During the third quarter, home sales in Darien, New Canaan, and Rowayton contributed to the recordsetting levels experienced year to date in 2021. Despite a critical shortage of inventory for sale, buyers continued to place homes in our local markets at the top of their shopping lists.
CEO THIRD QUARTER 2021 EXECUTIVE SUMMARY
The number of homes sold last quarter in Darien, New Canaan, and Rowayton lagged the same period the previous year by 32%, 10% and 36%, respectively. The record-breaking shortage of homes for sale across all price points in our markets has frustrated buyers as they patiently wait for an influx of new inventory. As of September 30, the number of homes for sale in Darien, New Canaan, and Rowayton are down 53%, 46%, and 56%, versus the same date last year. Looking ahead, there are signs that the inventory shortage will inevitably lead to lower sales volumes.
The numbers of pending sales as of September 30 in Darien, New Canaan, and Rowayton are down 41%, 52% and 76%, respectively, versus the same date last year. As these lower sales totals begin to be reported more widely during the fourth quarter, it will be important to remember that these lower sales volumes are more a function of a shortage of supply rather than a shortage of demand. In recent weeks, we have noticed an increase in the number of cars parked during weekdays in our local commuter rail parking lots. We believe that this small indicator of a “return to normal” in the NYC workplace bodes well for the longer-term health of our local real estate markets.
