THE NO RIP-OUT KITCHEN RENO

AFTER

Be inspired by interior design Lilly Engelbrecht, founder/manager of Escape Home (@escape_home), who mastered a ‘mini renovation’ of her kitchen in Arabian Ranches in just 21 days, without the need for a full rip-out. “We wanted to modernise the space without over-investing,” she says. “We switched up the backsplash, installed new quartz countertops, replaced the fronts of the cabinets, put in a new farmhouse sink, and added a new black tap and handles. In addition, we

BEFORE built in the existing exposed cooker hood to cover up the stainless-steel, with shelves for all my cookbooks. Next, we added a coffee corner with oak veneer floating shelving in place of the old glass-fronted cabinets, and introduced a cane-fronted larder cupboard that contrasts well with the black kitchen walls.” Contact Lilly at lilly@escapehomeinteriors. com for a consultation.

Wood you dare? A modern design inspired by ancient tradition – we discover why wood effect tiles are a timeless choice

K

nown for being trail blazers in the world of tiles, RAK Ceramics’ newest collection brings the beauty of nature into our homes. Named after the ancient Japanese technique for preserving wood, what was once a process used to waterproof is now a tile of the highest design. The Sugi Ban Wood collection marries trend and tradition to become a luxurious style statement in the home. Sighted as a tile trend of 2020, wood effect is proving a popular choice due to its versatility. As part of the RAK Ceramics Signature Collection, the wood effect tiles have a classic look that, like all their products, are rooted in luxury. Developed using precious materials, the tiles guarantee high performance for use indoors and out. The high-quality tiles add a rustic yet sophisticated look wherever they are used. Made from porcelain, but with the aesthetic of natural wood, the tiles make for a practical choice. As such, you can achieve the look of a parquet flooring without the maintenance that comes with traditional wooden floors. Waterproof and highly resistant to scratches, using tiles proves both time and cost effective. With customer choice key at RAK Ceramics, the Sugi Ban wood tiles come in a range of six colours so you can be sure you’ll find the perfect fit. Find out more at rakceramics.com bhomes.com | 9

RENOVATION NATION

Leading interior designers in Dubai tell us how to master three simple yet luxurious upgrades that’ll take your home life to the next level

The understated luxe kitchen Karen Pissarra, designer at designk.co (@designk___), tells us how to create a streamlined yet functional kitchen that exudes low-key luxury

Firstly, think about how you may want to change the layout to better suit your lifestyle. The most important design element we wanted to incorporate into our kitchen renovation in The Springs (pictured) was to have an open-plan space that was aesthetically pleasing yet fun to cook in when entertaining people. If your budget allows, hire a professional designer, as they’ll be able to pinpoint your needs and translate them into an efficient plan that suits your taste and budget. Bear in mind that functionality should win over any aesthetic design plans. Sometimes kitchens, while absolutely beautiful, can turn into impractical nightmares. The kitchen work triangle principle – a calculation between the placement of the sink, the stove and the fridge – should always be incorporated during the planning stages. When creating a custom kitchen, always consider whether any changes to the layout will be worth the additional expense that comes with updating the electrical wiring and water pipes.

10 | bhomes.com

Photography by Natelee Cocks, nateleecocks.com

When it comes to budgeting, the cost will mostly depend on the size of the kitchen, the kitchen worktop you choose, the appliances you select, and the supplier you work with – I rate IKEA (ikea.com), Hacker (hacker.ae) and Kaiser Kitchens (kaiserme.com). As a ballpark, you should earmark anything from Dhs100k upwards, which should include the cost of the contractor.

simple luxuries | RENOVATIONS

For a luxurious yet understated look, opt for a marble countertop and backsplash as well as built-in appliances. Illuminate it well with undercabinet lighting (such as LED strips), ambient ceiling lighting and accent lighting to highlight any special areas. Make sure there are enough electrical points allocated during the build. Use soft neutral colours, such as greys and whites, which exude a simple yet sophisticated look. This colour palette lends a fresh, soothing, uncluttered and calming feeling to any space. The kitchen cabinetry should include lots of design elements that boost the functionality of the kitchen. Factors to consider include having a hidden trash cupboard, a built-in stove and microwave, roll-out trays in the lower and corner cupboards and a dedicated spice rack in a cupboard.

