I never thought I’d say I love my kitchen in this house, but I do. —Trish Tomlinson

’’

Trish and the owners of the two other homes featured in this issue all have one important trait in common—dedication. They are all dedicated to creating a home they are proud of and truly love. Each of them has a unique story, but at the same time, it’s easy to see that they all infused their personalities into the design of each space. To hear a homeowner say they love their home is inspiring and it is what makes our jobs here at Housetrends so fulfilling. It is our goal to make sure the homeowners’ stories featured in each issue are told in a way that makes you take a second look at your home. If you are looking for ideas to help you fall back in love with your house we’re sure you’ll find something on the following pages that piques your interest. In addition to the great features and trends highlighted in this issue, don’t forget to set aside time for the NARI Tour of Remodeled Homes on April 4 and 5. Sixteen homes will be open, featuring impressive kitchen, bathroom and whole house renovations. For more information, including a look at the remodelers involved, go to housetrends.com or naridayton.org. Sincerely,

Miami Valley NARI’s 3rd Annual Tour of Remodeled Homes

Saturday, April 4th 2009 10 a.m. - 4 p.m. Sunday, April 5th 2009 12 p.m. - 4 p.m.

• A.D. Kistler & Son Bathroom Specialist • A.E. Fickert • All American Home Remodeling • Bright Ideas Additions • G.A. Porter Construction, Inc.

The tour is an event designed to give home and business owners a chance to see the work of local NARI member companies in the perfect environment. Floor models and pictures on a website or in a portfolio don’t always do the craftsmanship of our members justice. Now, people can see cabinetry, countertops, dry walling, masonry, carpentry, roofing and other forms of remodeling in real homes. Sixteen generous homeowners who have first hand experience with our NARI contractors are proudly allowing citizens of the Miami Valley to see their remodeled homes.

We took a galley kitchen which looked into the family room and transformed it into a roomy kitchen/hearth room. We eliminated soffits, a dropped lighted ceiling and closed in a door. This allowed us to create a large “L” shaped kitchen with an island and eat in area. The project included new cabinets, countertops, appliances, lighting and flooring.

This project was a redesign to the original space. We removed the original bathroom fixtures plus the wall that divided the bathroom from the walk-in closet. We reconstructed the bathroom with a large custom shower, a new tiered custom vanity cabinet system and ceramic flooring. Another unique feature is a spacious custom walk-in closet that is outfitted with an awesome organizational system. 8200 N Main St Tour Address: 937.898.8713 1100 Club View Dr allamericanhomeremodeling.com Centerville

Springboro house puts a warm spin on contemporary design By Alison Bour | Photos by Daniel Feldkamp/Visual Edge Imaging

When Jack Gearing and Jeff Calmes were building and designing their new Springboro home they couldn’t resist buying things ahead of time. So they just rented storage space. Then it got full. So—they rented more storage space. But would everything fit? Would they like the artwork collected once it was actually in a room? F Fortunately, says Jeff, there were no major buying mistakes. He and Jack had a clear idea of what they wanted and tend to like the same things. For the overall theme they had an identical vision: contemporary but warm. continued >

A contemporary way of life This is the second contemporary house they’ve built. The first was in the country but the ambiance was squelched when a water tower and church were built nearby. They moved to another home and tried to make it something it wasn’t, says Jack. “We changed things like light fixtures but it wasn’t what we built. It just wasn’t us.” Enter Springboro and the joy and frustration associated with building from scratch. Jeff is a course designer and instructor for the military. Jack is a retired manager of the Montgomery County Solid Waste Division, which is just as well because he admits he likes total control when it comes to home construction. “I was here every day,” he says. “I was like a subcontractor. I handed every sheet of plywood to the roofer.” The blueprint plans were sketchy but that worked just fine, allowing these partners to take the floor plan and add their own unique characteristics.

