a letter from the editor

ten years of thinking about it, we knew what we wanted. After

’’

—SCOTT SMYTH, page 40

A few months ago, I was interviewed briefly for a segment of a home and garden show which would air on local television. As I prepared for the taping and fretted about what to wear, a coworker suggested I try outfits on and take a photo of them with my digital camera—from all angles. Taking her advice, I soon discovered how a photograph objectively shows you what you can’t always see in a mirror. Where I pondered over my appearance—hair, clothes, shoes—in my reflection, the snapped images made the decision clear. This lesson has come in handy on many occasions since then, most recently when I tried on dozens of frames when buying new eyeglasses. Sometimes, it’s great to get this same sense of objectivity when looking at our own homes. Day-to-day life keeps us from noticing the cluttered arrangement on top of the bookcase, or the dated look of our window treatments, or overgrown shrubs in the landscaping. Try taking a snapshot sometime and see what you think. The people we feature in this makeover issue of Housetrends, all looked at their homes with that same critical eye, and decided it was time for a major change. Their “before” photos and sketches show us a kitchen, a bathroom and a generous yard which range from being horribly inadequate to not quite what the homeowners wanted. These are always some of my favorite features—it’s fun to see the dramatic transformation. Here’s another fun fact: this year marks the tenth anniversary of Housetrends in Greater Cincinnati. To view our makeover—ten years and counting—visit Housetrends.com and see how far we’ve come.

Water transforms the setting of an Indian Hill home By Sue Trusty

Photos by Rick Norton There is something very special about falling water. The sound soothes our senses after a busy day. Waterfalls provide serene sights, tranquil touches, mesmerizing movement. From shimmering sheets of water to tumbling cascades, water features bring the landscape to life. No one understands this more than Drs. Richard and Susanne Lee. Residents of an Indian Hill home originally built by an Indian Prince, they dreamed of improving their overgrown landscape, using the transformative power of water. “We really like water features,” explains Susanne. So much that they even have an indoor pond with goldfish. “We wanted to turn our landscape into something unique, that gives pleasure from different angles and perspectives in the house and out, and that is tranquil,” she says. “We wanted it to have a natural feel, not too artificial, not too manicured.” The Lees travel extensively, so they needed an easy-care option as well. continued >

Assembling the team With these thoughts in mind, the Lees looked for local landscape designers on the web. They contacted four firms to submit designs. After studying the widely differing ideas, they chose the concept presented by Chris Wenning of Wenning Landesign Studio. The design includes a front-yard pond with waterfalls, a smaller pond in the side yard, and a bubbling pondless water feature in the back. A man-made dry creek

with bridges helps with drainage issues. Wenning recommended Kevin Werbrich, the owner of Werbrich’s Landscaping, to implement the plan. The landscape was installed by Werbrich and his team in 2009.

Then vs. now Before, there was a swimming pool in the front yard. “We didn’t really use it, and we didn’t want to have to take care

of it,” says Susanne. Now, large windows throughout the house look out on a huge pond with three waterfalls. One hundred and fifty tons of stone were used in constructing this water feature. Werbrich melded the pond with the existing landscaping using outcroppings—hefty stones anchored into the landscape in various places to give a more natural appearance. continued >

landscapetrends before & after Before, the house was hidden by overgrown trees. “You couldn’t see it from the street,” says the homeowner. “Now the view has been cleared. People can see parts of the house and a lot of interesting features, although the berm gives us some privacy.” The berm was created using soil excavated for the front pond. Evergreens, grasses and other plants embellish the berm on the street side, and it is the backdrop for the roughly 30x40-foot pond and waterfall that faces the home. continued >

5/13/11 8:57:55 AM

Before, there was a struggling wall of trees for noise abatement. Many very large trees needed to be replaced. Werbrich established a small forest of about 35 trees, conserving existing trees when possible and adding new ones where needed. The small water feature on the back patio provides a musical backdrop to drown out potential traffic noise, too. Before, the landscape was dark. Now, all of the water features and pathways are lit up at night. The lighting allows the Lees to easily take an evening stroll in the garden. It enables them to look out and enjoy the water features from indoors. “From every

single window, you look and see a different aspect of the pond. It’s just beautiful,” says Susanne. “Some lights look up from below the water, which is very dramatic.” Werbrich used 100 percent LED lighting for all of the water features and pathways. This was quite an innovation in 2009, although LED garden lights are more commonly seen today.

