I have always thought it would be a great experience to live downtown. Condos with city and river views feature restaurants, cultural activities, and sports of all sorts, all within walking distance. For now, it’s a lifestyle I envy from afar as five adorable grandchildren keep me firmly (and happily) anchored in suburbia. But I watch with great interest as my fellow suburbanites go urban and move to condos hugging the Kentucky or Ohio sides of the river. Some of these homeowners are downsizing or purchasing second homes a little closer to work and favorite leisure activities. While others, like the homeowner we feature on page 20 who lives in Covington’s Ascent, want a more modern feel to accompany their active lifestyle. During a time when most of us would have retreated to our beds with a stash of chocolate and a stack of DVDs, one determined woman took a different path after dealing with an emotional double blow. | The timing was not great— while coping with the dissolution of her marriage and leaving her Hyde Park home, this person also discovered that she needed to undergo knee replacement surgery on not just one, but both knees. When deciding where to recuperate—both short term and long term—she was drawn to The Ascent in Covington. “I knew before I moved here that I loved this place,” she says. “I had visited friends who lived here and I knew that I wanted to live on the river somewhere.” A bit of serendipity combined with some smart thinking when

the woman discovered that The Ascent had two condominiums set aside for short-term rentals. The single-level floor plan, combined with the building’s elevator, private car and driver made it a perfect place for the post-surgical patient to recover. So, in June of 2008, she hired a nurse, moved in, and took her new location and lifestyle for a test ride. continued >

Moving on up By August, recovery was well underway and she decided she was ready to put down permanent roots in the building. After looking at one particular 3,200-square-foot, 2-bedroom, 2½-bath unit on the 17th floor, she was ready to buy. One of the building’s penthouse spaces, the unit featured a front balcony facing east, a side terrace with sunset views to the west, a panoramic view of Covington and the cut in the hill from the master bath, and an abundance of windows and natural light. But there was plenty of work to be done: the walls were in place, but the floor was just concrete; there was no lighting or plumbing; and the homeowner wanted to be settled by Thanksgiving. Fortunately, the real estate agent knew a talented designer who could help with furnishing the new space. After the homeowner viewed Renan Menninger’s portfolio she knew she’d found the perfect designer to help her shift from her previously antique-centered style to crisp and clean contemporary.

“I wanted to go to the opposite end of the spectrum,” the homeowner says. “And I needed to do it in a hurry. Renan and I spent almost every day together for three or four months at least—maybe more than that.” Menninger says she thoroughly enjoyed the time she spent with the homeowner and was not intimidated in the least by the time frame. “For me, the pace was fantastic,” says Menninger. “I was able to take her energy and really go with it. I wish all my jobs were like that. Sometimes the train slows down and you really lose the creative energy.”

It’s all about the details Together, the pair traveled to granite yards, flooring centers, fabric stores and lighting studios. The designer’s goal was to create a contemporary, yet comfortable, soft and feminine space for the homeowner, while staying true to what the architect—world-renowned Daniel Libeskind—may have envisioned for the space.

“To me, this design was about sky and water,” Menninger says. “The idea was to incorporate the surroundings. I kept the furniture low and clean so that the focus was on the view.” With a nod to the Ohio River below, when the two discovered a river-like pattern flowing through the piece of granite they selected, they elongated the island to nearly eleven feet so as not to interrupt the surface’s “flow.” Nearby, over the dining room table, a light fixture suggested by Drew Dearwester of Switch Lighting and Design undulates in a similar manner. It’s touches like these that contribute to the clean and crisp—yet incredibly inviting— finished look of the space. “That’s my forté,” says Menninger. “I love helping

people understand that contemporary does not need to have a cold and unapproachable esthetic. It can be warm and inviting.”

All settled, so to speak The week of Thanksgiving, less than six months after her surgery, the homeowner moved in to begin her new urban lifestyle. Although the mood has definitely changed, things haven’t slowed down a bit. She keeps busy with lots of volunteer work at The Children’s Theatre of Cincinnati, and the 4th Street Boutique which benefits Dress for Success—in fact she is co-chairing that organization’s Fashion Bash Luncheon and Saks Fashion Show on September 20 at the Hyatt for approximately 700 women. Plus, she’s met several new

friends from the building— including a man she has been dating for the past couple of years. And, the floor she lives on is known as the party floor in the building. “I leave my door open and people know to come and have a drink,” she says. When the weather is warm

the party may move out to a living room she has set up on the terrace. Or, inspired by the view outside her window, the homeowner may decide to capitalize on her new knees and her new life and stroll across the Roebling Bridge with a whole new spring in her step.

