Recently, I had back-to-back meetings with two design/build companies that contribute to Housetrends. The stimulating conversations about two projects we’ll be featuring in future issues reminded me why I enjoy being the publisher of Housetrends. When

Granville residents Donna and Ralph were preparing to remodel their 23-year-old master bath they had

two goals in mind. First, they wanted a larger shower—the current space was “dinko” by Donna’s estimation. Second, they wanted to replace their expansive oversize whirlpool tub with a smaller, but deeper, soaking tub. Donna, the bather in the family, wanted to get in and be totally submerged.

The private setting allows the couple to keep the window treatment-free and enjoy an open-air sensation while showering or bathing.

“I wanted one of the deepest tubs I could find,” she says. “I wanted to be able to sit back and relax with a place to rest my arms underwater.”

Although she was looking for greater depth, Donna was ready to scale back in

both width and length compared to the existing tub. She wanted something that fit her needs perfectly without using a lot of extra water—a solution that would be a bit more eco-friendly.

bathroomtrends before & after water heater which had been dedicated to that fixture. Also, Donna says, “Well water and jacuzzis don’t go together. Metals in the water would clog up the jets.”

BEFORE

Minor inconvenience While the water supply may have limited the homeowner’s choices to the “soaking” category, that well is hidden somewhere beneath 100 acres of beautiful rolling central Ohio hills that Donna and Ralph’s family call home.

With a setting that rivals most any of our state’s parks, the 8,000-square-foot home has spectacular, and private, wooded views from every room and level—and the bathroom is no exception. Donna’s tub is placed beneath an expansive window that frames an ever-changing composition and completes the serenity she finds while relaxing and reading in the warm waters of her bath. But it was this window that would challenge designers and the remodeling crew.

A tricky situation The previous shower stall occupied an area not much bigger than a small closet.

Ralph, the shower person in the house, was ready to capitalize on the view as well, but the layout was tricky. There was a huge deck area surrounding the Jacuzzi that ran from the existing shower space to the corner next to the window. continued >

Enter architect Jim Dorenbusch of the Newark-based Junction Architecture & Design. Dorenbusch took advantage of the smaller tub’s footprint and eliminated the oversized deck to give himself room to maneuver. The result is a lazy-U shaped glass shower wall that wraps cleverly around the window and along side one wall of the new tub. Both spaces are now drenched in daylight.

Getting it done

BEFORE

When it came time to turn Dorenbusch’s vision into reality, Donna and Ralph invited three contractors to bid on the project and ultimately selected Travis Ketron and his team at Ketron Custom Builders. “Travis was not the cheapest,” Donna says, “But he was definitely the most realistic.”

Not surprised by his client’s comment, Ketron says, “We don’t sell on price. We’ve done enough projects at this level of finish to know the costs. Our focus is quality and craftsmanship.”

At the bidding stage, Ketron prefers everyone have all their cards on the table instead of waiting until the homeowners are knee-deep into the process to talk about pricing specifics. He even includes an allowance for surprises or something he calls “What Ifs”—as in what if there is a surprise behind the wall, or what if the homeowner wants a last-minute upgrade. continued >

Putting on a fresh face With this concise plan in mind, it was time for Donna and Ralph to say goodbye to some classic 80s-style signs in the bath.

The carpeting on the floor was replaced with glossy Travertine tile; a low vanity was raised about six inches when Ketron skillfully duplicated a layer of drawers and added them to the existing cabinetry; and floating mirrors were placed on the wall with soft backlighting hidden behind them.

“Everything was dated,” Donna says.

“The whole space was done in vibrant terracottas, I was going for something much more restful. Right now, I am enjoying the neutrals.”

Neutral with a positive charge While the process was unfolding, Donna and Ralph purchased a condo in Florida and Donna fell in love with the lifestyle there. As a result, Donna says, what started out as a very contemporary bathroom eventually would see a few of what she calls “Tommy Bahama-style” touches.

While Donna prefers live plants, due to the couple’s frequent traveling, she says

she was “forced to create my own reality” with silk plants which are scattered liberally throughout the space.

A family affair Donna and Ralph are the kind of folks who like to keep family nearby. In fact one of their daughters lives in another house on their property and Donna is her granddaughters’ Girl Scout leader. So it follows a bit naturally that the couple created a bit of an extended family with their contractor and architect both of whom work with their wives.

“Travis has been back for three or four other projects,” Donna says. “And Angela Dorenbusch was incredible throughout the whole design process,” she says. Shari Ketron travelled with Donna from showroom to showroom helping with product selections. She says, “Shari was ultra patient with me while I tried on tubs.”

