When it comes to packing up a home, professional help and expert advice go hand in hand. Top international relocations experts share their seven top moving tips. 1 OVERSEAS MOVE Moving from abroad? Use a reputable international relocations company, ideally one with offices in Dubai. The end-to-end service begins with a house survey to assess container space requirements. There’s plenty of paperwork to complete (plus insurance), after which your worldly goods will

be professionally packed and loaded on a Dubai-bound vessel. Your relocations liaison should complete the necessary customs formalities this end, with doorstep delivery and unpacking included. 2 INSURE TO BE SURE If you’re moving an entire household halfway across the world, don’t skimp on insurance. A requisite for most international relocations, ask your mover for information and pick shipment protection that gives you peace of mind. High-value items or family heirlooms with sentimental value deserve an added level of surety and can be prohibitively
expensive to repair, or replace if damaged in transit. 3 SHIFTING LOCALLY Planning ahead is key, with eight to 12 weeks the recommended window for organising the big move. Shop around for relocation quotes and make sure to check out online customer reviews, as well as asking around for mover recommendations. one to two full days to get you packed up, shifted and unpacked in your new home. 6 MOVING PERMIT Many building owners, landlords and communities require that you apply for a moving-in permit, and also, a moving-out permit. Check with your real estate agent, or building/community security, exactly what paperwork needs to be completed in advance; and allow for up to five working days for processing. The standard is usually completion and submission of a Move-In/MoveOut form along with a copy of your tenancy contract or title deed, passport, visa, and proof of settlement of any community service fees. Moving company details including trade license, insurance copy and movers’ Emirates ID copies are also a basic requirement.

Etisalat and Du are the two main telecommunications companies in the UAE for your broadband, TV, mobile and fixed-line package set-up. Not all residential buildings or communities offer both options, however, so check before signing on the dotted line. Etisalat (etisalat.ae) Steps: 1. Submit a request online, or via the My Etisalat UAE app.
PICTURE THIS When renting, or moving into a newly built home, before you move your furniture in take photos of the empty rooms as proof of good order or to highlight any snagging issues. This can be super helpful in the case of any deposit return issues or snagging works.

for shipment requests, registered document handling, courier services and on-demand delivery. The ‘My Home’ package provides weekly home delivery. Physical PO boxes are located in the nearest post office, at dedicated local community PO Box ‘shelters’, or in some newer apartment buildings. Private home PO boxes can be installed on request (for villas in selected areas). It's also possible to set up a business PO Box. Registration is online with annual rental fees starting from Dhs300. For larger items you also have the option of using a 'shop and ship' service.
NEED TO KNOW: Alcohol licence HOW TO TRANSFER A DEWA ACCOUNT The ‘DEWA Move-To’ service lets you transfer your account – including the deposit – to your new home. This can be done online (dewa.gov.ae) or via the DEWA app. Simply submit your new Ejari contract details, the contract account number of your former home, and settle any outstanding monies due, to register an automatic transfer. Be aware that if your new home requires a larger deposit you will need to pay the difference.

Both Etisalat and du offer different international calling packages for fixed line and mobile, and regularly advertise promotional offers from country bundle deals and unlimited ‘call home’ data and minutes plans, to global access voice and video calling options. Virgin Mobile (part of the du family) is another option (virginmobile. ae). Skype and FaceTime are currently unavailable in the UAE, but Zoom, Microsoft Teams and Google Meet are all popular and available options. Screen time is also possible with other VoIP

apps, including BOTIM, C’Me, HiU Messenger and Voico, which you can access via Etisalat and du (fixed monthly fee may apply). Bonus point: local and national landline to landline calls are free in Dubai.

