’Tis the season

Getting into the festive spirit is easy with IKEA

W

hether the weather outside is frightful or delightful – it's the season to get cosy. Inspired by creating a feeling of belonging at home, IKEA’s limited edition VÄRMER Collection hits stores just in time for Christmas. The pieces are holiday-inspired but have a timeless and functional feel so you can use them all winter long. To create this collection, IKEA invited two designer families from two different parts of the world to create a collection inspired by their everyday lives. The idea was to capture the

holiday spirit of both the Northern and Southern Hemisphere, so no matter where you live, you can achieve a seasonal look. Naeem Biviji and Bethan Rayne, from Kenya, wanted their products to be fun and reflect the seasonal mood. Meanwhile, Swedish designers Sarah Fager and Jens Fager wanted to create festive products that were both practical and joyful. The result? A holiday look and festive feel with IKEA’s Scandinavian practicality as a given. To find out more, visit ikea.com/ae

CORTADO CHIC

This elegant A1 machine by Jura prepares a quality cup that will prove the envy of any barista. There’s a modern touch panel for you to choose the strength and size of your morning cup. Price upon request, available in store at Better Life, betterlifeuae.com

ON-THE-GO

Get your caffeine fix on the move with the Wacaco Nanopresso. This limited edition, handheld machine allows you to load up the hot water and Nepresso capsule to suit your taste. Perfect for busy lifestyles, it’s lightweight and easy to clean. Dhs299, available from jashanmalhome.com

BEFORE YOU BUY... There’s a coffee machine for everyone. From the after-dinner party host to one whose day doesn’t start until they’ve had their caffeine fix, your espresso-ul mate is out there. Be sure to note the bar pressure, as it’s usually a good indication of the quality of brew – to avoid a bitter taste, the optimum pressure is between 15-19 bar. Real connoisseurs will want to choose a machine that grinds the beans on the spot for a richer flavour, but bear in mind that these machines require more maintenance whereas a capsule machine generally requires less effort to keep it in tip-top condition. Also check the wattage, which is a good indicator of how quickly your drink will be ready.

Paint it black

Why we’re embracing the dark side this winter...

Amara, amara.com

As Mick Jagger sings, ‘no colours anymore, I want them to turn black’, we’re following suit by ditching the light in favour of the dark this season. Indeed, when it comes to making a bold statement in your home, shades of black are the way to go. “Using deeper tones can create an illusion of more space,” enthuses Smita John, founder of Desire Path (desirepathfzllc.com). “The key here is to choose the best dark shades for the right elements of your chosen room.”

GOTHIC ARCHITECTURE A black kitchen adds a bold architectural element to your home. If you’re not in the position to have a total revamp, you can simply paint or wrap the cupboards and update the hardware. For a more manageable makeover, refresh other prominent features in the space. “When updated, existing architectural elements, such as mouldings and trims, can add new depth to a room,” says Smita. “Use a combination of dark colours or different textures – applying glossy finishes can create subtle areas of interest in the surroundings.”

STATEMENT WALL “If you’re not ready to fully commit, you can dip a toe into the look by painting a dark feature wall,” says Monica. Far from making a room appear smaller, darker shades can actually create an illusion of space by absorbing the light. “It will make the room appear cosier,” she says. YIN AND YANG “Dark colours paired with a lighter palette can instil a dramatic atmosphere in a room while, at the same time unifying different elements and bringing a sense of cohesion to the look,” says Smita. “Consider using a predominantly light or dark palette and accessorising with pieces in the opposite shade for the best effect.”