Fortunately, the tub and the team were a good fit. And you know what they say: If the tub fits, grab a book and enjoy a soak.

CROCK POT WHITE CHILI 4 cans (approximately 14 ounces each) navy beans 2 cups diced, cooked chicken 3 cups chicken broth 2 medium onions, chopped 2 cloves garlic, minced 2 cans (approximately 4 ounces each) diced green chilies 2 tablespoons vegetable oil 2 teaspoons ground cumin 1½ teaspoon dried oregano ¼ teaspoon cayenne pepper ½ teaspoon pepper Salt to taste

Soup 2 tablespoons unsalted butter ¾ cup chopped white onions ¾ cup chopped carrots 2 tablespoons chopped garlic Salt and pepper to taste 4 cups low-sodium chicken broth 1 (28-ounce) can whole tomatoes, drained and halved 1 cup uncooked orzo 2 cups shredded kale Place ingredients for meatballs into a large bowl and use your hands to mix well. With damp hands, shape mixture into bite-size meatballs and transfer them to a large plate.

Cover and refrigerate until ready to cook.

For the soup, melt butter in a large soup pot over medium heat. Add onions, carrots, garlic, salt and pepper and cook until translucent and fragrant, about 4 minutes.

Stir in broth, tomatoes, and 2 cups water.

Cover and cook 10 minutes over medium heat or until soup comes to a boil.

Add meatballs and orzo to the boiling soup and stir to make sure they are fully submerged. Cover and simmer for another 15 minutes over medium heat. Stir in kale. Test a meatball and a piece of orzo to ensure that they are fully cooked. Taste and adjust seasoning. Serve immediately.

Place beans, chicken and chicken broth into crock pot. Saute chopped onion and garlic in oil until transparent. Add spices and green chiles to onion mixture, stir well and add to crock pot. Cook in crock pot on low for at least 2 hours. Garnish with sour cream, chopped green onions and Monterey Jack cheese if desired.

NEW ENGLAND CLAM CHOWDER 4 slices bacon, chopped 1 pound (about 3 medium) potatoes, peeled and cut into ½-inch chunks ¼ cup chopped carrot ¼ cup chopped onion ¼ cup finely chopped celery 2 cans (12 fluid ounces each) Nestlé Carnation Evaporated Milk ¼ cup all-purpose flour 2 cans (6.5 ounces each) chopped or minced clams, undrained ½ teaspoon salt ½ teaspoon Worcestershire sauce ¼ teaspoon ground black pepper Cook bacon in medium saucepan until crisp; drain. Reserve 2 tablespoons bacon fat. Return reserved bacon fat to saucepan. Add potatoes, carrot, onion and celery. Cook, stirring frequently for 6 to 7 minutes or until potatoes are tender.

Combine evaporated milk and flour in small bowl until blended; add to potato mixture. Stir in clams with juice, salt, bacon, Worcestershire sauce and pepper.

Reduce heat to medium-low; cook, stirring frequently, for 15 to 20 minutes or until creamy and slightly thick.

About 100 years ago the Beechwold Realty Company purchased 75 acres along the Olentangy River, a trolley ride from downtown Columbus. The property came with a rich history. In the late 1800s it was the site of a zoo within Olentangy Park. In 1906 manufacturing magnate Joseph Jeffrey bought the land and built a summer home, naming the estate “Beechwalde,” which is German for beech forest—a nod to the lushly wooded landscape. By 1940 the Beechwold Realty Company had built around 150 homes in the area now known as Old Beechwold. F Kevin Milstead and Gregg Peace’s Old Beechwold home was built in 1937, and its history was one reason they purchased it.

“We loved the home’s historical character with the stone exterior and all of the stately trees,” says Gregg. F Having previously lived four blocks away they already knew they

liked the area but wanted a larger home for themselves and Aristotle, their Airedale terrier, a.k.a.“Ari.” F They closed the purchase in 2005. “Being only the third owners, we are respectful of its history,” Gregg observes.

Every room except the kitchen had been updated in years past. “The kitchen was original and had some cool features which we loved, but some things needed to be updated,” says Kevin.

Monica Miller from J.S. Brown & Co. helped with the redesign. They began by removing the swinging door and wall separating the kitchen and dining rooms. Floor-to-ceiling cabinets were added which “moved” the kitchen about two feet into the dining room. The cabinets create the illusion of a wall that separates the two rooms. Kevin and Gregg had the laminate floor replaced with red oak to match the rest of the house.

