Is it time to look into getting a home by a golf course?

CLUB CLASS Golf enthusiasts will be excited this month by the arrival of the Dubai World Championships, after the much-touted Race to Dubai, (dubaiworldchampionship.com, Nov 19-22) at the Earth course at Jumeirah Golf Estates. If you’re so fired up by the show that you feel moved to look into course-side properties, flip to p.9 and read an interview with a reader who lives by the fairway at The Views.

PRICE RISE News came out of Colliers International this month that property prices in Dubai have seen a rise of seven per cent in the third quarter of the year – which commentators are suggesting shows an increasing in optimisim in the city’s property market. Villa prices went up by 9 per cent and apartment prices increased by 6 per cent over the period.

PROPERTY PERSPECTIVE Taking stock of the market now that summer’s gone For the last several months, one hot topic of conversation at the nation’s dinner tables has been the effect of the much-predicted summer exodus – how extensive it would be and how many expats would return to the Emirates after Ramadan. While many were quite nervous that a substantial number of individuals would leave the UAE and never come back, both official and anecdotal information has indicated no severe loss in population. In fact, the UAE government still predicts a net population gain year on year. Curiously enough, Better Homes’ highest ever volume of leasing enquiries since launch was in the month of June 2009. And it’s clear on the streets that there hasn’t been a huge fall in population - traffic congestion in Dubai, despite the Metro, still blesses residents with its delays on an almost daily basis.

We have however seen a mild decline in leasing activity in the past couple of weeks, with net enquiries falling slightly in both Abu Dhabi and Dubai markets. There are a couple of likely explanations for this. Primarily, after rental prices dropped substantially in the first half of 2009, many residents decided to upgrade or relocate closer to work and Sharjah residents famously migrated to Dubai en masse. It seems this trend has started to play itself out and residents have started to settle again (thus reducing leasing enquiries). Another explanation is that as the summer exodus expats returned, they secured their tenancies in August and September, leading to a quieter October. With prices throughout Dubai relatively stable over the past few months, we expect calmer markets and greater abilities for tenants to shop around for their ideal home without worrying about price changes. Do you expect to see a slow, progressive increase in activity in Abu Dhabi due to projects being almost at handover stage throughout the Emirate? And once these are ready, do you think that the commuters from Dubai will decide to make the move to living in Abu Dhabi? LOSHINI LAWRENCE There are a series of residential projects which are set to be handed over in the very near future, providing the emirate with a large amount of new inventory and providing choice for two types of clients. The first type, existing Abu Dhabi residents, will be given the luxury of choice, something they may not have experienced up until now, as available stock and suitable has been almost impossible to find. The second type of clients, the large group of commuters living in Dubai but traveling up to the capital each day, will be given the opportunity to make a permanent residence in Abu Dhabi, with a wide variety of developments to choose from, at an affordable price. We expect to observe a shift of commuters from Dubai residing in Abu Dhabi, once an appropriate level of stock becomes available in the market.

Do you see a sustained demand in lifestyle-related property for both leasing and sales, or have you observed trends of people shifting to more mundane, functional property due to the conditions over 2009? JANNIE BIDDULPH The interesting thing with Dubai is that over the past couple of years, demand drove prices to unrealistic peaks, regardless of a unit’s location or surroundings. Today, prices have settled, and the cost of living within a lifestyle-focused community is a) affordable, and b) does not hold the premiums which you can observe in other parts of the world. For example, you can be situated next to a golf course, and enjoy the lifestyle benefits: the lush greenery, water, trees and general landscaping, and this is available from one-bedroom apartments all the way up to large, imposing villas, without immense price hikes over units which do not offer the same surroundings. There is definitely a sustained demand with lifestyle living, because golf coursefacing and marina / waterfront developments are readily available and come at a reasonable price. If anyone is considering buying or even renting in a lifestyle-focused area, now is the time to do it.

Sharon Marett tells us about life with a golf course view...