Better Living x KÄRCHER

Squeaky-clean

Ditch the clunky mop and bucket in favour of this all-in-one clean machine

W

hether your abode has top tiles, wonderful wooden floors or majestic marble running throughout, keeping your hard floors clean can be a long (and tedious) process. Dragging a heavy vacuum cleaner around the house, and then having to retrace your steps with a mop and bucket, often means that cleaning the floors lands right at the bottom of the to-do list. Here to shake up the process, saving you valuable time and effort, is The Hard Floor Cleaner FC5 from Kärcher. Combining the dry dirt suction of a

vacuum cleaner with wet mopping means this handy all-in-one device gets the job done in half the time. Using award-winning German designed technology, the FC5 will clean your floors in one go, tackling all manner of dirt, from pet hair to sand and spilt milk. The clever machine uses two fast-rotating microfibre rollers that are continuously moistened with a detergent solution. Dirt is loosened and lifted from the floor with one quick motion, meaning laborious elbow grease is a thing of the past. The remaining liquid is collected in a separate tank that

can be easily emptied before using its self-rinse function. What’s more, it’s both eco-friendly and kind to your pocket, as you can clean a surface area of 60 square metres with just 400 millilitres of water – a drastic improvement on water consumption compared to the traditional mop and bucket. Plus, it takes up less room to store. With expertly cleaned floors in half the time, you can spend more time doing the things you love. Jingle all the way

Turn your home into a winter wonderland with these Santa-approved styling tips

It’s the most wonderful time of the year, when welcoming wreaths are hung on front doors, families gather round to decorate the tree, and stockings hang from bannisters waiting to be stuffed with presents on Christmas Eve. Whether you want to create a warm and cosy traditional setting, or prefer to stay on trend with this year’s biggest colour combinations, our insider tips and tricks for styling your home for the festive season are sure to work their magic. So stick the one hit wonders on, roll up your sleeves and let’s get this party started…

bhomes.com | 29

TRADITIONAL WITH A TWIST You can’t go wrong with the classic colour combination of red and white. “The softness of this duo can be complemented by frosted greens and rustic style decorations, such as holly sprigs and wicker tree skirts, to create a modern yet timeless festive style,” says Janet Waite of Seasons by Design (@seasons_by_design). BERRY CHRISTMAS Berry tones are big for 2019. Layer up shades of red and purple, such as burgundy and rich violets, for a stunning burst of berry goodness. Add some razzle dazzle with mixed metallics that lend a warm glow.

Marks & Spencer

STARRY NIGHTS “Deep blue and teal green is another trending colour combination this year,” says Janet. “It’s ideal if you’re seeking a stylish and sophisticated look, and is best accessorised with ornaments and ribbons in vintage gold.”

HANG THOSE STOCKINGS. In the absence of a fireplace, you can simply hang stockings on the bannister instead for an equally traditional look. “Or, if you’re going for a bohemian luxe vibe, you will need a natural bamboo ladder or one that’s painted white. Decorate with fairy lights and hang stockings on the various rungs and accessorise with pampas grass and gold stars,” says Kym Jackson Shen, director of Haute Boheme (hauteboheme.ae). LAYER UP WITH LUXE ACCESSORIES. You don’t have to limit your festive touches to ornaments you’ll only use once a year. This is a great time for a mini makeover that

will see you through the season. Focus on layering up natural textures, such as faux fur, fresh greenery and wooden accents for a veritable winter wonderland that’s also a neutral base to build upon. CREATE A COLOUR STORY. Once you’ve settled on your colour scheme, look for clever ways to weave it through your home. It can be as easy as the wrapping paper you use for the presents under the tree – keeping it all on scheme will take your look to the next level. DON’T FORGET THE SCENT. Create a warm and fuzzy festive ambience by ensuring your home smells

like Christmas. Light a scented candle, bake cookies, and introduce some fresh festive foliage to spark nostalgia. MAKE THE MOST OF THE GREAT OUTDOORS. “The weather is perfect on Christmas day in Dubai,” says Kym. “If you’re entertaining guests outdoors, hang a long lath of bamboo from your pergola horizontally with rope or chain. Next, use fishing line to hang glass baubles from the bamboo and fill them with small tealight candles. Decorate with faux festive flowers (you can get these from Dragon Mart) – think pampas grass, raffia, gold palm fans, and baby’s breath for a gorgeous bohemian style Christmas.”

