like to have friends in the kitchen and make a big mess and use every pot in
I
the kitchen.
’’
I bought my first home, an 80-year-old cottage with a makeshift kitchen, when I was in my 20s. After making a few improvements that showed I had enough common sense to be a homeowner, such as adding insulation to an uninsulated attic, I was ready to tackle the kitchen. I had about $5,000 to throw at the project. (This was a long time ago and it was a very small kitchen.) My neighbor, whom I later married, helped me rip up several layers of linoleum to expose soft-pine floors. A kitchen designer helped me rework the layout, and I bought new cabinets, countertops and light fixtures. We covered the walls with fruity wallpaper and my mother sewed a valance for the window over the sink. As we were hanging the valance my mother dropped her scissors point-end first into the newly buffed and coated floors—and I had a bit of a hissy fit. My “perfect” kitchen was perfect for all of about five minutes. Since then, I have learned that while a spotless kitchen truly is a sight to behold, the room looks its best when it is full of friends lingering over appetizers or family members helping to prepare a meal. The couples whose kitchens we feature in this issue know that. When designing the kitchen she plans to grow old in, Jane Herzner wanted an expansive island with storage for her stand mixer and cookbooks nearby so she would have plenty of room to bake cookies with grandchildren. David Bogan and Barb Mawicke built a nifty pullout drawer in their kitchen to hold food and snacks for their much-loved dog Sadie. The drawer doubles as a bench in case they want to put their shoes on and take her for a walk. Both kitchens are amazing sights to see, but it’s touches like these that make them memorable. This special kitchen and bath edition of Housetrends has plenty of inspiration in case you are planning a remodel of your own. We hope you can lift a tip or two from these pages to create “perfect” spaces of your own and we wish you years of happiness spent messing them up with loved ones.

Makeover with a Mission
Hyde Park couple plan kitchen update while thinking green, red, white and blue
20 housetrends.com 020-027 nKIT MakeoverMission.indd 20
9/21/11 1:55:00 PM
By Karen Bradner Photos by Robin Victor Goetz/RVGP Inc. You won’t find a cutout of the word “simplify” displayed anywhere on the wall of Dave Bogan and Ann Mawicke’s newly remodeled Hyde Park kitchen. In fact “complicate” may be the word that is closer to this particular couple’s mantra. That may sound like an insult at first, but after getting to know the particulars, you may find their motives admir able. F Last year, when the two decided it was time to update the heart of the 100yearold home they purchased in 1997, they had many of the same goals that most of us would have: more room; bet ter appliances; a larger island; and an overall more efficient space. F Sounds simple enough so far. But where the operation gets complicated is that Dave and Ann insisted the demolition and construction process follow socially and environmentally respon sible standards that are quite important to both of them. F “Before we began, we had three different themes in mind,” says Dave. “One: Try to use as many local people or American made products as possible. Two: Be as energy efficient as possible. And three: Recycle as much of the construction material as possible.” continued >