You won’t see a postman in Dubai as postal mail is delivered to private or business PO boxes, not your home. Register online to rent a private PO Box through Emirates Post (emiratespost.ae). Various options are available, including access to a new smart management service (epbox.ae)
As a (non-Muslim) resident in the UAE aged 21+ years a liquor licence is required if you want to purchase or possess alcohol in Dubai. African & Eastern and MMI are the two governmentauthorised beverage companies permitted to process alcohol licences. 1. Head to one of the MMI or A&E stores across Dubai 2. Present your Emirates ID for scanning to start the application process 3. Pay the Dhs270 fee When will I get my licence? Licence approval takes 48 hours and will be ready for collection within four weeks. Order online Once you have your licence, it’s possible to order alcohol to your home – and have it delivered the next day – from the government-approved website Legal Home Delivery (legalhomedelivery.com). It stocks both MMI and A&E brands.

POWER ON Activating your Dubai Electricity & Water Authority (DEWA) is easy and can be done online (dewa.gov.ae) or at one of the self-service kiosks at any DEWA Customer Happiness Centre.
How to register your tenancy
Ejari (My Rent) is the mandatory registration of your tenancy contract and is designed to offer full protection of rights to all parties covered within the tenancy agreement. The easiest way to register, if you have all approved paperwork in hand, is online (ejari-online. com); simply complete the registration and upload the required documents. Alternatively, visit one of the official Ejariapproved typing centres listed on the website to get your paperwork sorted, then visit an Ejari service centre to complete the registration in person. Required documents: Passport copy, UAE residency visa, original tenancy contract, Emirates ID, a recent DEWA bill or receipt of DEWA connection application, title deed of the property and a copy of either the landlord’s passport or Emirates ID. Cost? Dhs225 or Dhs365 for the express online service. Timeline? 24-28 hours to process the application and issue the Ejari number; two to seven days to receive your contract via email. If you don’t mind waiting three or four days, your real estate agent at Betterhomes can register your Ejari for you online.
Q What documents/personal details are required? A Your Ejari number, property title deed (for owners) or tenancy contract (for renters), Emirates ID and passport copy along with your DEWA number (if you’re an existing customer) and nine-digit premises number (which is located on a mounted wall plate next to your front door). Q How much does set-up cost? A Activation charges are Dhs100 for a small metre connection (Dhs300 for large metre), Dhs10 for registration, and Dhs20 Knowledge and Innovation fee. You will also need to pay a security deposit of Dhs2,000 for an apartment or Dhs4,000 for a villa. Q How long will it take to activate my account? A Within 15 hours of registration and security deposit payment.
Q Is there an app I can use? The DEWA smart app allows you to register your connection, monitor usage and pay your bill. Plus, the Hayak option allows you to live chat with customer support. Empower as your provider? If you live in a community where Empower chiller services registration is required, this can be done online (e-services.empower.ae). Step 1: Register as a new customer (landlord or tenant) by entering your contact details. Step 2: Create a username and password then initiate a new registration request. Step 3: Enter your DEWA account number, building name and unit number. Step 4: Upload the required documents for a tenant (tenancy contract, Ejari, Emirates ID, residence visa copy) or landlord (title deed, passport copy with signature page) A security deposit of Dhs2,000 (apartment) or Dhs3,000 (villa) applies. If you’re a first-time landlord, a one-time connection fee of Dhs2,000 and Dhs1,000 administration charge applies. Processing time is one to three days.

Gas and water doorstep delivery
There's no mains gas in Dubai and many high-rise apartment buildings do not permit the use of gas cylinders (some newer buildings may have centralised supply systems). If you’re in a villa and gas is your cooking fuel of choice, you’ll need to purchase individual gas cylinders. There are plenty of gas cylinder companies in Dubai who deliver to your door and also connect and replace new or empty cylinders. Expect a one-off connection fee/ refundable deposit (cost varies), while refills cost from Dhs60-285 depending on cylinder size. Tap water in Dubai is drinkable, although it isn’t particularly tasty. The majority of local brand waters you buy in the supermarket also offer a home delivery option (see page 45) and will install a water cooler for a fee.

