The Betterhomes perspective

What a year 2022 was for the Dubai real estate market. Records were set with both the volume and value of residential transactions outperforming expectations, soaring demand for luxury homes, and the rental market stepping up its game, much to the delight of private landlords.

As we crossed the threshold of 2023, the question on our clients’ lips was ‘where do we go from here?’

Backed by our own in-depth research - and four decades of market experience -we’re confident of a healthy outlook for the local real estate market for the remainder of this year, and beyond.

The watchword for continued opportunity and positive consumer sentiment is sustainable growth.

We closed 2022 with transaction volume for ready units consistent over the last three quarters and while sales price increases have slowed, this ushered in a new era of sustainable single digit growth.

For those looking to sell in the

short term, the fact that supply of both new and ready property will remain constrained this year while new residents and investors look to set up home in the UAE, equals exciting opportunity despite interest rate hikes.

Interestingly, we are currently seeing strong demand for upgraded homes and, as the mercury rises and we retreat indoors for entertaining and relaxation, if you are thinking of selling, investment in these areas would be money well spent.

If taking your first step onto the UAE property ladder, or adding to your portfolio, is front of mind, investing in an off-plan development or looking

at the luxury market landscape is worth further exploration with both sectors expected to remain on an upward trajectory this year as new launches fill the gap created by the current lack of ready property.

The ultimate decision driving litmus test is the bigger picture economic outlook for the UAE and with the International Monetary Fund forecasting non-oil economic growth of around 4% for 2023, the Emirates will lead the region as the fastest growing economy in the Arabian Gulf this year.

With a steady procession of end users and resident buyers further demonstrating the appeal and confidence in the long-term stability of the real estate market, plus the unveiling of Dubai Government’s’ US$8.7 trillion economic plan to supercharge investment and trade opportunity through to 2033, we can only continue to go from strength to strength.

How to master...

Monochrome

WHAT IS IT?

Using varying shades of a single colour to create a cohesive and harmonious space, the key to getting monochrome interior design right lies in using different textures, materials, patterns and shades to add depth, layers and interest. Often mischaracterised as restrictive, its structured modern, classic yet whimsical versatility suits every space.

ABOUT THE STYLE

Its origins can be traced back to the minimalist art movement of the ‘60s and ‘70s. A style that remains popular, it has also influenced other design forms such as the Japanese wabi-sabi aesthetic and the clean lines and simple forms and neutral palette of Scandinavian design.

HOW TO NAIL IT

Pick one colour. Start by selecting a colour you love as the foundation for your design. Popular choices include white, black, grey, beige, and even different shades of blue.

Explore shades. A single colour is the gateway to an array of different shades that can be used to create depth and interest in any room. For example, if grey is your go-to then bring light shades, medium tones and deep, dark variations into play.

Think texture. To add interest and dimension to your monochrome design, incorporate different textures. This can be done with fabrics, rugs, furniture pieces and accessories. If beige is your palette foundation, for example, think about introducing soft furnishing accents using rich velvets, crisp linen and airy cottons.

Contrast counts. While monochrome design is all about using one colour, adding contrast is important to prevent the room from becoming too flat. Use black or white accents to create contrast and up the interest factor.

Mix it up. Get creative with a mashup of different materials from wood, metal and next-generation bioplastics to glass, stone, porcelain, ceramics and leather – or pleather. Light woods paired with selective use of metals are a great fit with a beige colour palette.

In the mood. Lighting is a crucial element of monochrome design. Use different lighting sources, such as lamps and overhead spots, pendants, chandeliers, track lights, etc. to create the right mood for each space, with the flexibility to adjust depending on time of day or purpose.

Keep out clutter. Edit your space by ensuring that accessories and décor are minimalist with just a few select statement pieces that reflect your monochrome colour palette.

Brutalism revisited

Brutalism revisited

Statement simplicity with a raw edge

TIP

Negative space (aka unoccupied areas) is an essential element in creating a visually intriguing space, so resist the urge to add furniture

trends | INSPIRATION blivinguae.com | 11

Acelebration of the beauty of raw materials, textures and starkly expressive geometric design, the Brutalist architecture movement was born from the ruined European cityscapes of World War II. Its influence on interior design took hold in the early 2000s with the emergence of the Neo-Brutalist style: a more refined, less ferocious reimagining, that remains true to the movement’s core ideals while making a bold statement. Yasmin Farahmandy, Founder, YDesign Interior, explains how the pairing of unyielding materials and warm, tactile touches come together to create a welcoming space.

