Benu and Raj Kulkarni watched their three daughters grow up in their Centerville home. They’ve celebrated birthdays, holidays, and first days of school. Memories and experiences like these are once-in-a-lifetime. For many of us, it’s hard to walk away from something that has brought so much joy. Just like the Kulkarnis, Bob and Monica Fry chose to renovate their home rather than move on. They recently transformed their back yard into an inviting Caribbean getaway. Their family visits often, creating even more memories for the couple to cherish. I feel exactly like the homeowners in our featured stories. My husband and I have lived in our home in Xenia for over 25 years. Years ago we mentioned to the kids we might move, there was such an uproar with our children we decided to stay! There is something to be said for remaining in the same neighborhood for all these years, we have the best neighbors in the world! In today’s economy most people are choosing to spend more time at home and increase the value of their homes. Our clients would like to increase their outdoor living space in order to enjoy their time at home together and spend more time entertaining. They would like a low maintenance, cozy and intimate retreat. Like so many of our clients, the challenge is to encompass all of their needs in a minimum amount of space. Our client’s lot is small, narrow and relatively flat. A beautiful outdoor space is a great addition to any home. The space we have created is ideal for entertaining friends and family. The picket fence offers low maintenance and outlines the boundaries. The addition of dwarf pyramidal evergreen plantings offers some privacy and an intimate feel. The solar powered water feature offers an environmentally responsible and beautiful spot for relaxation and rejuvenation after a long day at work. Our clients are environmentally aware and are concerned with conserving and recycling water. The patio will be

built incorporating permeable pavers with a natural stone look. This will add a classic look to an older property while providing an escape for the rainwater run off. Permeable pavers are perfect for a flat lot. The voids in the pavers allow the water to drain through and reach the soil underneath, recharging our ground water supply. Another way to recycle water is to add underground storage systems that will collect the rainwater from the downspouts off the house and the garage. The water from this collection system will be used to water the yard, plantings, and their vegetable garden. A built-in grill has been incorporated along with a serving area made from veneered stone to match the patio. It is located close to the kitchen area for easier access and functionality. The patio area is large enough for larger parties but has the flexibility to offer an intimate setting. This area has been created by placing a small ornamental tree in the center to add partial shade and add scale. We have also built a small fire pit on the side. You can achieve

the intimate feel by adding lounge furniture under the covered porch and possibly a swing. The patio is connected to the garage and garden area by a paver walkway. An arbor with picket fencing is added behind the garage to separate the garden from the main patio area. By placing the vegetable garden behind the garage it uses this valuable space while hiding it from the patio when entertaining larger parties. A compost area has been incorporated along the side of the garage, out of site from the living area. Several small leafed ornamental trees have been added along the driveway for some spring and fall color with little cleanup. The trees along with the fence by the driveway add to the intimacy by enclosing the living space while blocking the views of the driveway and street. The plantings surrounding the yard and patio offer soft lush low maintenance bursts of color, using
flowering plants and colorful perennials. We would also suggest adding some decorative pots for seasonal color on the covered porch and patio. The functionality of this outdoor space offers support for gardening, privacy, relaxing, and intimacy. It offers a seamless transition from the indoors to the outdoors. landscape trends Resort-inspired design The Frys moved into their Washington Township home 19 years ago, with kids in tow. “We were just happy to have a house with a pool,” laughs Monica. Now, the Frys’ grandchildren can wander through hidden pathways and a secret garden, enjoy a virgin cocktail at Bob’s Tiki Bar, sit poolside on a meandering seating wall—even throw a Mexican sand pebble that represents a wishing stone into a cascading waterfall. “It started out as a normal plat home,” says Jim Teske, owner of Centerville Landscaping, the contractor who transformed the back yard space into a vacation paradise. The idea began when the Frys added a two-level addition to the rear of the house. Monica initially wanted to turn an enclosed porch with a “tacky” screen door into a fourseason room. When it turned out smaller than she anticipated, she thought, why not take the addition across the back of the house? So that’s what the Frys did. Once complete, they then found themselves looking out from their newly enlarged home at wooden fencing, essentially two separate back yards, and a fair amount of boring grass. It simply wouldn’t do, especially for two outdoor enthusiasts. Now, the only thing that remained was the original pool, which also underwent a renovation of its own. The first order of business was designing a way the upper and lower levels of the yard presented one cohesive theme. The Frys credit Teske and designer Tim Ludwig for understanding both the art and science of outdoor reconstruction. Hand-picked stone steps now lead from the pool and upper level deck to a pondless waterfall and courtyard. When a large boulder resembling a seat was located, Teske placed it near the waterfall. “My grandson calls it his wishing rock,” says Monica. continued >

