Downtown Dayton has experienced a renaissance of sorts over the past few years. From the thriving cultural arts district to the quaint shops and restaurants, more people seem to be migrating to the city. So, when Patty invited us in to see her new penthouse on the 17th floor of Performance Place, we couldn’t resist. Accentuated with rich materials, lush colors and some of the most unique light fixtures and artwork we’ve seen, Patty’s home is truly a visual masterpiece, both inside and out. Her home has made us fall in love with our city all over again, and we’re sure you will feel the same. Spectacular interiors have always been an essential element in each issue of Housetrends. Seventeen floors above downtown Dayton’s art district sits a hidden masterpiece that most of the community will only see by invitation. | It’s a 2,800-square-foot penthouse at the very top of Performance Place, a high-rise office and condo building constructed in 2003 to accompany the city’s stunning Schuster Performing Arts Center. This past winter, this penthouse was the last living space to be finished in the property, and its owner, Patty Lavy, spared no expense to make it one of the most dazzling.

A shared vision The penthouse boasts spectacular views of the city’s southeast side and was carefully designed to not only serve as a home, but also as a centerpiece for some of the city’s most prominent fundraising events. Every detail was chosen to enable the space to come alive at night and play off of the natural light and beauty that flow in from the penthouse’s enormous windows, which make up 40 feet of glass altogether. Those who visit Patty’s home are overwhelmed by what they experience and often remark that they feel as if they have stepped outside of Dayton for an evening. The home’s contemporary and custombuilt features make one feel as if they’re attending a Hollywood event rather than a Midwestern social.

“This was very different for us to build because Dayton is a very traditional town,” says John Albrecht, owner of Albrecht Custom Homes & Wood Interiors. “It was nice to do something different and it was a lot of fun.” Albrecht, who handled all of the build outs for Performance Place, hired local designer Denis Bruss with Gene Zimmerman’s Interior Design Studio to transform the shell into a one-of-a-kind living space. Patty shared her vision of the space and let the duo loose to handle the rest. Both Bruss and Albrecht were floored by the freedom they’d been given to design and even more pleased when Patty loved what they dreamed up. Creating a new shape The first thing that had to be done was to rearrange how it was laid out. The property was plumbed and wired so that a huge designer kitchen could be placed right in the middle of the space. Albrecht suggested moving the kitchen to the side. As a result, a spacious living room was created with a bar, and Patty’s master bedroom was enlarged. Bruss’ designs incorporated as many curves as possible to offset stark lines in the windows, the outside balcony and overall shape. Nearly every feature in the home has a circular shape including rugs, pillows, chairs, light fixtures and ottomans. These smaller details bring out the two massive radius’ shapes recessed in the nine-foot ceilings—one above the living room’s sitting area and the other one above the kitchen’s island. The kitchen is now inconspicuously placed to the side so it can fade into the background at night. Albrecht custom designed all of the cabinetry with mahogany, including the oven’s hood, instead of alternative materials like stainless steel that would draw too much attention. The room’s focal point is its round island that is topped with a six-foot diameter piece of granite. Most of the penthouse’s space is devoted to its dining room and living room areas. The dining room’s 10-foot long white oak table was stained with a dark mahogany stain and offers plenty of room for entertaining. The table’s chairs were one of the most surprising details for Patty who first questioned how their snakeskin coverings would blend with the rest of the décor. “At first I thought it was so wild,” she says. “But now they are the focal point of the whole room and at night the light just bounces off of them.” A fireplace warms the room and its rounded hearth stays true to the curved features. A 42-inch television hides behind a mirror mounted above the fireplace waiting for its turn to entertain guests. A

bar not only serves guests, but also acts as a buffer between the formal living space and Patty’s personal family room. Bruss designed the bar to be covered in black leather and recruited a gentleman who does car interiors to get it done. Patty’s small family room is off limits to public entertaining, but guests often get a peek inside because of its open doorways. The room is outfitted with more traditional furniture and a 60-inch television. The room’s mural is what catches most wandering eyes. The painting is a skyline done by local artist Sondra Bakie to mirror the view from the outside.

