GREENWICH

Buyer demand outpaced the supply of homes for sale in Greenwich, Connecticut, again in 2022. It remains an opportune time to sell a home here as we enter the new year.

While higher interest rates, inflation concerns, and the volatility of financial markets gave buyers numerous reasons for pause in 2022, our limited inventory and broad buyer interest kept the competitive bidding juices flowing. Despite a double-digit decline in home sales in 2022, prices rose while the time it took to sell a home contracted.

Market-sensitive pricing remains a key and crucial strategy to unlock the highest selling price for a home in the Town of Greenwich. On average, homes sold in 2022 did so at nearly 100% of their asking price, with many selling at a premium to the asking price in multiple-bid situations.

Limited inventory levels will continue to be a theme in 2023 as many potential sellers elect to stay put with their low mortgage rates rather than purchase a new home with today’s more expensive financing.

Within our neighborhood sub-markets, Old Greenwich took the prize for the shortest average days on the market at just 46 days. Cos Cob experienced the biggest jump in year-over-year median prices, up 20%. And homes in Greenwich’s Mid-Country sold at an average price of more than $3.6 million, the highest in town.