Because there is no traditional entry, they placed an old locker door inside the entrance that reaches nearly to the ceiling. Painted gray and sitting behind an occasional table and other décor, it gives the illusion of a separate room. The same brushed gray appearance can be found throughout the home. A subcontractor from Elegant Iron utilized a grinding approach to metal, covering it with the same clear coating used on cars. The effect can be found on the surface of niches, and on a stair railing leading to the lower level. Off to one side of the entry is Jack’s favorite room—a study with an enviable ceiling. A different twist on a tray build, it’s a Frank Lloyd Wright approach resembling a tick tack toe board and painted a shade darker than the room. Custom bookcases made of natural maple adorn one wall and were built to mimic the ceiling design. continued >

Jack and Jeff have lived a contemporary life surrounded by white cabinets and white walls, but this time they opted for color and less stark shine. They kept the black and chrome kitchen bar stools and zebra rugs, but incorporated oak flooring and a host of colors. On the main floor alone you can find a rainbow of color—from the navy blue ceiling and deep purple walls in the formal dining room and the neon blue light on the kitchen stove vent to the custom-made artwork in lighter shades of purples and reds hanging on the wall in the living room. Wandering through the entire house one can also find mauves, wines, greens, yellows, tans and browns. The kitchen layout is another way Jack incorporated his own ideas. Maple cabinets featuring a cider-colored stain and adorned with brushed silver chef handles bring warmth to the kitchen. Designed as a massive open space, he added a rounded, black granite-topped island ideal for serving food to guests and as a place for counter seating. The base is covered in glass block and, thanks to rope lighting, when lit creates the perfect atmosphere for entertaining. The island backsplash, comprised of miniature stainless steel tiles set in a brick pattern, was installed by Jeff and Jack—not the easiest couple hours of their life, laughs Jack. The same look is repeated behind the stove. The kitchen also overlooks a breakfast nook and family room decorated in more neutral tones. “It’s where we always are with the dog, watching television and enjoying the fire,” says Jack. The televisions in the house are like the four fireplaces—convenient but not obtrusive. Jack had some fireplaces raised off the ground, such as the one in the main floor master bedroom. continued >

LEFT: Whimsical mirrors finish off the bold design of the master bathroom. BELOW: Wicker furnishings with plush red cushions add year-round color to the screened-in porch.

Artistic notions On the entrance level there is art in any direction: on the walls, on the floor, settled in archways. Also, in keeping with a typical contemporary look, many abstract works in silver metal are placed in just about every room. Jack’s son works in a tool and die shop and made a sculpture out of scrap aluminum. Jack found another made of recycled material at a work seminar. When choosing art, both Jeff and Jack say they are most drawn to colors, lines, shapes and multiple layers. They’ve purchased pieces in California and Mexico as well as locally from Bova, Krispin’s, IKEA, and even Marshall’s and Costco. No matter the source, Jeff says an item might end up in a variety of locations. “I move it around until I see where it really fits.” If he locates something superior, he might give an object away. Only rarely does he buy something that simply won’t work anywhere. The main floor also includes a master’s suite in an interesting octagonal-like shape with access to the covered porch. For the safety of grandkids, the porch, which overlooks the pool and an entrance to the kitchen, was enclosed. The ceiling wood matches the interior cabinetry for flow. continued >

Other items like waterfall sinks and some eye-catching light fixtures they found online. Some of the more interesting lights include a pulley-system installation in a Jack ‘n Jill bathroom on the lower level, and bar lights and sconces that feature light shining through a bubbled marble. The lower level features everything needed to entertain guests—a full kitchen, dining and seating areas and a pool table. A theatre room is accented with cinema décor and an authentic popcorn popper on wheels. But the true beauty of the home might just be the fact that one could visit numerous times and still find something not seen on a previous browse through. To keep it exciting for family, friends and guests, they keep scouting for more ways to decorate, says Jeff: “There’s always something better.”

a couple of chairs in this garden, creating soft background noise and a space for quiet conversation. The structured architecture of the rose/ herb garden makes a nice counter point to the informality of the plants themselves. Repetition of materials such as the stone from the house into the landscape creates unity between the house and the landscape. The walls and columns help break up the large flat panels of patio and lawn and further subdivide the spaces of the patio. The same stone could be used to build a grill counter and outdoor bar space for eating and serving meals. An oversized column with a flat planter filled with annuals creates a focal point outside the grand windows that open across the main living space of the house.

