Dubai’s ‘Original Ambition’ has met high expectations
As one of the first megaprojects launched in the Emirate, Dubai Marina has been at the centre of the city’s development. The community has been growing for years now, with new towers coming online almost every month. The expanding population is mostly made of expatriates, ranging from young singles to families and retirees. Demand for the Marina has not let up, and it’s not hard to understand why. Within the vicinity, one can find practically any desired amenity. Hundreds of restaurants have opened, offering cuisines of all varieties. Residents are overwhelmed with options for dry cleaners and hair stylists, and coffee drinkers can enjoy a different latte for every day of the month. Property in the Marina is likewise varied, with affordable studios, custom 2-bedroom pads, and epic penthouse palaces overlooking the self-ascribed Eighth Wonder of the World, Palm Jumeirah. Even office towers have
started opening their doors. With the range of nationalities present, it seems the entire world has been captured in a kilometre. Traffic here earned a bad reputation early on, but has significantly benefited from new bridges and expanded highways, doubled in capacity almost before their original concrete was dry. Connectivity with the rest of Dubai is continually improving, and two Metro stations will easily service a quarter of the Marina’s 200 towers. Even after all this growth, this community has not slowed down. The ‘Tallest Block’ on the north end rises upwards still, with almost a dozen 80+ storey towers heading as high as their financing will take them. With the market downturn, prices in the Marina have dropped considerably, and this fall has kept residents coming. The Marina has come to demonstrate the viability of Dubai’s ambition – a thriving, diverse tapestry of culture and capitalism.

VICTORY HEIGHTS
Where is this Victory Heights development everyone’s talking about? It’s located in Dubai Sports City, just out by Emirates Road. And what’s so special about it? It’s a beautiful gated community built around a 72 par golf course designed by Ernie Els (the Els Club - 04 425 1010), and dotted with water features and landscaped gardens. What sort of property do they have? There are both townhouses and villas, designed in European, Andalusian or Mediterranean styles and grouped into seven separate ‘villages’. What’s so good about the houses? Apart from the lovely design, there’s the
views over the golf course or lakes, the Poggenpohl kitchens, the techno-dreamy OPUS audivisual systems (with top quality speakers built in to the ceilings) and the amazing set of on-thedoorstep facilities. What sort of thing? Apart from the golf course, you’ll be able to enjoy jogging trails and winding, landscaped walking trails, a ‘Next Generation’ health club (equipped with tennis, squash and badminton courts), the Butch Harmon golf school and the David Lloyd tennis academy. And then there’s a community centre, playgrounds and parks for kids and local schools and nurseries. Plus, of course all the many and varied sporting events which will be going on at the stadia at
Dubai Sports City once they are fully up and running… So how many people have moved in to Victory Heights so far? At the end of July, the 100th set of keys out of just under a thousand properties was handed over, and another 150 are shortly to follow. The first villages to be occupied are the ‘Carmen’ and ‘Estella’ ones, with ‘Oliva’, ‘Novellia’ and ‘Esmeralda’ next in line .

We have heard recently that Jumeirah Village is really heating up both for enquiries and transactions. What’s the story?
A
BERNARD AOUN It’s true that the Jumeirah Village development is gaining some real momentum at the moment. Around 100 or so independent villas have been handed over in the Jumeirah Village triangle thus far, which means there is a limited quantity of stock. The product is very nice and affordable and the location is great, just behind The Springs. Besides The Springs and Arabian Ranches developments, Jumeirah Village has the only 2 bedroom villas with a square footage of 2700 sq. ft. built-up area, and these are bigger than many of the villas on offer in The Springs. As an added incentive, the villas also come with fully-equipped kitchens and laundry facilities. The price for a 2-bed Jumeirah Village villa is currently AED1,800,000 and the demand for this product is increasing on a weekly basis. Starting from September, their may be more handover of villas.