Choose juxtaposing fittings and fixtures. A beautiful, minimalistic matte black mixer tap will contrast amazingly well against all the neutral colours. Add the finishing touches to pull the look together. Consider accessorising with natural wood barstools and chopping boards, a hanging hook rail for tea towels and some greenery to tie all the elements together.

Introduce some accent colours and textures through natural wood accents. Perhaps the biggest influence will be the flooring – make sure you choose a hue that adds warmth. Engineered hardwood will prove durable.

Kym Jackson Shen, director of Haute BohĂŠme (hauteboheme.ae) tells us why the coolest customers are opting for plunge pools

A plunge pool is great way to enjoy all the privacy of a swimming pool in your back garden, without it dominating the space or costing you a huge amount to maintain it, compared to a full-sized equivalent. We are blessed in Dubai, with lots of community and hotel pools on the doorstep so it can feel unnecessary to invest in an overly large pool at home.

12 | bhomes.com

The most common sizes for plunge pools are 4 x 3 metres and 5 x 2 metres, but you can go off script depending on the space you have available. Start by earmarking the best location in your garden, such as a sunny or shaded spot, depending on what you prefer. If the layout of your garden allows, I recommend positioning it where you can also enjoy seeing it from indoors (such as through the patio doors while sitting on your sofa), and towards the back of the garden so it’s anchored by the boundary wall. Think about the design features that will make it functional and fun. As well as entry steps, for instance, you could build in some large underwater seats or ledges to relax on. For a touch of luxury, you could think about adding spa jets.

The dreamy plunge pool

simple luxuries | RENOVATIONS

Find a trusted contractor, such as Pools by Design (poolsdesign.net) and Silver (silverfox.net), who can firm up the design and give you a quote. Ensuring you get a professional installation using quality materials is invaluable compared to having to rework elements that aren’t up to scratch later down the line. Plus, they’ll be able to secure all the permissions needed, secure access to the site, and advise on the best time of year to do the work. As the temperature skyrockets during the summer, I’d recommend installing a chiller. These can be expensive, so start the conversation with your contractor early on in the process. When it comes to the budget, don’t forget to take into consideration any ancillary items you will need, such as having an outdoor shower, figuring out the location of the pump room, and ensuring there is non-slip tile surrounding the pool. When all of this is factored in properly, it makes having a plunge pool so much more enjoyable. Porcelain is the most popular choice of swimming pool tile due to its strength and durability. Classic shades of blue will never go out of style, but don’t be afraid to make a statement with dramatic black, or extremely light blue pearlescent tiles for a boho look. You can surround the pool with decking or non-slip tile in a complementary shade, depending on the look you want to achieve. Factor in sufficient lighting so you can take a dunk in the dark. Strategically placed spotlights at the bottom of the pool create a luxurious ambience when coupled with stronger washes of light from the house or any surrounding entertaining zones that’ll bathe you in a soft glow. If you have young children, make sure you install adequate fencing, so the area is safe. Baby Secure (babysecure.ae) is a popular option and they can also fit lockable automatic self-closing gates. Be sure to have a maintenance contract in place that involves regular visits to ensure the pool is in tip-top shape. It should be cleaned and the chlorine levels tested weekly.

The spa-like bathroom Julia Woodger, interior designer at Stella + The Stars (stellaandthestars.net) shares her tips on turning a bog-standard bathroom into a pampering haven

A simple way to make your bathroom feel more spa-like, as well as visually appealing, is by adding a beautiful, freestanding bathtub. The soft curves add a sculptural look and focal point to the space and, being deeper and wider than most fitted baths, helps to support the head and shoulders for a deep sense of relaxation. Check out the BagnoDesign showroom on Sheikh Zayed Road for inspiration. If you have the space, a customised walk-in shower with a transparent glass partial wall lends an instant spa-like finish. Complete the look with a glorious, oversized rainfall shower head and be sure to build a nook inside the shower for stashing away your beauty products.

