a summer tradition milestone Welcome to the 2012 HOMEARAMA®, a Greater Cincinnati summer tradition that has showcased the region,s living trends for 50 years. From its meager start in Finneytown’s Millbrook subdivision way back in 1962, it has transitioned into one of the nation’s most formidable home shows. Many residents of the area treasure their annual HOMEARAMA® outing in the same manner as they do other great summer memories. Willows Bend in Miami Township, this year’s show site, a community of gently rolling hills and graceful trees, is sure to be right up there with the best of them. The serenity of the community’s surroundings makes one feel like they are miles away from it all. But in reality, it’s close to everything. The Wards Corner exit off I-275 is approximately 1/2 mile away from the community entrance, with easy access to both Northern Kentucky and Indiana. Another plus is that the community is located in the much sought-after Loveland School District, one of the state’s highest performing school systems. This is also an important factor in retaining property value. HOMEARAMA® has a rich tradition in the region and this year’s show is no exception. You will experience the latest designs, dazzling decorating and some other “wow factors” that are always part of the HOMEARAMA® experience. You will also see first-hand the outstanding homebuilding craftsmanship that is a trademark of HOMEARAMA® builders. This year’s show will also include some exciting and innovative home energy-saving features. Our HomeZone tent provides a one-stop venue for attendees to check out a variety of home products and services at the show. That tradition of excellence is once again on display at this year’s show, with six homes that range in price from $675,000 to $1,000,000+ and offer functionality, energy-efficiency and relaxing environments. The Swinging
It was the summer of 1962. The Beach Boys signed with Capitol Records, a gallon of gas cost twentyeight cents, The Cuban Missile Crisis dominated the news, and Sam Walton opened the first Walmart in Bentonville, Arkansas. In Cincinnati, R.C. Brasington Builder was bringing a Futurama home to HOMEARAMA®. The floor plan boasted three bedrooms, a spacious living room and the ever-popular, two-car carport. While the carport may not have survived, the Futurama floor plan did include something that has stood the test of time – spacious outdoor living space in the form of two terraces, one off the living room and a separate terrace privately off the master bedroom. In 1962, Brasington Builders built homes priced between $20,000 and $55,000. The first HOMEARAMA® also introduced us to the first mode of in-home communication/security with the Home Interphone system that let homeowners talk from room to room and even converse with people at the front door.

When HOMEARAMA® was gearing up for their show in 1975, America’s climate was very similar to that of today. The Vietnam War was ending, New York City avoided bankruptcy when President Ford signed a $2.3 billion loan, and the unemployment rate reached 9.2 percent. Entertainment became more driven by social issues
with artists like Bob Dylan, Bruce Springsteen and Bob Marley dominating the airwaves – and we watched the debut of Saturday Night Live on NBC. Zicka Homes, Inc. was preparing to have a home in the 1975 HOMEARAMA®. The Jefferson, their traditional floor plan, housed four bedrooms and two bathrooms on the second level of the home. The garage had become a staple in residential design by 1975. Energy efficiency, much like today, was on the minds of Cincinnatians. An advertisement in the 1975 HOMEARAMA® plan book gave tips for cutting energy costs – such as “Caulk weatherstrip and keep in good repair. One quarter inch crack three foot long can waste better than five dollars of heat per winter season.”

Despite the fact that 1983 saw unemployment rise to twelve million – higher than it had been since 1941, the 1983 HOMEARAMA® showed the emergence of luxury amenities in residential design. The American Dream, built by Rob-Wright Homes, boasted a threecar garage, a spacious kitchen complete with a center island and a garden bathtub and separate shower in the master bath. The eighties was the decade where square footage began to increase, and builders started selling home owners a lifestyle, not just a house. The 1983 plan book also showcased an advertisement for the Jacuzzi Whirlpool Bath, one of the first residential hot tubs.