Coming alive at night Albrecht and Bruss’ work created a final finish that only reveals its full beauty in the evening. It’s then that the city’s darkness allows the penthouse to come alive. Numerous lighting fixtures come on to create a glow that dances off the penthouse’s blend of red, orange, amber, terra cotta and warm jewel hues. The dining room table and the kitchen island were both carved out in the center so that a light could shine up and illuminate accessories resting above. Two light fixtures adorn the dining room table, offering soft light. These were chosen in place of a chandelier so that the outside view was never blocked. Meanwhile, two round light fixtures, created by Bruss, suspend over the living room seating area and the kitchen island. Round support columns made of concrete are disguised with a painted faux finish and are also illuminated at night with hidden lights. The columns’ light bounces off the room’s ceiling, which was painted with gold and silver tones, and provides a shimmering effect. Similar columns were constructed in the

penthouse’s main hallway that stretches from the front door to the living room. Visitors are easily led down the 17-foot hallway with its herringbone flooring and 12, 9-foot columns that run all the way to its end. Much like in the living room, these columns light up the evening, but what most onlookers won’t realize is that they are made up of PVC pipes so that even Patty can lift them and change burned out light bulbs. The dramatic effect of the columns helps hide the more common living areas— such as the powder room, laundry room and guest bedroom—located off the hallway.

Becoming a city girl Patty lived nearly 30 years of her life as a small town girl before moving into

her penthouse. She decided to move to Dayton from Greenville, Ohio, to be closer to her aging father. Her first instinct was to find a place out in the suburbs, but she quickly fell in love with the idea of living downtown. She loves the amenities of a larger town like Dayton and, despite what some may think, she feels extremely safe. She envisioned the penthouse not only as a home, but as an extension of her job as a nonprofit consultant. She’s already hosted several parties for her clients offering the beautiful space as a free location for fundraisers. Her favorite part of the entire penthouse is her master bedroom where she can privately unwind from the day. She often lies on her custom-made bed and

stares up at the ceiling, which depicts a starry scene reminiscent of the formation that adorns the ceiling inside the Schuster Center. “Everything I need is there,” she says referring to a large screen television and the fireplace. “It’s so different and sophisticated. You feel as if you are in another world.” And when she’s not in there, she’s often relaxing in her master bath where she can listen to music, watch TV or just enjoy its fireplace. Either way, Patty is still amazed that this place is hers. “I love my place during the day and I love it at night,” she says. “I feel like I have to pinch myself to believe I can live here.”

Five years ago, William and Tina Hazel purchased this home in the heart of one of Springboro’s country club communities and transformed it from the inside out. The property had become a graveyard of past neglect and broken relationships that eventually led to its vacancy. A rebirth of sorts So they hired experts in the landscaping field and asked them to transform the overgrown and damaged yards into a glorious escape that could be enjoyed both by adults and children. It was a task that Tom Federle, landscape designer with Siebenthaler’s, remembers to this day, even though it was one he completed several years ago. He can quickly recall the property’s horrible condition—sliding retaining walls, overgrown beds and barren yards—but one thing he will never forget is the natural beauty the location provided for renewal. “I really like that woodsy environment,” Federle says. “It is so different than when you go to work with a new subdivision where the location is devoid of anything. Here, you start with a great backdrop.”