MAXIMISE THE MINIMALISM.

This is no place for trinkets and overaccessorising is a strict no-no. By removing extraneous adornments and decoration, and carefully siting selected furniture pieces and lighting fixtures to showcase the raw components of a room, simplicity is key. Imagine a Le Corbusier-esque statement black leather and steel-framed sofa set against a smooth brushed concrete wall with an abstract geometric chandelier casting a warm glow.

FEEL YOUR WAY. Textural elements add subtle refinement and warmth to an otherwise stark, industrial-centric design. From rough-cut wood and natural stone to woven textiles, you can create a welcoming environment while embracing your brutalistic side. Layering and pairing different textural materials is an instant ‘softener’. For example, the natural grain finish of a wooden dining table juxtaposed with the smooth unpolished feel of an untreated béton brut wall console.

EMBRACE THE RAWNESS. Here, there and everywhere, raw concrete is the material foundation for NeoBrutalism interior inspiration. As well as its obvious use as a natural, unpainted wall or floor treatment, today’s designers are creating 50’s-style concrete chairs, wall sconces, vanity units, and more. Durable underfoot, its porous nature can be a challenge in the kitchen

EXPOSE TO IMPRESS. Drawing on the 1970s archetypal industrial-

by-necessity New York loft living scene, rough metal accents, exposed pipes and steel beams are back in vogue and accentuate the NeoBrutalism aesthetic. An oversized bronze mirror in a minimally dressed hallway, a bronze geometric statement art piece or faux rusted table all add to the dramatic visual effect.

KEEP IT NEUTRAL. Pare back your colour palette with a commitment to monochromatic tones that play on neutrals to full effect. The goal is to create a unified, monochromatic aesthetic that highlights the raw elements and austerity of the room. For 2023, however, upstart designers are cheekily breaking the mould by injecting an unexpected single pop of colour, and why not?

THINK UTILITARIAN. Function over form has always been the central mantra, but even the most utilitarian furniture can be breathtaking in its stripped-back simplicity. There’s an intrinsic appeal to a plain hardwood table and chairs, steel stools and industrial-style light fittings. But, don’t eschew comfort for style, this is your home after all.

LET IN LIGHT. As with any chosen interior design style, one of the most important elements to consider when designing the perfect space is deciding how to incorporate natural light. If you’re blessed with floor to ceiling windows or skylights in those hard to light places, this will naturally create a bright, open ambience that contrasts and complements a Brutalist-inspired room.

Sustainability comes home at Soul & Tables

Fall in love with the beauty of natural wood and ethically sourced, sustainable, eco-friendly furniture, crafted with passion and built to last

Investing in a piece of furniture that you love, and will treasure for years to come, is an exciting moment, but with so many different brands and stores to choose from, where do you start?

We know that your home is a place of warmth, comfort, and peace, and that you care about what you put in it.

At Soul & Tables, each and every table, chair, bed, console, desk, and more, represents authenticity, is ethically sourced, eco-friendly and showcases the very best contemporary design.

Sustainability and innovation are at the heart of what we do. We believe that great wood furniture should not come at a compromise. Our products use wood sourced from responsibly, carefully managed forests compliant with European Timber Regulations and Forest Law Enforcement regulations.

Our stunning teak wood pieces are made from Forest Stewardship Council-certified wood sourced from Java, Indonesia, where we work closely with the government to replant trees and limit our own usage.

This also means that each

plank of wood is as unique as the tree it came from, with stunning variations in texture, colour, and grain that give the resulting piece a one-of-a-kind character.

We also use French and Serbian oak that is sourced from European well-managed forests where there is a commitment to long-term sustainability and the environment.

The finishing touches are equally important and our products come with high-quality, lasting mechanisms from Blum, Pöttker and Hettich. These complement the convenient designs of extendable dining tables, push-to-open drawers, and softclosing drawers and doors.

Meticulously and lovingly handcrafted by our team of skilled artisans who share our vision for environmental sustainability, your Soul & Tables product pays tribute to the beauty of mother nature and is built to last, to pass on from one generation to the next.

5am

An early riser, I’m up between 4-5am every morning without needing an alarm. I head out into the community with my four dogs to do an entire lap. This is my daily routine and it’s the only time in my busy day that I can find the time for exercise.

