The

new outdoor living space behind an historic

home in the Grandview Heights/Marble Cliff neighborhood has several dramatic features: a large tiered pergola, a striking flagstone patio and a two-sided fireplace with a chimney that rises nearly 20 feet.

The owners wanted a place to relax, to have fun with family and friends and a sanctuary to enjoy nature. Creating a design and surrounding landscape that would meet those needs and match the style and aesthetic of their unique house was no small task. The planning stage lasted more than two years, and it took six months to build. This part of the country might be the last place you’d expect to find a sprawling hacienda, which is why the house’s current owner was so stunned when she saw it for the first time more than a decade ago. “I was driving up the street and there it was sitting on the top of the hill by itself with all of this property around it,” she says. “I thought there has to be a good story there. And then I got obsessed.” Obsessed with learning its history—the 1907 house had been designed by well-known Columbus architect Frank Packard—and eventually, with the idea of owning it. It would take several years for the property to come on the market, but when it did, she and her husband bought it. Its continued >

primary appeal was its Mission/Pueblo architecture, a style of house that the couple had developed an appreciation for after living and traveling throughout the West. Although there was an open veranda on the front of the house, a sunroom on the south side and a spectacular enclosed courtyard in the center, there was something missing. The couple wanted to create a living space where their family and friends could spend more of their days and evenings out-of-doors. To get the job done, they joined forces with Landfare,

Ltd. of Columbus and its owner/head designer Jonathan Spayde. The area off the back of the house was pretty much a clean slate when they started, consisting of a single limestone step off the back door that led to a cement slab. Near the back door, a small portico provided an architectural element that Spayde could use to link the house with the new space. “The original idea was to build a large pergola and fireplace, and the project kind of grew from there,” Spayde says, adding, “I

never design something that doesn’t look as if it’s always been there.” Key to achieving that aesthetic was the choice of materials, textures and playing off the natural color palette as well as the exterior color of the house. The owners, who have been in the house since 2004, already had re-stuccoed the cream-colored exterior in a shade of ochre. A finished, aged look was achieved by hand wiping a stain to the walls. For the bi-level pergola that covers much of the 1,100-square-foot patio area, Spayde used solid cedar posts and a semi-

transparent brown stain that allowed the wood grain to show. The extended cedar rafters also reference the pueblo-style elements of the house. “The pergola presented an engineering challenge because we had to have so many posts to make it work,” he says. As it turned out, the number of posts provided an unanticipated benefit when the flagstone patio floor was laid. The floor pattern consisted of large, irregular Choctaw and Morgan Tan flagging in a mosaic of warm earth tones,

including brown, taupe, orange, bronze and more. Wide linear sandstone channels impose an order on the asymmetrical stones. The pergola posts added another layer of order by defining what Spayde calls “little rooms,” in this case, the seating areas. To blend the old with the new, the existing portico floor received the same flagstone covering. Two types of lighting, all dimmable, were added to illuminate the patio area: foundation lights encapsulated in the flagstone to provide ambient light and full moon, canopy lights that can be angled 360 degrees depending on the need and mood. For the time being, cooking is done on a freestanding grill. “We want to make sure it’s in the right place before we build it in,” the homeowner explains. From the time the owners began to envision their outdoor living area, one thing was certain: they wanted an impressive fireplace. “I guess you could say it was our biggest indulgence,” the homeowner says, laughing. roof that mimicked a tower on the back of the house. The rusticated stone, cut from the same southeastern Ohio quarry as the patio flagstone, has striations of red and orange due to its high iron content. The front side of the fireplace, which features a 1,500-pound sandstone mantel, faces the main, more formal part of the patio. The back opens onto a lower, less formal area covered in a fine aggregate where the family often gathers in the evenings to relax and roast marshmallows. In addition to a couple of club chairs, Landfare added three, two-ton boulders that serve as benches and a border between the patio and planting beds. Throughout the project, Spayde and the owners worked together. “From the very beginning they had such good taste and were so knowledgeable and aware of the historical integrity of their house and property and about what they wanted,” he