Federle not only had a nice canvas to work on, but he also had great clients. The Hazels gave Federle a lot of freedom to do what he saw fit, which moved the process along quickly. In almost no time, dirt was moving and trees were falling. About 15 50-foot trees were taken down to thin out space and create a more safe environment around the home. More sunlight was able to penetrate the grounds, opening up a whole new group of plants that could be used in the landscaping. The home’s front yard received an instant facelift when new flower beds were created with long curves and various plants, shrubs and grasses. Hostas filling these new areas thrive in the shade, but are also able to soak in the sporadic rays of light. In the summer, Tina adds life to the yard with large pots of colorful annuals. continued >

A playful back yard Perhaps the largest bulk of the work was in the back yard. A deck covered the entire back of the home, but was of little use. Its drainage system was so poor that it made it impossible to enjoy the patio that was located underneath. A retaining wall separating the back of the home to its inground pool was deteriorating and the pool itself was on its last leg. A large landscaping boulder had been thrown into its deep end and all of its filtration equipment had been taken by the previous owners. The home also had a tennis court, but it was cracked and worn; the only life growing out of it being weeds. “The bones were still there,” Tina says of the home’s former life. “But it was just so bad.” The pool was repaired and the deck was replaced using a composite material. The new 2,000-square-foot deck stretches across the home and includes two levels for entertaining. The retaining wall was rebuilt and filled with large plants like hydrangeas and grasses that easily live up to the tall trees surrounding the yard.

Iberis, a white flaux that flowers in the spring, falls over the wall’s edge. And the tennis court was repaved to allow for not only tennis games, but basketball and hockey as well. The home’s outdoor living space, once left for dead, is now vibrant and alive. The Hazels’ two children often have friends over for sports or swimming. And entertaining is always an option for the adults. The Hazels say they love sitting on the back deck, with a drink in hand, taking in the beautiful scenery thanks to a mix of Magnolias, Dogwoods, Viburnums and Hydrangeas. SZECHUAN BEEF SPINACH SALAD 1 pound sirloin steak, cut into bite-sized strips ½ cup San-J Szechuan Sauce 1 tablespoon vegetable oil 2 red bell peppers, seeded and roughly chopped 2 yellow onions, sliced 6 cups baby spinach leaves, cleaned and dried 2 tablespoons rice vinegar 6 tablespoons extra virgin olive oil ¼ teaspoon salt ¼ teaspoon freshly ground black pepper ½ cup roasted peanuts, chopped Toss the steak strips with the San-J Szechuan Sauce in a large bowl or resealable plastic bag. Marinate for up to 3 hours. Heat the vegetable oil in a large skillet or wok over high heat. Add the steak strips and stir-fry for about 5 minutes, or until no longer red in the middle. Add the red bell peppers and onions and stir-fry for another 2 minutes. Spread the spinach evenly among 6 individual salad plates. Remove the meat and vegetables from heat and, while still hot, place evenly over the spinach. Whisk together the rice vinegar, olive oil, salt and pepper and drizzle over each salad. Garnish the salads with chopped peanuts.

Red Wine Balsamic Vinaigrette: 1 cup olive oil ¼ cup Lindemans® Bin 50 Shiraz ¼ cup balsamic vinegar 2 tablespoons Dijon mustard 1 tablespoon chopped fresh rosemary Salt and ground black pepper to taste

1 telegraph cucumber cut into small chunks ½ cup coriander leaves 3 cups mesculun leaves 1 avocado cut into 1-inch chunks 1 cup of cherry tomatoes, halved 1 cup sliced green beans 1 teaspoon soy sauce 14 ounces lean rump beef, all fat trimmed off Dressing recipe: ½ teaspoon fresh red chili, deseeded and minced 1 tablespoon fish sauce 1 tablespoon garlic, finely chopped 1 tablespoon chopped coriander 1 teaspoon brown sugar ¼ cup cold water 2 tablespoons fresh lime juice 1 chopped spring onion

First, prepare the vinaigrette by whisking together all ingredients. In a large bowl or sealable container, combine all vegetables together. Add ½ of the vinaigrette to container, seal and refrigerate for one hour, turning occasionally to marinate evenly. Reserve remaining ½ of vinaigrette to toss with vegetables after grilling. Preheat grill to medium-high heat. Remove vegetables from marinade and arrange in a grill basket. Place basket onto grill and cook vegetables, turning basket and basting occasionally with marinade, until lightly charred and tender, about 6-8 minutes per side. Remove basket from grill and allow to cool slightly. Remove vegetables and cut into large chunks. Place vegetables into a large bowl, toss with reserved Red Wine Balsamic Vinaigrette, season with salt and coarsely ground black pepper to taste. Arrange onto serving platter and top with crumbled goat’s cheese and chopped fresh rosemary.

