It’s perfect timing. Just when we were about to print this “before and after” issue of Housetrends, we made a change to the editor’s post. Sarah Dills was the “before” and now I am the “after.” As much as we hated to lose Sarah, the decision to leave was the right one for her. After three years of taking the helm in Cincinnati, she decided she wants to be home when her baby takes her first steps, and perhaps find time to try a different kind of writing. I’ve been working with other cities’ editions of Housetrends for over five years and I’m thrilled to have the chance to take over—not make over— Sarah’s work and showcase the community I’ve called home for 27 years. Since Sarah played a large role in the production of this issue, I am including both our photos on this page. With my photo in mind, I’d like to point out that “after” doesn’t always mean “new.” We have lots of great makeover home and garden articles inside in which the homeowners honor the age of their home with furnishings that play to that well-seasoned look. I love my job at Housetrends, almost as much as 75-year-old Don Redden loves working in his garden. Like Don, I have a pretty good idea of the direction I want to take, but since this magazine is here to serve and inspire you, I welcome your suggestions. Have fun looking,

and long before we moved to the property, we began planting trees and making improvements,” Don says. “I’ve made a few mistakes over the years, but I always had an idea in my head of what it could, what it would look like.” From pasture to forest Standing in the leafy shade of a 50-foot-tall, mature walnut tree that the Reddens planted more than 50 years ago, it’s hard to conjure an image to match Don’s description of the parcel’s early years. “My friends dubbed it ‘The Swamp,’ because it was an unimproved patch of scrubby pasture with a few honey locust trees and a watering hole where we’d hang out on weekends,” says Don, a retired Conrail engineer. The Reddens began planting trees almost immediately, but a remnant grove of old walnut trees are all that remain of the original 1,000 they brought in. “Those were my first mistake,” Don says. “Wrong soil. But I learned by trial and error.” Discovering that the walnuts weren’t suitable, Don began planting oak trees that he grew from acorns. “Why, I’d put an acorn in my pocket when we were on a trip somewhere, and that’s where most of these oaks have come from,” he says, pointing out to the uninitiated the varieties of lobe-leafed and unlobe-leafed oak trees that would make any arboretum proud. The five-acre property now supports a mature stand of several oak varieties, including white oaks identified by their mostly rounded lobes to red oaks distinguished by mostly spiny, pointed lobes. There are also willow oaks and shingle oaks, which have pea-sized acorns and oblong-obovate leaves without the telltale lobes of better-known oaks. continued >