There are no fish. The pond is undiscovered by frogs or pollywogs. The plan is to eventually add fish and plants, but this hasn’t happened yet. Still, the ponds see their share of wildlife—especially deer. “We don’t encourage or discourage the deer—they just do what they want,” says Susanne. “Families will come out, sometimes with baby fawns, and drink

from the ponds. Doves often come down and have a drink, too, usually in pairs. It’s all natural.” Most of the plants are deer-resistant, although not all. Werbrich states, “While not every plant is deer proof, we didn’t plant any deer candy out there either!” That would explain the absence of hosta, roses and daylilies. continued >

Family time The large pergola is a place for the family to relax and enjoy each other’s company. This includes Grandma, who lives with the Lees and loves to garden. Grandma has a temperature-controlled greenhouse on the property, and a smaller pergola that has been fenced against the deer. Here she grows enormous melons, sometimes harvesting as many as 30 to 40 melons in a season, some weighing up to 20 pounds each! Although she doesn’t speak English, Grandma was able to communicate with Werbrich and the rest of the installation

crew by the end of the project, using gestures and facial expressions. Now Grandma helps maintain the landscape by contributing to the pruning, weeding, and general cleanup. Before, the landscape was messy and overgrown. After, “tranquil” is the word Susanne uses most to describe her new surroundings. She relishes how the water features have transformed the outdoor living space into a beautiful haven for relaxation, unwinding, and enjoying quality time with family and friends.

Fired up!

Grill your next feast in the great outdoors By Christina Kleiner

As the temperature outside rises, we all tend to get that urge to migrate outdoors. With a cool drink in hand, one of the first things we do is fire up the grill. Summer goes hand-in-hand with outdoor barbecues, and there’s nothing quite like cooking a juicy steak or pork tenderloin. continued >

Meanwhile, prepare chimichurri sauce. Place parsley, garlic, oregano, salt and chili powder in food processor container. Cover; process until chopped. With motor running, slowly add oil and lime juice through opening in cover, processing until blended. Carve roasts across the grain into slices. Season with salt, as desired. Serve roast and peppers with chimichurri sauce. Garnish with parsley sprigs, if desired.

FIRE ROASTED PORK AND VEGETABLE KEBOBS

Recipe and photo courtesy of Cal Flame.

Cut pork into slices about ¼ inch thick. Drain pineapple, reserving all syrup. Blend syrup, teriyaki sauce, green onions, ginger and garlic powder; pour over pork and pineapple. Cover and refrigerate at least 1 hour. Meanwhile, cook rice according to package directions and prepare grill. Remove pork from marinade and grill about 5 inches from hot coals for about 5 minutes on each side or until completely cooked. Pour pineapple and remaining marinade into large skillet. Bring to a boil. Remove from heat and serve pork with sauce and pineapple over rice.

¼ cup Napoleon® Savory Chicken and Rib Spice 2 tablespoons olive oil Vegetable marinade Basting sauce Cut zucchini, red onions and sweet peppers into 1½ to 2-inch chunks and place into a large sealable container or bag. Add mushrooms and pour in marinade mixture, seal and refrigerate, turning occasionally for 2 hours. Meanwhile, cut pork tenderloin into large, 1½ to 2-inch chunks and place into a large bowl. Add ¼ cup Napoleon® Savory Chicken and Rib Spice, and 2 tablespoons olive oil to the bowl and mix well to coat pork completely. Skewer the seasoned pork, packing pieces together tightly, onto three of the skewers. Cover and set aside until needed. Remove vegetables from marinade, reserving marinade, and thread onto three skewers, pressing the vegetables together firmly. Cover and set aside. Preheat the grill to medium-high heat. Grill pork kebobs for 6-8 minutes, turning and brushing with basting sauce during final 2-3 minutes of cooking, until lightly charred and cooked throughout (internal temperature should be 165°F). After the first 5 minutes of cooking the pork kebobs, place vegetable kebobs onto grill. Grill vegetables for 4-6 minutes, turning and basting with reserved marinade every 1-2 minutes, or until lightly charred and tender. Move vegetable kebobs to top rack of grill to keep warm, turning occasionally while pork is cooking. Remove skewers from grill, and serve with warmed pita bread and extra basting sauce on the side.