Create a sense of calm by choosing colours that bring a sense of nature and serenity to the space through their reflection of the natural elements of stone, air and water. You could paint the walls in soft earthy tones such as ash grey, sand or taupe. Soothing blue hues will also offer a feeling of tranquillity, as will a fresh, clean white finish. Steer away from busy patterns and opt for a minimalist style with clean lines for a timeless look. Incorporate textures such as wood, stone, glass and metal to stimulate the senses. Hand-crafted cement floor tiles in soft, soothing colours are a clever way to add detail while keeping the space cool and modern. Mosaico.ae has a stunning collection of tiles in all sorts of patterns and beautifully muted colours.

the bath for that truly decedent feel. If you have a window, a white linen voile blind will give you privacy while still letting the sunlight creep in during the day.

Lighting plays an important role and you need to factor in both natural and artificial lighting when renovating a bathroom. Ceiling spotlights will provide general lighting in the room. Installing a dimmer switch will help you find the right balance, whether it’s task lighting that’s needed to apply make-up, or ambient lighting to set the mood for that long soak in the bath. For larger spaces, consider hanging a pendant above

Place some individually-rolled white hand towels on a tray next to the sink and put some aromatic eucalyptus in a vase. Pamper yourself with little indulgences, such as a beautiful kimono, a therapeutic oil diffuser, and some decadent bath oil from Jo Malone. A simple bath caddy that sits over the tub is a handy way to keep a scented candle, your favourite book, and a chilled drink by your side.

How to master...

Urban modern Alison Grace-Gahan, senior tutor at the National Design Academy Dubai (nda. ac.uk), explains how to do the zeitgeist trend of the 21st century

ABOUT THE STYLE This modern style is all about achieving a subtle sophistication that celebrates urban living yet also provides a comfortable respite from the hustle and bustle of city life. The look is minimal, but not sparse, speaking of quiet luxury. It’s not a tick-box trend. Instead, it’s more of a cosmopolitan aesthetic that blends modern, contemporary and industrial styles.

WHY WE RATE IT With the fast pace of life, urban modern styled rooms are designed to create a calm, clutter-free and

18 | bhomes.com

comfortable haven away from the bright lights of the big city. The look works seamlessly with open-plan living and a muted colour palette, benefitting from lots of natural light.

HOW IT NAIL IT Mix your materials. Create interest with lots of texture, but keep pattern to a minimum. Get a coffee table that’s low to the ground and is made of stone, concrete or wood. Leather armchairs and mixed metal lamps are a popular staple. Introduce pops of colour with throws and cushions scattered on low-set, neutral-coloured sofas.

Modern masterpieces. Incorporate contemporary, aspirational design pieces. Crate and Barrel perfectly encapsulates this style, whereas West Elm and Marina Home are also great places to shop the look. To the wall. Command attention with a richly-coloured feature wall in a deep tone and add a calming modern abstract artwork as the finishing touch. A SK THE EXPERT

How can I make a statement with bespoke furniture? Amy Mill, owner and designer at Custom No.9, explains how custom-made furniture can elevate your interiors When choosing statement furniture for the home, you should be thinking long-term. As we are living in a more globalised world with people residing in many different countries during their lives, we all too often buy pieces for ‘right now’, rather than ‘for life’. However, I believe that furniture should be a long-term buy. Ask yourself: ‘Is this piece going to make me feel warm and fuzzy for years to come?’ If the answer is no, chances are it will end up being sold or thrown away in a few years’ time. It’s about investing in something that truly reflects you and your personality, that you’ll never want to part with. Choosing bespoke furniture means you are able to play a key role in the design of the piece, so you’ll end up with something that speaks to you. It also allows you to decide on the exact size of every element, so it’ll fit perfectly in your space. Plus, if you’re part of the production process, from beginning to end, you will know exactly how your furniture is made and where the materials are from. When designing a piece of furniture, you first need to figure out your style. Do this by creating a moodboard with inspirations of what you like. Don’t jump straight in unless you’ve really thought about how it will