says. Matching the new landscaped elements with the patio and house, however, came with a caveat: It needed to be as lowmaintenance as possible. “Because they love northern California, I chose eight different species of Cham aecyaris (a genus of conifers in the cypress family common to western North America) to create the look they wanted,” Spayde says. Boxwoods, ornamental grasses and vines augmented the design. The result: a range of sizes, shapes and shades of green. Spayde added seasonal color by planting daffodils, hyacinth, lantana and salvia along the driveway walk leading to the patio and throughout the meandering beds that encircle it. The finishing touch to the overall landscape design was using the family’s existing container collection of cacti and agave to emphasize the desert aesthetic. weekend of last year when the furniture was moved into place. Since then, the owners have used every opportunity to share it with family and friends. “We spend so much time out here,” the homeowner says. “I know people laughed at us last summer because we would have a fire as often as we could, whether it was 90 degrees or not. It’s just where we want to be.”

Dublin Tuscan feel in TartanFields

During the week, one homeowner admits that she and her husband don’t spend a lot of time cooking in the spacious kitchen that sits as the heart of their nearly 11,000-square-foot Tuscan home. “We’re both pretty busy with our work schedules,” she says. In their early thirties and forties respectively, both spend a good chunk of their days in the car—she’s in sales and he makes a daily 120-mile round-trip commute between work and home. But on Saturday and Sunday, they make up for lost time. “We love to have our friends over on the weekend,” she says. This is when the house gets used and appreciated.

That’s what friends are for Until about a year ago, the couple lived in Chillicothe, but the desire to be closer to a core group of friends in Columbus was a major factor in their decision to move. Plus, he is originally from New York and she’s from St. Louis, so they both were accustomed to a more cosmopolitan setting. Entertaining was front and center when the two began planning the home with architect Lee Rumora and builder Tom Cua. This planning stage took a full year and was followed by two years of building. Since the couple didn’t live in town, Cua would update them on a regular basis by sending photos and text via e-mail. “Tom was great,” she says. “You hear all these horror stories about building. We had none of that. Everything he promised us, we have. It was really easy for us.” Cua says he really believes that building your dream home should be one of the most enjoyable experiences of your life, and he aims to keep stress levels low. Plus, he says that building a home on such a grand scale was a welcome challenge for his team. continued >

Cua says that the craftsmen he works with enjoy the chance to showcase their skills on homes that have been designed for a particular client using a specific style of architecture. Throughout the construction phase, Cua was in constant contact with Rumora and designer Pam Yost; both whom he credits as being critical to the end product.

In the zone Ultimately, the stately residence would include five bedrooms, three half baths, five full baths, a decked out gym, a lower level bar area complete with an expansive wine cellar, a theater room and an outdoor entertainment zone. It’s this outside space where the couple and their friends gravitate toward most often. A covered pavilion houses a kitchen, fireplace, television and plenty of comfortable seating, while an inviting pool beckons from beyond. This is where the fun takes place when the weather is inviting. And just because the kitchen hasn’t seen a lot of use, don’t think guests ever go hungry—the man in the house happens to be quite adept at cooking up dinner on the grill.

Bexley Three generations on six floors

If someone mentions they live in a sixlevel home, your mind might go directly to a 1960s mid-century architectural mindset. That’s no surprise to Diane Gosser, who lives in a Bexley home built in 1938 that looks like an English cottage from the street, but causes visitors, once inside, to lose a bit of perspective. Guests enter on the main floor, which includes a living room, dining room, kitchen, family room and half bath. Up a short flight of stairs, another level houses a bedroom, office and bath. Eight more stairs and you’ve reached two more bedrooms and baths. One more set up stairs and you arrive at the top level, Diane’s master suite. Two lower levels include a laundry room, full bath, office/homework area, and a huge recreation room. “I have no idea why they built the house the way they did,” she says. “It wasn’t the fashion in the thirties.” She wonders if the family that built the home just wanted to do something with the bonus space that was tucked underneath the structure’s steeply slanting roof.

About three years ago, Diane’s daughter Elizabeth and her family were ready to relocate to Columbus from Texas. During the house hunting process, Elizabeth and her husband Brian began to consider the idea of moving into her childhood home. Diane had been living alone in the house at the time, as her husband John had passed away nearly 10 years earlier, and she welcomed the idea, saying there was plenty of space for everyone. That is, at least in most of the rooms.