The marriage of the natural elements of the site and well defined spaces for activity and entertaining creates a successfully designed space. Every backyard is different, each family is unique, and therefore each design should be also. Whether hosting a rowdy swim party for preteens or an elegant evening of low level lighting and soft music under the pergola, this backyard serves as a stage for an active outdoor lifestyle.

B utterflies beckoning

attract these brightly-colored wonders to your garden retreat By Julie Crosthwaite

With their large colorful wings and tiny iridescent scales, butterflies add grace and beauty to any garden. It is easy to attract these brilliant creatures by planting flowers, shrubs and other plants that they find tempting.

Attract their appetites To draw in butterflies, you need to grow plants that nurture them through all stages of life. Besides being plentiful with flowers, your garden should be a sanctuary where butterflies and caterpillars can eat, drink, hibernate and lay eggs. Growing a variety of plants and vegetables increases your chances of attracting differ-

ent species. With just a few basic needs these desirable insects will soon be calling your garden home.

Charm them with color Adult butterflies are attracted to brightly-colored blooms. To lure these winged wonders, grow nectar-producing native plants in sunny areas and plant blooms that are red, orange, yellow, purple and pink. You should select flowers that are flat-topped with short flower tubes, arranged in dense clusters. These large clusters of color will make it simple for butterflies to find their way to your garden. Find lists of recommended native plants for

your region from The Lady Bird Johnson Wildflower Center at www.wildflower.org/collections.

Provide a peaceful haven Butterflies love to feed and rest in the sun. Placing a few flat stones in a sunny area of your garden will make a great space for butterflies to rest and bathe. You will often see a group of butterflies gathered around a puddle. This is know as “puddling, drinking water from small puddles where they are able to extract minerals. Having a shallow dish of water in your garden is just another way to entice these beautiful creatures.

There are more than 700 species of butterflies in North America. With a little bit of research and a few simple steps, you can assure that your garden gives butterflies a good reason to flutter by.

exotic materials and rich color create an impressive kitchen

By Christina Kleiner

Photos by David Rose When Terry and Trish Tomlinson purchased their home near the Moraine Country Club three years ago one of the first things they did was paint the kitchen red. “The house had greywhite walls and black accents. I told my husband I had to bring some color and warmth into the house,” Trish recalls. Trish, an interior designer, then set to work transforming their new home into their contemporary dream. “Our last house was built in Oakwood in 1915, so contemporary it was not,” she explains. “We both like the clean lines and uncluttered feel of contemporary, so that is what we set out to do in this house.” continued > OPPOSITE: Three cutouts in the ceiling are lined with LED rope lighting to simulate real skylights.

The power of light

No-frills design

Other than painting the walls red, Trish says she hadn’t considered remodeling the kitchen, assuming they could live with the original design. Instead, she focused her attention on the great room and dining area. “This house was built in the 1970s, so there weren’t a lot of windows,” she says. “I figured that since we’re on this wonderfully private, tree-filled lot then we should be able to see some of the outside from the inside.” To take advantage of their natural surroundings, the Tomlinsons had a series of skylights installed in the great room and added a second row of picture windows to the dining area. After the renovations were complete, Trish took a long look at the kitchen. “We were having problems with the electrical outlets and there was a peninsula that jutted out from the wall, completely disrupting the flow of the kitchen.” Trish says that, even though she didn’t have exact plans for the kitchen, she definitely wanted more natural light. “After installing the windows in the great room, the kitchen looked dark and dreary.” To bring natural light into the kitchen, the Tomlinsons installed three large garden windows, which now allow views of the front yard. “We have a few Japanese maples lining the walkway to the front door,” Trish says. “During the fall the trees turn a brilliant shade of orange, almost as if they are on fire.”