The Noble
In 1996 Atlanta hosted the Summer Olympics, Silicon Valley was booming with the explosion of the Internet, and the U.S. stock markets – including the Dow Jones – gained at an amazing pace ending the year over the 6,000 mark. Opulence was abundant, and that was seen nowhere more than in residential home design. In the 1996 HOMEARAMA®, Camden Homes debuted The Cotswold, a 6,000-square-foot, English country manor on the eighteenth hole of the Heritage Club’s golf course. The Cotswold was fit for royalty with both pub and wine rooms, a fitness room off the master suite and a private media room. The nineties not only introduced specialty areas to residential floor plans, but they also ushered in the use of luxury building materials – like granite and marble, designer light fixtures and gourmet, commercial-grade appliances.

The Turn of the
The first decade of the 21st Century built upon the luxury and lifestyle of the nineties. Granite countertops, textured wall coverings and immaculate interior design became staples in every HOMEARAMA® home. Massive theatre rooms with stadium-style seating, themed bars and lounges, and spa-like master baths were on almost every floor plan. With each year, builders and designers tried to out-do their design from the previous year to wow show guests. Who could forget the massive, salt-water aquarium in the Artisan Estate Homes’ master bath shower? But at the same time, our country was becoming much more politically and environmentally aware. September 11th, the inauguration of our first African American president and the mortgage crisis eventually impacted residential home design. And while HOMEARAMA® will continue to showcase the best-of-the-best when it comes to area builders, designers and landscapers, homeowners are becoming savvier. And it’s now hip to be green. Originally founded in 1801 as O’Bannon Township, Miami Township has seen tremendous growth since 1960 as the township transformed from a rural countryside to a bustling suburban community. It now showcases a unique blend of residential and business areas combined with excellent parks and recreational facilities. Today, Miami Township hosts major employers, offers an extensive selection of newer homes, a high level of services and an excellent quality of life. With over 33 square miles, the Township includes established and up-and-coming neighborhoods, but also offers many options close by for shopping at Target, Kohl’s, Walmart and more. You can also go to restaurants like Red Robin, Quaker Steak & Lube, Mama Vita’s or Paxton’s Grill before catching the latest movie releases at the Rave Motion Pictures Milford 16. The Little Miami Bike Trail, which originates in Newtown and follows the route of a former railroad for approximately 80 miles, can be easily accessed at a variety of entry points, including Miami Riverview Park. Homeowners can turn their electric bill-free dreams into realities with Potterhill Homes’ Zero Energy Home By Sarah J. Dills
Twas the night before HOMEARAMA®, when all through the city Not a creature was stirring, not even a kitty. The plan books were waiting on the counter with care – Visitors hoping energy-efficient homes would be there. Homeowners were nestled all snug in their beds, While visions of meters spinning backwards danced in their heads. Imagine waking from this blissful, electric bill-free slumber only to discover that this dream could actually be a reality thanks to the vision of Carolyn Rolfes, president of Potterhill Homes. The team at Potterhill Homes has built the aptly named, Zero Energy Home, a net zero home, at this year’s HOMEARAMA®. “I don’t really like the term net zero,” Rolfes explains. “Because nobody knows what it means. What I say is zero energy cost.” According to Clean Energy Principles, a net zero building (NZB) is defined as a building that draws no net energy from the grid on an annual basis, achieved through a combination of energy efficiency and on-site generation. How is this possible? Well, finding the perfect balance to create
a home with no energy costs is a science Rolfes has been working on for years. Rolfes says she’s been building energy-efficient homes since she started Potterhill Homes with her father, Dan Rolfes, in 2001 – well before the ‘green’ craze began. “It’s more about building homes to be good environments for raising families,” Rolfes explains. “It’s the way we would want our own homes built.” Rolfes says her team has been tinkering with energy efficiency on dozens of levels. “What we’ve found is you need to have a good building envelope (the outside walls of your home) to make any other energy efficiencies work.” continued >