THE FESTIVE TABLE “The festive décor will make or break the atmosphere of your lunch or dinner party,” says Tanya Ivin Karam of Interior TakeOver (@interiortakeover, interiortakeover.com). “Rule number one is to play around with different heights in terms of accessories on the table. Whether it’s adding candlesticks or miniature Christmas trees of different levels, it keeps the eye entertained. Just be sure, however, that they’re not blocking anyone’s view, as this can be a barrier to conversation.” With a wide choice of Christmas decorations in the shops these days, you can let your personality shine. “My

32 | bhomes.com

favourite way to go is to have a neutral base,” says Tanya. “This year I’ve opted for whites and silvers – something you’ll never get bored of. This allows you to change up your feature colour from year to year in a subtle way and without breaking the bank. I’m all about brushed gold and bronze this year but if you want to incorporate a trending colour, I’d say to go for a deep blue.” When it comes to illuminating the table, candles are your friend. “They always create the best mood lighting – especially at Christmas,” she says. “Have some tall hurricane lanterns placed on the floor around the room and on the buffet table.

Next, add small tealights or beautiful candlesticks to the tabletop. Try to keep some accessories with reflective surfaces near the candles to allow the light to bounce around.” Weave in fresh foliage by investing in a beautiful centrepiece. “Or, for a more modern touch, consider placing a fragrant piece of fresh foliage on each plate or as a napkin ring décor,” suggests Tanya. “For the finishing touches, layer on smaller décor items in different textures and finishes to create a sense of luxury. Opt for velvet ornaments or ties around your napkins, rich metallic details that reflect the light and crystal for extra shine.”

Ask the

DESIGNER

Adriana of Adriana Hoyos Furnishings tells us how to bring a timeless and warm style our homes Make sure your furniture looks good from all angles. It’s something I consider when designing my pieces, as it ensures they can be used in many different room layouts. A common conundrum that people experience when styling their home, is finding a sofa that looks as good from the back as it does from the front. This is especially relevant as the move towards open-plan living means that sofas aren’t just pushed up against walls anymore. So before you buy, as well as measuring up, make sure you appreciate the design from all angles. The Galapagos Sofa features a French oak wood back with golden or silver buttons while the Chocolate Sofa has wooden shelving built into the back that’s available in many different hues. Choose pieces that speak to you. Look for design features that are a bit unusual. A popular piece among clients is my Caramelo chair, which stands out with its six-legged design. When you look at it from the back, it appears similar to a corset, so has a very powerful, feminine silhouette. The blend of curvy lines and classic details give it an eclectic and elegant style that will carry through to your space. Customise your favourite pieces for the best effect. If you fall in love with the design of a piece, make

sure it is the very best fit for your home by investigating your options for customising it. I thought it was important to offer this service as part of my collection, as it means each customer can walk away with a bespoke piece, which really helps with building a unique home style. I offer a range of fabrics and leathers, wood and finishes that you can choose from. Opting for leather instead of fabric, can instantly give a feminine design a masculine edge. [If you are purchasing items from a store or brand that doesn’t allow for customisation, however, you can weigh up the pros and cons of doing it yourself.] Keep it neutral. If you are a serial renter, as many expats in the UAE are, it can be frustrating to fully furnish a home only to discover the pieces don’t work as well when you move. Minimise the urge to buy all-new furniture every time you switch properties by investing in larger pieces in neutral colours that are easier to transition from place to place. You can layer on pops of colour with accessories. Adriana Hoyos Furnishings is available exclusively at Bloomingdale’s Home, Lower Ground Floor, The Dubai Mall, @bloomingdaleshome

In Dubai, customers have a preference for lighter fabrics, royal blue accents and larger, bespoke pieces. Don’t become a slave to trends, however – have the confidence to follow your instincts.