The original stainless steel countertop was buffed and polished. “We love the stainless counter,” says Kevin. “It has a wonderful patina and the knife marks give it character. I think that if we did another kitchen we’d do it all in stainless.”

Behind the stainless counter they replaced subway tiles with vertical glass tiles called Sharkskin from the Roku series by Walker Zanger. “We liked that it reflects light, is easy to clean and complements the stainless,” Gregg says.

On the opposite wall of the kitchen they repeated the stainless element—this time for the backsplash behind a white granite countertop.

The original kitchen had white cabinets and when the renovation began it was assumed they would use light colored cabinets again. But later they were drawn to darker wood selected Sequoia cabinets by Shiloh with an espresso finish.

In addition to recessed ceiling lights, LED undercounter lighting was installed. “Light plays off of the stainless steel and the glass tiles at night to create a casually elegant ambience,” Gregg says. continued >

Buying local Kevin and Gregg wanted to keep, but update, the knotty pine eat-in area. The original tabletop and architectural arch stayed. They replaced the aqua blue bench seats with black crocodile vinyl and painted the paneled ceiling in the same espresso stain as the cabinets.

Both have been collecting art for several years and accented the eat-in area with works from local and Ohio artists. “Our collection includes pieces by Rich Lillash (an Old Beechwold neighbor), Fred Fochtman (Clintonville resident), Eric Barth (former owner of Barth Gallery in Clintonville), and Craig Carlisle (longtime Columbus resident). The other Ohio pieces we own are from Pennington Fine Art in Clintonville,” Gregg says.

Their original kitchen had a Frigidaire Flair range—the same type used by Samantha on “Bewitched,” complete with pullout burners and oven doors that lift up. “It was a great design, but not energy efficient, so we replaced it with an Electrolux Icon,” Gregg says. “We did recycle the old one by selling it to a gentleman from North Carolina whose mother still uses one!” continued >

&after While they have a Sub-Zero refrigerator and an Asko dishwasher, their special luxury is an Electrolux ice machine. “Our old house didn’t have an icemaker and after years of using little trays, we decided to go all out and treat ourselves to endless ice,” Kevin says.

Now the entire first floor of the home flows seamlessly with ample room for Kevin, Gregg, and Ari. “We are thrilled to live here,” Kevin says. “Maintaining the historical integrity of this wonderful house is our ultimate goal.”

UP-D Classic two-story gets spruced up in elegant style

When Powell homeowners Frank and Ellen Neutzling found the perfect lot in the perfect location, Frank knew that the 1960s era home on the property could be made perfect, too. ● “As a contractor, I saw that the house had potential—all I had to do was promise my wife that the renovation would be complete before we moved in,” he says. Frank called in certified professional building designer, James A. Wright, to assist in drawing up plans for the extensive makeover, which was accomplished in just 14 months, allowing the Neutzlings to host nearly 50 guests for Thanksgiving last fall. ● “Thousands of these two-story homes can be found all over Columbus and central Ohio,” says Wright, in noting that the style represents an upgrade from the smaller Cape Cods that had sprung up in the immediate post World War II period. “Although spacious in comparison, these 1960s two-stories definitely lack architectural interest and style,” he adds.

Neutzling easily envisioned how he wanted to change the interior of the home, including raising the roof to extend the upstairs ceilings and removing walls to create an open floor plan. By adding a new two-car garage and kitchen addition, the home’s overall size was increased from about 2,400 square feet to more than 3,000. The homeowners looked to Wright to design an exciting new look for the exterior.

“Once Ellen and I saw the American Arts and Crafts elevation Jim created, we didn’t even consider anything else, as this is a style we both have always loved,” Neutzling recalls. The contractor quickly set about personally designing custom woodwork and finishes for the interior—all of which were handcrafted—to create a truly perfect, one-of-a-kind home.

Kitchen A nearly 15x19-foot addition added much needed space, as well as a fresh canvas for Ellen Neutzling to have the kitchen of her dreams. An eastern-facing skylight ensures sunny space for morning coffee at the specially made island, which is the family’s centerpiece for casual entertaining. The interior of each cabinet is unique—specially designed with slide-outs that accommodate dishes, pots and pans or food items. The original kitchen space now houses a half-bath and butler’s pantry.

Going green in your home can start with a task as tiny as recycling your cereal box. Slightly more ambitious folks may compost their yard waste or take cloth bags to the grocery store. But if you are looking for ways to save green while going green, take a look at these major systems inside your home for energy and cost saving opportunities.

