What type of people live in Garhoud? It’s mainly families – it’s quite a conservative area and it’s very ethnically diverse.

What are the best things about living in Garhoud? Unlike many areas of Dubai, you can actually walk around it. It’s close to the airport which, as well as being handy for travelling, means it’s always easy to get a taxi!
And are there many shops? Deira City Centre is just over the road, there are a couple of supermarkets and there are lots of nail bars and spas if you like to indulge in a spot of pampering.
What is there to do around the area? There’s a good selection of facilities around, including the Aviation Club which has a great gym and swimming pool, and the neighbouring Irish Village which is perfect for socialising – they also put on a lot of gigs. The Meridien has an entire village full of restaurants as well as a good nightclub – Alpha – and funky bar Warehouse. Where else can you go to eat? Al Hallab is a great favourite with locals for its Lebanese food, while More is renowned for its

Now we’ve moved into 2010, are commercial rental rates still falling or are we observing stabilisation? Where is the most popular area to rent at present?
PORUSH JHUNJHUNWALA Rentals are still falling in certain commercial locations. There will be some correction moving forward for Grade A offices because the prices for these types of office units are still on the expensive side. There is pressure on commercial rentals at present and we may witness some minor downward price corrections of the next two quarters before we experience complete stabilisation. The most popular area to rent at present is along the metro line, starting from Deira and running up to the second Interchange on Sheikh Zayed Road. Also TECOM has been very busy as well as it offers tenants competitive prices in a desirable location.

Outside of the UAE, are you still developing Better Homes’ presence regionally and internationally, or is that on hold because of the global downturn? RYAN MAHONEY Quite the opposite, in fact. The global downturn has given us the opportunity to enter markets whilst
the demand for real estate is running at a slower pace. This has made it possible to set up operations thoroughly, paying close attention to details such as operational and branding guidelines, ensuring that Better Homes is presented accurately in all its present markets, right down to the finer details and especially at a customer service level, ensuring utmost consistency, whichever market an office may be functioning in. Better Homes extended to some new markets in 2009, and plans to open more offices in the Middle East and India, and to extend its brand and services farther afield. Currently outside of its headquarters and birthplace in the UAE, Better Homes operates and has offices in Kuwait, Bahrain, Qatar, Jordan and India. We just launched and opened a state of the art office in Jeddah, KSA, and this will become a focus given the continuously growing real estate demand in the Kingdom. We will soon be opening an office in Oman and other countries are being finalized for a 2010 opening.

With the healthy supply of hotel and serviced apartments with reduced rates in the UAE, are tenants looking for longer term stays in buildings set up for short term rentals? Have you witnessed more people choosing serviced apartments over standard, non-serviced units? MARTHA FITZHARRIS The monthly rental rates for serviced apartments have decreased significantly since Q1 2009, making it so much more affordable for tenants to rent on a short term basis. People often prefer to rent from month to month if they feel that their segment of the job market is unstable – it is common that we observe short term leases extending into longer term leases. Tenants may choose serviced or fully furnished apartments because they are reluctant to invest in furniture and tie themselves down to standard long term leases until they are more comfortable with market conditions. For these reasons, currently, the short term rental option is the preference over the long term option for certain residents in Dubai.

Ella Clemits tells us why she, husband Roger and sons Oliver, six, and James, four, love life in the city’s sportiest development.
‘There’s such a nice sense of community – if you’re out for a bike ride or even just in the garden, people will always say hello.’
What brought you to Dubai? My husband, who is a build asset consultant at EC Harris, was posted here with his job in 2005. I was 28 weeks pregnant when we arrived so it was quite a challenge to start with. We were living in The Springs and there wasn’t much going on back then. And when did you move to Victory Heights? We bought the property in 2007 and moved in a year ago – we were the very first people to get the keys, and moved in a day later! Roger had done the research and it had a good location – plus he loves golf so having a course within walking distance was a big plus. It was a ghost town when we first arrived; I’d go into the garden and call, ‘Is anybody there?’ Things have changed though: after the summer, everything was green and the area really started to fill up; we finally had neighbours! There are around 300 families living there now. Victory Heights’ management have done a lot to help people to socialise: there February 2010
was a barbecue in November which over 100 people went to, and they’re organising a market day in March. I’m also making use of my background in property and working as a residential leasing consultant for Better Homes, which I love. So where exactly is Victory Heights? It’s on Emirates Road, close to Motor City and Arabian Ranches, half an hour’s drive to DIFC and the airport. It’s a lovely, well-priced community with 963 villas and townhouses, and it’s divided into eight villages. I love the fact that it doesn’t look like a bland estate: there are three different design styles – Spanish, Mediterranean and European – so the buildings have different colours, sizes and window styles. What are the houses like inside? They are very spacious, and there are three different tiling and décor options. The finishings are excellent quality and the houses come with all white goods included –
and it’s not just any brand, it’s Bosch. It’s nice to know that, despite slowing down slightly because of the recession, the developers aren’t prepared to scrimp on costs. The interiors in our house are very neutral but I haven’t done any redecoration because we have lots of big windows and I like to let the light travel through the house without colours taking away from the effect. What are the facilities like? They’re not all open yet, but at the moment we’ve got parks, a golf club, a school, a nursery and a small grocery store. Because we’re in Sports City, there are fitness stations all around the complex, which are dedicated spaces where you can stretch or do some exercise. Within the next few months there will also be hockey, soccer and David Lloyd tennis academies, a proper restaurant at the golf club and a communal swimming pool. Lots of people have built their own swimming pools in their gardens – the construction of ours is due to start next month. The whole area is beautifully landscaped with fantastic grounds and paths. They’ve placed so many landscaped hills into the ground that it’s gone from being a ghost town to Teletubby land – it’s just the rabbits that are missing! The kids