Trish wanted to continue the contemporary look seen in her great room, into the kitchen, but she also wanted it to be warm and inviting. She enlisted the help of Vicki Waker and Bill Mann at Cabinet Creations Design Gallery, to help her select the materials. Custom wenge cabinets bring warmth to the space. The exotic wood’s dark brown, almost black, color adds a dramatic touch to the kitchen. To keep the space open, the trio decided against wall cabinetry, instead opting for an abundance of storage in the island and in the back corner of the kitchen. “Trish didn’t want anything fussy, she wanted very clean lines,” Mann says. “Some clients want to hide their appliances behind cabinet panels, but she didn’t have any problem showing off her range or refrigerator. We played up on the stainless steel effect because of that. The refrigerator blends perfectly with the nearby wall of cabinetry with cross reed glass doors.” The light brown hue of the CaesarStone countertops bring balance to the dark cabinetry. “She didn’t want granite countertops because the pattern would likely be too busy,” Mann says. “She wanted more of a soft limestone look for the countertops, but limestone is extremely soft. Quartz surfaces are very durable and they look great too.” continued >

LEFT: The kitchen overlooks the great room and offers a glimpse of the view outside. BELOW: Cross beams prevented the owners from installing the windows to the ceiling. Mirrors give the illusion that the windows soar to the ceiling. OPPOSITE: Lighting, such as this pendant, plays an important role in setting the mood in the kitchen.

Trish also wanted to make sure the cork floor fit in with the new design. “We had installed the cork floor before we remodeled the kitchen and we were hoping it would work with the new design. Luckily the light brown and dark brown colors of the countertops and cabinets bring out the subtle pattern in the floor,” she says, adding that the red walls were painted antique white to complement the new design.

Sleek details The large floating island serves as the kitchen’s anchor, having an almost artistic quality to it thanks to three different countertops. The main portion of the island is topped with quartz, while one end features wenge and floating glass. “I wanted it to have a presence, to make it stand out from the rest of the room,” Trish adds. “Since it is fairly large I thought the different materials would break it up a bit. I specifically wanted the glass countertop to be bar height so people can stand and have something to lean on.” Since wall cabinets weren’t part of the design, Trish thought a few shelves might add dimension to the kitchen and give her a place to showcase some of the art she and Terry have collected during their travels. The shelves, comprised of wenge wood with stainless steel insets, also serve another purpose. “Trish wanted lights mounted under the shelves to highlight art and other decorations,” Mann says. “I didn’t think it would look right having ¾-inch shelves with lights mounted underneath. So instead we had the cabinet manufacturer separate the two pieces of wenge with the stainless steel to make them thicker. The shelves are hollow in order to accommodate the halogen lighting.” Trish’s kitchen also features other unique lighting techniques. In addition to the recessed lights strategically placed in the ceiling you’ll find stainless pendants hanging on each side of the sink and rope lighting brightens the space under the floating island. Trish couldn’t install skylights in the ceiling, so she did the next best thing—she had lights installed to simulate natural light. “The contractor created the three cutouts above the island and then installed LED rope lighting around the bottom,” she explains. “It’s almost as good as the real thing.”

Entertaining made easy Trish says now that they have the new kitchen they find themselves entertaining a lot more often. “We have the perfect house for entertaining now, during the summer we can utilize the deck and the kitchen can now accommodate a large group of people,” Trish says. “It’s interesting too because we didn’t increase the size of the kitchen but whenever guests come over they swear we doubled the size. By getting rid of the peninsula and adding the windows, it does seem like the space is larger. I never thought I’d say I love my kitchen in this house, but I do.”

For home decor, zebra patterns make an exceptional statement, particularly when paired with bold colors. Beautiful things come to she who waits

By Julie Thompson Photos by Daniel Feldkamp/Visual Edge Imaging

It may not sound like a familiar phrase, but it has been proven to be true. A quick drive down Katherine Terrace on the west side of Oakwood is all you’ll need to believe it. There sits a brick home softly surrounded by a variety of landscaping touches, that have been carefully orchestrated by its owner and creator. continued >