What originally brought you to Dubai? I was working with Marriott in London and I got promoted to be the Director of Marketing and Public Relations for Dubai. After that I moved to Emaar Hospitality and then, two months ago, I set up my own business with my business partner Mark Jory. It’s an agency called Latitude which does branding and design work for hotels, restaurants et cetera. Where is Latitude based? We chose Building 8 in Media City – it made sense as I didn’t want to have to find a local

sponsor. Our office is very cute, although it’s a bit girly as I bought white furniture with lime green clocks and chairs. We also have offices in London and Vancouver and a worldwide staff of 25, so although we’re small and new, we’re operating as a very established agency already. What made you decide to live in The Views? It’s a great area because from most buildings you can see golf courses or the canal. There’s a lot of greenery so it’s a very relaxing place – it was marketed as being a bit more up-market than the Greens, with nicer

views. In fact it reminds me of Manhattan because you look out of the window and see greenery with a backdrop of skyscrapers – it’s pretty cool. I’ve been here a year now and I actually own an apartment in the building I’m currently living in, but it’s a one bedroom and I want more space so I rent that out and live in a two-bedroom property. So do you play golf? Actually the view from the balcony inspired me and three weeks ago I started taking lessons. It looks so easy but I have since learned that it’s actually very difficult!

Sticking to crazy golf might have been more sensible… What kind of facilities does The Views have? It has a great swimming pool with lots of room for sunbathing, and there’s potential for having an outdoor barbecue. There’s a gym, small meeting facilities and good car parking. Is there much in terms of shops and restaurants? It’s kind of self-sufficient – everything’s within walking distance which is very important to me because I don’t like having to drive all the time. There’s Choithrams, a hairdressers and a nail salon which is very helpful! There’s a nice Lebanese place called Mashawi, and a few good cafés nearby – Caribou, Starbucks, Wagamama – very handy. When you come home from work it’s tempting to just pop over the road for dinner, especially now the weather’s nice. Are there many exercise options locally? The gym is very well equipped although how often I go varies because I’m so busy with work. Then every month or so I’ll go for a little jog! I occasionally go horse riding at Arabian Ranches Golf Course – I actually did a polo course there recently. I wasn’t too November 2009

good at actually making contact with the ball but I enjoyed the horse riding element! Is there a sense of community in The Views? Yes, it’s popular with couples, bachelors and young families. It’s the first time I’ve felt a real sense of community spirit since living in Dubai – I lived in Al Barsha before and I didn’t really know anybody. Because The Views seems quite complete, it’s relaxing and that has an effect on the vibe. I’m very happy here. How’s the traffic? It used to be quite bad but now it’s much better and I’m not really sure why! A big overpass to Media City has been built but it isn’t open yet. Once that’s open it should completely alleviate any traffic issues. Is there anything missing from The Views? It would be great to have a tennis court, plus maybe a community fitness centre like Hayya! The Lakes Club in The Lakes. We could also do with some new restaurants because after a year you pretty much know everywhere, but really the location is so central that it’s easy to jump in a taxi. There’s not much that could improve the area.

My apartment is quite uncluttered, very neutral, because when the weather is warm I want a breezy feel throughout – I don’t really want thick, harsh colours or traditional design. The property is very open-plan which I like – the kitchen overlooks the dining area, which shares a space with the lounge. The balcony runs along the entire front of the living/dining area and I can see it from the kitchen. That view is very special to me because coming from England, I didn’t get views like that or the nice weather!

DISTRICTS AND DEVELOPMENTS

To help you target your property search as effectively as possible, we’ve split the city into 15 distinct districts (see p12 for map showing exactly how we’ve divided it up). MEYDAN DISTRICT Meydan district includes Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. It’s also home to Meydan City, which when completed will be a mixed use area with a long stretch of waterfront with berths and yachts. The Meydan District also encompasses Al Quoz industrial zone. PALM DEIRA DISTRICT This district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over 40 separate ‘fronds’, all stocked with homes, malls and marinas. PALM JUMEIRAH DISTRICT The Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories private homes, estate homes, dream resorts, and community islands. WATERFRONT DISTRICT The Waterfront District features Dubai Waterfront and The Palm Jebel Ali. A conglomeration of canals and artificial

islands, Dubai Waterfront is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas. JEBEL ALI DISTRICT The Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residential and business zones. JUMEIRAH DISTRICT This coastal residential area is one of the more expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim. DUBAILAND DISTRICT This district is huge. Its principal claim to fame is that it’s home to Dubailand, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based hotels. And nearby is Falcon City of Wonders, a falcon-shaped city containing life-size replicas

of the Seven Wonders of the World, housing chic apartments and villas. Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumeirah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.