UAE PASS Downloadable from the App Store or Google Play, UAE PASS is a national digital identity and signature solution that lets you access over 5,000 e-government services. Using your registered digital signature, you can legally complete transactions such as buying a car, paying government bills and renting a house. Account set-up only takes a couple of minutes; use your mobile to scan your Emirates ID, fill in your contact details, choose a user code and password, and submit a biometric face scan to go live. Alternatively, for the final step, head to a UAE PASS kiosk (locations are listed at smartdubai. ae) to complete the final verification process using your Emirates ID and fingerprint. For expertly filtered tap water with environmentally friendly credentials, the GROHE Blue Home app-connected system comes with still and sparkling options neatly housed in a compact filter system with a sleek faucet design. The handy app pings you an alert when the CO2 bottle needs replacing (grohe-mena.com). Liquid of Life (liquidoflife.net) is another ecofriendly option with its under-sink water purifier fitted in under 30 minutes for fresh, clean water all year round.
DUBAI NOW Save valuable time and download the DubaiNow app (dubainow. dubai.ae) for access to more than 120 local government services across 12 categories, from obtaining a medical record number (MRN) and viewing Ejari status to checking a residence visa application status and purchasing car insurance. for Covid-19 contact tracing and health status updating, the app lists each resident as green, grey or red status based on their most recent PCR test and vaccinations. It’s also where you find your official vaccination certificate and is required to be shown in certain public spaces and workplaces to gain access.

WHAT GOES IN? Everything from an (empty) fridge freezer to all your canned goods, but it’s a no to anything perishable (including plants) or flammable.
SIZE IT UP Storage spaces and units range from minipods and 10-sqft boxes up to 500 sqft (apartment-size) units, housed in air-conditioned warehouses to prevent deterioration or damage. PACK UP AND GO Self-storage couldn’t be easier, from simple storage lockers in a 24/7-accessible warehouse to firms that deliver storage pods to your door for you to fill before they’re transported to a drive-up warehouse facility. For a big move, expert hands will usually come to do the packing for you. SAFE AND SECURE 24/7 facility security should come as standard, but double check this
is the case. Individual units often come with built-in locks that allow you to create your own passcode or you may need to provide a padlock. ON THE CLOCK Leasable from a short 30-day period up to six months, or more, shop around to find an arrangement that suits your timeline and space requirements. A security deposit is the norm. PEACE OF MIND Don’t forget to check whether insurance is included in your storage agreement, as not all facilities offer this as standard. If the amount is less than the value of your possessions, additional cover may be required.
HANDS-ON HELP Cleaning services in Dubai are generally very affordable and there are plenty of pay-by-thehour maid service companies out there ready to put some scrub, tidy and polish sparkle into your home. Live-in: If you choose this route you need to legally sponsor them and arrange for a UAE residency visa. On top of salary, costs include a medical fitness test, a deposit and non-refundable fee for the visa, Emirates ID, health insurance and an air ticket home as per the contract. Depending on nationality, a refundable security deposit payable to the embassy of the maid’s home country may be required as well as recruitment agency fees. You’ve got keys in hand, but do a full recce first to check everything’s good to go Tenants: By law, your landlord is obliged to hand over a property in full working order. Do a thorough check of the physical state of your new home before you take possession. Is the A/C working properly? Have the walls been painted? Does the toilet flush? It doesn’t hurt to ask for a tenancy contract clause giving you 48 hours to report any maintenance issues after moving in, so the management company/landlord can fix problems immediately. It is also prudent to check there are no outstanding DEWA bills or service charges from the previous tenant before signing your lease. If you do find yourself facing a

reluctant landlord, your next move is to seek recourse through the Rental Disputes Resolution Centre (800 44 88). Homeowners: Sub-par snagging or landscaping issues? If it’s a newly built home, the developer will arrange for access to conduct a snagging check before you collect the keys (and hand over any final payments); with the
contractor required to make good on any issues as per the Defect Liability Period. For older properties, you’ll need to ask for an inspection contingency clause in the purchase contract. Failing that, the Amicable Settlement Centre (ASC) at Dubai Land Department (DLD) is your friendly mediator. Worst case scenario (costs wise), a case can be filed with DLD/Dubai Property Court.
ARE YOU PAYING A FAIR PRICE? A helpful resource for all things residential, the Real Estate Regulatory Authority (RERA) is the regulatory arm of the Dubai Land Department. Check out its regularly updated Rental Increase Calculator, a useful resource for tenants wanting to check if they are paying a fair rental price. The body is also responsible for licensing and regulating all real estate activities in Dubai (dubailand.gov.ae).