kitchen trends Square one The house is an American Four Square built in 1906 with touches of an Arts and Crafts style along with a few elements of Colonial Revival. Dave and Ann wanted the kitchen to be in keeping with the Arts and Crafts motif. When it came time to choose an architectural firm to help with the design, they stuck to their first theme—keep it local—in a big way. The couple selected RWA Architects, whose offices are just a few blocks from their home. After meeting with Dave and Ann, RWA’s lead architect on the project, David Morehead, saw that this project would have a strong preservation aspect. His work would be about respecting the historic nature of the home and improving on it.
Out with the down staircase In a stroke of architectural ingenuity, the RWA team suggested removing a stairwell that stood between the existing kitchen and a butler’s pantry which housed a secondary, winding access to the basement. A new straight staircase was built closer to the dining room wall. At the same time access to an upper staircase was sealed off. Both these steps gained the kitchen a considerable amount of functional space.
22 housetrends.com 020-027 nKIT MakeoverMission.indd 22
9/21/11 1:55:10 PM
“That stairwell was such a big element in the room,” Morehead says. “Without reconfiguring it there wasn’t an opportunity for us to do much better than a simple facelift. The room would look nicer, but not work better.” Once plans were complete, the RWA team orchestrated a bidding process for the project with three general contractors. The couple chose Camery Hensley Construction in a decision that was a bit intuitive for Ann. “They were the only one of the teams we interviewed who treated me like a partner in the process. Not just ‘the wife,’” she says. This respectful relationship would only grow stronger as the architects and contractors—and all the vendors involved—began to understand just how knowledgable and committed Dave and Ann were. The two had worked as their own general contractors on earlier projects, including a major bathroom remodel, and in fact insisted that their subcontractors be given the right to bid on their kitchen remodel. A cabinet to the right of the refrigerator can open to serve as a coffee station or close to conceal the works. OPENING SPREAD: Ann collects and documents artwork created by her uncle, Tran Mawicke, the illustrator responsible for this Royal Crown Cola poster to the left of the rear door.

None of the room’s original windows were moved. Dave repaired and reinsulated this window which is actually pine, and Landmark Finishes did the faux finish to resemble white oak. RIGHT: A tulip design on three Motawi tiles were the inspiration for several of the design elements in the kitchen.

9/21/11 1:55:23 PM
“They knew what it took to do the project right,” says Morehead. “They appreciated the work we did because of the work they had done themselves.”
Buy local Ann says the first requirement they laid on the table was that if possible, every item installed in their kitchen be Americanmade. For example, when Bona Hardware suggested a particular U.S. company, Ann wanted to dig deeper and be certain that the company’s foundry was located inside the country as well. Similar research was conducted when selecting the Cambria countertops, Bench Made to build the RWA-designed cabinetry, and Motawi art tile and Status Ceramics field tile used for the backsplash.
For the Birds
“We like to encourage local businesses as much as we can and support American craftsmen trying to sell their products,” Dave says. “Especially in a house like this with its classic American form.”
Energy savers Before the renovation began, there was no adequate heat source in the kitchen. The closest radiator was in the butler’s pantry, so winters in the space were chilly. In the summer, antiquated appliances added unnecessary heat into the already hot space.
One-hundred-year-old beadboard panels removed from the original stairwell have found a new home in new homes for the birds. Ann, through her artistic enterprise, Mawicke Creations, designs and builds original birdhouses. Several of her latest pieces include the recovered wood with its rich patina. F Dave gets involved in the process by stripping paint off of the panels and cutting the forms for the houses. But one of Ann’s favorite stories from the remodeling process involves the crew from Camery Hensley. F Just as the kitchen demolition was underway, Ann needed to have shoulder surgery. Not having enough birdhouses to display in that year’s Hyde Park Art Show, and knowing she would be unable to do the work herself, Ann was a bit anxious. “I wasn’t cleared for power tools until September,” she says. F John Camery from Camery Hensley said, “Ann, you’ve got four woodworkers in your house. My guys would love to play with birdhouses.” F While Dave and Ann took a brief vacation, those woodworkers completed the scrollsaw work for 14 birdhouses. When she returned, Ann was able to assemble an ample amount of houses in time for the show. “Those guys are the best people in the entire world,” she says. F If you’re interested in checking out Ann’s birdhouses and Christmas ornaments, stop by her booth at the Hyde Park Art Show this October.

