Welcome to Foxborough and HOMEARAMA® 2011, our 49th edition of America’s Premier Home Show! Foxborough, a community designed by Cobblestone Development and The Drees Company, is the perfect location for the 49th HOMEARAMA®. We are proud to host this show in West Chester, one of Ohio’s most thriving townships. Foxborough straddles one of the highest points in Butler County providing sweeping vistas of the countryside and the alluring, evening lights of downtown. Another plus is that the community is located in Butler County’s much-sought after Lakota School District, one of the state’s highest performing school systems. HOMEARAMA® has a rich tradition in the region and this year’s show is no exception. You will experience quality craftsmanship, trendsetting designs and decorating and some other “wow factors” that are always part of the HOMEARAMA® experience. Each of the homes will have a featured bedroom designed with a budget of $2,500. Material sheets are available listing the item, price and source so that you can recreate the same bedroom in your own home. The story behind West Chester West Chester is a community of more than 60,000 residents and more than 3,000 businesses conveniently located along the I-75 corridor between Cincinnati and Dayton. One of the first settlers was Joseph McMaken. McMaken was born in Cumberland County, PA in 1755, and applied for land in West Chester on July 4, 1791. The community remained known as Union Township for more than 100 years until June 28, 2000 when Union Township became known as West Chester Township, to reflect the identity of the area. West Chester is approximately 18 miles north of Cincinnati. Its history is connected to the beer industry having been home to the Muhlhausers, the Moerleins and other beer baron families. It’s also home today to prestigious residents including Speaker of the House John Boehner. West Chester’s accessibility, location and quality of life is a huge factor in its fast and tremendous growth. Like choosing a favorite color, ice cream flavor or type of music, sometimes it feels like there is no decision tougher to make. So naturally we asked this year’s HOMEARAMA® builders, architects and interior designers to tackle those hard choices by asking them: What is the interesting/unique aspect (or WOW feature) of your home? Drake Itâ&#x20AC;&#x2122;s the age-old question: Should you buy new construction or go with something that has been around for a few decades? Sentimentality might draw you towards the old colonial-style home that you grew up in, while something with a more contemporary flair that offers the trendiest bells and whistles might catch your eye. When it comes to home buying, one size definitely does not fit all. If you are in the joyous throes of parenthood, you probably are most likely leaning towards a single-family detached home, rather than a downtown condo. The big issue now is to decide whether you want a brand-new home that no one else has lived in or an existing home with some history, character and charm. Both selections have their pluses and minuses, and understanding how each home choice differs is crucial to finding the one that completes the picture for your particular lifestyle. Nowadays, many new homes are built in communities with a unified style that offer enhanced amenities, such as a clubhouse, pool, playground, tennis courts and more. These subdivisions continued >

It’s not easy being green A brief summary to understanding what it means to be “green.” What is green building? Green building is the practice of building more sustainable, healthier, and more energy efficient buildings. There is no one single way to build a green building. There are many ways for homebuilders to go green and many programs available to certify homes as being green built.
What goes into a green home? Green homes incorporate environmental considerations and resource efficiency into every step of the building and development process to minimize environmental impact. The design, construction, and operation of a home must focus on energy and water efficiency, resource efficient building design and materials, indoor environmental quality, and must take the home’s overall impact on the environment into account. However, many of the processes and technologies that go into a green home happen behind the scenes and behind the walls.
What can a home buyer look for in a green building? —Energy-efficient features —Water-efficient features —Resource-efficient features —Indoor air quality features — Third party verifications through nationally accredited programs Here are some links to nationally accredited green building programs. These third party certifications are practiced by many of our local homebuilders. Please search the individual websites to find a green builder in your area: The National Association of Home Builders (www.nahb.org) is bringing green to the mainstream with the NAHB National Green Building Program (NAHB Green) for all home builders and remodelers. The technologies and practices required to build a green home to NAHB green criteria will result in lower costs to operate the home. Explore this site to get started. Energystar™ (www.energystar.gov) is a green program run by the U.S. Environmental Protection Agency. Products in more than 50 categories (including newly constructed homes) are eligible for the ENERGY STAR certification. They use less energy, save money, and help protect the environment. To earn the ENERGY STAR, a home must be at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20-30% more efficient than standard homes. The U.S. Green Building Council (www.usgbc.org) is a 501(c)(3) non-profit community of leaders working to make green buildings available to everyone within a generation. Their Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ encourages and accelerates global adoption of sustainable green building and development practices. offer anywhere from a small amount of homes on a culde-sac, to hundreds of homes from a handful of builders. These homes will have to be constructed to the latest building codes, and will most likely be both energy efficient, or “green” (see sidebar) and more expensive than older homes of a similar size.
Does newer always mean better? Do those features equal a higher price tag in your mind? Exact options and materials will vary from house to house, and builder to builder, but take the time to write down and consider these thoughts in support of buying new when making your final decision. When it comes to new homes, you get the chance at contemporary styling, such as the always popular open concept living, with some flexibility in floor plans and materials during the design and construction. Repairs and maintenance will be lower due to the newness of the appliances, materials and more, and extended warranties will be offered. The idea that no one has lived in the house before may appeal to you, as the home will truly be a blank canvas for you to make your own, while homeowners associations will make sure the properties don’t become “too” unique, i.e., lawn ornaments will stay at a minimum. You can do hours and hours of research online to check out the builder you could be working with, or meet-