You know what they say about the bestlaid plans…they never go

the way you think they will.

Gary and Gina Wulfeck had originally purchased a land-o-minium lot in their Villa Hills subdivision, thinking they were ready to make the move to a smaller home. But after some thought, they changed their minds. They talked with John Toebben of Toebben Builders who showed them some available custom lots in the same neighborhood. “I wanted them to walk on the property,” Toebben says. “The lot I thought they would like had an irregular shape and a lot of contour where we could create a very unique product. So at the initial site meeting, I brought the architect and landscaper and showed the Wulfecks the opportunities.” Toebben’s company philosophy is “total engagement.” “We’re not just putting lines on paper but looking at how the clients are going to live in the home,” he says. “We put a whole wish list together working out all the details before they drew any plans. It leads to great results that are well thought out with no surprises.” continued >

With four children (two married with two still in college) they decided to build a 9,000-square-foot home in the transitional European style with an open first-floor plan. Gina wanted it to be “entertaining and have a feeling of openness.” It took just over a year to complete the home and they moved in just after Thanksgiving 2010. Gary wanted this to be their last house. “We wanted to build our dream house and we didn’t want to say we wish we had done this or added that,” he explains. “We want to be here a long time

enjoying this with our children and grandchildren.” They did have a few must haves: a large workable kitchen, and an open floor plan with the main rooms on one floor. “We’re very family centered,” Gina explains. “We have a few larger parties every year, but we really like having the family here in the house with us.” Building a custom home involves a lot of decision making, and the Wulfecks brought in Henry Vittetoe, of Vittetoe Designs to help. “They wanted quality matched with uniqueness that people

could enjoy,” says Vittetoe. “Gina’s main goal was to have her family and friends enjoy being in the home, and that its style felt comfortable and livable. We used that factor in choosing fixtures, colors, really in all our decisions to keep it warm and inviting.” By looking at pictures and photos that Gina had pulled from magazines, she and Vittetoe blended it all together and started choosing cabinetry. “Those choices began dictating color schemes. It’s like a giant jigsaw puzzle,” Vittetoe explains. continued >

“On the main level, I adore the master bath,” explains Vittetoe. “It’s like a luxury spa, and it’s architecturally outstanding.” Sixteen areas throughout the home were faux finished by three different artists with combinations of techniques and designs. Original artwork completes many of the rooms. The home’s furnishings are timeless pieces of classic design in soothing earth tones that seemingly flow from room to room.

Lower level specifics Downstairs is entertainment central for the Wulfecks. While also offering three bedrooms and a family room on the lower level, one of the main focal points is the full bar that seats six. Equipped with a functioning kitchen, it sits adjacent to both the wine room and the bourbon cave. Yes, bourbon cave. Coming down the stairs there was an unplanned area to the left of the bar area. Toebben came up with the idea of adding a bourbon cave. “I showed them some schematics and they loved it,” he says. He created shelves cut from whisky barrels. “We worked with Wild Turkey Distillers to get an endorsement to call it the continued >

Main level details Walking into the Wulfecks’ entry foyer is your first clue that each room features a specific focal point, with its own “wow” factor. Featuring a stained glass dome, lit by natural light during the day, and backlit at night, it’s a stunning welcome to the home’s treasures. From the foyer guests can see into the kitchen, the dining room, the music room, the four-season room, and of course, the great room. “That really accomplished what we wanted,” Gina says. Also on the main level are a library/study, Gina’s sunroom retreat, and the master suite with double walk-in closets, and a master bathing suite. Off the main kitchen is a private outdoor kitchen area complete with fireplace, grill and lounge areas. Like every other room in the home, it includes a flat-screen TV. One of Gary’s touches, there are 17 televisions throughout the home. The home is equipped with smart technology. “Yes,” Gary laughs, “there’s nothing electronic we don’t have in this house, from the lighting, music, cameras and security. It’s equipped with cutting-edge technology.” Each main level room features a unique ceiling treatment from cathedral to trey, and coffered styles. “We showed them a lot of pictures and John Toebben’s team really outdid themselves on that,” Gina says.