6am

I make breakfast for myself and the dogs (my wife is still asleep) and take the opportunity to check emails and plan for the invariably busy day ahead.

8am

Time to head to the office. The Dubai traffic is crazy these days, so a journey that used to take just a quarter of an hour by car, now takes at least 45 minutes; so I head out as soon as I can.

9.30am

Morning coffee in hand, I schedule a quick catch-up with my business partner and tackle any issues that might have arisen at the various sites we are working on.

11am

It’s time for our daily staff meeting - and a mid-morning snack. This is my favorite part of the day, where we brainstorm and strategise about ideas and processes that can improve the systems we use in Creative Wrap across our four international locations.

1pm

Lunch is delivered. I am so bad at meal prepping that I either usually end up grabbing a business lunch at the local bar or ordering in from Deliveroo – which is normally a healthy option.

3pm

Afternoons are our busiest time in our main showroom at

8pm

This is much needed ‘me time’ and a chance to wind down. My wife heads out to walk the dogs while I run a bath. Unless there’s something super urgent to attend to, I usually end up putting on a documentary… and then fall asleep.

Getting the lighting right in every room

Rich Semple, founder, SoMA Lighting (@soma_lighting) shares some illuminating insight

The right lighting adds emotion. When considering lighting for any room, the first thing to think about is how that space is used, and the feelings and emotions you want to evoke from people. It’s important to pay close attention to the interior details, finishes, tones and textures when choosing lighting solutions, to ensure these aspects are enhanced rather than diminished.

Layering creates dynamism. The most common mistake in residential lighting is overuse and reliance on downlights, and only illuminating from above. This results in a flat and lifeless space so it’s critical to layer lighting wherever possible. The use of soft lighting such as floor lamps, table lamps and wall lights add dynamism to a space, and pairs well with feature lighting such as pendants and chandeliers.

Placement is everything. For the kitchen you need to place more emphasis on lighting quantity and placement of lighting as this is one room that requires adequate illumination so we can perform delicate tasks such as food prep, chopping and reading from recipe books. Directional spotlights or pendant lights focused over preparation areas are the ideal solution. In the bathroom, overhead spotlights equal unwanted shadows, so opt for integrated wall lights next to the mirror in order to provide even illumination for tasks such as makeup application.

Sleep is a billion-dollar industry and the right bedroom lighting is imperative. Studies have shown that exposure to blue light suppresses melatonin and shifts the body’s natural circadian rhythm. Selecting the wrong colour temperature lamps for your bedroom or using poor-quality

LEDs with too much blue light content will therefore impact sleep potential. Human-centric solutions via tuneable white lighting technology are now available and adapt to mimic circadian rhythm by automatically changing both intensity and colour temperature of installed lighting throughout the day.

Sustainability is here to stay. LED lamps and fittings have replaced traditional light sources and low-energy lighting systems are now standard in most buildings. The focus is shifting away from single-use products that can’t be reused or repaired, and towards a circular economy. Some lighting manufacturers, therefore, are now offering a 20-year repair and reuse guarantee. The use of dimming systems and presence detectors to ensure lights aren’t left on when a room is empty is also a great idea.

Switch on to safety. Reputable manufacturers will always offer a minimum five-year product guarantee on their products and you can usually download product test reports if you want to double-check the safety aspect. If a product is being sold at a very cheap price then it’s unlikely this information will be available and you may only receive a one-year warranty, meaning you may end up replacing the lights more frequently. Buy cheap, buy twice!

Lighting inspiration is everywhere. The local lighting design community is thriving and there are a lot of talented designers in Dubai. For inspiration for your own home, check out the lighting at Mandarin Oriental Jumeira, The Guild restaurant in DIFC and the dining, retail and entertainment hub at Gate Avenue.

In a world where concern for the environment and awareness of the importance of adopting sustainable practices is permeating every facet of everyday life, why not start on your own doorstep? Sustainable interior design is about creating gorgeous, healthy, liveable spaces for the whole family to enjoy, while still doing your bit to protect future generations – and mother earth. But, when it comes to choosing environmentally responsible materials, furniture, accessories and products, knowing what makes the grade mark and where to buy can be overwhelming. We get the inside track from sustainable design aficionados Sam Armstrong, Design Director, Zephyr Interiors (zephyrinteriors.com) and Hannah Cherwell, founder, Cherwell (cherwell.me)

Bigger picture

“It’s no longer only about buying classic pieces that don’t date quickly. It’s important to first understand the fundamentals of sustainability in interiors. Longevity, energy efficiency, low environmental impact and waste are all important areas to consider,” says Sam. Hannah agrees and suggests starting with our own attitude to energy and water consumption, an area where the UAE, in particular, has seen significant advances in recent years through initiatives such as DEWA’s solar panel installation programme. The latest toilet systems require less water to flush and also feature half flush measures, so worth looking out for when renovating.

