creating landscape design for home shows is that the landscapers have to make a young landscape look mature. ❙ “They are planted really thick to give the appearance of a mature landscape. During the show everything looks great, but five years down the road we’re going in and removing plants because it’s overgrown,” says Andy Perrino, owner of Perrino Landscape. ❙ While all homeowners want mature trees, flowering bushes and colorful flowers, Perrino says it is imperative to start with a solid foundation and then give the plants time to grow. This can be a long process for homeowners— especially for one of Perrino’s clients who wanted mature trees to provide privacy from the neighbors perched on the hills of Mt. Lookout above her house. ❙ Fortunately, she happens to be an interior designer and is very familiar with the length of time it takes to create a design that’s right the first time.

Patience is a virtue When the landscape team first began work on the newly constructed Mt. Lookout home seven years ago, it was all about the hardscaping. “Because of our client’s background, she had a clear idea of what she was looking for in her outdoor living area,” Perrino says. “She wanted a patio large enough for entertaining – with a dining area, a living area around a fireplace, and a nice grill.” The homeowner says she’d been looking to move for five years but couldn’t check everything off her wish list with one property until she stumbled upon one particular home in Mt. Lookout. “It was a new home, still under construction, so I was able to make design decisions. Yet it was on a lot where an old home had been torn down, so it gave me the feeling of living in an old neighborhood,” the homeowner explains. “I have the best of both worlds.” The only downside to the lot was the fact that her neighbors’ homes rested on the hills above. To address that issue, Norway spruce were planted to create a privacy wall. “Seven years ago we had the conversation, ‘Today, it’s not going to quite provide the privacy you want, but eventually the evergreens will get large enough to provide that privacy’,” Perrino remembers. “She was confident, and now she has the landscaping we envisioned.” continued >

Fleur de Flow A meandering path invites guests from the driveway back to the patio area. Perrino wanted to create a nice flow around the home – inviting guests in and keeping them intrigued enough to want to see what lies around the next corner. “I wanted to keep people interested, so we placed a fountain along the path along with several plantings including two large dogwoods, creeping phlox, a butterfly bush and Endless Summer hydrangeas,” he says. “I also strategically placed the stone fireplace on a forty-fivedegree angle so it could be seen from not only the path, but inside the house as well. It helps to invite people outdoors. You can get a glimpse of the fireplace through the solarium and living room of the home.” The fireplace has become one of the homeowner’s favorite elements of her

outdoor retreat. “On a cool day, I love to sit around the fire with a big blanket,” she explains. “It’s the little things in life that I enjoy.” Another bed along the backside of the patio serves multiple purposes. “Blue holly trees and a flowering dogwood create some privacy and enclose the patio so people don’t feel like they’re falling off the patio into the lower back yard,” Perrino explains. “With outdoor living spaces it’s important to create walls with plantings.” continued >

The sheltering tree “I love gardening,” the homeowner says. “I plant flower pots and nurture them all summer long. I love the nurturing element of gardening.” Also, the homeowner has selected trees to plant in memory of loved ones over the years. A river birch off the driveway was planted in memory of her father. “We’ve created a little piece of heaven out here,” she adds.

It’s never too late to learn how to grill the perfect cut of meat. Jason Capps, chef and owner of Pittsburgh’s Bella Sera, offers these grilling tips. • A steak should only be turned once. When lines from the cooking grate appear on the meat and turn black it is time to turn the food. A thicker cut, if more than 1 ½ inches thick, may need to be turned three times to get it cooked through the center. • Use oil or cooking spray on grates when grilling low fat meats and other foods.

Ancho Chili Pork Tenderloin

Pucker Up Raspberry Lemonade

1 tablespoon freshly ground black pepper 2 teaspoons chili powder 4 teaspoons Worcestershire sauce 1 teaspoon Dijon mustard ½ teaspoon salt ½ teaspoon ground cumin 1/8 teaspoon ground red pepper 2 garlic cloves, minced 2 pork tenderloin

1 can raspberry lemonade concentrate 3 cups water Juice from ½ lime Juice from ½ lemon 1 can Sprite ½ cup fresh raspberries ¼ cup fresh blueberries Fresh mint

Mix first 8 ingredients in a bowl and coat pork tenderloin. Let pork sit at room temperature for 30 minutes to 1 hour. Place tenderloin on grill, turning to sear all sides, grilling for approximately 15-18 minutes or until an internal temperature of 140 degrees has been reached. Let pork rest for 5-10 minutes before slicing. Serves 6.