As the original walnuts die off, Don replaces them with oak seedlings hatched from acorns of the first cohort of oak trees, although to harvest them he has to fend off the gray squirrels that also make the park-like sanctuary their home.
From sump to sumptuous On top of reforesting the landscape, Don and Beverly also took charge of the water run-off on their sloping hillside to create a series of ponds where the swamp once dominated. The larger pond with its landscaped
stone wall and spectacular waterfall was the focus of the Reddens’ most recent round of property improvements. Because of the size of the project, Don called in professional help: Kevin Werbrich of Werbrich’s Landscaping of Cleves, Ohio. “You can’t really imagine what was here before because we altered the shape of the land completely,” Werbrich says. “Although there was natural drainage, I would say that the land here was pretty rustic when we started the pond renovations.” The Reddens moved to the property some years ago, sighting a house midway
up the slope between the original “swamp” and the farm fields that border their acreage. But the landscaping was amateurish, in Don’s view, and he wanted professional help pulling together the disparate elements. Werbrich began by figuring out where the water was currently going and where it should go for easiest maintenance of the ponds that Don had carved out of the low-lying property zone. “Our first question is always ‘Where does the water go?’” says Werbrich. “Only after we understand the topography do we talk about the design, appropriate materials, colors and textures to complement the landscape, and so forth.” Implementing the design called for Don to remove about 8,000 ballast stones he’d purchased for $5 each when they were removed from a river landing in Cincinnati to make way for the Serpentine Wall. scale of the water feature he envisioned, and many of them have found reuse outlining the Orient-inspired channel garden that leads some run-off from the top of the property into the large pond. The waterfall and stone retaining wall that replaced the ballast “pavers” uses over 200 tons of sandstone. As a focal point, the waterfall draws you into the property and provides a musical backdrop as you sit in one of the shaded seating areas located at the best vantage points in the leafy utopia.
A sylvan refuge Werbrich’s landscaping extended to a new entryway, new driveway and walkways that guide visitors into and through the property, along with a large patio adjacent to the house and a series of restful benches for savoring the views all around. From the access road, a “statement” entryway opens to a gently curving driveway that directs visitors up to the house at the heart of this happy valley.
Exploring the property along the walkways, the homeowners can easily make their way from the Oriental channel garden to the main pond and the lotus pond beyond, passing a wide range of plants and shrubs that add visual interest to the scenery all year long. “At one point we thought we would fill in the lotus pond,” says Beverly, a retired accountant who leaves most of the property management and design to her husband. “Now, we’re glad we didn’t.” The lotus pond is home to Penelope, a Canada Goose, her new husband, and their flock of goslings, as well as to a range of water-loving plants. The protective and territorial Penelope has returned for many years, chasing away any other geese trying to stake a claim on the inviting park and ponds. The geese and some rescued gray squirrels are just part of the wildlife population that has come to call Swampy Acres home. Peacocks—now banished—were a hassle, one of Don’s lessons learned. While songbirds are welcome, eagles and hawks that pick off the goldfish, koi and bass aren’t. Deer are kept out with perimeter fencing, but wily raccoons have been known to break in and scamper across the lawns. A wood duck returns every year to a nesting box hung in the walnut grove. Unfortunately, as soon as the ducklings fledge, they’re gone until the next mating season. In the meantime, “park rangers” Don and Beverly Redden relish each year’s unfolding seasons while they maintain the welcoming, woodsy Shangri-la for themselves and the park’s wild inhabitants. The money pit? Records from the Wyoming Historical Society show the home was originally built around 1870, and indoor amenities such as plumbing, electrical and central heat were not added until the 1940s. Most of the home’s original architectural features had been removed through the years, and repairs were nothing but a series of band-aids. As plans for the kitchen and bath renovations developed, serious plumbing and electrical issues were uncovered. It became apparent that no stone, floorboard or plasterboard would be left unturned. When remembering back to the house pre-renovation, the couple describes it as a derelict. “Over the years we encountered everything with continued >

It was cold and drafty to the point that when my mother visited she would never take off her coat.” Initially, Alex Smith and Dean Forster, of JA Smith Construction, were brought on board to design plans for the kitchen and master bath only. However, they soon developed much larger plans for the historic home. “It was obvious that Alex and Dean understood us and how we live,” say the homeowners. Thus began the development of a two-stage plan to bring the entire home back to its original grandeur. This four-floor renovation had to be executed from the top down though, rather than bottom up.
Take it from the top Stage one began in September 2004 on the third floor with the addition of an office and elevator shaft. Typically, a major renovation would begin at the foundation, but starting on the third floor allowed the homeowners to live in the house during the renovation, and the addition of an elevator would make the home adaptable to their needs in the years to come. Working from the top down, or essentially backward, presented the enormous task of creating support and stability during construction. original studs, floor and ceiling joists inside, while all exterior clapboard was replaced with low maintenance fiber cement lap siding. Although the basic footprint of the home remained the same, all flooring was replaced, ceilings were raised or lowered as needed and elliptical arches were added in the upstairs hall and living room. All windows and interior trims were replaced, with the exception of the stairway and dining room wainscoting and trim. These became the inspiration for the custom trim and crown molding assembly throughout the home. In keeping with the original style of the home, the first floor trims and casings are more elaborate and high styled while the upstairs moldings are less formal. Smith and Forster were committed to replicating the craftsmanship original to the home, and to achieve this, a master carpenter was on site daily throughout the project.
From demolition to draperies As both architect and designer for the home, Forster describes his role as going from “demolition to draperies” and says that “reflecting the homeowners while being true to the original architecture of the home was paramount to this project.” To reflect the homeowners, a mirror from the wife’s childhood home was refinished and installed over the living room fireplace front that was salvaged from a public building in Frankfort, Kentucky. Furnishings, such as the sofa, arm chairs and chest in the adjacent salon are family antiques. Rich, dark oak flooring extends throughout the open living room and salon, while fabulous large-scale chandeliers define each seating area. The expanded kitchen, with its pale blue walls and custom cabinetry that echo the home’s other trims and moldings, is both sophisticated and charming. The homeowners’ appreciation for Don Quixote can be spotted throughout the house, including above the stove where a tile scene from Spain was installed. The lower level, formerly a seventies-style rec room, is now open for entertaining. A second guest room, with a private bath, is typically reserved for visits from the couple’s daughter. but eventually died, was given new life as the kitchen table. The tree, which was at one time awarded the Wyoming Arbor award, was six feet in diameter and had to be split using dynamite. Prior to the renovation the butler pantry off the kitchen was literally an empty room with one laminate shelf. Recreating the butler pantry with floor to ceiling cabinetry extended the usable entertaining space and brought the room back to its original purpose. The sunroom, with its expansive windows on three walls and beautiful views, is as welcoming in the winter months as in the summer. For maximum comfort, a heating system was installed under the marble tile floor and a zoned climate control system heats or cools the room as needed. The basement had been a typical 1970s style rec room with inexpensive paneling, a drop ceiling and vinyl floor. Today the lower level features a fully-equipped kitchen and bar area, state-of-the-art laundry room and wine cellar. The gorgeous knotty alder wainscoting replaced the paneling and surrounds the original fireplace that was stained to coordinate with the wainscoting. The walls and ceiling are painted the same color to give the illusion of higher walls. Another clever design trick is the rounded corners on the walls making one believe they are original plaster rather than drywall. For decades the entire house had been heated by a boiler and radiators. Now in the lower level are the five HVAC systems and an impressive new electrical system comprised of five electrical boxes. In the event of electrical failure the house switches seamlessly to the generator and protects computers and security systems during the disruption.

