Greetings Neighbors, The year 2020 has been far from normal. It reminds me of the quip- “A man goes to a pyschic for advice. He knocks on the door. “Who’s there?” He walks away disappointed.” Back at the start of the year, not even the most clairvoyant could have foreseen the transformative events and conditions that have become routine: health issues, masks, social distancing, remote learning, Zoom meetings, outdoor dining and so much more.

In the midst of this the residential real estate markets north of NYC have experienced a roller coaster from a promising start in January/February to being partially shut down for March/ April to intense activity from May til present. To the level that we have now surpassed the number of sold properties in Rye, Harrison & Rye Neck YTD this year versus last year. In 2020 we have seen the NYC buyers in Rye City School District comprise 48% of our buyer pool up from 29% last year, with our intra-Rye trade still strong at 41%, from 47% last year. The statistics bear out that we are in a market favorable to sellers: the supply/demand ratio is the lowest it has been in decades, indicating high demand, low supply/inventory and upward price support, with historically low interest rates (below 3% on 30 year fixed) albeit with the nuance that buyers hone in on value and have high expectations in the quality of their home searches. At the end of the third quarter, the number of sales and the pending sales have exceeded expectations. In the months ahead the market will depend on the availability of properties to meet the exceptional buyer demand. In summary, these ever-changing and challenging times require the ability to pivot and adapt by using market data and experience to best serve our buyers and sellers.