Mix liquid ingredients in pitcher. Add raspberries and blueberries. Pour in glass, over ice. Garnish with a sprig of fresh mint.

CiTiRAMA® brings the best of the old and new together to showcase the exciting possibilities for urban living in the City of Cincinnati. The 11th CiTiRAMA®, located at Virginia Place in historic Northside, promises to be one of Cincinnati’s top residential destinations. Five fully decorated and landscaped homes, priced between $250,000 and $300,000, will be on display from September 8-16. Four builders are participating: Brookstone (two homes), Drees, Maronda and Potterhill Homes. Cincinnati’s CiTiRAMA® is the nation’s longest standing housing partnership between a home builders association and a municipality. Northside, with its mix of unique restaurants, coffee shops and boutiques as well as its close proximity to downtown, has emerged over the last several years as one of the city’s coolest neighborhoods. Virginia Place in Northside (located at Chase and Virginia Aves.) is easily accessible from I-74 (Colerain Ave. exit). When complete, the site will include 35 single-family homes (including six neotraditional town homes), with an abundance of green space and mature trees. The HBA will once again include students from the Blueprint for Success Program in various phases of construction of the show homes. Two students enrolled in this construction trades training program have been assigned to work alongside each of the show builders. The Hamilton Co.-Cincinnati Community Action Commission oversees the program. The HBA Charitable Foundation and the National Housing Endowment have both provided funding for costs associated with implementation of the partnership. The HBA will also be assisting in the Blueprint for Success Program curriculum development and student job placement. Jordan Umerley from the Cincinnati Art Academy designed the winning CiTiRAMA® 2012 poster that is on display at business locations throughout the community and in the home show

Making the Urban Living Choice Can Save You Money

The City of Cincinnati Department of Community Development’s Community Reinvestment Area Residential Tax Abatement Program encourages rehabilitation and new construction of structures through property tax incentives. Property tax abatement is available for any increased valuation that results from the improvements to the property for both existing and new construction. The new construction abatement term is 10 years, 100 percent abatement up to $300,500 market value. This amount increases 3 percent at the start of each year (January 1). Tax must be paid on land. For example, new construction of structures containing a condominium or a one, two, or three unit residential structure is eligible for a 10-year abatement up to a maximum $300,500 market value. Tax is paid only on the land and the value above $300,500. Real estate taxes are subject to an increase or decrease due to a reappraisal or triennial or changes in approved tax levies. The following is an example of the estimated tax savings: Total Investment Eligible for Abatement (fair market value): $300,500.00 Assessed Value/Taxable Value is 35 percent of fair market value: $105,175.00 Assessed Value Multiplied by Tax Rate (.06667): $7,012.13 10 percent Rollback: $701.20

Founded in 2005, the program aims to assist participants (ages 18 – 24) in obtaining a promising livelihood in the field of construction through intensive educational and vocational training based on state and industry standards. The program consists of a nine-month pre-apprenticeship, during which students benefit from both classroom instruction and hands-on experience. Blueprint students finish the curriculum with a final project: working closely with local professionals to rehabilitate abandoned inner-city properties, assisting the elderly maintain satisfactory living conditions by helping bring their homes up to current building code standards, and helping to revitalize various designated Cincinnati neighborhoods. When needed, the program also offers intensive support service, including part-time employment and financial and housing assistance, to better help its participants achieve self-sufficiency. After completing the program, students are given the tool belt and set of tools used during their training as a graduation gift, and those who are interested in pursuing a career in construction are guaranteed the opportunity to interview for a position in the field. Other participants are offered assistance in applying to higher education programs, or pursuing other careers. Students who have completed their training are appreciative of the valuable experience the Blueprint Program offers. “It is exciting and refreshing to see the development and enthusiasm of the students involved in this program,” says CiTiRAMA® chairman and president of Maronda Homes, Mike Hoffmaster. “We will also provide each student an opportunity to be on hand during the show, to demonstrate the unique qualities of each home to CiTiRAMA® attendees.”

And the Winner is… Each year, the Home Builders Association of Greater Cincinnati sponsors a contest to design the official poster for the CiTiRAMA® home showcase. This year’s winner is Jordan Umerley, a student at the Art Academy of Cincinnati; her winning artwork has been used to promote this year’s CiTiRAMA® event.