Entertaining in style Teske says many homeowners “plop” a pool in their back yard without considering the surroundings. By adding curved walls and pavers, the pool no longer seems like an afterthought. Instead it is now a central part of the back yard’s entertainment concept. Even the gated entryway to the couple’s outdoor paradise fits in. A circular moon gate introduces dwellers to the relaxed, serpentine passages that replaced areas of the yard Monica once called wasted space. But Centerville Landscaping took that idea even further, installing a curved seating wall. It not only showcases various plants and flowers, it allows for more seating during large gatherings. While many newer houses feature a variety of intimate rooms and table settings, Teske’s group applied the same idea to the Frys’ back yard. By installing several patio spaces, combined with enticing walkways and alcoves, the Caribbean-inspired space can hold a huge group without guests bumping elbows. In fact, after the project was completed, Bob and Monica hosted an open house for family, friends, neighbors and the contracting team—a total of about 85 people. “There were about 85 people and it didn’t even feel crowded,” says Teske, adding that one patio doubled as a dance floor for the party.
Enjoying happy hours Teske and Ludwig also made sure to take Bob and Monica’s individual interests into consideration when they designed the space. When she was about ten years old, Monica—also a registered nurse—learned to plant potato eyes, a Native American tradition. That sparked a life-long love of gardening. earned a Master Gardener designation. To fulfill her passion, Centerville Landscaping extended what Monica refers to as her secret garden and created a discreet pathway through the grass to discover it. As for Bob, you’ll often find him tending bar at Bob’s Tiki Bar. The custom bar fronts a storage shed and took on a life of its own during the construction process. In addition to including a granite countertop, hidden sink and refrigerator, the bar boasts miniature tiki faces, novelty pepper lights, a paddle fan and a host of other unique Caribbean-themed accessories. “It’s playful, but it’s still a space where you feel you can relax,” Teske says, who commends Custom Outdoor Structures for constructing the bar.

“They also presented Bob with his custom bar sign.” Monica says Bob is in seventh heaven. Not only can he invite friends and family to join him on a Caribbean vacation, he enjoys it all from behind a custom bar named in his honor. If it sounds like a complicated project, it was. The outdoor renovations required a zoning order and the complete rerouting of a gas line, now hidden under an imitation rock in a garden area. A few plants and trees were also moved to new homes. Monica said the finished area didn’t need much decor. A collection of pots filled with hydrangeas and tropical hibiscus plants in a variety of colors did the trick. She also utilized palms, grasses, hostas and other plant material. Monica says friends tell them their back yard is a place where they forget all their problems. “That’s the best compliment to receive.”

Creme Brulee French Toast Creme Brulee: 2 cups heavy cream ¼ cup sugar Pinch of salt 4 egg yolks 1 teaspoon high-quality pure vanilla extract Lemon zest, optional French Toast: 3 average-size, day-old loaves of plain, round French or Italian bread 3 eggs ½ teaspoon vanilla extract ½ cup half and half cream Butter for griddle Turbinado sugar Pure maple syrup Preheat oven to 300°F. In a saucepan over medium heat, combine the cream, sugar, and salt. Cook for 4 to 5 minutes, stirring occasionally until steam rises. In a bowl, beat the egg yolks and vanilla extract until smooth. Pour the hot cream into yolks, stirring constantly, until blended. Divide this mixture among four 6-ounce ramekins. Place ramekins in baking pan, add boiling water to fill the pan halfway up the sides