look in your home. Next, it’s important to consider how that style will fit in with what you already have. At Custom No.9 we’re all about freedom of design. Customers can visit our e-commerce platform, which allows them to design their own piece of furniture online with over 200 variations of style, material and colour to choose from. It’s ideal to have a consultation with the designer, as they will be able to help bring your vision to life. We offer a consultation service, which involves visiting you in your home, taking measurements and discussing your style. This would then lead into moodboarding, ideation and a 3D render of the piece (or pieces) of furniture in the space. It’s a hands-on process, aiming to guide the customer at the design helm. Next, we provide a full digital 3D colour design of the piece at scale. Production times vary, but you can normally expect the process to take three to four weeks, with bespoke updates being made along the way. Don’t go ahead without seeing samples. Once you have them, I recommend taking them home to compare against everything else in the space to see how they work with the colours and textures you already have. Eclectic dreams How to create a sweet harmony through bold juxtapostion

A trend that is rooted in playful experimentation and self-expressionn. when you’re styling an eclectic look the goal is to strike an aesthetically pleasing blend of objects that were seemingly placed with little rhyme or reason, yet in truth it’s quite the opposite. Here’s how...

PATTERN IS KING “Have fun with chintzy florals, ikat (or ethnic-inspired) patterns, quirky colour schemes and monochrome geometrics,” says Nikesha McGrath, interior décor specialist at Decovate Designs (@decovatedesigns). “Keep it light-hearted and playful by experimenting with prints via accessories that are easy to change, such as a vintage style lampshade or a statement rug.”

bhomes.com | 23

BOLD TO THE WALL “Changing your wall colour is the first step to creating the perfect backdrop for clashing patterns, curated gallery walls and other pops of colour. Opting for a deeper, intense wall colour will add to the exaggerated nature of this style.” MIX IT UP “Place midcentury modern accessories next to a grandiose sofa,” suggests Nikesha. “And create a texture overload by combining velvets, silks, cottons and leather.” ADD LAYERS There are lots of easy and affordable ways to update your space and embrace the trend, without having to spend a large amount on furniture. It can be as simple as adding a statement rug to a rustic wooden floor, cushions in clashing patterns to a sofa, or placing a pretty china teacup atop a stack of books for a nostalgic nod to the trend.

TIP

“Create a focal point with a gallery wall, mixing art styles and colours for a curated yet collectable look. Tie the pieces together by using skinny black frames for a contemporary touch.”

“You know the feeling you get when you wear your favourite dress and you just feel good?” interior designer Kenza Berki asks. “Well,” she goes on, “that is the sensation I tried to evoke with the design of my home.” Sitting in her luxurious living room that’s flooded with natural light and tucking into the fresh pastry she’s kindly handed me; I am inclined to agree. Kenza’s home not only looks good, but feels good too. Those who meet Kenza, who grew up in Morocco and France, will quickly recognise her inherent flair for style. The same can be said upon entering her three-bedroom home, which has a distinctly tropical feel yet simultaneously exudes an air of French sophistication. And while it’s difficult to define the exact look, it’s certain that her home has a calming and worldly aesthetic. bhomes.com | 31

“Style is fluid,” Kenza says as she sits on her huge sofa that commands most of the attention in her living room. “I’ve lived in three different countries and have friends from all over the world, so I don’t feel limited to any set style. You’ll find a mix of different trends in my home that work together to create the finished look,” she explains. “I keep consistency with the shapes and colour palette.” Showcasing her keen eye for detail, even the skirting board has succumbed to the villa’s creamy colour palette. “To me, it’s the small details which give the wow factor,” Kenza says. Achieving the show-stopping look she set out for, it was her home’s unique style that sparked her interior design career. “I wanted to sell some of my old furniture to make space for new pieces in my home,” she explains. I painted them to revamp them first and then created a Facebook page, ‘Dubai Luxury Hunters Home’ where I listed the furniture.”

