Sculpting Southern Hospitality

With a portfolio filled with high-profile projects like Avalon, Birkdale Village, Halcyon and High Street, to name a few, and past projects featuring The Battery at Truist Park, The Shops at Buckhead, and Summerhill, it’s safe to say Molly Morgan knows a thing or two about retail leasing.

The key to maximizing a property’s full potential, she says, lies in being persistent in the vision you’re trying to create. “At Avalon,” she explains “we may have multiple tenants vying over a space, but we are patient in curating the right mix that will add to the overall experience of the project”

Her extensive experience with securing the right tenants and identifying creative uses for redevelopments and mixedused projects have given her both

a reputation for adding value and a drive for creating experiences that last. She shares her major motivation, saying, “My family is my passion—and that passion influences my work. I have two young girls and I want to build projects that can last the test of time. I would love it if fifteen years from now my girls could say, ‘My mom did this.’”

“In Europe, there’s this piazza culture that’s making its way over to the U.S. There, the piazzas are a place for people of all ages to gather, take a break, and be in the moment. It feels so different from the day-to-day busyness of our lives, but it’s so full of joy and pleasure. That’s the feeling I look to cultivate in our properties.”

HER FAVORITE ITALIAN TREATS: EDO BITES

“Their espresso is incredible! They are so authentically Italian and true to tradition that it’s a battle every time I ask for nonfat milk in my cappuccino,” Kristin laughs. “But it’s part of the charm; I feel like I’m back having these same arguments in a cafe in Florence.”

THE SWEETEST THING ABOUT SWEETGREEN: EVOLUTION

The seasonal salad with grilled peaches at Sweetgreen is magical, says Kristin, but what she’s really proud of is seeing three relevant tenants—Sweetgreen, Corepower Yoga, and Sunlife Organics—replace those whose popularity has passed. “Centers must evolve with what consumers are looking for, or their relevance declines with the tenants.”

As the Vice President of National Retail Leasing, Kristin doesn’t consider herself a broker, someone who’s just filling space and getting deals done. “I put my heart and soul into what I do,” she explains. “Staying true to my values and the vision for a project is what elevates a property from good to great.”

And Kristin would know. With extensive deal-making experience with the most sought-after names in retail and food and beverage—think Apple, Lululemon, Anthropologie, Warby Parker and Sushi Roku, to name a few—for highend properties, her expertise lies in customizing leasing strategies to maximize a property’s full potential— while driving sales. “The secret is relevant

tenants and balancing daily needs with fashion, beauty, amazing food, light bites, and boutique fitness that’s so hot right now. It’s about creating a full experience.”

A busy mom and LA resident, Kristin’s strong belief in multitasking carries over into her leasing philosophy. She says she’s drawn to the places where she can knock out her to-do list, but also feels like she’s having a great day out with the kids while she’s at it. “If you can make the tedious, mundane tasks efficient, fun, and rewarding—that’s what keeps people coming back.” The shopping centers that will survive and thrive, she predicts confidently, will be the ones evolving to more than just retail; the future is multifaceted.

Designing Meaningful Moments

Allie’s approach to her work—creating and implementing fresh merchandising strategies—starts from the inside out. “In the work we do, you learn not just real estate, but the ins and outs of what it takes to run a restaurant or a retail business.” Which, she says, gives her a perspective that elevates her projects. “You gain an intimate view of what makes these tenants tick, and how to cater to what they care about most: the customer.” With notable properties like High Street, Star Metals, The Krog District, and Plaza on Ponce behind her name, Allie specializes in securing deals with specialty retail and lifestyle concepts, high-end food and beverage, and luxury service operators for redevelopments and mixed-use projects.

While she’s passionate about identifying emerging brands and merchandising

thoughtfully, Allie also preaches the importance of hidden points of surprise throughout the space. “Placemaking is learning the personality of the neighborhood and incorporating those elements within your design.” Her list of examples include unexpected architectural features, thoughtful seating areas, and meaningful art installations. “At Halcyon, we have an art wall with rotating work by local artists and students. Finding unique ways to connect with the community goes a long way in crafting a place where both consumers and tenants want to be.”

Allie’s own sense of pride for her work comes from knowing she’s creating real moments that people can enjoy. “It really is so much bigger than the one development we’re working on—we’re shaping the future.”