Lighting system

HVAC system The heating, ventilation, and air-conditioning (HVAC) system in your home is unfortunately the mechanical system that is most likely inefficient; often heating one room too much while leaving another freezing cold. The United States Green Building Council (USGBC) also states that the HVAC system is the weakest link in an energy-efficient building. Sometimes parts are put on backwards, sometimes the ductwork is not insulated, sometimes the system’s design simply has inlying errors.

The solution: Work on this system first. Write down your grievances, find a building professional or HVAC contractor to help analyze the problem, then get quotes to fix the errors or work on the system yourself. At the very least, don’t forget to insulate the ductwork. Once solved, your home will be pleasantly cool in the summer and toasty in the winter without paying at a premium.

LED and fluorescent bulbs are 75% more efficient than specialty and incandescent bulbs, emit less heat, and often last as much as a couple dozen years. “If every American home replaced just one light bulb with an Energy Star-qualified bulb, we would save enough energy to light more than three million homes for a year, more than $600 million in annual energy costs, and prevent greenhouse gases equivalent to the emissions of more than 800,000 cars,” according to the Department of Energy on its website, energystar.gov.

The solution: Begin taking an inventory of all the older, inefficient bulbs in your home. Furthermore, look for ideas to redesign part or all of the lighting system. New energy-efficient lighting fix­tures and perhaps even skylights could reduce your dependence on electricity and add a thoughtfully-designed lighting ambiance throughout the home.

A low-flow faucet emits one-third less water than a regular faucet.

Plumbing system Some areas of the country, such as in Ohio, have more of an abundant water supply than other areas such as in Arizona.

Nevertheless, as populations increase, the demand grows, causing municipalities to build larger and larger water treatment plants. Homeowners then pay more for the water they use and eventually clean water may become more of a scarcity.

Furthermore, supplying and treating cold water requires a significant amount of energy. According to the Stanford University’s Earth System’s Program, letting your faucet run for 5 minutes uses about as much energy as letting a 60-watt light bulb run for 14 hours.

The solution: Begin in­stall­ing new faucets, shower heads, and toilets with low-flow fixtures. The amount of water emitted from a low-flow faucet is one-third as much as that of a regular faucet; yet, it feels like the same amount when washing your hands. Insulation system The average household spends over 40 percent of its annual energy budget on heating and cooling costs, making an efficient insulation system essential. The indoor temperature should not have large degree fluctuations such as a cold chill in the air just before the thermostat kicks on the furnace or walls that are cold to the touch in the winter.

The solution: Begin with the most simple and inexpensive step by adding insulating shades and curtains to windows. Plant deciduous trees on the south side of the home that will provide shade in the summer while allowing solar heat to penetrate through the bare branches in the winter. When replacing the roof or siding, ask your contractor to add enough additional insulation so that the roof system equals at least an R-value rating of 30 and the exterior walls equal an R-value of 22.

Indoor air system Americans spend 90 percent of their time inside, yet according to the U.S. Environmental Protection Agency, indoor air pollutants may be two to five times, and occasionally 100 times higher than outdoor levels. Many people also suffer from poor ventilation, radon, lead paint, mold, unwanted microorganisms, and chemicals from building materials and cleaning supplies, etc.

The solution: When reno­vating and redecorating, choose materials, furniture, and paints that will not off-gas carcinogenic VOCs (volatile organic compounds that may contribute to cancer). Some indoor air quality problems require special kits that can be used by the homeowner and by professionals alike.

If radon and mold are detected, then there are special systems, equipment, and construction maintenance measures that can be done to remedy the air quality problems. It never hurts to run these tests, especially if someone in the home already has asthma or any other compromised breathing condition.

Windows Consider replacing old windows with new efficient units. The average household spends 40 percent of its annual energy budget on heating and cooling costs, and almost half of that heating and cooling energy can be lost through inefficient windows and doors.

THE SOLUTION: The right glass can help keep energy costs down. Low Emissivity or “Low-E” glass has a thin coating, often metal, on the glass that reflects heat back to its source, reducing heat transfer through the glass—keeping your home warmer in winter and cooler in the summer. All replacement windows now are available with double-pane glass (taking the place of a storm window) and some even come with triplepane. Add Argon or Krypton gas between the glass panes for even greater insulation.

This step may also put some extra cash in your pocket.

“Replace your windows, doors or garage doors by December 31,” says Amy Zimmerman, from the JELD-WEN Design Center in Westerville, “and get up to a $500 federal tax credit on Energy Star qualified products.”