How Elena Danci’s artistic nature and love of quirky objects inspired her ever-evolving bold home

“I

’ve always been interested in quirky objects,” explains Elena Danici, who is stylishly dressed in all black with a pair of slick grey trainers. “My home style has been built around my passion for attentiongrabbing objects,” she says. And indeed, her rented two-storey Barsha home is an edgy departure from the norm. Originally from Moldova, Elena and her French-Canadian husband Yan moved to Dubai 17 years ago and have since welcomed two children to their clan: Maya (7) and Max (3). “We moved into this house when I was pregnant with Maya. We liked the community feeling of the compound and the floor-to-ceiling windows in the house,” she says while glancing at her phone that flashes almost constantly with work emails. With a full-time job in IT, and a background in dance (she is classically trained), Elena’s juxtaposing style is a reflection of her life. “I like things that don’t match, and I also like to change things up often,” she explains. “When I find something I love, I will modify my home to accommodate it. My husband has come to know that, when I return to the house with a new object, it means some DIY projects will surely follow,” she laughs. A family affair, Yan and the kids are often a part of the ever-changing design process. “All the furniture in our house has been repainted a different colour multiple times. It is one of our favourite things to do as a family,” says Elena. After word spread about their eclectic home, Elena’s passion turned into a side business. “Although I still treat it as a hobby, last year I started offering my styling services to people,” she says. “I don’t just copy and paste my style into other people’s homes however – partly because I rarely meet anyone who wants to go this crazy. Instead, I work with the client to incorporate their likes alongside my signature tongue in cheek aesthetic.”

THE KIDS’ ROOM:

A room with playful appeal, Maya and Max are obviously pleased to show off their funky bedroom. Elena is also proud of this one, “It’s my favourite room in the house, as it’s always a creative challenge. As the kids grow, I constantly need to find ways to evolve it. Initially, the space was my office, but when Max was born we wanted the kids to move into one room so we would still have a guest room available. Maya can be strong willed with her requests so it’s fun to fit her wishes around Max’s three-year old boy things.”

OUTSIDE Interior designer Emma Hutton on creating an outdoor space that’s full of character

THE PORCH FEATURES A LARGE L-SHAPED SOFA – AN IDEAL AREA IN WHICH TO RELAX WITH A MORNING COFFEE

“I

don’t follow trends, I just use what I love,” explains Emma, and as an interior designer of over 20 years, there’s a reason everything she turns her hand to – from her outfit to her garden looks effortlessly stylish. Originally from Ireland, Emma Hutton (@emmahuttoninteriors, emmahuttoninteriors.com) moved to Dubai with her husband, Scott “for just one year. But 12 years, two kids and two dogs later, we’re not going anywhere soon!” she laughs as Chase the French bulldog affectionately brushes up against her legs. Her family home in Jumeirah 3 was “massively different” when they moved in five years ago. “It was a bright mustard-yellow colour with plain cobble block in the garden. Luckily, our landlord is really lovely and has allowed us to make changes over the years,” she says. “This is the first year I feel as if the garden is really where I want it to be,” Emma confesses as she looks around the garden. The large space is awash with green hues from a myriad of plants, with accents of royal blue expertly weaved in through the use of accessories, and a playful citrus fruit theme running throughout. “As soon as the summer’s over I overhaul the garden for the winter months. First, I head to the garden centre

52 | bhomes.com

and bring a truck load of plants back with me. I like to place the plants and make them look pretty but tending to them isn’t really my forte,” Emma explains. “I have a really nice gardener from Planters (planters.ae) who comes twice a week and does a great job of keeping everything alive.” With several entertaining nooks tucked beneath the shade of the many trees and shrubs, her ‘wow factor’ garden yearns for alfresco parties. “During the winter we entertain in the garden almost every weekend,” says Emma. “We love having our friends come over as we have a good set-up for it and they like coming here as it’s easy with the kids. We’ll often do a barbecue and spend the afternoon relaxing outside.” There’s a bar just inside the reception room of the house, alluding to parties that flow from the home out to the spacious garden. “I take inspiration from my everyday life when approaching the garden. I use my taste for interiors and bring it outside,” says Emma. There is a seamless transition between the fun exterior of the house and the equally vibrant interiors. “I always tell people not to be afraid of using items that were designed for use inside. For example, you may not think about it ordinarily, but using mirrors outside can be a