Maintaining Your Home Whether you own or rent your home, keeping it in tip-top shape is important. Zubin Firozi, CEO of home maintenance company Octopus (octopus.ae), tells us the benefits of an annual maintenance contract
Why should I consider an annual maintenance contract? An annual maintenance contract (AMC) has several benefits. Most importantly, preventing breakdowns in the home with planned preventive maintenance to prolong the lifespan of expensive systems, such as ACs. If breakdowns occur then you would also be covered for call outs with emergency response times to make sure that you are not left without help, say, in the middle of summer with no AC, or no water when you need to shower. What are the key things that must be fully maintained in an apartment or villa? The key things that should be maintained within your properties are: AC – regular cleaning of the AC filter itself can reduce stress on the AC unit. If the filter is blocked, then this can reduce the air flow, causing the AC unit to work harder and longer to cool the room which puts strain on mechanical parts that could eventually fail; plumbing – regular checks of water heaters and water pumps means that we can recommend repairs before parts fail. Potentially, when water is involved, it can cause damage to the surrounding areas; electrical distribution boards – electrical systems should be checked regularly to prevent breakdowns.

Over time, electrical items do degrade, and under an AMC technicians can diagnose and repair issues quickly before they occur. How many times should my AC be serviced? An AC service should be performed by a qualified technician at least three times a year. A well serviced AC unit will work more efficiently, saving on energy costs and ensure the unit’s lifespan will be extended. During an AC service, technicians can check for parts close to failure and ensure that this is fixed before damaging breakdowns occur. What questions should I ask a maintenance company to ensure they can do the job to a high standard? Always check if the company has experience within your community and especially work on your type of AC units. A good company should always follow comprehensive method statements, with well-trained, qualified technicians who should be able to communicate with customers effectively. What standard services should an annual maintenance contract include? AC servicing at least three times a year; plumbing and electrical
check-up at least once a year. It should also include details of the emergency response time – how long it will take for them to arrive at your property in the event of an emergency, such as AC failure. If I am renting, should there be a clause in my contract related to who is responsible for home maintenance? If so, what is a common clause? The prevalent standard terms in a tenancy agreement is that the landlord should cover any costs of major repairs and the tenant would cover minor works, but the details can be left to interpretation. Therefore, some agreements can state anything over AED 1,000 is classed as major works and is the responsibility of the landlord, and anything below AED 1,000 is the tenant’s responsibility. Further, most landlords who don’t live in Dubai also opt to pay for an AMC. This way, they know their tenants are looked after and, most importantly, that their property investment is well looked after. Some of the benefits both landlords and tenants can get from a cost-effective AMC include: prolonging the lifespan of major mechanical and electrical systems; an emergency response in the event of issues; and, above all, peace of mind that the property is being well maintained.

What are the most important things to consider when approaching a renovation? Start by finding the right fitout company, deciding which renovation will make the most difference to your life and establishing your budget. What are the benefits of renovating? also add value to your property when you come to sell. What type of budget should you set? This depends on the size, style, and idea. If it’s just a makeover you’re looking for, this can be done relatively inexpensively by changing the flooring, lighting, and paint. But if you’re going to be making structural changes, we advise you to pick a reasonable budget that doesn’t make you cringe, because there will likely be extra costs that will extend your budget.
What approvals do you need to seek before renovating? You only need permission if you’re making structural changes to your property and your fitout company will handle this process. If you’re changing the Affection Plan, then you need permission from the developer, municipality and, in some cases, the civil defence. You’ll need a certificate of approval from Dubai Municipality before starting on building work. How long is the typical renovation timeline?
For a two-bedroom, threebathroom apartment it should take around two to four months, whereas a villa can average at four to eight months, depending on the scope of work. A structurally well-executed renovation takes time, so be careful about trusting someone who says they can do it quickly. Is it possible to do a renovation without an interior designer? You can do it without a designer, but if it’s not something you’ve been trained in then it will be difficult to get it right. Sometimes it’s the small things, such as the placement of a light, which can make a big difference to the whole room. How can you make sure you choose the right contractor? Find a company that understands your vision for the home. Then check their portfolio of work to see if they produce results.
Be aware that the right contractors are the ones who focus on the ‘invisible’ tasks as well as the superficial changes. Tiles, waterproofing, piping, plumbing, and electrical works all take years of experience in the UAE market to get right.