The couple was looking for an energy-efficient balance. The RWA team suggested a compact flat panel radiator that tucks tightly beneath cabinetry which is built to mimic an adjacent desk space. All light fixtures in the kitchen, with the exception of the island pendants, are LED and produce no heat. An older Viking gas range was incredibly inefficient and was replaced with an electric wall oven which produces considerably less heat, and an induction cooktop that uses electromagnetism and is 70 percent energy efficient. “I love that thing,” says Dave. “There’s no wasted heat—it all goes into the pan.” Ann is equally enthusiastic. “It has such fine control. I can bring two quarts of water to a rolling boil in ninety seconds, or I can melt chocolate on a lower setting with no chance of scorching,” she says.
Recycling pays off All the kitchen cabinets and countertops were sent to Building Value, a nonprofit building materials re-use enterprise, based in Cincinnati’s Northside. An added plus is the donation is considered a charitable contribution at tax time. Construction debris was sent to Evans Landscaping for recycling. And with a bit of insider information—Ann works part time at Homan Metals & Recycling, a third generation scrap metal dealer in Cincinnati—the couple wrote into the contract that all metal recovered from the orig-

kitchen trends inal space belonged to them. They did this for a combination of reasons. First, to make sure the metal was handled properly and second, to make a bit of money. Collection of conduit, fixtures, and even stripping insulation off of scrap wire, netted Ann over $400 in recycled metal.
Good looking to boot After investing so much time and emotion into the remodel, the homeowners naturally wanted a well-built kitchen that was worth the effort. Dave who is chief information officer and vice president for CSC, admits he was not as concerned about what he’d see at the end, but rather “the bones behind it.” He says, “We wanted this kitchen to last as long as the house.” By making solid, well thought out design decisions and staying away from anything trendy, the couple created a space whose visual appeal should stand up to the test of time. Quartersawn white oak mission style cabinetry, stretches from the white oak floors to a trayed ceiling which was designed by the RWA team to match a similar ceiling in the dining room. On the cooktop side of the room, handsome tiles in rich greens and golds are accented by Motawi art tiles with a tulip motif which compliment the tulips in the classic Cincinnati bevelled glass front door. These pieces were also the inspiration for the backsplash and stained glass windows which accent the walls with a

It’s a win-win-win After all the complicated research and hard work were wrapped up, Dave and Ann have a kitchen that looks like it has always belonged exactly where it is. Landfills are short tons of waste from the remodel. And a few lucky birds may have found themselves a handsome new home.

Roasted beef tendeRloin
Homemade meatballs
2 tablespoons extra-virgin olive oil, divided 1½ tablespoons finely chopped rosemary, divided ½ tablespoon finely chopped garlic ½ tablespoon finely chopped thyme 2½ teaspoons salt, divided ¾ teaspoon pepper, divided 1 (2-pound) piece beef tenderloin 1½ pounds small red potatoes, halved 5 carrots (about 1 pound), peeled and cut into thick rounds ⅓ cup low-sodium chicken broth
12 ounces ground beef 4 ounces ground pork or 1 pound ground beef 1 egg, lightly beaten 1 cup bread crumbs 1 teaspoon salt 1 teaspoon black pepper 1 teaspoon granulated garlic 1 cup minced onion ¹⁄₈ cup chopped fresh parsley Mix ingredients thoroughly. Roll into balls, 2-3 ounces each. Bake at 250°F for about 45 minutes or until internal temperature is 165°F. Another option is to pan fry the meatballs in olive oil for a crispier, more browned exterior.
4-5 cups chopped, cooked turkey, beef and pork (can use 1 or mix all 3) 3 cups beef broth 1 large can (2 quarts) vegetable juice 1 large can (28 ounces) crushed tomatoes 2 medium onions, chopped 2 stalks celery, chopped 4 carrots, peeled and sliced 4 medium potatoes, peeled and cubed 1 green bell pepper, seeded and chopped 1 small head cabbage, chopped 1 bag (1 pound) frozen lima beans 1 bag (1 pound) frozen okra 2 cans (14 ounces each) corn 1 cup steak sauce ½ cup Worcestershire sauce (more or less to taste) Hot pepper sauce to taste 2 teaspoons black pepper Salt if needed In a large stockpot, mix all ingredients together. Add enough water to just barely cover everything. Cook on low heat, covered, for several hours. Stir occasionally. Serve with bread or crackers. Makes 8 quarts.

