunshine and do something different. We’ve been here with our children, Izzy and Harry, for six years. Why did you decide to create a home in The Meadows? We looked at other areas, such as Umm Suqeim and Jumeirah, but felt that The Meadows had a strong community feel. We like that it’s a safe neighbourhood with lots of families living together but in individual villas. People can also walk up and down the streets and children cycle around, plus there’s lots of greenery. Do your rent or own the property? We rented another nearby villa for four years here before we were evicted. We really wanted to stay in the area so I dropped notes around the neighbourhood to see if anyone was planning to sell their home and a gentleman responded – we bought his villa two years’ ago and are so happy that we did! Buying a property meant that we could finally paint our walls, invest in furniture and just make more of an effort than we did as lessees, so we feel much more settled. As we bought at the top of the market it’s fair to say that
the property will be worth less now than it was, but, we paid for a family home for us all to live in and not for an investment, so we’re content. You created your gorgeous garden area from scratch, can you tell us how? When we moved in there was literally just grass in the back garden. We always knew that we wanted our own pool and decided that we’d like to create a sun lounging area as well as a sunken seating zone. We contacted a company called Toscana Landscaping and asked them to design the garden and layout for us. Our inspiration came from the gardens of Bab Al Shams Desert Resort & Spa, which Mark and I love, and Toscana really turned it into a reality. How did you go about building a pool? It was built for us by Pools R Us. We knew that we wanted as large a pool as possible in the space available and, after deciding on the scope, they advised us on where we could have it in the garden, as there are regulations on how close it can be positioned to the property. The project manager gave a top notch service; nothing was too much trouble for him. We asked the company if they could find us the same tiles as our neighbour’s pool, and they did. The workmanship and attention to detail is first class. From start to finish, as well as our pool, the garden area took five months to complete.
Your outdoor furniture really finishes the look. Where did you shop in Dubai? The big pots are from Desert Rockcraft. They were so accommodating and brought different sized designs to the villa to see whether we liked them. The furniture is from Parasol Garden Furniture in Al Quoz and the cushion fabric is by the French brand Sunbrella, from Al Aqili Furnishings. We wanted something vibrant but long-lasting and it’s fade resistant, water repellant and stain proof! We took the view that the garden is to be enjoyed, so we paid a bit extra so that we could leave it all outside and just go to any area and use it straight away. What about the inside of your home, how did you furnish it? We brought a lot of things with us from our house in London, as well as lots of artwork from South Africa – where I am originally from – to add an African feel. We bought some key pieces of furniture here in Dubai too – our entire lounge, for example, is made-up of furniture from Natuzzi and Singways in Jumeirah Beach Residence. We also bought some rattan furniture from Suncoast, which is located on Sheikh Zayed Road. Overall, what do you think of the properties in The Meadows? The villas are about seven-years-old and seem to offer a variation on a similar theme – so there are different More listings at bhomes.com

configurations, from three- to six-bedroom properties. The only things I would change are the finishing on the floor tiles and the cupboard space, which could be better. Mark and I had wall-length cupboards installed in our bedroom by a company called Creative Closets, which was the best thing we ever did. On the plus side, I really like the layout of our home and the fact that the rooms allow us to have a kids’-only lounge and an adults-only lounge! Overall, it’s a light and airy property and we have a good view of the pool from inside too. Does the area offer everything you need on a daily basis? Yes, it’s a well-thought out place. We have two shopping centres, two supermarkets, September 2010
playgrounds, swimming pools and schools – so you don’t have to leave The Meadows if you don’t want to. If you did, the location is fantastic; we’re situated right near the Sheikh Zayed Road which means that the Dubai Marina, Ibn Buttuta Mall, Mall of the Emirates and The Walk at JBR are all nearby. The Emirates Golf Club and the Montgomerie are also close to us, where Harry and Mark go to play golf together. Would you say it’s an ideal place for families to live? I definitely think it is, yes. Izzy and Harry are aged eight and 10 and they both have best friends who live within walking distance of our home. Living here gives them a certain level of independence as
they can cross the road easily, or cycle to the nearby lake in Meadows 1 and play football, or do gymnastics on the grass. It’s very safe and there are lots of families here, which means it’s also easy for people to meet up. Finally, how would you sum up the best of life in The Meadows? The best aspect for myself and my husband is having very good friends within walking distance. We’ll have a stroll in the neighbourhood and pop in to see people, then end up having dinner there and a relaxed evening. It’s really just that feeling of being part of a community – we know all of our neighbours, which is something not everyone in Dubai can say, and we really value that.

Wait for the salt to dissolve and then add the oils in. � Preheat a grill and sprinkle a little sea salt and pepper onto the tuna. � Briefly sear the tuna in the grill until its surface turns white. Plunge the fillet in to iced water to prevent it cooking any further and shake off any excess water. � Pour the dressing onto a plate and arrange the greens in the centre. � Cut the tuna into slices, roughly one eighth of an inch in thickness. � Roll each slice of tuna into a cylinder shape and place every one in a petal-like pattern, around the salad greens.

� For the stock, roast the rib eye, chicken and beef bone marrow in the oven at approximately ����C. � Roast all of the vegetables in a pot and place to the side. � Pour the wine into the same pot and cook until you have ���ml of liquid. � Put the vegetables, meat and the herbs together and cook slowly for around five hours. � Strain off and reduce the liquid until it has the flavour and texture of a sauce. � Cook everything with water for four more hours. Strain and reduce. � For the shank, cover the veal with salt, sugar, crushed garlic and thyme and marinate for two-and-a-half hours. � Sear the piece, allow to cool and then wrap in plastic and cook in a steam oven for three-and-a-half hours. � Open the plastic and sear again. �� Glaze four or five times and place in the oven to heat through. Finally, serve with the sauce.
� Bring the cream and milk together in a pan and bring to the boil. � Quickly toast off the fennel seeds for a minute in a smoking hot pan and add them straight to the cream and milk. � Beat the egg yolk and sugar together then pour on the hot milk, cream and fennel seeds. � Whisk all together and add the honey to taste. � Infuse for �� minutes then pass off. � Cook out slowly over a low heat until coating consistency is achieved. � Pour the mix in desired moulds and set in the refrigerator. � To serve, sprinkle a little brown sugar on the top of the brûlée and caramelise quickly with a blowtorch or under the grill. � Serve with freshly diced mango .