Melt 3 tablespoons of butter in a large skillet or griddle for each serving. Add bread and cook until toast is golden brown on all sides and filling is hot. Sprinkle sugar lightly on top of hot bread and use a kitchen torch to caramelize sugar. Serve immediately with a side of pure maple syrup. Serving size is 2 to 3 pieces. Yields 10 to 15 servings.
Classic Cheese Frittata 2 tablespoons lemon-flavored extravirgin olive oil ½ teaspoon dried minced garlic 4 large eggs, well beaten ½ cup small curd cottage cheese, welldrained Salt and freshly ground black pepper ½ cup shredded mozzarella cheese ½ cup shredded sharp Cheddar cheese 8-10 fresh whole baby spinach leaves Heat olive oil in 10-inch ovenproof skillet. Add garlic and cook until brown. Combine eggs and cottage cheese, pour into skillet and season with salt and pepper to taste. Cook for about 2 minutes or until center is set. Sprinkle cheeses evenly over top. Broil for 3 to 5 minutes, or until cheeses are melted and eggs are lightly browned (if using a Wolf oven, touch Broil 1 and place skillet on rack 5 under broiler). Sprinkle with spinach, cut frittata into wedges, and serve immediately. Makes 4 servings.

Heat oil in 10-inch skillet over medium heat. Add onions and sauté about 3 minutes or until soft. Remove and cool. Lightly grease six to eight 5-ounce ramekins. In a 4-quart bowl, combine eggs, cream, cheeses, spinach and oregano. Stir in onions. Spoon mixture into prepared ramekins. Place in oven with at least 1 inch between dishes. Bake 25 to 30 minutes. Let stand for 15

Memories and traditions are very powerful entities. They make you take stock in the things that are important in life. You aim to keep family traditions alive and your house tends to fill up with memories that bring you joy and make you reflect on the life you have created for yourself and for your family. For Raj and Benu Kulkarni, those memories and traditions are what ultimately led them to stay in their Centerville home. “We knew we could start creating new memories in a new house, but we couldn’t let go of everything we’ve experienced here,” Benu says. continued >

When the couple moved into their new home in 1997, their oldest daughter, Nina, was just about one year old. “This was our first house, we had a mattress that we placed on the living room floor and not much else,” Benu recalls. “I remember thinking, ‘This house is so big, how are we ever going to fill it?’” Thirteen years later, the family of three has grown to a family of five, with 12-year-old Esha and 10-year-old Trisha. Needless to say, the house is full.
Meeting the family’s needs Over the years, the house has met the family’s needs. But, a few years ago, Benu and Raj realized they needed to look toward the future. The girls were getting older and the family needed more space. Rather than move, the couple decided a renovation would provide the space they needed, as well as modernize the overall look of the house. A deck off the back of the house was removed and the house was bumped out about ten feet, leading to a new sitting room and more space for the living room and kitchen. It was during this time the Kulkarnis took a long, hard look at the kitchen. “It was a basic builder’s grade kitchen with white cabinets and Formica countertops,” says Benu. “We put up with it for many years, but it was never our style.” ABOVE: The breakfast area is part of the new addition along the back of the house. Their style is more contemporary and Benu says it was important to create a kitchen that was both functional and stylish. They enlisted the help of Lisa Crouch, owner of Dayton-based interior design firm iDesign. Crouch drew on her love for the outdoors when combining the aesthetic details in the kitchen. “I love to hike, I’m outside as much as I can be,” she says. “Since their house looks out over a wooded area and they put in a huge wall of windows, I thought bringing in natural elements would make the interior warm and timeless.” To start with, Crouch suggested replacing the old white cabinets with rich cherry. The new cabinetry features a chestnut stain, which brings out the brown hues in the island’s granite countertop. The island was something Benu requested from the very beginning. “I’ve always wanted one, it’s a great place for the kids to gather,” she says. “They can be in the kitchen, but not right on top of me while I cook.” ABOVE: To honor an Indian tradition, the kitchen range faces east. Crouch also installed a cabinet between the kitchen and living room to add some separation between the two spaces. Glass-front cabinet doors hang from the ceiling, while the cabinet below offers extra counter and storage space. Two columns covered in black granite tile tie the two pieces together. “You don’t feel closed in because you can walk around each side, but the piece does designate where the kitchen begins and ends,” Benu explains.
A family legacy
To offset the island from the rest of the space, Crouch topped the perimeter counters with black granite. Undercabinet lighting draws attention to the glistening multi-colored glass tile backsplash. “It is so pretty, almost like jewelry for the kitchen,” Benu says. Crouch brought the same stone she used for the living room fireplace surround, into the kitchen. “The kitchen is directly connected to the living room,” she says. “We wanted to tie the two spaces together and create a dominant focal point in the kitchen.”
One thing the family takes pride in enjoying together is food. You’ll often find Benu at the stove, cooking up her favorite Indian dish, or the girls, gathered around the island, whipping up a delicious treat for dessert. Their love of cooking shows in the overall kitchen design. Everything has its own designated place. A small countertop next to the range is the perfect spot for Benu to prepare dinner. The range, which is out of the way, yet conveniently located near the pantry, a second refrigerator, and the sink, allows her to cook large meals, but still be a part of other activities going on in the house. In keeping with an Indian tradition, the Kulkarnis asked that their range face east. “In India, before cooking in the early morning hours, the women would offer their prayers to the sun,” Raj explains. “They would start cooking as the sun started to rise. I’m sure this was also a safety issue, but it’s a nice tradition my parents have followed and we wanted to keep that tradition going in our family.” Benu says everyday life is much easier since the remodel, and even more enjoyable. “With three young children, you always feel like you are cooking,” she says. “Now, it doesn’t feel like a chore, the kitchen is more comfortable, and I feel like everyone is happy.”

