Welcome to our city living issue! From the time I was about 6 years old, I remember telling people that I wanted to move to a big city. At the time, I don’t think I cared which city, and honestly, any city outside of my small hometown would suffice. After high school I finally made that move when I traded small town living for downtown Chicago. (My picture below was taken at “The Bean” statue in Chicago’s Millennium Park). There is something almost indescribable about city living—always something to do or somewhere to go right outside your front door. I’ve lived in a few cities after Chicago, and today I know I never want to be too far from the closest downtown. The homeowners in this issue may not have discovered their love of city living as early as I did, but they have all made their way to downtown Columbus where the bright lights and tall buildings have captured them. They’ve managed to turn the concrete jungle into the perfect place to create their empty nest, retire or just enjoy the incredible view! You’ll also get a detailed look at one of the homes that will be featured on the Bexley House & Garden Tour on Sunday, June 13. The home was renovated by an art-loving couple, and now represents their mid-century modern vision with perfection. Most people would be intimidated by the challenge of creating a home out of a 4,663-square-foot shell with curved walls and floor-to-ceiling windows. But not Rick Miller, who proclaims, “You can have lots of fun with a project like this.� Rick Miller owns Miller VanOrder Interior Design, an international firm based in Columbus. He and colleague Jeffery Marion were hired by a couple who purchased two adjacent units in The Condominiums at North Bank, a 20-story luxury tower situated at the corner of Spring Street and Neil Avenue in downtown Columbus. The homeowners had combined the units to create a large onefloor condo.

The size and commanding vista of downtown defined Rick Miller’s design goal. “It was all about the view and making intimate areas out of one big space,” he says.

Homework first “We started with the blueprints. We knew we had to work around some structural matters that were set in stone,” Miller says, such as interior walls and areas with designated plumbing and electric. “The kitchen is where it is and isn’t going to move. Other features, like the columns, are integral to the architecture so make them part of the layout—you have to,” he adds. Miller points out that it’s critical to do your homework by poring over plans, measuring walls, incorporating what already exists before design begins. Next Miller created “rooms” within the large expanse knowing that there would not be dividing walls. “Every room has an entrance and an exit whether or not it has actual walls,” he explains. “It’s no more difficult than designing a home in any part of town—but it is just one big room and you need to know what you’re doing for it to work.” ABOVE: Club dining chairs in the kitchen are on casters and can be easily moved for additional seating in other rooms.

The objective was a hickory hardwood floor with a rich molasses stain that covers the entire condo, unifying all of the spaces which are defined by area rugs. A laid-back entertainment room is near the kitchen and an intimate family room space flows from there. Adjacent is the living room area, set apart by a custom wool rug with a Greek key border. “Our goal was to make it all warm, inviting and very comfortable, whether they had five guests or 65,” says Miller.

The client liked the idea of a neutral palette which Miller says allows the view and the artwork to be part of the space. Several neutral paint colors were offered in the building package and Miller says selecting one as a basis for the overall design scheme was most cost effective. In the dining area an Art Deco table was paired with fabriccovered chairs in varying shades of apricot, cream and light taupe. “It subtly adds interest,” he says, “and it’s a pretty way to add soft color without using patterns. We also liked the interesting mix of the straight lines of the table with the soft curves of the chairs.” Miller chose a traditional rosewood chest for a niche in the dining area and added two contemporary lamps. The mirror above the chest is more transitional and has a Greek key border similar

to the border of the living room rug. “I like mixing styles and tying elements together,” Miller explains. The kitchen features brass and antique nickel finishes, tortoisecolored art glass lanterns and a bronze mirror backsplash, elements, that, according to Miller, give a little glam and opens the space.

“When my sister bought the house in 1979 and rented out the downstairs, she had not thought about staying long. But when I joined her about 12 years later, we both began to think about what kind of changes we wanted—not only to make the place more livable—but to allow us to age in place,” says one of the sisters. As co-owners, the sisters were better able to make the changes that would serve them for the long-term, beginning with a major renovation that includes a 1,000-square-foot, two-story addition. By adding a modern 500-square-foot master suite to each residence, updating the wiring throughout and making modest

kitchen upgrades, the home was quickly brought into the 21st century. “What will really make the difference for us as we grow older is the elevator we installed in our new common entrance from the patio,” notes the younger sister, who, in her late 50s has already made good use of the convenience when she had knee-replacement surgery a few years ago.

