2021 MARKET REPORT
The new year started with just 160 homes for sale in Greenwich, Connecticut, leaving buyers anxiously seeking and waiting for new inventory to go on the market. This limited supply and high demand dynamic was a theme for 2021 that seemed to get tighter in the fourth quarter. Home sales rose 16.5% in 2021, but we saw sales decline nearly 40% in the fourth quarter. This decline was due primarily to the low inventory of homes for sale and a buyer fear of overpaying as prices rose along with New York City-based buyers giving the city another chance in a [hopefully] post-COVID19 world. The year’s biggest sale – a $50 Million waterfront property – took place in the fourth quarter, capping a strong performance in the high-end market. In fact, while the number of homes in contract at the end of 2021 fell 36% compared to last year, the number of homes in contract priced $5 Million and higher increased 28%. The strongest performing neighborhoods in town in 2021 were Greenwich - South of the Post Road, Cos Cob, and Riverside. Old Greenwich was the market area where homes sped off the market the quickest with an average days on market of just 60 days.