FAMILY TIME As a wife and mum of two boys, family time is a thread intrinsically woven throughout Kenza’s home. “The sofa is so big that we can all fit on it, even with my tall husband laying horizontal” she laughs. “We don’t have a TV, instead we like to talk and spend time together.” Similarly, the dining table, which she painstakingly had restained multiple times until it matched the colour scheme, fits ten people around it. “Having a big table is important for creating special moments with your family and friends,” Kenza explains.

After seeing her interesting yet soothingly-styled space, the customers who came to collect their upcycled pieces began asking Kenza to help them decorate their homes. After taking on some jobs she says it was then that, “I fell in love with making spaces that invoke feelings in people.” As Kenza’s Facebook community grew, the work continued to flood in, so she she made it official by taking a diploma in interior design. Now a full-time interior designer, Kenza spends her days dreaming up luxury spaces for those who resonate with her non-conformist approach to style.

CRAFTING CHARACTER “I don’t like interior spaces to look the same.” Creativity is clearly very important to Kenza who says, “even if it looks chic, the space won’t bring up feelings, it will be like a hotel. For me, it’s about creating an experience. For example, right now I’m loving the fun jungle collection at Kare – their pieces instantly add character.”

CHILD’S PLAY Ideal during the hot summer (and a global pandemic), Kenza had a children’s play area installed in her home. “It’s really good for the children’s development and keeps them entertained without screens. I was designing a nursery when I found this structure – it was exactly what I was looking for.”

MIXING IT UP The bedroom has a zen-like Japanese feel with a bed designed by Kenza herself, while the upstairs hallway features quirky hand-painted lines running across the walls. Try as you might to define it, the home doesn’t fit into a box. “I like to mix all styles,” Kenza explains. “From modern, to classic and natural to industrial, you’ll find everything here.”

Here comes

THE SUN How this streamlined Mudon garden teams a space-saving design with yellow mellow accents and an eco-friendly evergreen lawn to rival a football pitch

H

aving just finished designing the inside of this beautiful Mudon villa in Dubailand, Lilly Engelbrecht, founder and manager of Escape Home (@escape_home) was immediately tasked with transforming the dry and dishevelled outdoor plot into a streamlined yet visually stunning space for the homeowners and their young children to relax in. “The clients were very keen to get cracking on transforming their garden so they could enjoy their new home to the max and, with hindsight, they are extremely glad they decided to push ahead with it,” says Lilly. “As we had only just completed the interior, they were on a strict budget, so we looked at ways to keep costs down while achieving a fresh and modern look that would serve as a continuation of the interior.” Opting to work with an independent, smaller contractor and turning to budget-friendly suppliers, such as RAK Ceramics and JYSK, allowed Lilly to comfortably and creatively answer the brief. “The first thing we did was extend the terrace out onto one level, creating more usable space for different zones, including outdoor dining and lounging,” explains Lilly. “Next, we created steps down to the lawn that ran the full length of the house. This made the sliding door leading to the kitchen more useful, as previously the step dropped straight down to ground level. Not only are the steps functional, but they double as casual seating when friends and family visit.” The pergolas were sanded down and repainted while the large grey patio tiles were sourced from RAK Ceramics and the eyecatching patterned tiles bought from Dragon Mart. The boundary walls were painted in a matching shade of grey, with the back wall featuring a full-length planter and bench facing the house. A number of additional planters were factored into the design. “We filled the planter boxes with olive trees, which frame the windows nicely and will grow and mature in time,” says Lilly. “The boxes along the side of the house were filled with herbs – something the owners, who like to prepare meals from scratch, could use every day in their cooking.” Stepping stones using the same grey tile were placed along the garden path, surrounded by white stones that accentuate the white bhomes.com | 39

