EXECUTIVE SUMMARY FIRST QUARTER 2017 We enter the spring with some positive economic news. The stock market had a great first quarter with the S&P 500 adding 5.5 percent. The Nasdaq posted a gain of almost 10 percent in it’s best quarter since 2013. Recent data indicates continued growth in the economy and housing, as well as solid consumer confidence. Those trends have had a tangible impact in our communities. In Westchester, luxury sales ($2M and higher) were up 30 percent in the first quarter compared to the same period last year. The gains were realized in price points up to $5M. In fact, the sweet spot for Westchester’s luxury market was $3M to $4.99M, which more than doubled in the first quarter. Of the 19 sales that closed between $3M to $4.99M, 14 homes traded from $3M to $3.99M and the median sale price was $3.7M. In Greenwich, luxury sales ($3M and higher) have rebounded after lackluster performance in most of 2016. The growth in sales was evenly disbursed among all price ranges up to $10M, though days on market ticked up by more than 30%, suggesting buyers are taking their time until they recognize value. The ultra-luxury market remains soft. Sales were down in most markets and pending sales suggest weakness is likely to continue in the second quarter. Personal luxury goods, such as fashion and jewelry, are experiencing a similar scenario – highest priced ultra-luxury goods are stalled, but lower luxury price segments are thriving. As the oldest Millennials reach their peak earning and spending years, their desire for shared experiences, with less emphasis on possessions, is driving this trend. Large chunks of their discretionary spending are allocated to a steady diet of memorable, lavish experiences with family and friends. An African safari or an amazing meal at a Michelin-rated restaurant is equally important as the place (or places) they call home. Real estate remains important to this new breed of luxury consumers but they appear to have a different set of behaviors and aspirations than their parents. They have the means, but not always the desire to own prestigious properties, and their mindset is contributing to the lack of demand in the ultra-luxury market. Looking forward, we anticipate a busy spring selling season and are cautiously optimistic that the bullish mood and buoyancy of the past three months continues in the second quarter.