exactly what both the homeowner and the construction company planned. What may not have been expected was the relationship that developed. “We have become close friends with the homeowners and still talk almost daily,� Smith says.

When Linda and Steve,
an American couple, first arrived in Paris,
they worked with a relocation agent to find an apartment to rent. She took them to a space which was fairly large for the city’s standards—about 2,100 square feet—with nothing in the kitchen except a drain for the sink. When they showed their surprise the agent explained that in France renters take their cabinetry and appliances with them when they move. F “If you have an oven that makes a perfect soufflé every time,” she explained, “wouldn’t you take it with you?”

When in Rome…or Paris… Taking the local approach, Linda and Steve began to create their first custom kitchen together. The couple, who has two grown daughters, had lived in several homes in several U.S. cities but had always been pleased enough with their inherited kitchens to leave them intact. Now they were off in uncharted waters, creating a culinary space in a country where the resources and the working habits were as foreign to them as the language. “It took forever to get it built,” Linda says. “It was a simple little kitchen.” Once she was properly equipped, Linda began to take full advantage of her new space and her rich surroundings. “I used my time there wisely,” Linda says, “including taking a number of French cooking classes.”
French lessons put to use After five years in the City of Light (La Ville Lumiere), Linda and Steve returned home to the States with a love of French cooking, a taste for French wine, and an enlightened view regarding their cooking space and tool selection. Their experience would serve them well for their next epicurean adventure. When Steve’s work pulled the couple to the Cincinnati area, they purchased an East Walnut Hills home that was built in the 1920s, and hired an architect and a builder to update both the interior and exterior while they rented an apartment nearby. The kitchen had been completely renovated in 1991 but it wasn’t right for the home’s new owners. While the architect worked on the renovation plans he advised Linda to work with a kitchen designer and introduced her to The Kitchen Design Studio. With her thoughts forming, Linda walked into their showroom where she met designer Prisbet Yanes. continued >