More room to cook In the original kitchen, Diane says she could stand at the sink and, without moving, reach the stove and refrigerator. But when

her two teenage grandsons, Parker and Grant, moved in, it became clear the extended family would need a bigger kitchen. “They are perpetually hungry and on the search for food,” their grandmother says. Both boys are 6'5" tall and love to cook, Diane says. “When one would work in the kitchen, he would just swell up and take up the whole space.” The kitchen addition off the rear of the home, featuring a classic tile backsplash, created by Imaginative Flooring, also allowed for an additional bedroom suite for Brian and Elizabeth, as well as a bump-out in Diane’s bedroom area that allows for a charming sitting space.

On the move The addition of two adults, two teens and two dogs into her previously quiet household certainly has boosted the activity level inside. “We should have a swinging door,” Diane says. Whether it’s a sporting event, a school debate or a church function, someone is always coming or going. Sometimes the going is to faraway places thanks to Diane’s passion for travel and her desire to pass that trait on to her grandchildren. When the boys were relatively young she began by taking them on a cruise. Shortly after that the ventures became international, yet not typical travel fare. Diane wants to visit the more distant and exotic locales while she is in good health and quite mobile. The boys, and frequently Elizabeth, join her on journeys to out of the way places. Elizabeth reports the group has stayed with families in China; had Yak butter tea in a Tibetan’s family home; celebrated the World Cup with local Italians; eaten local food including scorpions from the night market in China; slept in the Amazon in a long house with no water or electricity; swam in the Galapagos; and hiked Mt. Olympus and Machu Picchu. It’s no surprise, Elizabeth says, that both boys have been geography bee champions and have a love of history. “Traveling is a priority for us,” Diane says. “You can’t always get your education from a book.” Souvenir t-shirts from the trips have been incorporated into Keepsake Theme Quilts made for the boys’ beds by the Columbus-based organization, Deaf Initiatives (deafinitiatives.org). Just as they’ve learned to adapt while traveling, this extended family has learned about the give and take of living together. “I would not say I am a neatnik,” Diane says. “But I’m sure my grandsons would.” Regardless of a bit of added clutter, she says, “It’s been delightful having them here.”

“We were attracted to designs with a formal feel that would be in keeping with the classic symmetry of our home, but at the same time would reflect the freedom of its eclecticism, too,” notes Ron. “Above all, we wanted to have designated spaces for living, playing and relaxing,” he adds.

A flow to the fountain The centerpiece of the design is a formal allée that extends from the couple’s off-the-kitchen patio to the rear of the property. A blue flagstone stepper walkway, flanked on either side by a row of cumulus serviceberry, interspersed with Annabelle hydrangea shrubs, creates a relaxing vista. The eye is led to the focal point of the area—a decorative metal fountain, graced by a trio of flowering Winter King Hawthorns. The formality of the allée is balanced on either side by more playful areas. A swimming pool and deck extends from the patio

to the north side, while an open lawn to the south gives their young daughter, Reagan, plenty of space to romp with the family’s two dogs. David Peabody, president of Peabody Landscape Group, who turned Ron and Mike’s preliminary design ideas into a site layout with drawings and specifications, as well as planting and hardscape plans, supervised installation of the overall project. “More than 150 trees and shrubs, including dozens of nearly 10-foothigh arborvitae that soften the fenced perimeter of the property, create a private, serene retreat,” notes Peabody. “Mike and I enjoy entertaining family and friends,” says Ron, in explaining why it was important to have several seating areas, in addition to the dining table on the patio. “Mike’s extraordinary eye for detail in planting and placing pots of colorful annuals and selecting festive tableware, really adds an element of fun to the restful green and white backdrop we’ve created,” Ron adds. continued >

When patrons visit these stores, they hopefully walk out with a treasure that will tell a story about its past and foretell of its ownerâ&#x20AC;&#x2122;s future ingenuity. These stores help us to save memories and to avoid waste.

