Cook’n up spice Budde’s kitchen design for a 1904 Victorian Village charmer features plenty of “wow,” in spicy red-orange glass tiles that showcase a handsome stainless Viking dual-fuel range. Six distinct colors—flame, dazzle red, orange sizzle, honey, champagne and latte—are creatively blended through the carefully choreographed placement of each tile, culminating in contemporary counterpoint for a truly unique home. “These are party hues and festive food colors that motivate people to have fun and eat—which really is what you want happening when entertaining,” Budde says. Because the home was unoccupied, Budde did not have the advantage of working with an actual family who, in expressing their likes and dislikes, could influence her work. The century-old home recently had a starring role on WSYXTV’s Ohio Home and Garden Television (OHG-TV). Bryce Jacob, vice president at Dave Fox, explains that the home’s owner, realtor Larry Schottenstein, president of Revealty, was approached by the local ABC affiliate about showcasing one of his properties in a before-and-after-type program. “To meet the demands of the program, Mr. Schottenstein found this gem, which was in deplorable condition when we began planning the project,” Jacob explains. The premise for the program was to educate homeowners about how failed technology in older homes can be replaced with state-of-the art systems, saving all that is graceful and beautiful while giving the home new life. continued >

Jacob asserts that some projects should only be handled by licensed professionals. For example, because this house was built at the turn of the century, it was equipped not only with gas-fed lighting fixtures, but also with “knob and tube” electrical wiring—fabric-insulated copper wire running between porcelain knobs throughout the walls. “The house had been ‘renovated’ in the mid-1960s—a project that entailed installing a dropped ceiling with can lighting,” Jacob explains. “The maze of wires above those ceiling panels, and the hornets’ nest of wires in the electrical panel, made everyone breathe easier once the professional electrician was finished.”

Adding interest “With Victorian Village so close to downtown Columbus, I imagined its eventual owners as a family that enjoys the urban lifestyle,” explains Budde. “It just made sense to me that they would want to gather indoors and would want a high-end kitchen as the centerpiece for their entertaining.”

In addition to the salsa-like sizzle in the kitchen, a raised eating bar over the granite-topped peninsula not only adds interest, but also provides a welcome perch for guests—and family members—to be part of the cooking action without getting in the way. Budde added to the warm welcome the kitchen provides by selecting hand-blown Venetian glass Juli pendant lights that hang over the peninsula from a niche in the ceiling. Echoing the spicy tile colors, the beautiful globes cast an intriguing light. Jacob repurposed the adjacent powder room from what had been a simple pantry. The room was also designed by Budde, in a coordinating color scheme. A custom quartz countertop invites the eye to flow into the small, well-appointed space. An asymmetrical vessel by Kohler serves as both sink and conversation piece. The dual-flush commode, also by Kohler, features a European style water saving system, which was the first green toilet to be installed in the central Ohio region. It allows the user to determine the necessary volume of flush by pushing one of two buttons on the tank. continued >

A space to relax Upstairs, Jacob again repurposed space by recruiting an extra bedroom to serve as the new bathroom and walk-in closet for the master bedroom. “Because this home is in a historic neighborhood, codes restrict remodelers from changing the exterior appearance of the home,” he explains. “Although we power-washed and re-pointed the exterior brick walls and repaired and painted trim work, the original design is so compelling that we would not have built an addition or changed any windows, even if we had been permitted to,” he says. Dave Fox designer, Courtney Burnett, CKD, chose a neutral palette for the master bath to create a warm, quiet atmosphere. “The wall color—Bateau Brown, with an under-hue of plum and a little chocolate and nutmeg—really warms the space and is a great backdrop to the bold, custom designed glass tile wall, in which every tile was individually hand placed,” she says. Burnett explains that her biggest challenge was deciding where to place each fixture. With plenty of room available, she was able to incorporate a free-standing bathtub, which at 42 inches wide, can easily accommodate two adults for side-by-side soaking. “I wanted to give the master bathroom a look that was contemporary, but respectful of the era of the home,” she notes. “By choosing this unique tub, I was able to fit it in a corner formed by two of the home’s huge, double-hung windows,” she explains. continued > LEFT: All of the components in the master bath work together with great harmony, including the unique tub. Burnett’s custom-designed vanity and lavatory is completely unexpected. Rather than holding two “his and her” bowls, the lavatory is one rectangular trough that extends the length of the vanity, composed of smooth concrete with crushed, iridescent abalone shells. A removable glass shelf straddles the center to provide a resting place for rolled towels. The phrase “what’s old is new again,” certainly applies to the transformation this house went through. “I think whoever makes their home in this 106-year-old house would be hard-pressed to find comparable charm—and spice—in a new build,” notes Jacob.