landscapetrends The journey begins Over the years, Pam Browning has paid meticulous attention to her home’s landscape, crafting small and large spaces alike into unique living spaces with herb gardens, shade gardens and outdoor dining areas. The home’s grounds house an acre of land that not only entices Pam into a quiet and cool afternoon of reading, but also has what it takes to support a large gathering of family and friends. However, Pam’s outdoor oasis was not always this way. It’s a masterpiece that took a lot of time to cultivate and a lot of wisdom to do properly over the years. “It’s been a gradual process,” says Pam. “We have lived here 16 years and when we first moved in, there weren’t any flowers. We even had areas where the grass wouldn’t grow.” Pam’s journey began shortly after they bought the house and seemed to ebb and flow depending on what the following years would bring. Gradually, the back yard took on different functions and looks, each lending a hand to the overall picture that slowly came together over time. Perhaps one of Pam’s first and most beloved areas of the yard is her shade garden. The garden was created among a small alley of pear trees that were already mature when she moved in. “The trees were so beautiful that I couldn’t bear to just plant grass there,” she says. Pam used the line of pear trees to make a path to a small area where she placed a table and chairs. The ground surrounding the area was then covered with a continued > OVERLEAF: Pear trees line the limestone path of Pam Browning’s shade garden. landscapetrends large variety of plants consisting mostly of hostas. The shade garden was Pam’s first foray into serious garden tinkering in her Oakwood home. “I had some shade plants from before that I started out using and then I just started playing with it to see what would work,” she says. “I soon realized which hostas looked good and what ground cover was going to work.” The shade garden transformed into a quiet retreat and became a tribute to Dayton history. The home that originally sat on the Brownings’ property belonged to the Talbots, a well-known family to the Dayton area. Their home is now demolished, but one of their beautiful stone walls still stands where Pam’s shade garden is and gives it a nice touch. Pam’s greatest compliment to her hard work and taste came when her new neighbor told her she purchased her home so she could sit on her back porch and look at Pam’s shade garden.

A wild mix of plantings The garden is mainly a relaxing hobby for Pam, but she takes her work seriously. Over the years, she has found what works best in different parts of her yard and still finds it a joy to go to her favorite nursery to discover new plants to try out. Her shade garden, for instance, has become perfect for growing at least 30 different types of hostas like Frances William as well as other plants like Pulmonarias and Solomon’s Seal. “Any time I get into a store and see a new variety I don’t recognize I will try it out and see how it goes,” she says. One thing she has found, however, is that plants grow differently from state to state. Pam owns a home on the East Coast and has tried to grow many varieties that she has at her home here in Ohio. She planted azaleas in her yard when she first arrived from the East Coast and they failed to thrive so she has learned to lean on the advice of friends from the area to guide her in some of her planting decisions. Pam decided to hire outside help after spending some time putting her own personal touch on the back yard. She had done everything she could in terms of planting and was now looking at moving from landscaping to include some new hardscaping. Dave Swearingen of The Site Group Inc. helped Pam reshape the area around her pool and patio. An old wall surrounding the pool, which was originally built in the 1950s, was demolished continued > TOP RIGHT: A strategically placed table is the perfect spot to read a book or enjoy a light snack. BOTTOM RIGHT: Lush Frances William hostas line the walkway. OPPOSITE: Purple Coneflowers and Solomon’s Seal are just a few of the plantings found in the perennial garden.

and in its place a new stone one was created to mirror the style of the Talbot wall left behind in the shade garden. A smaller wall was then constructed and flowed up to the patio area. Irregular flagstones were used to create new steps. “We wanted to base (the new) wall off of the old one to give it context and it to give it a timeless look,” Swearingen says. The Site Group also built a grill counter and sink on Pam’s patio with brick that matched the home. The outdoor cooking and eating area is perfect for all the entertaining which the Brownings enjoy doing. It’s the perfect place for Pam to make her culinary creations, too, with her herb garden just a few steps away.

A seamless transition The Site Group’s work also extended to the front of the home. Pam had them create two stone seat walls leading to the front door to help tie in the backyard’s look to the front. New landscaping was put in to go along with the new symmetrical feel created by the walls. Swearingen planted lilacs, sweetspire, and dwarf oakleaf hydrangea to soften the entrance. “We really created a backbone off which Pam could work,” he says. “She then did a lot of gardening, filling in the gaps with perennials and annuals.” The Brownings’ home has become a haven. You’ll find Pam, her husband, Keith, and their three children outside if the night is warm and dry. They’ll often sit down to dinner on the patio and after it’s enjoyed the family goes for a swim. It’s perfect place to escape, together. Editor’s note: Sadly, after photographing Pam Browning’s garden, the pear trees were destroyed in the powerful windstorm brought on by Hurricane Ike last September.

LEFT: Planters filled with bright flowers add a burst of color to the landscape. ABOVE: Full sun plants appropriately surround the refreshing swimming pool.