really clever way to play with space and lighting. I have three in the garden, the placement is careful so they don’t reflect the sun too much but still make a big difference to the space,” she explains. What’s more, using items that you have previously used inside your home can create an interesting aesthetic. “I had a lamp outside, which was cool, but now I have a ceiling light instead.” Emma’s inside-out décor philosophy is evident with various sun hats dotted around the garden showcasing her funky style. An established interior designer, Emma lends her eye for creating outdoor entertaining spaces for her clients. “I advise people to put as much effort into the garden as you they do inside, so they have a space to entertain outside,” she says. “I love looking around for pieces in different places and styling them in the garden. Home Centre and Homes R Us are two of my favourites for affordable pieces.” With the harsh sunlight year-round, it’s a good idea to use more affordable pieces outside so you can replace them seasonally. “You can change the feel of your garden by switching up the pieces and adding new items,” says Emma. “Now that it is finally winter, and I’ve got the garden sorted, I can’t wait to start entertaining – I’ll probably start this weekend,” she says excitedly.

WE CAN WORK IT OUT Planning a kitchen reno? Use our guide to selecting the best material for the kitchen worktop of your dreams

What is it? One of nature’s toughest materials, quartz countertops are engineered from crushed pieces of quartz bonded together. (Different to granite counters, which are mined from pure stone). Where to use it: Anywhere. How durable is it? “It is as durable as concrete and stone, so it won’t chip or break easily,” says Ethiraj Gajabushanam, General Manager of bespoke kitchen fittings provider Al Mashrabia Furniture (a division of Easa Saleh Al Gurg Group, www.algurg.com), which supplies La Cucina fitted kitchens in the UAE. Care tips: “Quartz is nonabsorbent, so it resists stains much better than granite, marble and concrete,” he says. “Plus, it won’t harbour viruses or bacteria.” Suits you if: You want a luxurious look that’ll stand the test of time.

SILESTONE What is it? Silestone by Cosentino is an engineered quartz surface that combines the beauty of natural stone with added longevity. Where to use it: Impressively versatile, you can use it on everything from worktops to backsplash and more. How durable is it? “It is 95% quartz bonded with 5% resin, making it an incredibly hard and durable surface,” says Eddy Abou Khalil, regional director, Cosentino Middle East (cosentino.com). “Plus, it’s virtually nonporous and highly resistant to household stains.” Care tips: “It’s almost scorch resistant,” says Eddy. “But to prevent damage, do not place frying pans (or other items that give off heat) directly onto the surface. For everyday maintenance, just use water and soap, and take a gentle scouring pad to stubborn stains.” Suits you if: You’re particular about your hue – it’s available in over 75 colours.

54 | bhomes.com

GRANITE What is it? From quarry to kitchen, polished granite slabs are brimming with natural colour and pattern. Where to use it: Anywhere. How durable is it? It’s scratch- and heat-resistant but can crack or chip if delivered a blow. It’s porous by nature, so can be more prone to stains. Care tips: It’s easy to clean with warm water and a mild detergent. Suits you if: “La Cucina recommends granite after quartz, especially if you’re seeking a forever countertop on a budget,” says Ethiraj. “However once granite is glued onto the cabinets, it’s quite difficult to remove.”

MARBLE What is it? Visually striking on account of its natural veining, marble countertops are popular for their beauty and warmth. Where to use it: “Marble can take the heat in the kitchen, but it is not the best for food preparation areas, as it’s porous,” says Ethiraj. How durable is it? It’s softer than granite so may be more prone to scratches or chips. Care tips: Marble countertops are high maintenance in the kitchen. “It stains easily and you have to be cleaning it constantly should a spill occur,” says Martin Hibbit, managing director of Another Level (@anotherlevelllc). Suits you if: You’re seeking a luxe look, but haven’t the budget for quartz.