surrounded by villas so if they throw the ball too far, there’s no chance of it rolling into the road.

Victory is yours! Three things you’ll love about Victory Heights…
love it, it’s really nice watching them running around and playing. Have you tried your hand at golf yet? I’ve tried it – I just need to find the time to schedule in some lessons. I would love to learn how to play properly, but I’m very happy to watch. While it’s quite a challenging course, it’s very family-friendly and they offer lessons to little ones, so my sons have had more practice than me! What kind of people live in Victory Heights? It’s mainly families, and also young professional couples – people who want to live in a quiet area with lots of greenery and space and good finishings. And golf lovers of course! There’s such a nice sense of community – if you’re ever out for a bike ride or even just in the garden, people will always wave and say hello. Victory Heights is very welcoming. While there are definitely more people around now, it never feels crowded because the space is so well planned. Is it a safe area? Yes, the security is there and it’s very visible. I feel safe walking around on my own. Also, the areas where the children play are
What is missing from the area? The community centre, with a gym and shared swimming pool. It is coming, it’s not like it will never be there, but that’s definitely something that will bring people together – because that’s where I met all my friends in The Springs, at the swimming pool. How’s the traffic? There is no traffic! You only get stuck on Emirates Road if there’s been an accident. But they are building a new roundabout so once that’s finished it’ll be even smoother. Seeing as you own the property, the downturn must have been a worry. A worry, yes, but although the developer slowed things down, they’re still pressing ahead, still spending money on things like the community events. It’s obvious that they genuinely do want to finish the project – it might take a little bit longer than planned but they are doing what they promised. So I’m optimistic about our investment. We have a fantastic house that we’re very happy in, and eventually Victory Heights will be somewhere you never need to leave – if families decide to get their children in school or nursery, it’s a cycle ride away, and then in the afternoon you’ll do your grocery shop on site once it’s there, then you can go for a walk or go and play with the children, and you don’t have to leave.

DOWNTOWN DISTRICT Business Bay is the regional business capital, a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. Also in the district is Dubai International Financial
Centre , the world’s newest financial centre. Finally there is Downtown Burj Dubai, a prestigious neighbourhood built around Burj Khalifa, the world’s tallest tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.
MARINA DISTRICT At the heart of this district is Dubai Marina, with over 200 towers. Finishing off the mix are The Dubai Pearl and the freezones of TECOM and Dubai Media City. EMIRATES LIVING DISTRICT This district features the gated community of Emirates Hills, with its lush landscaping and world-class Montgomerie golf course. While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf). Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. ELLA CLEMITS We love these sofas – we bought them in the UK and have taken them everywhere we’ve moved to. I bought the sailing boat for Roger in Devon, our favourite place in the UK. The portrait was bought in South Africa and the lizard comes from Thailand – they’re both holiday souvenirs. I love my candles – the coconut candle is seven years old and has never been lit! We can’t live without our music and the gorgeous Bang and Olufsen sound system gives us a great sound while the futuristic design adds an interesting look to the room. The silver candlestick holders were handmade by Roger’s grandfather and were given to us as a wedding present.

I want to totally redesign my living room: what are the key things to consider when putting together a plan? Practicality comes before beauty - there is no point in having an interior that looks like in the magazines but is not useable, which may be the case if you get all your furniture in glossy surface finishes that tend to be more difficult to maintain and clean, or you don’t have enough storage for your DVDs/books for example. Worse yet is if it is uncomfortable as a lot of furniture can look great but not actually be pleasant to sit on! The second thing to keep in mind is that you will want the option to change the look every year or so, so if you buy a red sofa or tv unit, for example, then whatever you do in the future has to go with the colour red. It’s probably wise to keep to the white/beige/brown when it comes to the big components and get the February 2010
accessories in red instead - this way when you want to restyle the space you can easily change the accessories and achieve a new feel with minimum cost. Finally we always say that lighting is 50% of your design, so plan your spotlights / decorative lighting with a professional supplier because even if you have an AED 100,000 Fendi sofa, if the light is not the correct tone or placed improperly the sofa will look bad!