Preheat oven to 400°F. Put 1 tablespoon of the oil, ½ tablespoon of the rosemary, garlic, thyme, 1½ teaspoons of the salt and ½ teaspoon of the pepper into a small bowl and mix well. Rub mixture all over beef tenderloin; set aside. Heat remaining 1 tablespoon oil in a large skillet over medium-high heat. Add beef tenderloin and cook, turning occasionally, until deep golden brown all over, about 10 minutes. Transfer beef to a large plate; set aside. Place potatoes, carrots, remaining 1 tablespoon rosemary, 1 teaspoon salt and ¼ teaspoon pepper into a large bowl. Drizzle any remaining drippings in skillet over potatoes and carrots and toss to combine. Transfer to a large roasting pan and spread out in an even layer; top with beef tenderloin.
Heat same skillet over medium heat. Add broth and cook, stirring to scrape up any browned bits, for 30 seconds. Pour pan drippings over beef. Roast for 20 to 25 minutes or until the thickest part of the beef reaches an internal temperature of 130°F. Transfer beef to a platter, tent with foil and set aside. Toss potatoes and carrots and continue to roast until tender and golden brown, about 10 minutes more. Transfer to a serving bowl. Cut beef into slices and serve with pan drippings drizzled over the top. Serves 8 to 10.

Therapeutic
Escape A colorful Japanese inspired garden sets a relaxed tone for a Taylor Mill home By Sue Trusty Photos by Robin Victor Goetz/RVGP Inc.
To enter Terri and Rick Nowak’s garden is to realize a sense of peace, harmony, and tranquility. You truly feel like you’ve made an escape from the hectic world into another realm. The garden is constructed with simple, rustic materials like wood, stone and moss. Oriental ornaments such as lanterns and statues are tastefully tucked in here and there.

landscape trends Many Japanese gardens center on a ceremonial teahouse. The Nowak garden is anchored by a pavilion that evokes that same feeling. The surrounding gardens are layered with shade-loving plants like ferns, hosta and azaleas. Moss grows happily alongside a naturalistic waterfall. Although this garden seems well established, it hasn’t been here for long. Four years ago, trees carpeted a steep slope leading up to the back door. Terri, the gardener, wanted to transform this wooded back yard incline into useable space. The first step was to clear away the encroaching forest, saving five of the best trees. Next, Terri arranged to have the concrete patio, steps and walkways poured. Then the unthinkable happened. Terri and Rick were in a severe motorcycle accident involving a car and a deer. Terri was in the hospital the day the patio was poured— and for over a week after that. continued > OPPOSITE: Backed by red carpet roses, a fisherman drops his line into a pool of irises that sport dark purple flowers in July. As she healed from the trauma, Terri used gardening as her therapy. She had a vision of what she wanted to do with the property, and the determination to make it happen. While recuperating for nine weeks, Terri arranged for stonemason Ashley Moore to build the walls and fireplace. Later, she got to work herself—starting with about 600 bags of soil. “I kept ordering big pallets of soil and mulch from Lowe’s. Then I had to carry them down all the steps to reach the planting beds!” she says. She also built the interlocking concrete block walls after carrying every block downhill. Then she began planting. The large willow tree and a couple of blue spruces were installed, creating a framework under which Terri added the many shrubs, ferns, and flowers. On one side of the garden is a fern glade with birdhouses. Azaleas bloom while the ferns are low. By the time they stop blooming, the ferns have grown higher and continue the show. There is a bird that returns annually to nest in one of the houses.
Purple rhododendrons are followed by hydrangeas. Peonies add their amazing, oversize blooms to the mix. Red and yellow carpet roses supply a constant colorful accent throughout the summer. Evergreens, like a golden Chamaecyparis, keep things interesting in the winter. Colorful foliage always looks great. Terry planted a variety of lively hosta and coral bells, along with a stunning gold-foliaged tiger-eye sumac and three kinds of Japanese maple.
The waterfall The following summer, Dan Meyer of Meyer Aquascapes installed a pondless waterfall. Meyer specializes in designing natural looking waterfalls, streams and ponds. Terri and Rick met him at the Home and Garden Show and loved his work. The natural slope of about ten feet over the 25-foot length of stream helps to make the waterfall realistic. Of course, every single stone had to be hand-carried down the steps to be placed into the landscape—a very labor-intensive project.