A patron usually has one of three different general ideas for their treasure. One, they will reuse the item as it was originally designed such as a bathroom sink relocated to a new home. Secondly, the item could be generally used in the same way, but located creatively such as older kitchen cabinets used for a laundry room. Thirdly, purchased items can be used for completely unique purposes such as an old door used for a table top. Store owners receive donations or arrange special purchases from people that own buildings that are either renovated or demolished. In fact, these store owners are a type of hero that goes into areas where building materials would normally be sent to the landfill and they gather it all up and take it back to their store to clean and organize so that it can be purchased often for only a fraction of its original price. The variety of acquired materials ranges from basic architectural supplies such as over-ordered items to vintage light fixtures, decorative banisters, and century-old oak wood trim. On one hand, excessive building supplies are reused rather than wasted. On the other hand, special architectural features and history are preserved. “You can look at some of our items and recognize that we are keeping the city’s history alive,” says Lisa Doxsee, communications manager of Building Value in Cincinnati, Ohio.

Unpredictability must be seen as an opportunity more than as a challenge. “Often times, the items are ‘project starters,’” says Doxsee. Items move quickly, so your project ideas must be flexible. Some of the most common challenges include finding items that are the correct size for their intended repurposed locations and functions. For example, if a homeowner plans to purchase a vintage sink for their bathroom remodel, it may take several weeks before finding the sink that has the desired style and the specific size needed. Sometimes traveling from store to store or making a trip to another city is needed if you do not have a time constraint. In this case, flexibility and planning ahead are key strategies for a repurposing project. It is so much easier to purchase a new coffee table from a furniture store rather than to make enormous efforts creating a coffee table out of unusual sorts of salvaged materials. There are advantages, however, and rewards for ingenuity and hard work. For a college student, the repurposed coffee table may better fit their budget. For the artist, the coffee table will engender a dearness that comes only from building a vision. For the eco-savvy homeowner, repurposing is one of the most enjoyable ways to improve the environment by diverting waste from the landfill. Aside from frequenting a repurposing store for a home project, store owners have noted high school students come to find supplies for theatrical settings, artists find reclaimed materials for sculptures, jewelry, and furniture, and entrepreneurs such as restaurant-owners find the unique items they need to create a fun and swanky interior design.

Resources such as magazines and blogs are useful for the creative repurposing homeowner. If inspiration comes easy, but fulfilling the inspiration is a challenge, there are contractors and specialized furniture companies that can construct the project. “We have posted photographs of ideas that our patrons have shared with us to help shoppers come up with their own ideas,” says Chris Sauer, owner of Columbus Architectural Salvage. Employees and store owners are also great resources for the patron who needs guidance with creativity, inspiration, and/or the realization of the project.

Some extreme designers have taken repurposing to another level by renovating an entire kitchen by using all salvaged and reclaimed materials. In this case, mixing up materials is a key design element.

It would also take careful thinking and purchasing so that the project’s materials are all purchased in advance before beginning construction. Take care to recognize personal dangers such as lead paints that

may coat many of the best items in the store. No matter how large or small the project, there is great satisfaction to be found when saving waste and creativity meet.

Whether or not you plan to use materials from a reuse store, it would be of great value to think about donating your items because, “Deconstruction is simply the right thing to do. It creates jobs, it reduces the amount of waste going to our landfills, it saves valuable natural resources and it preserves architectural antiques that are abundant in historical buildings,” says Jerry Janszen, director of Building Value in Cincinnati. Below is some information shared by Lisa Doxsee from The Deconstruction Institute website: The deconstruction of a typical 2,000-square-foot wood frame home can yield 6,000 board feet of reusable lumber. This is equivalent to 33 mature trees, or the yearly output of 10 acres of planted pine. The average American home (2,000 square feet), if demolished, would produce about 10,000 cubic feet of debris. The average single family home contains 5,174 pounds of steel and 1,830 pounds of plastics. Net green house gas reduction from recycling this material is 2,956 pounds, a benefit equivalent to the annual CO2 absorption of 114 trees. Each year the United States buries about 33 million tons of wood related construction and demolition debris in our landfills. As anaerobic microorganisms decompose this wood, it will release about 5 million tons of carbon equivalent in the form of methane gas. This is equivalent to the yearly emissions of 3,736,000 passenger cars.