“When we first met, Linda had no final plans for the space,” Yanes says. “But she made it clear that her kitchen was a priority. We finalized the kitchen design before any of the other rooms.” The homeowners didn’t have a particular style in mind. Their priorities were that it become a functional space that invited the outside, with its sweeping views, into the home. Windows on the driveway side of the home, where the range is now, were removed. French doors leading out to the patio and the terraced lawn below were added in place of a sink and a small window. Uneven stone floors were replaced with white oak which was stained to match the red oak floors running throughout the rest of the home. The original kitchen cabinets were donated to charity. After the design team was finished, only the front door and the breakfast nook, which remain in their original positions, serve as reference points between the old space and the new.
It takes a village One of the biggest challenges to building the new kitchen was an unmovable support column that was positioned in the middle of the space. The creative solution was a group effort between Yanes, the homeowners, the interior decorator, the architect and the builders: a second column was added on the dining room side of the space and an island was built in between using the columns as visual anchors. continued > ABOVE LEFT: Storage space is cleverly concealed beneath the counter side of the island. kitchentrends before & after “All the disciplines merged in one place to make that work,” says Yanes. The 12-foot island, topped with warm walnut, houses many of Linda’s favorite features. On the side facing the kitchen, brand loyalty that the couple developed in Europe makes itself known with the appearance of a Franke sink flanked by two Miele dishwashers. “You can’t believe how handy it is to have two dishwashers,” Linda says. Typically, the couple rotates from one to another. On special occasions, using both at once comes in handy. “When we first moved in I ran them both for days,” she says. Much of what Linda was washing during those early days included a number of vases. She has what she estimates to be “several dozen.” When Yanes uncovered this information in the planning stage, she designed abundant storage shelves on the outer side of the island in a space that normally would be unused. The architect, Damian Billy, was equally resourceful when he saw a small triangular section of the footprint as unnecessary to the primary kitchen space. This area, near the stairs to the second level, was carved into a charming pantry and outfitted in sturdy shelves, cabinets and drawers.
Finishing touches Linda found the French to be very frugal when it comes to their cooking space. “They don’t really care too much how their kitchen looks,” she says. “It’s all about function.” Even though function comes first, Linda admits that she likes a slightly more formal space than her French counterparts. To take it up a notch, designer Leslie Sukys, of Pear Tree Interiors, used a Marmorino Venetian plaster finish on the walls and columns and a porcelain glaze on the range hood to further the European charm of the space. Also careful attention was paid to the cabinet hardware.

“Leslie explained that the pulls and knobs are like the jewelry of the kitchen,” Linda says. The homeowner, Sukys and Yanes spent hours selecting the hardware. Upper cabinets have one style, the lower another. “The pieces are different but compatible,” Linda says. “They don’t argue with each other, they just make it more interesting.”
A soufflé of her own When Steve and Linda left Paris, they sold their appliances and left the cabinets for the lucky new tenants. But they brought the wisdom they gained from their experience home with them. Having moved into her first completely custom kitchen early this year, with the best appliances, a striking design and utmost functionality in place, Linda has begun to put those Parisian cooking lessons to good use. She has the tools she needs. She’s found sources for crème fraîche and imported cheeses nearby at The Fresh Market and Whole Foods Market. Now, her only hurdle is converting the metric measurements in all of her favorite French recipes. Bonne chance et bon appetit!

Karen and Harry Eberle are no strangers to renovation, having moved several times over the years. When they bought their current home in Anderson
Township, they saw past the house’s flaws and fell in love instantly. “It just needed some TLC,” Karen explains. After working with Jim Stephens of Van Gogh Capabilities on other renovations, Karen set her sights on revamping the master bath: a 20x17-foot rectangle with lots of space but no personality. F Although the master bath had been recently revamped with new cabinetry and granite countertops, it had numerous problems. “It was a huge bathroom, but just like a shotgun, with an 8-foot-long vanity and mirrors all along the wall,” Karen recalls. “And the last thing I wanted to do was walk into the room and face this huge mirror.”

The lighting was bad, it had a bidet with no privacy, and there was a huge window over the bathtub that the neighbors could see into during the winter months. When the Eberles tapped Stephens to tackle the renovation, Karen’s initial request was simple: “I wanted privacy for the potty and a big shower. Those were my goals.” Once she decided on a budget of $80,000, Stephens got to work.
Honing in on the design “I did a Taj Mahal bathroom in their last house, and Karen wanted her Taj Mahal bathroom back,” Stephens recalls. But he also says he doesn’t do any design twice, so he listened to Karen’s requests—a fireplace and waterfall, a separate toilet, a big shower, a neutral palette—then he honed in on a design and key elements that fit the bill and the budget. The first thing he did was convert the front area into a vanity and move the toilet area to the back of the room, next to the shower and behind a waterproof pocket door for privacy. Although Stephens made all the design choices, he ran everything by Karen for approval. For example, when he brought a sample of the walnut-stained maple cabinetry to her, Karen said, “That’s gorgeous!” She also had an idea of using oversized brushed-nickel hardware, but she didn’t know exactly how it would look until Stephens showed her. “When I told Jim ‘larger,’ I had no idea how beautiful they would be,” she says. “I absolutely love the big handles on the vanity.” continued >