‘Wild Turkey Room’ complete with commemorative plaque.” As a housewarming gift he even stocked the shelves for the Wulfecks! A busy theatre room with fiber optic lighting is loved by the family film buffs. The grandchildren’s playroom is charmingly painted with whimsical exaggerated floral murals, and even includes a painting of a beloved family pet. The self-contained fitness room is near an elaborate steam shower featuring aromatherapy with four choices of aromas.

Outdoor playground The lower level features a walkout to the pool and golf areas, both

Gary’s favorite parts of the home. Exiting the lower level, guests first see a covered porch with gas fireplace, and a built-in grill. The expansive pool is the dominating feature with its waterfalls and fountains. The older guests assemble around the hot tub, and the youngest love the recessed floating platform, ten inches deep at the edge of the shallow end. Gina’s grandchildren are frequently found playing there. A freestanding pool house includes showers, swimsuit dryers, really all the amenities of an upscale swim club. A nearby fire pit comfortably seats 15 for cozy retreats. A putting green with four holes keeps the golf buffs entertained.

The outdoor playground, including this massive and inviting pool, is Gary’s favorite place to linger. OPPOSITE TOP: A poolside bar, just inside the lower level lets visitors enjoy the view and the air conditioning simultaneously. OPPOSITE MIDDLE: Having undergone back surgery, Gina uses the home gym regularly to remain as strong and pain-free as possible. Rounded out by just-right lighting, and attractive landscaping, it’s really Gary’s idea of a perfect retreat. “It’s a self-contained world out there.” It’s already been the scene of numerous parties. “When the house was finished, we had an open house for every single contractor, anyone who worked on the house,” Gary says. “Sometimes the crews don’t get to see the finished product, but we were so proud of how everyone worked as a team that we wanted to thank them for a job well done. This year’s CiTiRAMA® is our 10th and is already exceeding our expectations. The partnership between the City of Cincinnati and the Home Builders Association of Greater Cincinnati is one of the longest public/private housing-related relationships in the country. The Villages of Daybreak was selected by the National Association of Home Builders Chairman Bob Nielsen in June for the kick-off of National Home Ownership Month. He applauded CiTiRAMA® for “expanding home ownership opportunities in areas near public services and amenities.” The five builders participating in this year’s show have constructed homes that include numerous energy-efficiency and green-building features. They also reflect the unique architectural characteristics of the community. Front porches are a staple of this year’s show homes. The Bond Hill community was selected by the City of Cincinnati in 2011 to participate in its Neighborhood Enhancement Program. This program targets communities to receive additional resources from the city. CiTiRAMA® will also be included this fall as one of the site visits for the Regional Neighborhood Network Conference, attended by numerous neighboring city officials looking for ideas they can duplicate in their own cities. This year’s show introduced the new partnership between the HBA and the Blueprint for Success Program, sponsored by the Cincinnati Community Action Agency. This effort partners economically challenged students enrolled in the construction trades training program with show builders. A total of ten students shadowed builders throughout the construction process, gaining

New to the show this year, CiTiRAMA® 2011 is a proud sponsoring partner of the Cincinnati Community Action Agency’s Blueprint for Success program. Founded in 2005, the program aims to assist participants (ages 18-30) in obtaining a promising livelihood in the field of construction through intensive educational and vocational training based on state and industry standards. The program consists of a nine-month pre-apprenticeship, during which students benefit from both classroom instruction and hands-on experience. Blueprint students finish the curriculum with a final project: working closely with local professionals to rehabilitate an abandoned, inner-city property. When needed, the program also offers intensive support services, including part-time employment and financial and housing assistance, to better help its participants achieve self-sufficiency. After completing the program, students are given the tool belt and set of tools they used during their training as a graduation gift, and those who are interested in pursuing a career in construction are guaranteed the opportunity to interview for a position in the field. Other participants are offered assistance in applying to higher education programs, or pursuing other careers. Students who have completed their training are appreciative of the valuable experience the Blueprint program offers. “It’s been exciting to watch the students’ involvement in the building process,” says CiTiRAMA® chairman and president of Maronda Homes Mike Hoffmaster. “We’ve also asked them to be on hand during the show, to demonstrate the unique qualities of each home to attendees.”

