Dear Neighbors, I hope that each of you had a wonderful start to the New Year. Looking back, 2016 was an interesting year for Bronxville real estate. The community continues to offer locals and newcomers alike an unparalleled lifestyle with a modern and vibrant downtown, one of the fastest commutes into NYC, an excellent school system and an array of housing options at many price points. Here are some statistics from 2016 that we would like to share: A strong median price of single family homes. Ending the year on a high note, the median price of a single family home has risen to approximately $2.6 million. ($2,605,000) Steady sales. The number of closed sales dropped only slightly from 45 to 42, and the price per square foot was slightly down by two percent, to $670. The $2 - 3 million price range is the sweet spot. There were nine closings below $2 million as well as nine sales from $3 million to $3.9 million. Above $4 million, there were four closings. 48% of all closings (20) were in the $2-3 range. High value in the Village of Bronxville. Impressively, the highest sale in the village was $5.2 million. The lowest was $1.42 million. Bronxville boasts a diverse housing stock. Specifically, our townhouse market provides additional housing options in comparison to the single family market. Townhouses and coops are a sought after alternative to detached, single family homes. An increased median price of townhouses. In 2016, the median price of townhouses is $1,056,500, which is up from 2015’s $999,000. Additionally, the price per square foot remains at $620. The spread continues to grow between the medians of single family homes and townhouses. The highest townhouse sale was $1,504,000 and the lowest was $810,000. The climb of the Cooperative market. As related to last year, the Cooperative market has experienced a steady climb in price per square foot since 2010. 2016 continues this trend with $485 per square foot versus 2015’s $441 per square foot. In 2015, the number of closings was slightly down to 38 from 44. The highest sale was $1,304,000 and the lowest was $154,000. As we look forward to 2017, here are some trends to watch for: Increased inventory. Inventory growth in the high-end market show the baby boomer demographic of owners wanting to downsize and simplify. The new turnkey condos in the village have attracted a lot of attention and occupancy there will begin later in 2017. As always, proper pricing is the first step to achieving success. Nationally, growth in the stock market may have a positive effect on the real estate market. Growth in financial markets is creating wealth, which will influence a positive trend within the real estate market. While interest rates remain low by historic standards, the recent uptick has spurred buyers to get off of the sidelines. Millennials migrate north. Millennials are truly beginning to make a difference as a demographic trend not only in Bronxville, but throughout Westchester entirely.