The dark-stained wood trim, isolated kitchen and inadequate lighting left Dana with design holdovers dated like Cabbage Patch dolls and big hair. u She and her husband, Hugh, thought about moving, but interior designer Carolyn Rand believed that it would be more efficient to use the resource that they already had: their house. u With one magical sentence, “We need to make you fall in love with your home all over again,” Rand had Dana and Hugh convinced. The designer felt strongly that she could create a transformation through an improved use of space and increased light. With help from Jeff Brown, founder of J.S. Brown & Co., a residential remodeler, they got to work.

What clutter? Just off the foyer in the entry was a room which, “harkened back to the days when a home office was more for show,” says Rand. Dana does use the office but found it frustrating, particularly because any work left out gave a cluttered impression. Shutting the door provided privacy but blocked precious light from the front windows. Carolyn solved the problem by designing custom French doors with large art glass inserts, which allow light to spill into the foyer. “The art glass provides privacy and beauty without blocking outside light,” she says.

Reduce A two-story dividing wall separated the kitchen from the living room and needed to be removed to achieve Rand’s vision of open and inclusive spaces. “The wall removal and installation of a header is always more complicated than the finished product looks,” says Brown.

Short wall sections hide functional necessities including a return air vent, electrical outlet, switches and thermostats. One large space was created giving Dana a new reality—no more being stuck in the kitchen and isolated from her guests.

Reuse The kitchen remodel began with Dana and Rand planning every detail. “We worked closely on the layout and details of every piece of cabinetry, even down to measuring pots and pans, spices, and dishes,” Rand explains. Zones were created for different functions: a coffee station, a baking/cooking station, a serving hutch and even phone charging. Clever design and planning helped minimize clutter. For example, television and phone cords were hidden through grommets in the countertop and electrical outlets were placed sideways in the first four inches of the continued >

backsplash. “The travertine backsplash is a design element itself and traditionalheight outlets break up the continuity,” says Rand. Hand-glazed birch cabinets by Yoder Cabinets are different depths, which is visually interesting and separates functions. The built-in hutch looks like furniture and Franklin Art Glass windows allow Dana to display her glassware. An existing window by the kitchen sink was replaced with a bay window. “The additional light brightens the kitchen and gives the illusion of more space,” says Rand. The Juperano Florence granite countertop around the sink was extended into the sill of the bay window to provide extra space.

Recycle The opened living room is now more of a gathering place flowing from the kitchen, says Rand. Hardwood flooring was added to the kitchen and spliced into the living room floor to make everything look unified. The existing fireplace was small, relative to the size of the room. A Black Noir marble fireplace surround and white trim was added to achieve better scale. Dana and Hugh’s Southwest art collection inspired Rand’s colors of sand and sunset for the walls. “Dana’s taste could be called ‘Tuscan/Southwest’ with a touch of prettiness,” says Rand. “I mixed her traditional furniture with new wrought iron details, glazed wood finishes, unfilled travertines, textured fabrics and a Tuscan patina,” she explains. Dana and Hugh were on pins and needles for the “reveal” party. They were thrilled that everyone fit and flowed smoothly. A fresh look Rand loved both the creativity and challenges this job presented. “Remodeling is the ultimate recycling. I believe in a fresh assessment of what’s already there, giving spaces new function and efficiency,” Rand says. “It’s as ‘green’ as it gets.” As Dana notes, “It’s totally different and fun just to hang around our ‘new’ house.”

Environmentally sound Admiration of moss in the garden doesn’t come easily to people who revere a lush lawn above all else. Moss that creeps into their turf is declared a “weed” and cause for chemical warfare. This often backfires though, as weed killers aid the spread of moss by way of clearing the soil of competing plants. Moss is an excellent, chemical-free, no-mow alternative ground cover that is ideal for shady conditions. Once established, moss takes less maintenance than turf and I say, “Where the grass wants out, let the moss come in!” Encourage what nature wants to do. You, your garden, and the environment, will all benefit. Promoting moss growth requires regular clearing of leaf litter and other debris—nothing more. Well, nothing more than patience and time, but the reward, aah…a forest floor voluptuously carpeted in a velvety green so compelling to bare feet that you must shuck off your shoes (and show off your pedicure!) for a tickly trip across the cushy swatch.

A moss lawn is an ideal shady ground cover, but it’s best to keep your dogs and cats away—they can tear it up and their urine can leave black rings.