of the patterned tiles. The old wooden gate was replaced with a black aluminium design that would endure those hot UAE summers. When it came to laying the lawn, Lilly advised going with artificial grass over laying turf or seeding it. “I’m a huge fan of real grass – my husband is a horticulturist – but even I cannot deny the effort and expense it takes to maintain a quality lawn when living in Dubai,” she says. “I have artificial grass at my own home and as this space is fairly large, I recommended it as an eco-friendly, cost effective option that’s easy to maintain and will look great all year round. There is an art to choosing it, however, and you generally get what you pay for. We sourced this quality grass from Maze Grass on Umm Suqeim Street, which looks very natural and is great value for money.” The lounge area is styled with furniture from JYSK, so the family can easily add more seating if they wish to expand it. The accessories, from IKEA and Pan Emirates, create a cosy feel, with yellow cushions that reflect the colour theme used indoors. Lastly, switching up the lighting gave a more modern look to the space. “The clients were blown away by the design. It took us around three months to complete, although we were hit with a couple of unexpected delays that otherwise would have seen us finish the project within a month,” says Lilly. “It shows that you can easily give your garden a completely new look, even when you’re on a budget.”

ARTIFICIAL GRASS DOS AND DON’TS Lilly shares her best advice for choosing an artificial lawn... Do your research, as there are lots of suppliers to choose from and you get what you pay for. Easigrass (easigrass.ae) and Maze Grass (mazegrass.com) are a couple of my favourites. Do be prepared to spend a bit more if you are a homeowner, as better-quality grass really does make a difference. It won’t get hot underfoot, for instance, and will last for longer so is ultimately a better investment. Don’t feel like it would be a waste to invest in a faux lawn if you are renting, as you can always take it with you when you move. Do look for grass that has brown flecks in it, rather than a carpet of pure green, as it’ll look more natural. Don’t forget to properly maintain it. I rate Red Lynx (redlynx.ae), who can come and do a professional clean involving power washing and getting rid of any odour, bacteria and pet debris and the like, to keep it looking its best.

utility room makeover | INSPIRATION

Lighten the load

Doing the washing and ironing is far from glamorous, but having a stylish laundry room makes it a little easier to love those weekly chores There’s something about having a perfectly organised and functional utility room that makes us feel like we’ve got a little bit more of a handle on life. In the UAE, many of us are lucky enough to have a dedicated space for our appliances, which makes a nice break from having to grin and bear the noise of a washing machine whizzing away in the kitchen. If you want to turn your plumbed-in box room into a Pinterestworthy laundry haven, simply follow our step-by-step guide…

If space is an issue, stacking your washer and dryer on top of each other could free up a significant amount of space, but “Bear in mind that this can only be done if you have front-loading machines,” says Stephany. It’s wise to consult an interior designer at this point who can narrow down your best options. Function is king when it comes to moving forward with the rest of the design. “While storage is a no-brainer, you will need to think about how to fit in all those other organisational aspects that are on your wish list, such as laundry baskets, or space for the ironing board. Only then can you start putting each function in its right place.”

The Shüller.C collection is available from Schüller’s UK and Ireland network of retailers. For details, contact InHouse Inspired Room Design at inhouseltd.co.uk

The way you wash In order to design a utility room that’s as useful as possible, you must first pinpoint what your laundry needs are according to your lifestyle. For example, are you a style maven who requires a dedicated sink for hand-washing delicates? Or do you have a dog that needs a mini wet room for tending to those muddy paws? If you have a larger family, you may want to factor a bigger washing machine into the design – like the LG WM9500HKA, which has a whopping 5.8 cubic feet capacity. And if you regularly need a quick turnaround of grass-stained sports kits and the like, saving space for a tumble dryer may be a wise idea. If you don’t think you’ll get enough use out of it, but still prefer to dry your clothes out of sight, you may want to think about building a hanging rail into the room. Compile a list of five essentials you need and you can start planning your design around it.

Draw up a design “Once you have decided on the main appliances you will need, you can plan them in around the electro-mechanical installation points that are available – you will need to check with a plumber what’s possible if you are looking to shift these around – before moving on to the rest of the design,” says Stephany Hanna, interior architect and designer at Step Into Detail (@stepintodetail).