Do your homework

If you are looking to replace specific items then do your homework by seeking out companies that are open about their sustainability credentials. “Some brands are backed by industry accreditation, but those who really do walk the talk will be more than willing to provide full transparency about their materials, supply chains and practices. To avoid being sucked in by corporate ‘greenwashing’, look for companies that focus on sustainability throughout the production cycle,” advises Sam, as a “demonstrable topdown commitment to people, planet and profit is what you want to see.”

Hannah applauds brands such as Nordic Homeworx (nordichomeworx. com) whose wooden Swedish floors are made from fully sustainable materials while Sam gives a shout out to Soul & Tables (soulandtables. ae) where beautiful furniture is crafted from sustainable materials using ethical sourcing practices.

Switched on

With around 15% of your electricity

bill eaten up by lighting, replacing those old school fluorescent tubes and incandescent bulbs with LEDs and installing a smart lighting control system is a no brainer. Says Hannah: “Next-generation home appliances also come with much lower energy consumption ratings and combining these with smart learning thermostats, such as the NEST system, can substantially reduce your energy usage.”

HOME AND SOUL
NORDIC HOMEWORX

Shop your home

Reducing, reusing and recycling is the mindset to adopt if you want to be truly pro-sustainability. Hannah admits that reusing some materials can be a challenge but notes that kitchen cabinetry and doors, etc., can be painted or wrapped and old worktops cut down to be repurposed or upcycled as coffee or bedside tables. “This is especially good to do with marble, which is a finite resource,” she says. Sam advocates sandblasting followed by a fresh stain, wax or paint job to upcycle a dining table or getting a grubby sofa professionally cleaned and re-upholstered. Your home is also a repository of forgotten finds. “We all get used to where an item currently ‘lives’ but if you’re open minded you’ll find that simply giving a piece a new home instantly refreshes the space,” she adds.

Show some (pre)love

Expats are always on the move and preloved furniture items are easily sourced online, and often sold at giveaway prices. “This is great for traditionally high-cost items such as bed frames or bedside tables,” says Sam. Pair a second-hand bed frame with some indulgent do-good eco-friendly bedlinen such as the bamboo silk bedding from Naked Lab (nakedlab. com) and you’re ticking multiple boxes.

Kitchen hacks

As well as ultra-efficient appliances, investing in multi-use solutions like Quooker’s three-in-one water tap (quooker.ae) offers both

convenience and energy savings. Sam also suggests buying high-quality cookware with cast iron, stainless steel and ceramic longer lasting options that hopefully won’t end up in landfills when eventually replaced. “And when it comes to food storage, glass or silicone over plastic every time,” she notes.

QWhy is it important to select a design and build company, instead of build-only?

ATo bring your interior design to life, you need to work with experts who understand your vision. A contractor will only fix the issue for you, but a design and build company will bring a lot more to the table in terms of creativity, aesthetics and services. A major advantage is that design costs are included as part of the overall service.

QWon’t bringing in a design team cost more than my allocated budget?

AGood design is a value for money investment, whatever your budget. A design and build firm offer a turnkey project management service. Our costs may be a little higher than if you work directly with a contractor, but once you factor in what you would spend on interior design ideation, planning and project management, then you will save a significant amount by selecting a onestop-shop.

QIsn’t it the same as working with an individual designer and contractor?

ADesign ideas on paper may not be understood by the contractor or impractical interior design ideas may have to be reworked, incurring delays and hidden or unexpected costs. When a prospective client approaches a design and build company, they are engaging with a team that works together synergistically and seamlessly, based on mutual experience and understanding. The company also takes on the A to Z of responsibility including full project management.

QWhat do I need to know when selecting a design and build company?

AA design and build company will charge either a project management or design fee. Before making a commitment, do your due diligence: check out their project portfolio to confirm that projects showcased are genuine, and ask to see customer reviews. How do they work and are they flexible when it comes to interpreting and delivering on client vision, taste and cultural influences?