GLASS What is it? A sleek and stylish choice, toughened glass is available in a variety of colours and finishes. Where to use it: Everywhere. How durable is it? “The glass used in our countertop has a thickness of 12mm and

has characteristics of great resistance,” says Fabiana Scavolini, CEO of Scavolini. “It is easy to clean and very hygienic.” Care tips: It doesn’t stain, so simply wipe clean. Suits you if: You’re seeking a contemporary, high-end look.

ACRYLIC What is it? A solid resin with a hard, plastic-like surface and a glossy finish. How durable is it? “It’s seamless, nonporous, and resistant to heat, moisture and bacteria,” says Nicholas Papadopoulos, General Manager, Mac Al Gurg (part of Easa Saleh Al Gurg Group), which offers bespoke acrylic kitchen countertop designs by Tristone. “It maintains its unique colour and properties for many years if it is properly maintained.” Where to use it: Anywhere. Suits you if: You want it bold. The way it’s made (thermoformed and joined seamlessly) means you can create a bespoke design. It comes in a variety of colours and patterns. Care tips: Keep it gleaming with a good scrub. For stubborn marks, a complete re-polishing will restore the finish.

STAINLESS STEEL

Poggenpohl +VENOVO

*Provided it is professionally installed by Cosentino approved fabricators

What is it? Stylish and practical,

stainless steel is an increasingly popular choice due to its versatility. Where to use it: Anywhere, but consider placing it in on dedicated food prep areas for a chef’s kitchen style look and feel. How durable is it? “It’s subject to scratches that, over time, add a distinctive and valuable element,” says Scavolini. Care tips: It’s nonporous, so simply wipe clean with warm, soapy water. Suits you if: You’re seeking a hardworking yet aesthetically pleasing option that offers a point of difference. “Steel has notes that reflect a contemporary style and design,” adds Scavolini.

QUARTZ RESISTS STAINS MUCH BETTER THAN GRANITE, MARBLE AND CONCRETE

HARD WOOD What is it? A beautifully warm natural material, the most popular woods used for kitchen countertops include oak, maple and cherry. Where to use it: Everywhere, but aim to keep it clean and dry. How durable is it? “It’s durable and a good option if it’s within your budget,” says Martin. “It can expand and shrink due to humidity, however, so make sure it’s properly sealed.” Care tips: Simply clean with soap and water. Treat it regularly with a protective oil to keep it looking its best. Suits you if: You want a classic solution for a good price.

A FRESH PERSPECTIVE How Perfect Proportions breathed a new lease of life into this Springs home

H THE WOODEN BEAMS CREATE A PARTITION EFFECT WITHOUT TAKING UP MUCH SPACE

aving bought the property earlier this year, the owners of this 3-bedroomed house in The Springs reached out to Clarice Claudette from Perfect Proportions to help them freshen up their abode. The vision was to create a versatile space that was both roomy and comfortable. With this in mind, the first thing on the team’s agenda was to knock down the dividing kitchen wall to create an open-plan living area. “We raised the kitchen’s low ceiling by relocating the AC and boiler unit to the entryway,” says Clarice. “This gave us plenty of room to incorporate an island unit with a breakfast bar.” Ideal for entertaining in, the space was kept neutral and bright with an aquatic tone, inspired by the family’s muchloved swimming pool, used as an accent colour throughout. For the furniture, the team were able to upcycle some of the clients’ previous pieces. The dining table chairs were painted and distressed while the backs were reupholstered with a neutral-toned fabric. In contrast to the neutral living space, the family wanted the master bedroom to feel more luxurious with a black and white theme. “We decided to run with the modern look, adding exotic prints for a bold feel,” Clarice explains. The large charcoal headboard was chosen for its dramatic statement effect and complemented with bespoke golden bedside tables. “A sophisticated ambience was created by using an avid play of different fabrics and colours,” she adds. The finishing touch – a white buffalo skull – is a fun statement, seamlessly blending the bold and elegant theme.”