Marinate the beef in the soy sauce for an hour or overnight. Boil a pot of salted water and blanch the green beans. After 5 minutes remove beans from heat, drain and place into iced water. Drain again and combine with other salad greens. Combine the ingredients for the dressing, stir well and set aside. Fry rump steak in a heated pan with oil for 2-4 minutes on each side. Rest for 10-15 minutes and slice thinly. Combine the beef with the greens and dressing. Serve immediately.

GRILLED VEGETABLE SALAD WITH SHIRAZ BALSAMIC VINAIGRETTE 1 large Vidalia or sweet yellow onion, peeled and sliced into rings 2 green zucchini, sliced in ½ lengthwise 8 large white mushrooms 3 sweet peppers (red, yellow, orange) cut in half, stems and seeds removed 1 bunch asparagus, trimmed 1 cup crumbled goat’s cheese 1 teaspoon chopped fresh rosemary

2011 Designers’ Show House and Gardens offers a carefree vibe By Christina Kleiner | Photos by Daniel Feldkamp/Visual Edge Imaging

There is something liberating about walking into a home that automatically puts a smile on your face. It is even better when you can’t stop smiling as you walk from room to room. This jovial feeling is what ultimately made the 2011 Designers’ Show House and Gardens so special. This year’s crop of interior designers and landscapers teamed up to reinvent this elegant Colonial Revival in Oakwood. In addition to creating wonderful spaces and providing an abundance of decorating ideas, the event generated over $70,000 for the Dayton Philharmonic Volunteer Association. The money helps fund music education programs for local children—definitely something to smile about. This happy atmosphere was also one of the reasons that led Kelly Hick and her family to purchase the house. In fact, Kelly

closed on the home just before the Show House opened to the public. Her family had been looking to move for a few years, and they automatically fell in love with the home’s charming character. Kelly was especially excited to see the designers and landscapers’ imaginations come to life. “This was a wonderful event to be a part of,” she says, while admitting that she had a hard time picking a favorite room. “I would have never thought to incorporate some of the materials and colors used. I was shocked when I saw some of the rooms.” As we take a look back at the Show House, some of the interior designers involved offer insight and tips that you might be able to incorporate into your own home. continued >

Outside Is So IN! By Karen Bradner

Something magical happens when you cook food outside. Nothing illustrates that point more than the “Hobo Dinner” many of us prepared as children during summer camps or scout outings.

We chopped our

potatoes, place them in the middle of a square of aluminum foil. We threw in some ground beef, a bit of ketchup, a sliced carrot if someone other than kids were in charge, and perhaps added a bit of onion, salt and pepper. After sealing all the ingredients tightly in the foil, we threw the whole contraption on an open fire.

After waiting patiently for several minutes, we pulled the charred foil out of

the fire and burnt our fingers opening the package to discover the amazing transformation of a few simple ingredients into an incredible feast. It’s easy to get hungry just thinking about it.

Design tidbits from a pro Should you be considering an outdoor kitchen of your own, Russ Faulk, vice president of product development for Kalamazoo Outdoor Gourmet, suggests two areas to consider before you begin. Make sure you have enough counter space. This is an area which often gets shortchanged in the plans. You need plenty of room around the grill for dishes and serving plates. Faulk recommends you allocate counter space to each of the four functional zones of the kitchen—hot, cold, wet and dry prep. Lighting can be a challenge for year-round grillers

when it often gets dark before they’re ready to cook dinner. Have plenty of lights so that you can see what you are doing well after sunset. And if the appeal of sitting around a warm meal in the cool air with a few friends isn’t enough to inspire you, Faulk suggests that outdoor kitchens are a sound investment—on par with an indoor kitchen remodel when it comes to resale value.