bathroomtrends before & after To combat the bathroom’s rectangular layout, Stephens added lots of curves and movement to the space, even down to the sinuous handles on the cabinets. The polished and unpolished limestone around the curved bath, in the shower and on the floor also has a burled effect that adds texture. The leaded-glass window above the bath has a blue film to add privacy and wavy panes that add a sense of movement, particularly when the light shines through. And the wall mosaics by the counter and vanity feature curvaceous cutouts that add visual interest to the space.
A shower to behold When Stephens first spoke with the Eberles about the bathroom design, they reminisced about a hotel room in Hawaii that had a waterfall, fireplace and Jacuzzi. Karen quickly realized a fireplace and waterfall would max out the budget, so Stephens instead created unique lighting effects and the illusion of a waterfall. For example, a curved ceiling element in the shower is a veritable “stage” for dramatic lighting, with a band of crushed glass that’s painted underneath to cast a blue glow when the lights are on. A computerized system allows the Eberles to program the shower sprays—four overhead and four at waist level—so the water will go to the right temperature in a matter of seconds. The sand-colored limestone walls and tiled flooring lend an
atmosphere of tranquility that recalls the couple’s Hawaii experience. A self-proclaimed “shower girl,” Karen says the overall effect never fails to evoke wows from visitors.
It’s all in the details When it came to designing the vanity and sink areas, Stephens infused traditional elements—his-and-hers vessel sinks and walnut-stained maple cabinetry—with nontraditional touches. For example, Italian limestone corner shelves above the granite counter are topped with broken Mexican mosaic tiles. The toilet paper holder and towel rings are made of stone and brushed nickel, taking cues from the surfaces and hardware used throughout the master bath. And recessed can lighting in the ceiling is set on separate circuits so that each light can be individually turned on or off, creating a dramatic effect.
Worth the wait Although the six-month renovation tested Harry’s nerves, Karen says the bathroom is “everything I had hoped for but more, and I’d probably do it again.” She credits much of the renovation’s success with her trust in Stephens’ abilities, adding, “Jim has a pretty good feel for what I like, and he gets the vision. That’s what’s great about working with him.”

She may not use the exact words, but when Kim Gaffney decided to hire a professional redesigner to reconfigure a study in her Four Bridges home, she was making a decision to be ecofriendly. The room had been serving double duty as a home office for Kim and a playroom for her young granddaughter Jayde. Since Kim is slowly working toward being semi-retired, and Jayde is quickly growing up, it was time to rearrange things and make the room more functional for the entire family. The Gaffney household—which includes Kim, her husband Terry, daughter Mand-e, and Jayde—had moved six times in the past ten years. Throughout the process they collected numerous pieces of furniture and accessories in what Kim calls a “mishmash of different styles.” Instead of starting over and adding new pieces to the collection, Kim decided to hire professional redesigner and home stager, Diane Agricola, to help her repurpose the space. “I had more than enough things,” Kim says, “but I didn’t know how to arrange them.”

The couch was positioned on an angle to create a cozy space for watching television. An old school desk is creatively being used as a side table.
Each of Agricola’s projects begins with an in-home consultation where she meets with the homeowner and reviews their style, and studies the shape and function of the room. At a subsequent date, the actual redesign can take from two hours to a full day— usually while homeowners are enjoying time away before returning home for what Agricola calls the “big reveal.” In the Gaffneys’ case, the redesign team spent four hours: first placing furniture, then lighting, then examining the homeowner’s collections and accessories for similarities in color, material, size or subject. When Kim returned home, she was flabbergasted. “They almost made the room feel twice the original size,” she says.
Kim especially likes how they handled her antiques, keepsakes and family photos. “I had only met Diane a few times, but it felt like the room was done by someone who knew me well.” Since the study’s successful redesign, Kim has invited Agricola and her crew back three times for help with the master bedroom, dining room and hearth room. F.Y.I Local Contest To Showcase Area’s Best Kitchens Housetrends magazine has joined forces with the Southern Ohio/Kentucky Chapter of the National Kitchen and Bath Association to promote the association’s first annual kitchen design competition.
#ONGRATULATIONS TO .EAL S $ESIGN s 2EMODEL Neal’s Design Remodel has been selected as a 2009 Regional Chrysalis Award winner in the Residential Exterior category. The Chrysalis Awards honor the finest remodeling projects in the country. The goal is to identify those companies that produce award-winning work from all over the country in almost every category and price range of remodeling. The judges are editors and writers of consumer publications. The projects are judged on design, use of materials, use of space and integration into the existing space. What makes these projects so relevant to you is that these judges apply their training to select projects they want the public to see just as they would do in their publications.
The contest kicked off at the NKBA’s May meeting with the announcement that members, and those who join the association before the contest’s September 10 deadline, are eligible to enter. There is no fee for entering the contest and designers may enter multiple projects.