THE VERDICT “The clients love their new home and are extremely happy living there, as it’s not only beautiful but functional as well.”

Creating space Want your own bright and spacious home? Follow Clarice Claudette’s top tips: 1 If you’re a homeowner looking for more space, consider making your living area openplan by knocking down the dividing wall. This will give your entertaining space a new lease of life. You can also free-up more room in your home by gaining permission from the developer for an extension where appropriate. This should add value to your home. 2 Moving the washing machine into one of the kitchen cabinets can free-up the utility room to a useful, much larger storage space. 3 If your kitchen ceiling is low, it may be a good idea to move the AC unit and boiler into the entryway, if possible, to open up the room. 4 Keep colours neutral in order to maintain an airy feel. I suggest opting for a limestone colour on the walls as it blends well with any accent colour you choose. 5 When working with black and white, using a gold accent can add a sophisticated and luxurious feel to the room. Adding bold prints keep it fun and fresh. 6 Have a look at switching the window in the kitchen for a French door so you can free-flow onto the patio.

Charan Vanjani is the Business Bay expert at Betterhomes. If you would like to contact him for property consultations, or to learn of any open house dates in the area, simply call 04 408 1000. Business Bay is a central business district in Dubai. It consists of a plethora of companies & residential skyscrapers. A lot of working professionals choose to live in this area so that they are close to their offices and have a shorter daily commute. This major business hub has around 240 buildings, both commercial and residential. The area also has a few restaurants and shops, along with the canal that make for great evening entertainment. There are many unique features that attract people to this area. The breathtaking views of the Canal, Creek and Downtown Dubai are probably the drawcard for most. Along with the fact that rents are generally lower than of the nearby areas of Downtown & DIFC. Business Bay is highly accessible via many roads, meaning it is easier to commute to other areas in Dubai. There are various different properties available in Business Bay. Since the area is developing, most of the buildings are fairly new or brand new. Generally, the rent prices for a one-bedroom apartment range from Dhs60,000 to Dhs70,000 and Dhs80,000 to Dhs100,000 for a two-bedroom. It is a buyer’s market at the moment as there are so many new properties popping up. You can buy a one-bedroom for Dhs700,000 to Dhs1m or a twobed for Dhs1.3-1.5m depending on the building.

PROPERTIES IN BUSINESS BAY

Betterhomes have a dedicated team of agents who specialise in off-plan properties. We caught up with team manager, Wassim Abdallah to get his expert opinion on buying off-plan. WHY IS BUYING OFF-PLAN A GOOD IDEA?

There are several reasons, to start with, you’ll get a brand new property for a lower price and often a flexible payment plan. There are a wide variety of places to choose from and the investments usually return a high rental yield. Plus, there’s buyer protection laws in place that keep you safe. ARE OFF-PLAN PROPERTIES SUITABLE FOR FAMILIES?

Yes, they work well for end users as you can move in to the new house immediately and use the payment plan instead of taking a bank loan with heavy interest. CAN YOU GET A MORTGAGE APPROVED?

Yes, for some off-plan projects and developers like Emaar offer a mortgage when you reach 50% of the total price. IS THE DEPOSIT CHEAPER?

Yes, the deposit or first payment is usually 5% of the total which is cheaper than in the secondary market which has a minimum of 25%. HOW WILL YOU SAVE MONEY?

There are several waivers in place to save you money, such as the service charge, property management fees and commission. There are also postpayment plans which mean you can pay the rest of the fees up to five years after completion. WHERE IS THE BEST PLACE TO BUY OFFPLAN AT THE MOMENT?

For Sale AED975,000. Ubora Tower 4, Business Bay. 1 bed, 2 bath, 1 parking, 1,055 sq.ft.

For Rent AED66k per year. Westburry Tower 2, Business Bay, 1 bed, 2 bath, 1 parking, 892 sq.ft.