KITCHEN CHIC A rented villa in Jumeirah 1 gets a complete kitchen makeover When Nikesha Mcgrath from Decovate Designs (decovate.me) was contacted by a renter, the brief was to give a traditional UAE style kitchen a new lease of life. “My client was very aesthetically driven, so it really had to look pretty but also had to be practical with plenty of storage,” the interior designer explains. Using a local kitchen supplier, Galaxy Kitchen, the process took just 30 days and produced a clean, yet stylish look. “We were able to achieve a clean, premium look typical of European suppliers but locally in a third of the time,” says Nikesha. The result is that “You walk into the kitchen and can’t help be impressed. The look overall look is light and bright, with handleless cupboards and a glossy finish. This, juxtaposed with the wood detail and the island, creates an inviting feel.” To achieve the look, all the appliances were built in, and a display shelf was put in to showcase the family’s nick knacks. “We really wanted to accentuate the clean base of the kitchen with subtle contradictions in the styling,” explains Nikesha. “The wooden beaded lights are the perfect contrast to the smooth quartz countertops, and the brushed gold legs on the West Elm stools look great against the warmth of the wood base on the island.” The wallpaper, which adds a fun pop of print to the space,

Focus on cupboard door styles, hardware, backsplash and countertops. Putting your ideas down on paper helps you to focus and visualise the finished look. Team up There is a lot of technical planning, hard work and last minute changes that go into planning a kitchen, so ease the burden by working with a reputable kitchen supplier who will take on these headaches for you. BATHROOM BLISS How this master bathroom in Palmera, Arabian Ranches, received a grown-up friendly makeover After living in their home for 18 months, two busy parents decided it was time to refresh their master bathroom. “With three young children, the clients wanted to make sure their bathroom was a grownup space away from the noise of the rest of the house,” explains Becki Willis, founder of Studio van Oliver, who dreamed up their new room. Renovating the typical

beige and brown tiled suite that is common in UAE bathrooms, Becki was able to create a stylish spa-like experience for the homeowners. In order to make the room as practical as possible, Becki decided it was necessary to change the floorplan of the bathroom. “The main change we made was to remove the bath and move one wall back, extending the space to make way for a large walk-in shower,” she explains. “Storage was another key requirement, so we designed a large vanity with plenty of concealed storage and shelving above.” To create a modern look, the
interior designer decided on a bright colour pop. “Green is a calming colour so we chose the stunning hex tiles (from Sanipex Gallery) in a sea-green for the shower, whilst keeping the rest of the room light and bright.” A wooden floor (by Arteco) was installed, which instantly elevates the stylish feel of the room. “The bright tiles in the luxurious walk-in shower are balanced by natural, organic materials – a wood-effect floor, stone sink, and wood vanity – to create a peaceful master bathroom with just a little bit of drama,” says Becki when describing the finished look.

Becki shares her tips: Budget Tiles can drive up cost, so if you are working to a smaller budget, mix up tiles in wet areas, with painted surfaces in dry areas. Inspiration The possibilities for bathroom design are endless and it can be hard to know where to start. Hop onto Instagram or Pinterest for inspiration. Save the images you like and notice
the commonalities that you are drawn to. Samples Ask for samples wherever you can. Take them home, check them in different lights and at different times of day in the bathroom. Lighting Avoid having a light source directly overhead as you stand in front of the mirror – ideally you want light in front of you to
minimise shadow falling onto your face. Consider hanging pendants; backlighting; or wall-mounted lights around the mirror. Space Spend some time working out how you make the most out of your bathroom with your designer. I recommend mounting your vanity on the wall in smaller bathrooms to open up the floor space.