And the Winner is… Each year, the Home Builders Association of Greater Cincinnati sponsors a contest to design the official poster for the CiTiRAMA® home showcase. Find out if the hog will arrive fresh or frozen and if it will be prepped (hair and internal organs removed) so you can allow sufficient time to defrost and marinate. If roasting the pig yourself will only happen “when pigs fly” then hire a local company to cater your party with side dishes and all, so you can sit back and wallow in the fun!

Much more than just lettuce and dressing, these hearty creations are very filling meals all on their own. continued >

SZECHUAN BEEF SPINACH SALAD 1 pound sirloin steak, cut into bite-sized strips ½ cup San-J Szechuan Sauce 1 tablespoon vegetable oil 2 red bell peppers, seeded and roughly chopped 2 yellow onions, sliced 6 cups baby spinach leaves, cleaned and dried 2 tablespoons rice vinegar 6 tablespoons extra virgin olive oil ¼ teaspoon salt ¼ teaspoon freshly ground black pepper ½ cup roasted peanuts, chopped Toss the steak strips with the San-J Szechuan Sauce in a large bowl or resealable plastic bag. Marinate for up to 3 hours. Heat the vegetable oil in a large skillet or wok over high heat. Add the steak strips and stir-fry for about 5 minutes, or until no longer red in the middle. Add the red bell peppers and onions and stir-fry for another 2 minutes. Spread the spinach evenly among 6 individual salad plates. Remove the meat and vegetables from heat and, while still hot, place evenly over the spinach. Whisk together the rice vinegar, olive oil, salt and pepper and drizzle over each salad. Garnish the salads with chopped peanuts.

Red Wine Balsamic Vinaigrette: 1 cup olive oil ¼ cup Lindemans® Bin 50 Shiraz ¼ cup balsamic vinegar 2 tablespoons Dijon mustard 1 tablespoon chopped fresh rosemary Salt and ground black pepper to taste

1 telegraph cucumber cut into small chunks ½ cup coriander leaves 3 cups mesculun leaves 1 avocado cut into 1-inch chunks 1 cup of cherry tomatoes, halved 1 cup sliced green beans 1 teaspoon soy sauce 14 ounces lean rump beef, all fat trimmed off Dressing recipe: ½ teaspoon fresh red chili, deseeded and minced 1 tablespoon fish sauce 1 tablespoon garlic, finely chopped 1 tablespoon chopped coriander 1 teaspoon brown sugar ¼ cup cold water 2 tablespoons fresh lime juice 1 chopped spring onion

First, prepare the vinaigrette by whisking together all ingredients. In a large bowl or sealable container, combine all vegetables together. Add ½ of the vinaigrette to container, seal and refrigerate for one hour, turning occasionally to marinate evenly. Reserve remaining ½ of vinaigrette to toss with vegetables after grilling. Preheat grill to medium-high heat. Remove vegetables from marinade and arrange in a grill basket. Place basket onto grill and cook vegetables, turning basket and basting occasionally with marinade, until lightly charred and tender, about 6-8 minutes per side. Remove basket from grill and allow to cool slightly. Remove vegetables and cut into large chunks. Place vegetables into a large bowl, toss with reserved Red Wine Balsamic Vinaigrette, season with salt and coarsely ground black pepper to taste. Arrange onto serving platter and top with crumbled goat’s cheese and chopped fresh rosemary.

Marinate the beef in the soy sauce for an hour or overnight. Boil a pot of salted water and blanch the green beans. After 5 minutes remove beans from heat, drain and place into iced water. Drain again and combine with other salad greens. Combine the ingredients for the dressing, stir well and set aside. Fry rump steak in a heated pan with oil for 2-4 minutes on each side. Rest for 10-15 minutes and slice thinly. Combine the beef with the greens and dressing. Serve immediately.

GRILLED VEGETABLE SALAD WITH SHIRAZ BALSAMIC VINAIGRETTE 1 large Vidalia or sweet yellow onion, peeled and sliced into rings 2 green zucchini, sliced in ½ lengthwise 8 large white mushrooms 3 sweet peppers (red, yellow, orange) cut in half, stems and seeds removed 1 bunch asparagus, trimmed 1 cup crumbled goat’s cheese 1 teaspoon chopped fresh rosemary