Also in the district is Dubai International Financial Centre , the world’s newest financial centre. Finally there is Downtown Burj Dubai, a prestigious neighbourhood built around Burj Dubai, the world’s tallest tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.

LAGOONS DISTRICT This district comprises the seven artificiallycreated islands of the Lagoons and Dubai Festival City, a residential, business and entertainment development.

MARINA EMIRATES LIVING DISTRICT At the heart of this district is Dubai Marina, with over 200 towers. Then there’s the gated community of Emirates Hills, with its lush landscaping and world-class Montgomerie golf course. You’ll also find The Meadows, The Lakes, The Greens, and The Springs, all prestigious districts with a range of high quality apartments, malls and community centres. Another standout is Discovery Gardens, a 420,000 square metre development with multi-sized apartments. Jumeirah Islands is a self-contained community of 50 islands with homes in one of four architectural themes, all with their own pools. Jumeirah Park, meanwhile, is a

INTERNATIONAL CITY DISTRICT The multi-countrythemed International City features 10 architectural styles and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing. DOWNTOWN DISTRICT Business Bay is the regional business capital,

family-orientated community spreading over 370 hectares. It has more than 2,000 villas combined with expansive parks and green spaces. Finishing off the mix are The Dubai Pearl and the freezones of TECOM and Dubai Media City. MIRDIF DISTRICT A small but rapidly growing residential area comprised of Uptown Mirdif, Warqaa, and Khwaneej. Uptown Mirdiff has been designed on the lines of an ancient spa town and promises contoured landscapes filled with stylish townhouses. WORLD CENTRAL DISTRICT This district solely focuses on the projects that make up Dubai World Central, comprising Dubai World Central International Airport, Dubai Industrial City, and Dubai Residential City. DEIRA DISTRICT Areas in the Deira district include Qusais, Umm Ramool, Nadd Shamma, Nahda, Mamzar, and Twar. BUR DUBAI DISTRICT The Bur Dubai district comprises areas such as Karama, Oud Metha, Umm Hurair and Zabeel. While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf). Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.

SHARON MARETT The most extravagant purchase was the rug. I looked everywhere for one, thinking it’d be the easiest thing to get, but it ended up being the priciest item in the room – I spent about Dhs9,000 on it. It’s from Natuzzi; it’s very soft and the colours go well with everything else. 2 The couch is from THE One. I really love the chaise longue style and L-shape; I think THE One does very good sofas. 3 I love this lamp – it’s from Artikel. 4 The coffee table is from ID Design. 5 I’ve lived in various countries including Thailand, Indonesia, the UK, Spain, Canada and now Dubai, and for that reason, getting away at least four or five times a year is really important to me – I love travelling, hence the travel book and the globe. 6 I do like keeping plants around the house but generally they don’t last very long! 1

How important is lighting in creating the right atmosphere for my dining room? How do I strike the right balance between clinical brightness and over-dimness?

A good light setting is really important to create the right atmosphere and feeling of comfort in the dining room, but functionality as well as flexibility should be considered before making a final choice. Lighting can be used to create various effects, from dramatic and theatrical to warm and cosy. Whatever the desired outcome, the aim is to strike a balance between light and shade, with emphasis placed on complementing the existing design. Good lighting will enhance the look if working in harmony with your dining furniture, textiles and colours. As dark colours absorb the light and pale colours reflect it, remember to keep your wall colour in mind when choosing lighting, as a room with dark walls will require more light. A dimmer switch is a wonderful invention to play with when aiming to strike the right balance between clinical brightness and gloominess …choose to go comfy or flood the room with light if you need something more functional. Alternatively, produce that ‘WOW’ factor by opting for a chic chandelier over the dining table or create pools of light with a couple of delicate pendant lamps hung low for a more intimate effect.