possesses a magical ability to uplift spirits. Its soothing qualities can cleanse the
soul, wash away anxieties, and create an all-around tranquil atmosphere. From the moment you enter this contemporary paradise and hear the quiet rustling of the trees and the gurgling of the water as it flows from the fountain, you are overcome with a calming sense of tranquility. A house with potential It’s a good thing some homeowners have vision. Otherwise this house in Kettering would still be sitting empty among weeds, a rotted stockade fence, overgrown brush, railroad steps, an unused pool and a whiskey barrel hot tub. Dwight Goodin, BSLA, a landscape designer with Paver Planet, admits the area took him aback. “There was so much shade it was impossible to grow grass. It was an abandoned eyesore of gravel and rock,” he recalls. “It was a mess. You couldn’t even see the yard from the perimeter of the property.” The first time the homeowner saw the three-lot property, he was less than enthused about the landscape. “The sprinkler system sat off the ground. There were poles sticking up in the air. It was all honeysuckle and trees,” he explains.
But the house is what the homeowners wanted: “A true modern home,” and they say it was tough to find. Goodin says a property like this one represents both an exciting and daunting opportunity: a complete blank canvas, but also an amazing amount of work. Fortunately the homeowners know what they like and what they don’t. “This homeowner has an exceptional understanding of detail and style, and is a huge fan of contemporary architecture,” he adds.
An idea takes shape Goodin and his team first set out to raze the landscape, which sits on a glacial till. The task required 18 trips by a tandem-axle dump truck. “Fifty or more trees were taken out,” says the homeowner, continued >

admitting the first time he and his wife saw the empty lot, shock set in. “We didn’t realize how large a lot it was until they removed the trees. That was difficult.” The homeowners had moved around a lot, finally getting their chance to put down roots in a suburban home. One thing they desired was a lawn. To accommodate the request, a crew installed 15,000 square feet of sod in the front yard alone as well as around the back patio. One positive characteristic original to the property was a sunken patio off the kitchen and family room. Goodin’s team installed basalt stone pavers from Turkey then created a 4-foot vignette Japanese garden as an accent. Straight-lined planters and a raised fountain maintain privacy but still allow visitors to feel part of the landscape.
The basalt pavers have no joints, offer neutral color and clean lines consistent with the architecture of the house. “There’s a complete ninety-degree corner on the edge. They butt right up against each other,” Goodin says.
A purpose for everything If not properly executed, contemporary styling can appear stark and uninviting. Along with the pavers, the three-stream fountain installed on the patio features a wood surface of board and batten redwood, a Frank Lloyd Wright-style addition. The wood base blends in with the overall design, but also sets off the fountain as the centerpiece of the patio. “Even though there are such strong lines and intersecting angles, lawn spaces around the pavers soften the appearance,” continued >