Moss ages the water feature and blends it seamlessly into the nearby plantings. This moss has grown like gangbusters, due to the ideal conditions of morning sun with afternoon shade and adequate moisture. “The rock used in the water feature is a really rustic stone that comes from natural outcropABOVE: A red foliaged plum and willow tree add color near pings in Missouri,” explains the pavilion. Terri and Rick enjoy being on the Pondarama tour sponsored by Meyer Aquascapes, sharing their wonderful waterfall and garden with visitors. And there are plans to expand. continued >

“I usually do a project every year in the back garden,” says Terri, “although this summer the project was my daughter’s wedding. Next year I plan to do a second stream next to the original one, extending further down to the bottom wall. I’ll also put blue flat rock on the patio and steps.”
Added amenities A privacy fence at the bottom of the hill has the sprinkler system, installed by Tepe Environmental Services, hidden from view on its backside. The sprinkler heads pop up to water the landscape. This leaves Terri free to dig anywhere in the garden without inadvertently damaging sprinkler parts. Terri also worked with Tepe to design the unique, Japanese-inspired pavilion. There is a fan in the pavilion, and speakers with surroundsound, too. The statuary is lighted, and lights on pillars have a dimmer for romantic evenings. “It looks like Disney World when you turn the lights all of the way up,” laughs Terri.
Family oasis Terri and Rick’s daughter had an engagement party in the garden, and wedding pictures were taken there, too. Terri has visions of using the garden this way often. “I have children and grandchildren. In the future, as my family is growing, we are going to use the gardens a lot. It is a place for us to get the family together. We can roast marshmallows in the fireplace.”

The dog, Harley, enjoys the garden, too. It’s his job to keep the squirrels and other small critters at bay. “He watches from the back windows, and when a squirrel comes by he’ll just fly down the basement steps and out the doggy door,” says Terri. It’s hard to believe that petite Terri physically did this demanding landscaping herself, and that she has no special training in horticulture. Terri’s love of plants, her boundless determination and her vision are her guide. “This is the most amazing landscape,” acknowledges
Meyer. “In spring, there are azaleas. As soon as the weather warms up, she’s got flowers. Her combinations of colors and textures are better than most of the professionally designed gardens I’ve seen.” OPPOSITE: To individualize her house, Terri added the front porch with copper roof. What’s the recipe for a perfect kitchen? fred and Jane herzner would say that it’s equal measures of form and function, with a generous dollop of style. having just the right cooks in the mix is essential, too. | When they decided to build a home in Glendale, the herzners had a clear vision of the contemporary house they wanted, but didn’t know how to achieve the desired look. since this was to be their retirement home, they were determined to get the details right.
56 housetrends.com 054-059 nKIT ExperienceCounts.indd 56
9/21/11 2:04:05 PM
“Building a contemporary house in Cincinnati is not easy,” admits Fred, a retired GE aeronautical engineer. “We had looked at magazines like Architectural Digest for ideas, but didn’t know where to get the right stuff.” Enter Holly Burtschy Rebensdorf, a Montgomery-based designer, whom the
Herzners met while interviewing potential builders. The three of them clicked: the Herzners were impressed by her knowledge of contemporary style; she was pleased by their involvement with the project. “Both Fred and Jane are very smart. He brings an engineering mindset, was into
the details, and interested in how everything works,” Rebensdorf says.
Basic ingredients Over the years, Jane had compiled a list of their likes and dislikes in previous homes. That list helped them determine priorities for their new kitchen. continued >