ing face to face might just do the trick. Regardless of your chemistry with that particular person, you should also find out about the builder’s track record through references and sources such as the Home Builders Association, the Better Business Bureau and Angie’s List. If it is possible, it will behoove you to walk or drive around the new subdivision to get a feel for how full or empty it really is. This will also give you a chance to ask current homeowners in that community about the builder’s quality of work and whether or not contractual obligations were met. Even though a builder can show you a model home, remember that is not what you are buying. You will be seeing the crème de la crème of features (granite countertops, theater rooms, walk-in showers), but your budget may not be able to afford such luxuries. Above all, work with a real estate agent you trust! Whether you are buying new or older construction, the real estate agent is your advocate and is working for you and your best interest.
Does older also mean character? Obviously new construction is a popular choice; we would not be having a 2011 HOMEARAMA® home show if that was not the case. However, there are massive amounts of older homes on the market, with roughly 1 out of every
569 in foreclosure. Because of this, older construction is selling at rock-bottom rates, but that does not mean that buying a house at a low price upfront will mean a lower price in the long run. There are many surprises that might crop up with that older home that has generally gone untouched. Plumbing, electric, roofing, windows and foundation problems are big ticket items that will drain your savings account faster than you can deposit your paycheck. The pros of buying an older home may include lower or negotiable prices and an established neighborhood. Because the foreclosure rate is at an all-time high, the cons may include more maintenance, less-energy efficiency, outdated interiors (wallpaper, shag carpet, Harvest Gold appliances) and general unseemliness. Of course, the option exists to have the home inspected, from foundation to roof and everything in between. What it boils down to is location, budget and your needs. Don’t waste your money on someone’s forgotten headache unless you are willing to go in with eyes, and wallet, open. Also, don’t let the shiny brilliance of new construction seduce you into becoming house poor, or a foreclosure statistic. Approach your purchase using your head, not your heart, and realize this purchase is much more than about money, it is about your lifestyle.

Window boxes It is common practice to place window boxes under windows on homes, but they can be installed other places such as fences, railings and balconies. Cascades and jabots are the legs that go down the side of the window and are always attached to the swag. 4. Valances: Fabric treatments similar to a cornice that cover up the top of a window. 5. Draperies and curtains: Draperies are pleated panels that are hung from a traverse rod or a decorative pole and rings. September 17-25, 2011 This year, CiTiRAMA®, which is produced by the HBA of Greater Cincinnati and the City of Cincinnati, hits a milestone with an even 10 shows under its belt. CiTiRAMA® will feature five single-family homes ranging in price from $225,000 to $325,000. The event will be held at Villages of Daybreak, a development with 196 single-family homes and 102 condos located off Langdon Farm Road in Bond Hill. The Villages of Daybreak is in the Cincinnati Public School District.
