The real estate market in Darien, New Canaan and Rowayton was greatly impacted as a result of the COVID-19 pandemic in the second quarter of 2020. Consequently, Q2-2021 vs. Q2-2020 percent gains cited in this report may render a skewed analysis.

Despite easing pandemic fears and a gentle return to “normal,” buyers continued to stream into Darien, New Canaan and Rowayton in unprecedented numbers.

Despite record-low levels of inventory, today’s buyers are savvy and are reluctant to pay a price which cannot be justified with comparable sales data. As the current “seller’s market” matures, wise sellers will price their homes appropriately to appeal to today’s educated, more disciplined, buyer.

During the second quarter of 2021, home sales in all local markets continued at record-setting levels.

As of June 30, 2021, the number of homes sold in Darien, New Canaan and Rowayton outpaced the first half of 2020 by 51%, 94%, and 35% respectively. The result of these record-breaking sales is a similarly record-breaking shortage of inventory. Put simply, the supply of homes for sale in our markets has been unable to keep pace with the incredible demand. As of June 30, the number of homes for sale in Darien, New Canaan and Rowayton is down 66%, 45% and 63% versus the same date last year. As one would expect, these market dynamics have led to price increases in our communities. However, these price increases seem fairly measured and orderly given the peak level of sales activity.