kitchen trends
“When you entertain, everyone always ends up in the kitchen,” she says. “We wanted a nice big kitchen with a goodsized island so people could gather and keep us company without getting in the way.” The Herzners told Rebensdorf that their three kitchen “must-haves” were a large island, a good quality cooktop, and
a big refrigerator. Those elements drove the design. The couple and their designer developed a layout that is well integrated into their open-plan home. At the center is a 13-foot island, complete with prep sink, trash receptacle, pop-up stand for Jane’s KitchenAid mixer, icemaker and beverage refrigerator. Fred points out that incorpo-
rating those two appliances into the island frees up considerable space in the main refrigerator.
Picking the palette Rebensdorf researched sources for the contemporary finishes and fixtures. Light oak floors and cabinets bring warmth to the room, setting off the sleek stainless

9/21/11 2:04:17 PM
steel appliances. For the countertops, the Herzners chose a mottled gray granite shot through with rosy accents. “The pattern has very dramatic movement,” explains Rebensdorf, “and the expanse of countertops, especially on that very long island, shows it off perfectly.” Gunmetal gray tiles, which echo the granite’s primary color, form the backsplash. They also frame a rectangle of oversized Italian tiles behind the stovetop. These dark gray tiles, which Rebensdorf found at Kenwood Tile & Stone, feature a basket-weave surface that plays with and reflects light. Separating the framing tiles from the dappled tile centerpiece are narrow bands of stainless steel. “We blew the budget on the tile and countertops, and on the lighting,” Fred says with a laugh. Choosing the light fixtures was complex but fun. The Herzners liked the products they saw in the TechLighting catalog: high quality, contemporary designs whose components are ordered separately and can be assembled into various configurations. “The back half-inch of the catalog was all the technical stuff, and when I showed the catalog to Fred, I knew he would read through all of it, because he, being an
engineer, wanted to know how the lighting fixtures worked,” says Rebensdorf. Once Fred was satisfied that the components would function as he and Jane wished, a lighting consultant from Lighting EFX created the fixtures. Simple coneshaped pendants hang from a rail over the island; the same pendants, mounted on a stainless plate, form a chandelier over the breakfast table.
Wide open spaces Perhaps the biggest challenge of the project was finding the right color for the walls. The choice was complicated by the home’s open-plan layout. “This house is one big room,” explains Fred. “You can’t change wall colors from one room to another.” After reviewing a parade of color possibilities, the couple agreed on a soft graygreen by Valspar called “Weathered Fossil” that enhanced the entire living and dining area. Rebensdorf trimmed the windows with shades of her own design, mounted on high-tech rollers. “Available fabrics come in different opacities, which allows me to choose one that is correct for the lighting level I desire,” Rebensdorf explains.
Now we’re cooking The Herzners have reveled in their spacious and functional kitchen since moving into the new home just before Thanksgiving of 2010. In addition to providing a gathering spot during parties, the spacious island accommodates cookie-baking sessions with the Herzners’ grandchildren. “Holly listened, and she did what we wanted,” Jane says of the kitchen project. “Part of my job is pulling clues from what my clients tell me, so their house reflects their expectations and lifestyles,” Rebensdorf says. “The project turned out beautifully; it’s simple, yet makes a real statement.” Editor’s note: See the Herzners’ striking hall bath in “Eleven Powerful Powder Rooms” on page 69.

eleven Powerful
Powder
rooms By Holly Schnicke
Today, hall baths are much more than a room to powder your nose. Typically located on the first floor, this is a room that your guests will often see. Homeowners take this opportunity to showcase their individual personalities. Whether you’re inspired by an English pub or an original stained glass window, no two powder rooms are the same.
Another source of
inspiration may stem from the recent influx of unique and ornate sinks. Gone are the days of plain white porcelain bowls. Bring on the glitzy and glamorous vessels that command the attention of the entire room.
Try a mixture of colorful and texturized tile to strengthen the room. These tiles can
be used as an intricate floor piece, a fun backsplash or even as a floor to ceiling wallcovering.
Need
some inspiration of your own? Take a look at eleven of Housetrends staffs’ favorite powder rooms. continued >