—Carolyn Rolfes Solar Renewable Energy Credits (SRECs) Take the Cost out of Energy Rolfes says a five-kilowatt solar panel system does not typically produce enough energy to power the home all the time, so the Zero Energy Home is still tied in to Duke Energy. “When the solar panels are not producing enough solar, we’re buying from Duke Energy,” Rolfes adds. “Over the course of one year, we will have paid Duke Energy about $1,200 a year – for a 5,000 square foot home. That’s only about $100 a month – for a 5,000 square foot home.” Andrew Ritch, director of renewable strategy for Duke Energy, says residential solar panel units produce electricity, but they also produce something called solar renewable energy credits (SRECs). “Think about SRECs as the validation of the generation of the green energy,” Ritch explains. “A megawatt hour of solar energy would generate a SREC that could be traded as a good deed – just like a stock or bond.” Ritch adds that Duke Energy has an enterprise-wide goal to triple their renewable portfolio by 2020. Ohio has a benchmark set by Senate Bill 221 that states all energy companies have to come up with twelve-and-a-half percent of retail electric sales from renewable sources by 2025. “Duke Energy can either go buy a bunch of solar panels or a wind field, or they can go to individual homeowners and say, ‘you already paid for the solar equipment – can we buy the right to claim that energy production?’” Rolfes explains “Duke Energy will pay homeowners in cash – up to $1,500 a year for their solar panels. When homeowners put that positive cash flow against their electric bill, they’ll see that they’re actually making more money than they’re spending. That’s how a home becomes ‘net zero’ or ‘zero energy cost’.” Rolfes says she loves building the best quality homes with the highest value products for her homeowners. “Why would we cut corners in our customers’ houses when we would never build our own homes that way?”

A great tip about landscaping your home comes from Rob Richter of Rob Richter Landscaping, Inc. For The Medinah from Justin Doyle Homes, Richter incorporated the importance of curb appeal into his landscape design. He decided to frame in the house with beautiful specimen plants that welcome visitors. In order to break up large landscape beds, he used different textures of mulch and rock. Other ways to add to the curb appeal of your home include: • Using urns or ready-made planters from home-improvement stores • Updating tired light fixtures • Coordinating door numbers, mailboxes and door lock sets in brushed nickel or oil-rubbed bronze • Choosing a fresh paint color for the exterior, including the front door and shutters • Getting your garden into shape by adding bursts of color or hardscaping, like pavers, bricks or stones • Adding a color splash with flowering window boxes • Repairing or replacing gutters and downspouts with new vinyl, metal or even copper varieties • Don’t forget maintenance of your driveway, walkway and front porch or stoop
When tackling the daunting task of updating your décor, you must first decide on your style. Do your house and tastes coordinate? Would you place your style in the modern, traditional or casual categories? From there you can freshen up your look or go whole hog with a complete makeover. Here are a few basics from which to decide. • Make sure you have a focal point. In The Wheatland from Fischer Homes, the focal point of the home is the two-story great room with stone fireplace. • Furniture placement is important. Configure a rough design on a piece of scrap paper so you can save some time, not to mention your back. • Mix patterns, solids and prints. In The Zero Energy Home from Potterhill Homes, LLC, interior designer Karen Sacksteder of Sacksteder’s Interiors used light tones of driftwood and ebony on the furniture accented with fabrics in warm tones of browns and grays. • Choose the right paint color that complements your taste, furnishings and lifestyle. You can find paint swatches in stores or online and have a few small samples mixed without having to buy a whole gallon. • Select the furniture that reflects your lifestyle. Sofas and chairs that are fit for a king may not be fit for a child or pet. Leather never goes out of style.
What fun it will be to take note of the window treatments in each of the six homes! From two-story windows with picturesque scenes to lower level windows that allow natural light to flow, you will see that window treatments enhance the view inside and out. Changing the window treatment in any room can instantly update the space and change the point of view. To get you started, here is a short list of the types of window treatments available. • Cornices: A board usually covered with batting and fabric that sits on top of a window. • Lambrequins: A cornice with extensions that come down the side of the window. • Swags, Cascades and Jabots: A swag is a piece of fabric draped over a pole that runs across the top of the window. Cascades and jabots are the legs that go down the side of the window and are always attached to the swag. • Valances: Fabric treatments similar to a cornice that cover up the top of a window. • Draperies and Curtains: Draperies are pleated panels that are hung from a traverse rod or a decorative pole and rings. Curtains are generally stationary, although they can be adjusted with tiebacks. • Roman, Balloon or Cloud Shades: These shades raise and lower by a system of rigged cords or a spring loaded roller. They are attached to a covered mounting board that is attached either inside or outside the window trim. continued >