QWho is the team behind a design and build project?

Through the keyhole

Developed by Rami Malhas, the mastermind behind one of Dubai’s original ultra-luxury residential buildings, Le Rêve, the 35-storey Volante tower in Business Bay is yet another exceptional and sought-after address.

Home to 45 high-end apartments with unobstructed views overlooking Dubai Canal and Burj Khalifa, the current owner of this stunning penthouse was one of the first residents and invested off plan. “This meant we could choose exactly which floor and direction we wanted, which is why we opted for the sunset view orientation of the 10 th floor,” he shares.

Married to an interior architectural designer whose high-profile project portfolio includes residences in London and New York, the couple had an exciting blank canvas to work from.

“She made numerous changes to the

design and multiple upgrades. Most significantly, we opened up the living room to create an unbroken panoramic view of the Dubai Canal. We also installed a Boffi kitchen, used light oak wood throughout, installed specialist art lighting sourced from London and created ‘floating walls’ in the main living space.”

The result is a calm zen-like space where the couple’s art can shine. From the sophisticated comfort of the main living space, which encompasses the show kitchen and dining and lounge areas, the absence of dividing walls means that space is “the ultimate luxury.”

“Opening up the apartment showcases volume, light and airiness. It seamlessly combines zen and wow elements that bring joy to every moment. This is complemented by the ever-changing view, that takes in the unbroken arc of the canal, the coast in front of the Four Seasons Resort Dubai and Burj Khalifa,” he shares.

An added bonus is access to the Volante Club area on the fourth floor with its cinema, spa, sauna and restaurant facilities rounding out the upscale lifestyle offering. “We recently held a party there for 60 guests and all it took was one phone call.”

Yayine Melaku opens the door on a contemporary high-rise DIFC apartment where light and space are the backdrop to exquisite taste

bhomes.com | 27

Ahigh-rise apartment in DIFC and a brownstone in New York City couldn’t be further apart in terms of architectural aesthetic but as an experienced developer straddling two worlds, Yayine Melaku takes inspiration from both.

After relocating to Dubai with her husband and three children for what she expected to be a short-term sojourn, this stretched to seven years and the opportunity to establish her practice this side of the globe.

Looking to kick things off with a “smaller, manageable project,” the decision to go with a 3,400-squarefoot three-bedroom apartment on the upper floors of the statuesque Index Tower makes for a grand opening statement. Says Yayine: “It was the building exterior that originally captivated me, but I initially missed out on another unit in the building, so when this apartment came up and I saw the amazing bones it had, it was meant to be.”

“Dark, dated and dreary,” was her summation of the previous décor but with panoramic floor-to-ceiling windows commanding one of the best city views in Dubai, coupled with the sheer volume of available space, the potential was uncapped.

Yayine’s vision was both ambitious and practical. “With DIFC a major financial hub that attracts expats from around the world, everything had to be clean lines and modern with functionality a super important consideration while still having the glamorous connotations of its location.”

Initially apprehensive about navigating local permitting requirements, she was bowled over by how accommodating Dubai is, as she explains; “While some elements couldn’t be shifted due to safety protocols, other requests were met with a desire to help and to find a workable solution; the opposite of my US experience.”

Although the unit was already semi-open plan, Yayine wanted to open it up further to accentuate the spatial advantage, maximise the natural light, and still create cosy focal points. In terms of colour palette, a mix of cream tones and brushed brass, accented with

hints of browns and black, was chosen to amplify the light and airy concept.

“The kitchen was opened up and elevated, with the sink re-sited away from the back wall, and a relaxed breakfast nook added in what was essentially a dead space that had wasted views out over the Museum of the Future and the Sheikh Zayed Road skyline,” she elaborates.

In keeping with the clean, uncluttered mandate, hidden storage was incorporated under the breakfast nook banquettes, a theme that continues throughout the apartment with a series of discreet cupboards and closets designed for everything from the washing

machine to empty suitcases.

Walls were knocked back, levelled, extended, and doors removed and repurposed to create a grand living space that clearly delineates the dining area and lounge. In a previously unloved corner, a practical semi-private office alcove abuts a grand brushed brass statement bar that wouldn’t feel out of place in a chic boutique hotel.