Moving On Leaving the UAE for pastures new or moving somewhere different in Dubai? Here's how to ensure a hassle-free exit
RENTER REMINDERS
If it’s that time of year when your tenancy contract is coming to an end and the decision to stay or go is imminent, most landlords or management companies will send out a renewal notice (with updated terms) well ahead of time. If not, it’s your legal responsibility, as a tenant, to give notice or confirm renewal 90 days in advance. If you’re on your way out, here’s a few things you need to do… Pain-free exit. Normal wear and tear aside, you’re legally required to hand over your apartment or villa in good condition. This includes repainting walls to their original colour, filling in any holes from picture hooks, etc., any checking that everything is generally in good working order. Failure to do so could see you lose a chunk of your security deposit or receive a hefty maintenance bill.

MOVING ON
EVICTION NOTICE An unexpected eviction notice can send you into a tailspin, so it pays to be up to speed on your legal rights as a tenant. If your landlord wants to move into the property themselves, or sell it, a written 12-month notice period is required. Eviction (upon expiration of current contract) is only possible if the landlord plans to demolish the property, is selling, has immediate family moving in, or if it needs serious maintenance/renovation (Dubai Municipality technical report required).

Inspection ready. The landlord, management company or appointed agent will inspect the property to make sure all is in order. The final step is to hand back the keys, at which point your deposit should be returned, although this often takes time to be credited to your bank account. Power off. On the day your tenancy expires (or ahead of time if you move out early), you need to complete an online DEWA request to inform them you’re moving out and to prepare the

final bill. This usually takes 24 hours. There’s a Dhs100-300 disconnection charge (excluding VAT), plus final bill amount. Any DEWA deposit will be refunded or transferred to your new property. If you already have a new home sorted, you can transfer your account through the online ‘Move To’ service. With Empower, it’s a similar process but you’ll also need to visit their offices in person to make the final payment, retrieve your deposit and get clearance.
DEAL BREAKER
Need or want to cut short your tenancy contract? Check the terms and conditions regarding early exit penalty clauses. In addition, your current Ejari contract remains live until all issues are resolved. If you have issued post-dated cheques, ask for them to be returned, or for written confirmation of non-encashment.
MOVING ON
Caller disconnected. To cancel your Du package, either submit a cancellation request online (du.ae), via the app or call the customer care line (800 155) at least three days prior to moving out. You will receive a call-back within 72 hours to walk you through the final steps of the process, after which you pay your final bill online or in person (and collect any monies owed). It’s a similar story with Etisalat (800 101). If you have a long-term package, don’t forget to check the small print as you’ll probably be locked into a contracted period with penalties for early cancellation, plus there’s a standard 30-day cancellation notice period. Moving within Dubai? Du and Etisalat accounts can be easily transferred by making an online request or calling the customer helpline. Get the ball rolling at least four working days before you relocate, and make sure you have your full (new) address details and proof of residency documents for uploading. A technician appointment at your new location will then be scheduled (fees apply). Same as moving in, some communities will require you to obtain a movingout permit or, for apartment buildings, a landlord NOC.
DUE TO RENEW
You love where you live, but is it still right for you? Noisy neighbours in the form of a major construction project on the doorstep could mean long periods of late night and early morning noise disturbance, or even the loss of natural light. Fair rental rates are easily checked
using the RERA Rental Increase Calculator, which lets you plug in your location and residence basics to verify what the going annual rental price is. Find it at dubailand.gov.ae. Paying too much? The first step is obviously to negotiate, but make sure you do it 90 days before contract expiration. If the situation isn’t resolved and the RERA Rental Increase Calculator is in your favour, consider filing
GOING, GOING, GONE
The sales process explained… If you’re a landlord who is selling and are ready to accept a buyer offer, your agent is on hand to help you agree terms and prepare a Memorandum of Understanding (MoU) or Form F to be signed by both parties. Note: this locks you into the deal. Next step is for the buyer and seller to meet at the offices of the developer to apply for a No Objection Certificate (NOC) to
a complaint with the Dubai Land Department’s Rental Dispute Settlement Centre. A 3.5% fee (based on total annual rent) is payable, but if you win the case, this is refunded. Additional admin fees apply. Read the small print of your existing rental agreement and negotiate on the finer points to secure a better deal. This could be payment in multiple cheques or an extra parking space.