Factor in plenty of storage Take a closer look at storage, and you’ll quickly discover that it’s more about ensuring you have enough cabinets for stashing away your laundry liquid. “The sport-loving family or the avid gardener will have specific requirements, so opt for storage solutions that can be individually configured. In a smaller space, dedicate an entire wall to functionality to create an

instant feature,” suggests Wayne Dance, managing director at InHouse, for Schüller (inhouseltd.co.uk). “Not everyone has the luxury of a dedicated room, but you can make a cupboard space work extra hard by making a list of the items you need to store and seeking out internal fittings designed to maximise space while providing easy access.” Thinking vertically will help you to finesse your plan. “Tall laundry sorting cabinets with super convenient apertures to conceal laundry baskets make sifting through the washing easy,” says Wayne. “Furthermore, tall units are perfect for ironing boards, vacuum cleaners and even fishing rods.”

BESPOKE CABINETRY ALLOWS YOU TO MAXIMISE EVERY INCH OF SPACE

Decide on a style There’s no need to embark on a Pinterest frenzy, as we’ve done the hard work for you when it comes to selecting a style. “As most utility spaces are small, avoid dark colours. Keep the theme clean and light, with pastels or shades of light grey and white,” says Stephany. “Plus, washing machines and dryers are usually white or silver, so it’s a good rule to continue with the same palette to make it look builtin. Surround it with light grey or white shelves and cabinets. And if you want to incorporate a wood texture, opt for light oak as it’ll pair perfectly with these lighter colours while keeping the space looking neat and clean.” While doing the washing may be boring, that doesn’t mean your walls have to follow suit. “Add some wallpaper on non-wet walls and some wall art,” she says. “Display detergents in jars or glass canisters - it looks way nicer. If that sounds like too much effort, or you buy your powder in bulk, keep it hidden in the cabinetry. And don’t forget to maximise the light sources.”

Lay the foundations When ordering your basic materials, such as the flooring and the wall tile, durability should win out over any other considerations you may have. “Don’t waste precious time with hard-to-care-for surfaces,” says Wayne. “Hardwearing, robust laminates in a multitude of colours make it easy to achieve a stylish utility space.” “A utility room is a wet area so you should opt for a heavy-duty tile, such as ceramic, which is easy to clean, and avoid wooden flooring,” agrees Stephany.

44 | bhomes.com

This image and opposite: Schüller.C collection, available from InHouse Inspired Room Design

Keep the theme clean and light, with pastels or shades of light grey and white RAK Ceramics (rakceramics.com) is a great place to start your shopping. For the worktop, everything from quartz to bamboo can be considered, depending on the look you want to achieve. Ikea has a fab range of kitchen worktops that can be cut to fit your space – we rate the Kasker custom-made worktop in white mineral effect (Dhs 995/m ikea.com).

Call in the carpenter If you have an awkward space, or simply a healthy budget to spend, then custom cabinetry may be on your wish list. “Going bespoke allows you to maximise every inch of space,” says Stephany. “You could have wall-to-wall shelves, decide on the exact depth and create separations exactly the way you want. It’s definitely more costly, but it’s worth the investment if you are planning to stay for at least two years in the same apartment or villa. You can always take it with you when you

move and adjust it to the new space with the help of a carpenter.” She recommends those customising shelves and cabinets to opt for laminated wood over veneer, as it’s more heavy duty in wet areas and easier to clean.

Add handy accessories Once the foundations are laid, the shelving is up, and the larger appliances are fitted, next comes the fun – adding the accessories. “Ikea is a good place to buy everything related to storage, including boxes and baskets,” says Stephany. “As for the decorative items that help us organise the space and make it look nice, you can head to JYSK, Home Centre, H&M Home and Muji. Your shopping list should include the following: rattan decorative boxes, opaque boxes with a lid for storage, laundry baskets, small plants, a small rug, hooks, and a ceiling-mounted lighting fixture.”