Lighting obviously plays a big role and was configured to make sense in each space without detracting from the wealth of natural daylight streaming in, or take away from the glittering night-time vista.

to the three en suite bedrooms also received an aesthetic upgrade. “I wanted it to have an art gallery ambience and so we sited a collection of my own artworks along its length and used centered lights to draw the eye and light the way,” she remarks.

The trio of generously sized bedrooms are calming oases of pared back décor, once again allowing the views beyond to take centre stage. Closet doors were simply repainted with bespoke handles creating a point of difference and vanity spaces added to showcase room potential to prospective owners.

Luxury minimalist hotel vibes are abundant, from the flush modern simplicity of bedside light switches, choice of lamps and side tables to the bathroom of the master bedroom where a made to measure bathtub and humungous walk-in

shower overlook the city below.

“I wanted to change the bathtub initially because I didn’t like the design, but we couldn’t find one to fit the space, so we revamped it within the context of the entire space to create a practical and impactful one-of-a-kind bathroom with a view,” shares Yayine.

It’s a close tie but the pièce de resistance, however, has to be the hidden dressing room. By extending the original maid’s room, which also involved moving the entrance doorway, Yayine has created a custom Sarah Jessica Parker-worthy space that is undoubtedly a major selling point.

“I did weigh up the pros and cons of letting go of the maid’s room, but this adds an entirely new functional area to the apartment,” she says.

Another area where Yayine refused to compromise was in sourcing materials and furnishings. “When I

began looking for specific products and pieces here, I struggled to items of the quality I was used to from the US and pieces were often unavailable.

“As a result, I decided to launch my own company, LIU Luxxe. I work with high-end manufacturers and suppliers around the world who craft custom pieces and materials for my projects.”

Kitchen cabinetry and bathroom vanities, for example, are made by a Spanish company with a luxurious sustainable vegan leatherette used to line non-wet use cupboards and exclusive to Yayine’s company.

“I’m obsessive about quality and also about health and safety. In the US, for example, there are stringent regulations regarding formaldehyde levels in MDF board and in flooring,

32 | bhomes.com

or the lead content of brass faucets like the ones we have. As a mother, I need 100% clarity when it comes to the materials I use for my projects.

The three-quarter-inch superior quality engineered flooring used throughout the apartment is sourced from Eastern Europe with the light switches coming from a respected supplier in China and bathroom sanitaryware also sourced through LIU Luxxe contacts. “It’s important that all the things a homeowner would touch or feel on a daily basis be the very best quality – and different from what is out there in the market; this is my unique design voice,” she adds.

Her choice of bespoke lighting pieces, all from the US, riff on the uniqueness, adding a visual wow while seamlessly supporting the ambience in each space.

That’s not to say that familiar brands don’t have a place in the apartment. Says Yayine: “I’ve used soft furnishings from H&M Home; Zara Home accessories in the bathrooms; bathroom tiles from Casamia; Luxxe Home pieces in the living spaces; and bedside lamps from ID Design and Crate and Barrel, who also provided the stunning textural table in the breakfast nook.”

The centrepiece dining table is also a stroke of genius. “I wanted a cement table but the prices I was quoted were astronomical, so I found a square table on noon.com and had surface specialists Horizon 7 add a micro cement finish as well as create the distinctive pedestal detail,” she says, breaking into a smile.

Seven months in the making, how does she feel about the end result? “On days when we had to queue to gain access to the one service elevator or stop working due to noise ordinance regulations, it felt like we would never finish but, together with my brilliant contractor CS Interiors, seeing it come to life as I imagined it could, was awesome.

“I didn’t want to pigeonhole it into a specific demographic or even age group. It could suit a young professional couple, a growing family or empty nesters looking to live in the heart of the Dubai action. What I want someone to say is: ‘This feels like home’.”

Achild’s happiness is a key consideration in the homebuying decision process and, for Malou Robertson, a garden that would suit the social demands of two active pre-teens and provide a safe space, was a top priority.

As the first resident of her Arabian Ranches 2 villa, the blank outdoor plot was an area just waiting to be transformed, and Malou was eager to get started. “Together with my husband, we knew exactly what we wanted to do with the space and had a designer friend translate every detail into drawings,” she recollects.

Inspired by family travels through the Mediterranean and the villa’s Portuguese-influenced architecture, she was adamant from the outset that the garden aesthetic should seamlessly embrace the bricks-and-mortar aspect.