Room to grow With baby Alexander in tow and plans for more children in mind, the two began their search. Four adequately sized bedrooms were at the top of their wish list, and older homes held a certain appeal. After looking in several Cincinnati neighborhoods, their realtor mentioned a circa 1892 Queen Anne Victorian in East Walnut Hills. The couple scheduled a walk-through, not expecting much considering their price range. When they pulled up to the house they were surprised and impressed with the home’s charming stone and brick façade complete with an expansive tiled front porch, and three floors of living space capped off with a slate-covered roof. Inside the surprises kept coming. The home’s original owner was Charles Kruse, founder of the Kruse Hardware Company. Signs of his residency were still in place. Silver plated door hinges and knobs added a distinct touch, and original light fixtures hung from the ceiling with period-appropriate charm.

One more surprise Then the couple opened the door that led to the kitchen. “I was speechless,” Kim says. But not in a good way. The only things standing in the large space were a massive sink and a 1940s-style oven. “It was a mess,” she says. Despite the unpleasant surprise, the couple decided to make the leap and bought the home claiming now, from an older perspective that they were “young and stupid.”

Ready, set, wait Before they even took possession of the house, the Smyths hired a kitchen designer. Based on her plan, they purchased all new appliances and positioned them that they could function in the existing space before the renovation was underway. Then along came an “unexpected project.” The garage needed major structural work and finances and efforts needed to focus there first. continued > OPENING SPREAD: This oven (inset) was one of two “modern conveniences” found in the kitchen in 1998. The new deluxe range still looks appropriate for the age of the house. THIS PAGE: The copper forms (left) mark where the original wall ran along the side of the kitchen. The window adjacent to the original sink (above) is over the new copper sink now. The new range (top) sits in a space which originally belonged to the butler’s pantry (top right).

5/12/11 3:52:18 PM

Then a couple of years went by, along came one child, then another, there were a few meetings with more kitchen designers along the way, and before they knew it, over a decade had passed. In the meantime, Scott says, “If we had anyone over, they weren’t allowed to go in the kitchen. Only family members could see it.” And even then, he says, “The theory was to eat as fast as you can and leave, it was not a pleasant place to be.” “It was embarrassing,” says Kim. Finally the couple decided they were ready to roll. As Kim was poking around on the Internet, she came across a farmhouse-style kitchen she loved on the Auer Kitchens website. She met with that kitchen’s designer, Cathy Osborne, and felt from the start that Osborne clearly understood the Smyths’ wishes for the space.

“After ten years of thinking about it,” says Scott, “we knew what we wanted.” For example, the couple wanted to save and reuse many of the room’s existing materials, including subway tiles on the walls, encaustic floor tiles, a tin ceiling, door and window frames, and a striking German silver sink. Plus five doorways made the space layout a bit of a challenge as well. Osborne admits that two of the doorways posed a particular challenge for her. “There was a space between the kitchen and the dining room that held two walls at an angle—a very unusual angle,” she says. “The pattern in the floor followed that angle, something which made the house really distinctive. Keeping those two walls became, to me, critical.”

THIS PAGE: This door (bottom), which originally led to the angled walls and butler’s pantry, was reused in another part of the kitchen. The copper knobs on the oven (left) inspired a theme which includes the range hood and farmhouse sink.

Coppersmyths To serve as additional inspiration for the design, the Smyths showed Osborne a photo of a LaCornue range they had seen in a London store window while vacationing without children for the first time in their marriage. “Obviously the range didn’t look like it was built in 1892,” says Kim, “but I thought it looked sympathetic to the age of our house.” Plus, the range had distinctive copper knobs that appealed to the couple. “Since copper has long been associated with cooking, Kim and I agreed that it would be great to use it throughout our kitchen,” says Scott. continued >