We see a lot of innovative promotions in Dubai such as one-day price drops (sales & leasing), Open Houses, etc. Can we expect to see the same occurring in Abu Dhabi soon? Are there plans for Open Houses and promotions on residential buildings?
A
LOSHINI LAWRENCE Due to the high demand and low supply at present for quality affordable accommodation, sellers and landlords are reluctant to explore the Open House concept in Abu Dhabi. We believe that this trend will change early next year when more property is delivered and the market becomes increasingly competitive. Promotional concepts like Open Days and Open Houses will become a cost effective form of promotion. Our successful track record in Dubai provides us with the experience and evidence that this is an effective way of marketing and promoting developments. Buyers or tenants have the opportunity of making a decision while on site, in addition to campaigns like multiple payments for tenants and one day discount offers for Buyers, which makes the promotion even more attractive.

Seosamh and Jolene Nash tell us why they’re such fans of life in the Marina…
What brought you to Dubai? We were looking for a change of scene from London, and then Seo was offered a great job as a 3D design director for GS Fitch. We moved over about two years ago. Why did you decide to move to Dubai Marina? We first moved into a small one bed flat in Al Majara, as it was really convenient for Seo’s work in Media City. From Al Majara we could see some of the new developments coming up in the area and took an interest in Marina Promenade . August 2009
And what do you think of Marina Promenade? We really like it. It’s so nice to live near the JBR Walk, it’s handy to have all those shops and amenities within walking distance. And then you’ve got the lovely views of the Marina on the other side. And most of our friends live in Jumeirah Beach Residence, Dubai Marina or Jumeirah Lake Towers. Which tower are you in? Paloma, which is the tallest of the six towers. We were one of the first people to move in, in May last year.
What sort of facilities does Paloma have? Within the development there are three squash courts, two badminton courts, two swimming pools, gyms, kids play areas and some communal gardens. Where do you like to go out at night in the area? The Dubai Marina Yacht Club is a good place for a drink with a deck overlooking the marina, they’ve got a happy hour each evening and while on Thursday nights it’s jam-packed, on other nights it’s nice and quiet. It’s probably the only place you could have a drink within walking distance –

everything else is in a hotel where it’s a bit more touristy. And what about restaurants? There’s so much choice – if you feel like having Japanese you can go to Haru’s, Da-Shi-Dai is good for dim sum , and is very popular with the Chinese. Napoletana has great stone baked pizza. And Bombay by the Bay on the podium level of Rimal has a lovely outdoor balcony area, which overlooks the sea. What’s the shopping like in your neighbourhood? We like Zara Home and a couple of the other interiors places. There’s also Boutique One for fashion. For the weekly shop we sometimes go to Waitrose in Marina Mall, or Spinneys in the Springs. Marina Mall is definitely handy for bits and pieces – it’s nice because it’s not big and imposing, so you can just pop in, get your stuff and get out, whereas with somewhere like Dubai Mall you’ll end up leaving after five hours, after buying more than you intended and having forgotten where you parked your car...
“It’s handy to have all those shops and amenities within walking distance...” Do you make use of the promenade that runs round the Marina? Seo’s into a bit of fitness, so he jogs a lot round that area. We’re still waiting for the retail units to open along the bottom of the development though – at the moment there’s only Costa and ARZ Lebanon, the others haven’t opened yet. It’s supposed to eventually be similar to the original Marina towers with lots of shops and restaurants. Do you find the area sociable? We do – we’ve met a lot of like-minded people from a similar background. There also seems to be a lot of young families about, you often see young mothers’ groups in JBR. It’s quite rare to get that sense of community in Dubai – generally you get lots of friends from work but not from your neighbourhood at home.

Is it a nightmare getting out of the Marina in the mornings? No, it’s not too bad, there are a number of exit points to lead you onto Sheikh Zayed Road. And if you work in old Dubai, you’re going against the flow of traffic – so you’ll get to the office much faster than the people driving in the opposite direction. What’s missing from the Marina? It would be nice to have a big green space near here somewhere, like Safa Park or something, but the Marina’s very built up and there’s a tower being constructed in every last remaining space. Do you get to the beach much? Except for the summer, we love going to the beach all the time, and it’s so near: Seo likes to come back from work and get a quick swim in the sea. It gets very busy there on Fridays and I wish people would pick up their rubbish, but we love our beach all the same. I don’t know what will happen when JBR finally opens the so-called ‘exclusive’ beach clubs which have been advertised – hopefully we’ll still have some space left on the sand.