Designers aim to please with award-winning kitchen and bath renovations By Sarah J. Dills
We all know that times are tough. One minute the economy is improving, the next minute it’s back down, and the housing market is on what seems to be a never-ending roller coaster ride. Ten years ago when faced with a problematic kitchen or master bath, a homeowner might have considered putting their house on the market. Now homeowners are working with designers to re-invent their homes instead of selling. | Some of the best and brightest designers in our area shared their favorite kitchens and baths at a recent design competition sponsored by the Southern Ohio/Kentucky Chapter of the National Kitchen and Bath Association. Take a look at the winners and pick a favorite of your own.

Caterers’ Kitchen Kitchen renovation over $50,000 Designer
Design challenges
Debra Hupman, CKD, CBD, ASID allied, senior designer; and Becky Crook, AKBD, designer with Creative Kitchen & Bath in Lexington, KY
The original kitchen was too small, so the exterior wall was knocked out to make room for the new kitchen. The homeowners wanted a coffered ceiling, but the ceiling was too low. Instead, Hupman added detail to the flooring with a beautiful wood inset.
Project history Hupman designed the homeowners’ origi nal kitchen 25 years ago.
client wish list The homeowners are commercial caterers, so they always dreamed of having a com mercial kitchen in a residential atmosphere. “They wanted the best appliances they could get,” Hupman explains. The home owners also wanted two islands—one for prep work and one for entertaining.
Favorite Feature Hupman couldn’t be happier with the end result of this renovation. She loves the luxurious details found throughout the space that set it apart from other kitchens. The 12foot tiger wood island is unique with its curved lines, the stainless steel floating shelves pop against a backdrop of subway tile, and the quilted stainless
steel backsplash adds a commercial feel to the space.

The homeowners needed ample storage space, but Hupman didn’t want that to take away from the design inspiration for the room. She utilized cabinetry with mirror and woodpaneled doors instead of glass. “It’s a great way to increase stor age without showcasing what’s inside the cabinets,” Hupman says.
Project history The original master suite was located on the upper level of their home. The home owners made the decision to move it to the lower level to avoid daily trips up and down the stairs.
client wish list The homeowners wanted a very luxuri ous, spalike space. “It’s a very traditional home, but they wanted modern touches,” Hupman explains, including a fireplace over their bathtub.

Favorite Feature Hupman loves the surfaces and textures in the space. Polished nickel fixtures, glass and marble mosaic tile and threeinch countertops give this master bathroom an opulent appearance.

Homeowner Carol Frerman says there wasn’t one particular problem area in her kitchen. She just wanted something different. “We literally gutted everything,” she explains. Flynn adds that the home still had the builder kitchen—basic amenities without much personality.
The original kitchen included a peninsula dividing the kitchen and eating area. Flynn created more room and flow in the space by removing that section of cabinetry and counter space. She added any lost storage and counter space back along the opposite side of the kitchen against the wall. Carol had an outdoor flood light as her only source of lighting over her sink, so Flynn gave her more lighting.

client wish list Carol wanted upgraded cabinets and appliances with a clean design. She also needed to keep space above her cabinetry for her holiday décor display. “I’m pretty streamlined when it comes to design. I don’t like a lot of knick-knacks

The master bedroom door, an alcove, elevator shaft and guest bath in the hall all had to be worked around. Flynn made the guest bath smaller and took out a closet to give the master bath an L-shape. “We put the huge, walk-in steam shower next to the elevator shaft,” Flynn explains.
Project history The homeowners had time available to be their own contractors while they completely renovated an old home. “They completely gutted it from the basement up,” Flynn says.
client wish list A large steam shower with all the amenities was at the top of the homeowners’ wish list. “They wanted body sprays, a seat, all the bells and whistles,” Flynn says. They also wanted his and her sinks and as much storage as possible.