“We wanted to create something that had personal meaning, and that would also embody unity and balance with flowing lines and pathways designed around eye-catching focal points but with smooth transitions between each area,” she explains.

Tackling the project as a couple, Malou’s dream garden criteria covered purpose and budget, with sustainability and practicality given equally important billing.

of materials and garden features, with handmade tiles for the water feature sourced from Tunisia; floor tiles from Stones and Slates in Dubai Investments Park; and plant pots from Dubai Garden Centre and Royal Garden Centre. Plants and greenery came from Al Warsan and Wahat Al Sahraa nurseries with a Lynx Sedona barbecue ordered through Gulf Leisure.

A contractor and builder executed the groundwork and took the project from drawing board to physical reality, with the excitement of the project “slowly coming into life, a very special time.”

The result is a family garden where every square inch is utilised and enjoyed. Says Malou: “The barbecue area, in particular, is a space enjoyed by the whole family while I love looking after all the plants and creating décor themes for parties or different seasons.

“I also love just sitting on the grass in the early morning or late afternoon but being busy in the garden is my way of relaxing.”

Her husband’s favourite spot after a hard day’s work is the day bed or a seat in the olive grove, “which feels like it was transported directly from the pages of The Secret Garden or a cherished memory from our Mediterranean travels.”

ISLAND LIVING

Kitchen tradition is transformed at this Jumeirah Golf Estates home

40 | blivinguae.com

The final room to be renovated in this 2014 villa, owners Victoria and John Thatcher had happily lived with the original neutral palette Poggenpohl kitchen for almost a decade.

“We wanted to make the space more practical by creating a much larger kitchen with bifold doors opening out onto the garden dining area,” says Victoria. The vision was a simple, modern and chic space, but one that had to reflect the more traditional aspects of this busy family home. Says Victoria: “One of the biggest challenges was finding a middle ground between the sleek modern designs that we were drawn to and elements of a traditional kitchen.”

blivinguae.com | 41 renovation | INSPIRATION
Before

Top of the wish list was a large kitchen island and its waterfall marble design makes a striking visual statement. “Dual ovens for flexibility when entertaining were also a musthave while we were adamant that we didn’t want a seating area in the kitchen, which our designer thought was highly unusual.”

In-kitchen seating was superfluous with access to the dining room and a separate outdoor dining space on either side of the kitchen, which effectively freed up additional functionality.

Contrasting top and bottom cupboard colours add a bespoke

point of focal reference with glass-fronted cabinets above a brace of on-trend wine fridges bringing the bar area to life. Appliances are cleverly integrated into the sleek design with Amos Antin, Managing Director, The aCross Designs, finding a way to deliver a dream kitchen, as Victoria explains:

“We fell in love with an enormous high-end brand fridge that was way out of budget, but Amos found a way to incorporate two large fridges from another white goods company using inwardopening doors to create the same effect for a fraction of the price.”

The decision to go with Teka for the remaining appliances was based on a trifecta of criteria: quality, style and value for money. Says Victoria: “Technological innovation was also important and their products are incredibly advanced. For example, the steak oven cooks meat in the same way a barbecue does, and since burgers and steaks are a firm favorite in our family, this was a great option. The other oven comes with an airfryer feature and we’re really enjoying trying out new recipes.”

Teka was also able to supply a hob with an extractor that is fitted within the worktop, eliminating the need

42 | blivinguae.com

for a conventional hood, enhancing the uncluttered open feel of the kitchen. “It even has an air freshener setting, which is super useful.”

Handles and taps from Buster and Punch (@busterandpunch) delivered unique finishing touches with the bifold doors from Oryx Doors and Windows (@oryxdoors) suffusing the room with welcoming additional light.

THE VERDICT

“We chose to go with Amos and The aCross Designs based on a neighbour’s recommendation. We were able to view several family kitchen projects they’d created and were confident they would do a great job – and they were spot on when it came to quality, professionalism and on-time completion.”

Finishing touches

Using glass display doors for various cabinets breaks the design monotony and adds extra character.

Having the right number of sockets on the backsplash is critical in order to connect all your appliances with island power sockets for laptop and phone charging.

If the budget for appliances is tight but fridge storage space is essential, opt for a free-standing refrigerator.

Square a/c grills can easily be swapped out for linear grills to enhance the flow of your kitchen space.

Choose a semi-gloss or matte finish for cabinet doors to avoid the daily challenge of dealing with fingerprint marks.