5/12/11 3:53:35 PM

Work gets underway Armed with her parameters, Osborne got busy with the design. Plans included removing a closet designed for storing the fine china, and bumping out the wall between the kitchen and the butler’s pantry to expand the space by a little over three feet. This move introduced a new window into the kitchen. “The two windows were radically different from one another,” Osborne says. “I had to do something to make that look okay.” So she added some decorative open shelves above the window to create balance. This is where the Smyths now display their collection of copper forms. A chase between the two windows contains plumbing that runs to the second floor. Countertops needed to accommodate this 30-inch wide, 12-inch deep space. However, underneath, this shallow cabinetry created the perfect niche for the microwave. To handle the construction side of things, the Smyths hired Brian McFarland, who was a contractor their neighbors had recently used for a large renovation project. Both the homeowners and Osborne sing high praises for McFarland’s skill in salvaging materials within the space. The craftsman recreated the whole backsplash with tiles that were originally in other parts of the kitchen. The same goes for the floor—tiles were carefully pulled up in one section and moved to another to accommodate the space’s new footprint. “Not many people would have taken the time that he did,” says Scott. continued >

Everybody’s happy Finally, the project, which began in October of 2009, wrapped up the following spring and everyone involved came out happy with the results. “I had a budget in mind—that’s the type of work I do—and we came in under budget. There were no horror stories—none, says Scott. Kim, the family’s primary cook, admits that she used to prepare meals based on what was easy to cook due to the complete lack of countertop space in her old kitchen. Now, the couple agrees, the fare has stepped up a bit. Kim prepares intricate meals and the family spends “an insane amount of time in the new space according to Scott. Plus, the Smyths are hosting a lot more parties these days. Families, friends and recently a few soccer teams have found themselves gathering around the new kitchen’s island. “We’ve had more people here in the past year, Scott says, “than in the previous ten years combined.

Residential Design Awards

5/11/11 1:54:42 PM

The 2011 AIA Cincinnati/CORAwards The Cincinnati Chapters of the American Institute of Architects and Congress of Residential Architecture announce the recipients of our third annual Residential Design Awards. All of the award-winning homes highlighted in these pages have one thing in common—an architect who used creativity, problem solving skills, and expertise in building systems to create a remarkable place to live. It’s a common misconception that architects only design public buildings such as office buildings, and schools. As these projects illustrate, this is hardly the case. Many architects specialize in residential design, providing design services for projects ranging from a new custom home to a kitchen or outdoor entertainment space. Residential architects come in all shapes and sizes. Some prefer clean, modern lines, while others favor more traditional styles. Most are proficient in a range of styles, responding to the wishes of each client, or the character of the home or neighborhood. Many architects have a high degree of expertise in green design, while others have considerable experience addressing the specific needs of older adults and aging-in-place. You will find that architects are knowledgeable, willing to listen, and eager to develop a solution that’s tailored to meet your needs.

finding an architect that’s right for you A great place to start is the listing of residential architects featured in this publication. Check out the firms’ websites and ask acquaintances if they are familiar with them. Ask homebuilders or remodeling contractors for recommendations, and don’t forget to keep an eye out for yard signs in your neighborhood. Nothing shows off an architect’s work better than the real thing. Once you have a few candidates in mind, contact them for an initial interview. Architects are eager to describe their design approach, show you examples of their work, and provide you with references. We’re confident you will find one whose process, expertise, and personality are right for you.

MISSION STATEMENT The purpose of the Congress of Residential Architecture (CORA) is to provide a continuing forum for advocating and enhancing residential architecture by all individuals, both professionals and non-professionals, that share a common interest in improving the quality of the homes and communities we live in.

It was,

Sandy says, one of the toughest

times in her life. First she was delivered a devastating blow when her husband Steve was stricken with ALS (Lou Gehrig’s disease) and passed away just three months after the initial diagnosis. Next her beloved sister Joyce passed away from cancer one year and almost two months later. But instead of listening to those who said not to take on any major projects during her grieving period, Sandy decided to take control of her life and do just that. Fresh start

After

a year of tragedy, a chance meeting changed this

homeowner’s life for good By Alice P. Drake | Photos by Robin Victor Goetz/RVGP, Inc.