Perhaps you don’t have a lot of shade in your yard. No problem. You can grow moss in smaller patches and on many surfaces. A mossy covering adds the patina of permanence; its ageless beauty, long appreciated in the gardens of Japan, can be a visual element in your garden too. Moss can be grown successfully in containers tucked into a shady nook. It can also be raised innocuously on rocks, walls, roofs, and statuary due to the fact that it doesn’t have destructive roots. Instead, moss puts out wispy, root-like extensions (technically, rhizoids) that hold it in place. Even in dormancy moss adds both texture and color in the garden. Growing moss where none exists is trickier than encouraging what wants to grow. Some advice? Choose your location well—it must offer shade, moisture and acidic soil (pH level 5.0-6.0, is ideal). The area to be planted must be clear of existing plants and debris. Place moss plants onto the soil, tamp them firmly into position, and water regularly for the first 2-3 weeks. Assuming environmental conditions are met, transplanting sheets or clumps of moss is the fastest way but may not fit into everyone’s budget. An economical, but more iffy option is to create a moss slurry in a blender. Mix a handful of moss with a liquid (water, beer, or buttermilk) and a spoonful of water retention gel, and blend briefly until thick. Smear the mixture over the prepared planting bed where you want the moss to grow. Water constantly until well established. This method can also be effectively used on rocks, statuary and terracotta pots. continued >

The best times of the year to collect and transplant mosses are in spring and fall. Search for moss nearby that is growing in conditions similar to where you will be transplanting it. There are some mosses that will grow in sun with adequate moisture. Only harvest moss from a natural or wild area where it is permitted by law. And, you should take only a small portion of what is growing there. If possible, collect moss after a rain. Care must be taken not to destroy its system of pores so dig up small clumps with some soil still attached.

Fleishman is prepping a meal in her kitchen, she can hold a conversation with her friends as they socialize in the living room. The open floor plan in the kitchen is great for staying engaged with guests, and the organization of the room allows Tammy to create great meals without any stress.

After deciding it was time for an update in their kitchen and family room, Tammy and her husband Bruce called Scott Swanger, owner of Westwood Cabinetry & Woodwork, and together with designer Wendy Starr, created an entirely new and improved space. Tammy knew she wanted white cabinetry and a more open feel, but she was also looking for a kitchen that was easy on her knees. “I have really bad knees, so I wanted a kitchen that had no cupboards below my waist,” she says. “I wanted everything below my waist to be a drawer.” Scott was able to make every base cabinet a pullout or drawer to make life easier on Tammy. Instead of having upper and lower dishwasher drawers, both washers sit up high and side-by-side, so Tammy doesn’t have to bend over a lot. continued >

kitchen trends “Above everything, it was a top priority for Tammy that the space give guests a genuine sense of comfort,” Starr says. “Where people wouldn’t just come in and feel like a visitor, but actually feel comfortable in her home.” Tammy says she knew the kitchen’s layout wasn’t going to change much, so she focused on the quality of the craftsmanship and wanted to give the kitchen an updated feel. “I wanted cupboards to go all the way to the ceiling, and top notch craftsmanship,” she says. Everything in the kitchen has a rich, furniture look that Tammy loves. The biggest difference in the space today is how open it is. “We opened up the wall between the kitchen and the family room so Tammy can feel like she’s part of the conversation even when she’s in the kitchen,” Swanger says. Tammy was open to different options from the beginning, according to Starr. “I came up with the color schemes and I would show her options for the tile, sinks, faucets, knobs... and she loved it,” Starr says. “She really wanted our opinions and she was excited to see what we could bring to the table.” Some highlights in the kitchen include the copper farm sink and matching prep sink in the island as well as the detail in the hardware. Organization was key to this design and Starr says that was a large portion of updating the space. “She had a lot going on before: a lot of furniture, a lot continued >

of fabrics and a lot of different finishes,” Starr says. “She wanted to simplify and I really feel we helped her with that.” The custom cabinetry has a very simple beaded inset door and a clean, classic line. There were some country accents in the old kitchen that Starr was able to incorporate in a more streamlined, modern way. Tammy has a collection of antique potato mashers that weren’t specifically displayed in the old space. Starr had the idea to mount them above the sink. “We were able to make pieces of art out of a lot of things in her kitchen,” Starr says. “The way we organized everything is important,” says Swanger. “She feels like she has everything she needs now.”

When it was coming down to the wire, Starr asked Tammy to write down everything she needed to store in the kitchen. After the list was complete, Starr created a space for everything: cookbooks, crock pots, cookie sheets, wine bottles, etc. “It’s so wonderful because you never have to guess where something is,” Tammy says. A year after the renovation was complete, Tammy says everyone is always in the kitchen. “The island is big enough for everyone to gather around and I love the way it functions when I’m cooking and entertaining,” Tammy says. “It flows so nicely whether I’m entertaining for 25 or 4; it’s cozy with 4 people, but functional enough for 25. I love that,” she says.