Concrete jungle Although the addition took more than a third of the backyard, the generous lot allowed ample room for the sisters to express their horticultural creativity by recruiting the help of profession-

al landscape architect, Chris Hammer, co-owner of Foundation Landscape Services. He recalls that once the construction crew had completed their work, the women were left with an empty canvas—albeit made up of dust and gravel—upon which to create a picture of beauty and relaxation. “We asked Chris to design an area that would have plenty of room for entertaining, provide privacy and be in keeping with our plan to live here comfortably in our old age,” she explains. Key elements in Hammer’s design were the exclusion of both lawn and steps. “Every surface is wheelchair friendly,”

landscapetrends Hammer explains. “Even though neither sister is in a wheelchair or even uses a walker, they were adamant that, should that day come, they wanted to still be able to enjoy the outdoors.” From the door of the two-car garage to the new back entryway, the elevation remains nearly level, with only a slight rise that is easily maneuverable. Interest is brought into the design through the use of a variety of surfaces. Concrete pavers that mimic the red brick found throughout Olde Towne East, bring warmth and dimension. Planting beds all around the foundation of the house and the garage not only soften the area, but because some of the beds use gravel instead of mulch, an illusion of depth is achieved. A raised vegetable garden, about 20 inches off the ground, measures 7 feet long by about 2½ feet wide, allowing for two rows of plantings that can easily be reached from a standing or sitting position. A six-foot privacy fence that encloses the space is a backdrop for “layers” of foliage, including a floating hedge of columnar European Hornbeam. Winterberry, serviceberry, Korean lilac, hydrangea and boxwood set the stage for perennials such as hosta and variegated liriope. The whimsical, yet stately containers the sisters

plant with colorful annuals. Shade is provided by graceful, small-scale trees, including Winter King Hawthorne and Cut-leaf Japanese Maple. “We love entertaining on the patio on summer evenings and with the twinkling lights of the Columbus skyline in the background, we can easily imagine we have a little oasis in the middle of New York City,” she asserts.

Chicago is famous for the elevated train system known as the “L,” which consists of eight color-coded lines including blue, green, red, orange, purple, pink, yellow and brown. These colorful combinations also caught my eye at the show, where everything from countertops to bathtubs were getting a taste of the rainbow. I love it when manufacturers put extra thought into a particular design. Kitchen and bathroom products need to be functional, but who says they can’t have a spectacular design to boot? “Thinking outside the box” fits perfectly when describing the Recess Shell hardware from Turnstyle Designs. Talk about jewelry for your cabinets. Also, the intriguing glass countertops from Think Glass are reminiscent of paint splashed on a blank canvas—no two are alike. And I love the iridescent effect of the metallic Fucina tile from Hastings Tile and Bath, it can create a dramatic statement in any bathroom. Manufacturers are showing their artistic side, don’t be afraid to show yours!

Maybe it’s because I am in the ballpark of being two decades older than my two traveling companions and perhaps feeling a bit “square” myself, but for some reason square shapes caught my eye at the show this year. And, maybe I need a bit of R&R because all three products I selected belong in the master bath, or as these spaces were referred to at the show—the spa-like retreat. I liked the sophisticated lines of Kohler’s Escale Dual Flush Toilet. It just adds a bit of dignity to the function and saves water with its eco-friendly dual flush feature. I love the look and idea of soaking in the square tub we happened upon at a party sponsored by Hastings Tile and Bath, or standing in a shower and watching a morning show on my squarish MBQ Waterproof television. It all sounds like good, clean fun to me!

Time for a move Due to a growing family, Jennifer and Michael decided to make the move to Bexley from the German Village in 2006. The couple’s “must-have” list was rather short and sweet: open floor plan for entertaining, clean lines and natural light. The search was tougher than they had anticipated, but after walking through many homes, the potential in one finally stood out. “A corner lot on a quiet treelined street, close to schools was especially appealing,” Jennifer says. continued >

The home was built in 1927, and although there were many architectural details the couple loved, the space was very outdated and needed some new life. Pete Foster Residential Design was brought on board and the possibilities seemed endless. “We respected the architectural integrity of the house, but needed to knock down a few walls,” says Jennifer. Clerestories were added to the dining and living rooms as well as the third floor stairwell to pull more natural light into the original part of the house. Both the stairwell and living room clerestories feature original leadedglass windows.

Designing detail “I’ve worked in the arts throughout my career and Michael and I are both minimalists,” Jennifer says. “We don’t like clutter and we believe in form and function.” Everything throughout the remodeling process was an aesthetic decision for the couple, including specific details such as the hardware on the doors and cabinets, and the house numbers on the front door. “Hours were spent researching, comparing and agonizing over seemingly trivial details like the mailbox slot on the front door and the pulls for the bathroom cabinets,” Jennifer says. “Our guiding principle was that if it was not functional or beautiful then it was superfluous.” continued >

decorating trends Because of the open floor plan, the kitchen is an integral part of the house. Jennifer consulted a close friend who is a professional chef and gave the couple advice on the layout of the kitchen, while Columbus glassblower, Dawson Kellogg, created custom pendant globes and glass pulls for the space. Artwork can be found throughout the home and the couple continues collecting as they see inspiring pieces. “If we see something beautiful that will fit the space well, we’ll make a purchase, but we don’t acquire pieces just to fill up a room,” Jennifer says. Many rugs and several art pieces were purchased at local auctions including Apple Tree Auction Center in Newark, which has new Oriental rug auctions two or three times a year. “Columbus College of Art & Design student art sales and Ohio Art League auctions are fabulous resources and opportunities for learning, comparing, and buying,” Jennifer says. Chris King, of the interior design company Manifesto, worked with the couple to achieve the mid-century modern look they wanted. Jennifer says he was able to pull the entire project together and work with the contractor and installers as a team. “He was able to anticipate questions or issues before they became a problem,” she says. The renovation, which included an addition, took more than 18 months to complete, and the couple, along with their two children moved in May 2008. “We call it the ‘20-year house’ because we front-loaded everything, from the new roof, to the landscape and hardscape,” Jennifer says. “Outside of moving perennials around and acquiring new artwork, we hope to do little work to the house as our children grow up in this wonderful community.”