Once the NOC is issued, both parties make a trip to the Dubai Land Department to transfer ownership. Payment must be made by manager’s cheque on the day of the transfer. 5 THINGS TO WATCH OUT FOR WITH OFF-PLAN PROPERTIES Dubai’s property market has remerged from the depths it plunged to during the peak of the pandemic, with more people buying homes than at any point since 2015. The changing sentiment has many contributing factors, but chief among them are the favourable government initiatives that have encouraged people to take root in the city, including issuing visas for retirees and professionals working remotely, and the expansion of the 10-year golden visa programme.

1. Do your due diligence. Check the developer's credibility and see what else they have built. 2. Check the build quality and current state of the development you’re thinking of buying into. 3. Work only with a good broker who has your best interests at heart — not one aiming to get high commissions from the developer. 4. Location, location, location. As always, where a property is will impact your chances of selling later down the line. 5. Handover dates and payment plans, as laid out by the developer.
BUYING A PROPERTY
No one likes to throw away money on rent. And though switching from tenant to homeowner is a big step (not least financially), if you’re minded to hang around for years to come, maybe now is the time to invest. If you are considering buying, the question to ask yourself in the current climate is whether to buy off-plan or from the secondary market? While the secondary market allows you to benefit from the property immediately, off-plan has seen a resurgence of new launches and demand, especially in villas and townhouses, with the benefits of buying offplan clear. Firstly, if you are financing the purchase with a mortgage, you will need a larger cash downpayment at the outset to buy from the secondary market due to the ‘mortgage cap’, which limits borrowing to 80% for first-time buyers, meaning your deposit must be at least 20%. In comparison, the down payment for an off-plan property is typically 5% to 10%, with pre-handover payments of up to 40% typically staggered over a number of years. For second homeowners, off-plan is even more attractive, as the mortgage cap for individuals who already own property is 40%. We are therefore seeing more and more homeowners looking at off-plan villas, with attractive payment terms, as a viable way of climbing the property ladder. Additionally, costs associated with buying property can be lower for off-plan property. Developers of off-plan properties may incentivise buyers by waiving certain payments, such as the 4% DLD registration fee, and there is usually no broker fee to pay if you are buying an off-plan property. With off-plan, you are also securing a property for tomorrow at today's prices. In a market where prices are
going up (as is the case in Dubai), this is undoubtedly a good investment. It means property prices are not running away from you while you save for a deposit, and for the more investment minded, you can also resell off-plan properties before completion, cashing in on any price increase.
HOMEBUYER CHECKLIST Grab a clean sheet of paper, sharpen a pencil and ask yourself the following questions: How long do I plan on staying here? If it’s only a couple of years or there’s a strong possibility that your company might relocate you, and the thought of renting your home out sounds like too much hassle, stick to renting. Can I really afford it? How stable is your job? If you have a regular income and your company is doing well, it’s potentially less risky. Word of warning: your mortgage is linked to your residency, so if you do leave Dubai, your mortgage will either need to be paid off (cash or house sale) or you’ll need to renegotiate the terms with the bank (if you want to rent it out, for example). Can I afford the down payment? The first hurdle is the average 20% upfront down payment for a home on the secondary market (a significant amount for any investor in any market) as well as the mortgage repayments. Personal loans cannot be used to finance down payments for property investments in the UAE.