DISTRICTS AND DEVELOPMENTS Dubai is expanding at such a rate that it can be hard to keep on top of all the new developments. When driving around, you’ll often come upon some whole new neighbourhood you’ve never heard of before but which is proudly stocked with fleets of high rises and a booming new community. The Palm itself is set to be ringed by luxury homes on stilts alongside six high tech marinas. JEBEL ALI DISTRICT With the rising demand in Dubai’s real estate market, Jebel Ali has moved on from being a crucial port town to one of the most sought-after areas to live in the city. And the Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, and a spread of entertainment, residential and business zones.

MEYDAN DISTRICT Envisioned as the world’s most iconic horseracing development, Meydan district includes Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. It’s also home to Meydan City, which when completed will be a mixed use area with a long stretch of waterfront with berths and yachts. The Meydan District also encompasses Al Quoz, with its huge industrial zone. PALM DEIRA DISTRICT This district is focused exclusively on The Palm August 2009

Also located in the Dubailand District is Dubai Motor City, home to Dubai Autodrome. entertainment development. DFC promises extraordinary waterfront living: on completion, this resort will house 550 shops and 90 restaurants. A Festival Waterfront Centre and Festival Power Centre form the crux of this community, with the star attraction being the ‘Canal Walk’ that provides waterside dining along two levels of terraced walkway. INTERNATIONAL CITY DISTRICT The multi-countrythemed International City features the architectural styles of Italy, Spain, Morocco, Persia, Greece, China, Indonesia, England, Thailand and Russia and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also within this district is Dubai Academic City,
with its universities, global educational institutions and housing. DOWNTOWN DISTRICT Business Bay is the regional business capital, a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. The most prestigious of these is the Burj Al Alam, set to be 484 metres tall and designed in the shape of a flower. Also in the district is Dubai International Financial Centre (DIFC), the world’s newest international financial centre. Finally there is Downtown Burj Dubai, a seriously prestigious neighbourhood built around Burj Dubai, the world’s tallest tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.
MARINA EMIRATES LIVING DISTRICT At the heart of this district is Dubai Marina, with over 200 towers, including such beauties as 23 Marina and Infinity Tower. Then there’s gated community of Emirates Hills, the Beverly Hills of Dubai, with its lush landscaping and worldclass Montgomerie golf course. You’ll also find The Meadows, The Lakes, The Greens, and The Springs, all prestigious, central districts with a range of high quality apartments, malls and community centres. Another standout is Discovery Gardens, a 420,000 square metre development with multi-sized apartments amid exotic desert blooms. ABI BAGHERI Firstly, decide what colours you would like. If you change the colour of the room often - the curtains or couch etc. - you may want to stick to neutral colors like beige, blue, grey or white. Consider the traffic in the room or area you are purchasing an area rug for too - if it’s a high-traffic area, such as a foyer, a rug made of pure wool would be the most suitable and functional choice as it is durable and easier to clean. If you are purchasing rugs for several rooms, go for similar shades or complementary colors. This will give your home a more balanced and open look, as opposed to a broken look going from room to room.

I want to give my living room a makeover - any ideas for cool new themes? DOMENIC ZAFFINO Simply start by reviewing the layout of your furniture. A unique piece of furniture such as one of our Cigar armchairs could bring a contemporary feel to the room. And if you don’t have much space, why not try changing from a fabric to a leather sofa or vice versa? Make sure to evaluate the amount of light in the room: most seating should have lighting accessible from either a table lamp or ceiling fixture to give ambience and create a dramatic effect. Finally, an angled rug can define a conversation area and also give extra decorating drama in a a large living room.