Built to impress

How this Saadiyat Island villa was transformed from a boxy shell into a contemporary family home

W

ith a sophisticated seating area in the master bedroom that is the perfect grown-up retreat, a dream girl’s room that sisters are more than happy to share, and a mancave only accessible by fingerprint access, this Mikati Villa in Hidd Al Saadiyat, Abu Dhabi, is about as aspirational as it gets when it comes to imagining the perfect family abode. Designed by XBD Collective and built by Saraya Interiors for a family of five, this 800-squaremetre property was meticulously renovated, with great taste shining through every design detail. “The brief was to create a contemporary family home with elements of luxury throughout,” says Ellen Søhoel, founder, XBD Collective (xbdesign.com). “One of the owners has a background in construction, which helped him to brief us, but the couple were very specific about what they wanted: large open spaces, with formal areas for entertaining and private spaces to unwind in. When the villa was handed over to us, the layout was quite boxy, so we had to plan carefully, drawing on creative design solutions to segregate areas and maximise storage. We used an array of materials to add a luxurious feel, opting for high-end stones and marbles, textured paints, black chrome and champagne metals, silk rugs, stunning wallpapers and solid wood flooring, among other choices.” Creative lighting is a hallmark of the design. Upon entering, the double-height foyer has been brought to life with crystal glass pendants while the formal living room features a bespoke furniture set from Minotti, illuminated from

above by ring-lights in a matte bronze finish suspended at differing heights. “The highlight of this space, however, is the semi-transparent wall that divides the formal living and formal dining,” says Ellen. “The wall itself houses a suspended shelving unit clad in marble with indirect lighting and a fireplace centred underneath.” Another key design element is the reading nook that utilises the space under the stairs and comes complete with bespoke seating upholstered in white leather and handy storage underneath. The expansive master bedroom stands out for its grand scale. “It was created by combining two bedrooms, which resulted in a large master suite including a seating area, two walkin master wardrobes and a separate sleeping area,” says Ellen. “The design scheme reflects neutral and slightly feminine colour tones, with the round seating area serving as a space to read and relax. I like the fact that the owners didn’t want a TV in there, so it became a social retreat where husband and wife can reconnect in the evening.” Add to this a playful nursery, a beautiful girl’s room complete with a white Heracleum chandelier from Moooi and a wall mural of metal butterflies encapsulated in glass, and it’s clear to see that this Abu Dhabi home is truly one of a kind. While the team avoided making any structural changes to the house, a surprise awaits at the end of the garden – a 120-square-metre outhouse complete with air conditioning that is part study, part games room, with its ping pong table providing family fun for many years to come.

THE GLASS WALL IN THE READING NOOK OFFERS EXTRA PRIVACY

THE VERDICT “The clients were extremely impressed,” says Ellen. “They thought the property was perfect for their family – elegant and luxurious while remaining practical and innovative throughout.”

1 If you buy a property off-plan and want to make changes, the first thing you need to do is get an architect and interior designer on board – preferably who work for the same company. The architect will evaluate the structure and check what is (and isn’t) possible to adapt according to the developer. 2 Upgrades to internal spaces and zoning are determined by what you are permitted to adapt. If you are happy with the lower floor, you could renovate the first floor, which is a lot more affordable and less time consuming than doing the whole house. 3 The cost per square foot to extend a property depends on the developer, so you can weigh up the cost of turning a terrace area into an extra bedroom, for instance. In general, however, I would recommend staying away from structural changes, including re-doing the staircase as it’s akin to starting form scratch. 4 If you are going to build a primary home in Dubai that you will keep for 10-15 years then I would recommend that you consider buying land to build on. Your home will take around two years to come to fruition, but its commercial value will be much higher once complete compared to adapting an existing build. 5 Ample wardrobe space, dry storage, a decent kitchen and phenomenal master bathroom with separate facilities for him and her, as well as a a pool, are the key features you need to make a property appeal to buyers. If it ticks all these boxes you can trust that you can jump on a plane if needs be and it’ll sell.
