Relief as US ditch decade long Indonesia travel warning

Bali tourism has received a major shot in the arm and is set to emerge from years hunkering in the dark shadows of the terrorist attacks of 2002/2004. The US government has finally lifted its crippling; almost decade-long travel advisory warning opening up the possibility of a huge increase in visitor arrivals to Indonesia’s tourism capital; other countries are expected to follow the US lead over time. The US Department of State issued a travel warning following several bombings in the country’s capital, Jakarta in 2000. The subsequent twin Bali bombings of 2002 resulted in the death of more than 240 foreign tourists; mostly Australians, who died as a result of the atrocity. The attacks were blamed on the regional Jemaah Islamiyah terrorist network. Since the incident, Indonesian authorities have won worldwide praise for their efforts in bringing the culprits to justice.” The Indonesian government has disrupted, arrested and prosecuted numerous terrorist elements,” said US Ambassador Cameron Hume, adding there has been “significant” improvements in the country’s security situation.”

Expanded flight schedules major boost to Bali tourism

The government has announced plans to increase passenger volumes on the direct Singapore/ Bali air segment currently monopolized by three airlines. At a press conference in Jakarta, Indonesia’s Minister of Culture and Tourism Jero Wacik said: “from four trips each day we’ll go to seven. In this way we will add 350,000 seats each year”. Currently the only airlines authorized to operate the route are Singapore Airlines, Garuda Indonesia & Lion Air who respectively operate 21, seven and four flights weekly between the two cities. Singapore; a major international hub, serves a huge reservoir of passengers seeking flights to Bali, and periodic reports of passengers experiencing ‘full planes’ suggests an inability to meet growing demand and presents a major obstacle to a government, keen to meet their ambitious international visitor targets, set out in the ‘Visit Indonesia 2008’ initiative. If the announced expansion in seats is realized the number of seats available through Singapore Airlines and Garuda Indonesia alone will double from 350,000 to 700,000. Indonesian carrier Lion Air has plans to tap into the route soon and the ministry of tourism and culture has stated that several foreign airliners have requested permission to operate it too. Indonesia’s Civil Aviation Authority has traditionally guarded its air rights over the Singapore-Bali sector jealously; however recent moves may be the result of a Ministry survey on European passengers which found that 30 percent of those wishing to visit Bali were forced to switch destinations due to flight unavailability. Billed as the ‘Sustainable Interior Design and Decoration for a Better Environment Seminar’ the meeting threw up a host of wider issues about the sustainability of the current property boom on the island. Opening the event in his inimitable style was Tropical Homes’ Nils Wetterlind who, as a leading developer of Bali; faced a sometimes hostile audience to deliver a speech on the drastic changes needed to make the tourism industry more sustainable on Bali. The outspoken Swede proffered that all development north of Denpasar be banned and that any development south of this zone be limited to brown field sites only. Most controversially he proposed that mass tourism be taxed out of existence altogether; a view received with mixed and often barbed responses from the audience. Keynote speaker; Australian interior designer John Eussen, provided delegates with practical advice

on sourcing a variety of organic or sustainably produced textiles for interior décor, and suggested ways to reduce energy consumption through the application of innovative design concepts. communication for a couple of months before clients actually visit Bali. Having a high profile on the street helps for awareness, but doesn’t necessarily convert many buyers, only say 10%. What are the main demographics and motivations of your current buyers? i.e lifestyle wanted and age. Neil: From Singapore people can come to Bali easily as can visitors from Perth. US$1 million gets you a lot more than in Singapore. Most who are living in Asia work in Finance, from Perth, we are seeing younger buyers, who are willing to spend US$250 – 300,000. Patrick: 35 – 55 years old. In terms of price range, what makes up the biggest percentage of your buyers/sales? Neil: Mostly under US$500,000 maybe it’s mainly due to the products we have on our books. Patrick: I would say the same. patrick

With the increased number of visitor arrivals to Bali, are you finding an increased level of buyers? If yes from what market? Neil: Most of our buyers are coming from Australia, especially Perth. The AUS$ is close to parity with the US$, the perception is that this will not last and they see now is a good time to buy. Also from Singapore, the enquiries are similar to the Australians with interest in the sub US$ 500,000 band. Any higher end enquiries are coming from Hong Kong and UK. Patrick: Yes absolutely, 60% of our enquiries are coming from Singapore as well, from Expats and Singaporean nationals. Proximity is certainly a factor; personally I believe that a lot of Expats

arriving in Singapore see Bali as a viable option for property purchase. Neil: Bali is still good value compared to competitor locations such as Thailand. What do you feel is the most effective way of marketing to them and why? Neil: Magazines work well, as all printed media if they are in the right place. Expos don’t have as good a hit rate for us, not when compared to the cost of setting up the Expo. Clients still need to come to Bali to seal the deal. Andy Barski: A lot of buyers do their research on-line, before they arrive in Bali. Patrick: Generally, we have been in

Are you noticing any trends in terms of requirements (property/services/locations/ layouts, environmental concerns/ specifications) from your buyers? Neil: Yes the trend has changed, they are looking for larger properties and many buyers, for us, who originally bought into an estate in Seminyak are now looking away from managed estates to stand alone gated properties and looking further a field. They want views, ocean, rice fields etc. Patrick: Definitely, people want views, but I would disagree with Neil, in that many of our buyers require the full management and security associated with a managed estate. We are coming up to one of the busiest seasons in the Bali tourism calendar, what are your expectations over this period and how do you see the market now, based on this time last year?