The homeowner wanted to turn over a new leaf and make her house fit who she was after that terrible period of time, instead of staring at the same walls that saw her and her late husband entertaining friends and family while raising two children together. “I needed to make this house my own. My friends and family helped me so much through that difficult time, but I wanted to be able to share my house with people again.” Fast forward ten months later and her house has been totally transformed from average to awesome. The kitchen, family room and all the bathrooms were blown out, redesigned and remodeled by Jim Stephens of Van Gogh Capabilities and his well qualified crew with Sandy’s tastes in mind. “The projects took a long time but I trusted Jim so much because he is the best,” says Sandy. The process began with a new roof, then new Pella windows and doors were installed, which proved to be fortuitous because the contractor was Jasen Stephens, the son of Jim. When Sandy mentioned that she was thinking about remodeling her kitchen and bathrooms, Jasen directed her to his dad for the job.

Carte blanche “I was given a clean palette where I virtually designed and picked 90 percent of everything with her approval,” says Stephens. “Sandy just had faith in me.” They started with miscellaneous odds and ends throughout the house then tackled the major projects, such as the master bathroom and full bath off of the family room. Stephens worked with Bob Harrigan to create the custom vanity in the master bathroom that would work in a smaller space. continued >

OPPOSITE: A custom-built vanity provides great spaces to hide unsightly cords and general bathroom odds and ends. TOP LEFT: The skylight was the impetus behind the creation of the curved shower wall. TOP RIGHT: The sink’s granite surface wraps around the corner to include the soaking tub’s controls. ABOVE: Although the “before photos got lost in the shuffle, these renderings give the basic idea of the renovation.

“Bob told me I pushed him to his limit with my ideas, but he is absolutely an ace, says Stephens. Harrigan was able to create the illusion that the cabinetry over the sink has three doors on both sides, when in fact the right side does have three functioning doors while the left side houses a pullout magnifying mirror in two faux doors. The cabinetry was designed with Sandy’s wish to conceal her beauty products and toiletries without ruining the symmetry of the piece. Receptacles were placed inside the cabinetry to hide away cords also. The curved wall was developed to answer for the skylight’s position without having to compromise shower stall space or design. The statue of the woman draped in a cloth hugging her legs was originally positioned in the living room, but was moved to the shelf at the top of the cut off column of the rounded wall for the photo shoot. That action not only brought up a fond memory for Sandy, but also fit perfectly with the theme of the master suite. “I found that statue at HomeGoods after Steve had passed, and I remember looking at it thinking the woman was me and I was going to be okay, says Sandy. “I don’t feel alone anymore because I have a lot of people around me who love me. I might find peace when I am soaking in that tub with candles going. Figuring out how to take the soaking tub Sandy requested and mask the spigot and valves was another challenge that kept Stephens thinking both day and night. He did not want another column in the bathroom (“That would have been gaudy and I don’t do gaudy, states Stephens), so coming up with a solution that would work, putting the spigot in the ceiling while not freezing the pipes in the cold zone of the attic, took some continued >

serious planning. Stephens’ “Eureka!” moment came when he decided to create a box in the ceiling, which would allow the water to run out of the ceiling-mount bath filler while being able to insulate the pipes. The bathtub valves and handles are tucked away in and under a bonus stone shelf with granite countertops that blends in nicely with the vanity. The bathroom off the family room, or “spa bathroom” as Sandy calls it, is a tighter space that needed a bit of flair, as it is the room that would be used most often by visitors. The tile choice is a deeper tone, so it was lightened visually by the accent stone and neutral paint color. The vessel sink bowl is highlighted by a brushed nickel frame and minimal cabinetry above the commode gives storage without taking away from overall space.

Happily ever after After the long haul, Sandy is thrilled with her house and the outcome of the enormous renovations. As an added bonus, while working together, Sandy and Jim built a strong friendship and both feel that during the process they gained a better understanding of the importance of living their lives to the fullest. “Tomorrow is a gift,” says Stephens. “And I have learned from the best.”

THIS SPREAD: The lower level bath uses a blend of tiles and stones to create a warm and visually inviting retreat in a relatively small space.

You might compare selecting the perfect tile for your bathroom to picking a needle out of a haystack. With the wide range of materials available, from tumbled travertine to azure blue glass tiles, making a decision can be a daunting task. Think of tile just as you do paint colors— your selection sets the tone of your entire bathroom, whether you’re looking to create a contemporary retreat or a European spa.