Goodin says, adding that the rectangular reflecting pool on the top level creates an additional soothing touch. Goodin also mentions certain landscape choices were chosen as a way to pull the contemporary design of the exterior into the landscape, “so the lines of the house are mirrored into the ground like a reflecting pool.” A natural stone wall adds depth to the back yard. Plans call for more sod to be installed above the wall.
Creating curb appeal Plans to redo the front of the house and driveway also required a major overhaul. The driveway was straightened and a dip was removed. The surrounding landscape was lifted and re-graded. Raised planting beds and a fountain greet the family and guests as they pull up to the garage. The homeowners now have a great view from the front of their home and an enlarged driveway with room to maneuver and hold extra cars. “I didn’t realize what a huge task it would be,” says the homeowner. But he and his wife also revel in the result on a daily basis, adding the beauty of the finished project is the way it serves their favorite style, and allows the house to nestle in natural beauty. “We had a difficult time finding a landscaper who could do a true modern home,” says the homeowner. “Dwight had a different eye. He always had a vision, and it turned out to be exactly what he drew.”

I love it when manufacturers put extra thought into a particular design. Kitchen and bathroom products need to be functional, but who says they can’t have a spectacular design to boot? “Thinking outside the box” fits perfectly when describing the Recess Shell hardware from Turnstyle Designs. Talk about jewelry for your cabinets. Also, the intriguing glass countertops from Think Glass are reminiscent of paint splashed on a blank canvas—no two are alike. Maybe it’s because I am in the ballpark of being two decades older than my two traveling companions and perhaps feeling a bit “square” myself, but for some reason square shapes caught my eye at the show this year. And, maybe I need a bit of R&R because all three products I selected belong in the master bath, or as these spaces were referred to at the show—the spa-like retreat. I liked the sophisticated lines of Kohler’s Escale Dual Flush Toilet. It just adds a bit of dignity to the function and saves water with its eco-friendly dual flush feature. I love the look and idea of soaking in the square tub we happened upon at a party sponsored by Hastings Tile and Bath, or standing in a shower and watching a morning show on my squarish MBQ Waterproof television. It all sounds like good, clean fun to me!

Show up most any Saturday morning at any antique mall or outdoor flea market and chances are likely you’ll find yourself in the company of old men in hats, middle-aged girlfriends in groups of three, and young couples with children in wagons, all leisurely wandering about the place as though they aren’t quite sure why they’re there.
But appearances can be deceiving. Every one of those people knows exactly what they are doing. They are there looking for the “find.” They usually aren’t in any hurry and sometimes they don’t know what the find is until they find it, but once they set their sight on it, they know it belongs with them. The prize is something different for each of them—it might be a few pieces of railroad china for one, an art deco brooch for another. Shoppers with a little more cash in their pockets may be thrilled to discover the early 19th century walnut corner cupboard, a mid-century modern Eames lounge chair, or a study from the sketchbook of a famous artist. Even the toddler in the wagon is delighted to discover the ice cream sold by the vendor in the far corner. While these weekend shoppers can often be passionate about their purchases, it’s the thrill of the hunt that usually lures them out and keeps them coming back. It’s the conversations they start by picking up a favorite childhood toy or Aunt Clara’s stainless steel penguin ice bucket; the laughs they get at seeing prom dresses from the sixties; and the unhurried pace they set while strolling through the vendor stalls that makes the sum of the day much bigger than the purchased parts. “Decorating with thrift home furnishings is an exercise in shopping with an open mind and bringing the past fastforward into the present,” says Stan Williams, author of The Find: The Housing Works Book of Decorating with Thrift Shop Treasures, Flea Market Objects, and Vintage Details. Williams has been searching for the perfect find since the early 70s when he would spend his Thursday mornings during the summer tagging along with his mother and aunt while they scoured garage sales as “early birds” ready to snatch up a good deal at 7 a.m. Today, after hundreds of purchases, well over 30 years, and a move

Invest in one that measures 8 to10 feet, stretches out and closes with ease, and is convenient to carry. â?&#x161; A camera. A digital photograph, even if on your mobile phone, allows you the luxury of sending off the image to an expert, a friend, or even your own decorator for a bit of advice before you make the purchase. â?&#x161; Dry dust wipes, such as a Swiffer, which just might remove years of grime to reveal a furniture treasure. â?&#x161; A design notebook.