Empty Nesting in the City Couple trades suburbs for downtown loft living

Looking at the move as a win-win situation, the couple told themselves if things didn’t work out, they would just go back to the suburbs, but it’s been four years and they don’t seem to be missing the ’burbs one bit.

buildingtrends A little history The building the couple lives in on North Front Street is over 80 years old and was first built as a warehouse for storing food and groceries. Within the last forty years it went through ownership by several corporations including Ohio Bell, Columbus Southern Power Company and Nationwide Insurance before Spectrum Properties had the idea to gut the building and turn it into condos. “The developers were longtime clients and friends of mine, so it definitely helped hearing a familiar voice on the other end of the phone to help us navigate our way through the process,” Mark says.

Showcase piece After going over blueprints and deciding on the specifics of the condo including bedrooms and bathrooms, Mark and Kelley were left with a space that was pretty much tailor-made for them. Kelley did the majority of the decorating herself and wanted her and Mark’s eclectic style to come through. They both have a craftsman-style taste as showcased in their Stickley furniture, but the massive entertainment center is the pièce de résistance in the condo. continued >

“Living here has been fabulous and the time has absolutely flown by.” —Kelley The inspiration for the entertainment unit came from the couple’s previous home, where they had a wall of cabinetry including a built-in entertainment center. “When we saw the space in the condo and the way the two concrete pillars would act as a frame, we knew we had to do a standout piece there,” Mark says. The unit was created by Scott Swanger, owner of Westwood Cabinetry & Millwork. “We met Scott and fell in love with him,” Kelley adds. “He got exactly what we wanted.” Swanger was able to make a trip to the couple’s previous home to get inspiration for the piece, which fits in flawlessly with the craftsman style. The family room flows directly into the kitchen, which sees plenty of natural light due to the wall of windows that lead out to the balcony. “Living here has been fabulous and the time has absolutely flown by,” Kelley says. “Some days it’s the hustle and bustle of downtown, others I go to the Short North, and sometimes we hop on our bikes and just go for a ride,” she says. According to the couple, there are several empty nesters in the building with a similar story to theirs and they’re all discovering a love for downtown living. “Kelley is living proof that people can make the move from suburban life to the concrete jungle,” Mark says. 4 large portobello mushrooms, cleaned and stems removed 1 8-ounce package frozen spinach artichoke dip, thawed 1 large yellow onion, sliced 2 tablespoons olive oil 4 ounces goat cheese, sliced ¼ cup Italian blend shredded cheese 4 sprigs fresh thyme, stems removed Salt and pepper to season Preheat grill to medium-high heat, about 400°F. Meanwhile, in a large skillet, cook onion slices in one tablespoon of oil on medium-high heat until well caramelized and very tender, about 20 minutes. Set aside. Brush mushroom caps with olive oil and season with salt and pepper on both sides. Grill stem-side down for about 5 minutes. Take off heat. Divide spinach artichoke dip equally among the four mushroom caps. Spread dip on grilled side of mushrooms. Top with caramelized onions, a couple of slices of goat cheese, 2 tablespoons shredded cheese, and a sprinkle of thyme leaves. Put mushrooms back on the grill and

close lid so that the toppings heat and melt. Grill for about 10 minutes or until cheeses are melted and golden.

Heirloom TomaTo and BurraTa CHeese salad 4 large heirloom tomatoes or 4 to 5 large plum tomatoes Fleur de sel or coarse kosher salt Freshly ground black pepper 1 teaspoon dried oregano ¼ cup torn fresh basil leaves ¼ cup extra-virgin olive oil 4 (2.5 ounces each) Burrata or fresh mozzarella cheese rounds Whole basil leaves Cut tomatoes into wedges and place in large bowl. Sprinkle with fleur de sel and pepper. Crush oregano between palms to release flavor; add to tomatoes. Add basil and olive oil; mix well. Let stand at room temperature for at least 30 minutes and up to 1 hour, stirring occasionally. Place 1 Burrata cheese round in center of each plate. Fan tomatoes around cheese, dividing equally. Drizzle with dressing from bowl. Garnish with additional basil leaves and serve. Makes 4 servings.

Season burger with Southwest Chipotle Seasoning or your favorite blend. Grill burger until internal temperature reaches 160°F. Slice bun in half and toast on grill. Spread 1 tablespoon of chipotle mayonnaise on each half of bun. Place burger on bun and top with pico de gallo and avocado slices.
