I think we can all relate to Iris’ reaction. Whether you’ve built a new home or renovated your existing home, you will probably never forget the first time you laid eyes on your new digs. For most of you, that jawdropping moment is forever seared in your memory.

I can understand Iris’ shock—her kitchen remodel is nothing short of remarkable. Iris and her husband, David Friedman, were able to take their outdated and cramped kitchen and transform it into the contemporary masterpiece it is today. In fact, their home is just one of several contemporary homes we’re featuring in this issue.

Contemporary design is very elusive in southern Ohio. Often misunderstood for being cold and stark, we think this issue proves contemporary is anything but.

As we kick off our twelfth year in the Greater Miami Valley, we want to acknowledge and thank all the families who have allowed us to feature their homes over the years. It has been an honor and privilege to meet each and every homeowner and be given the opportunity to showcase their homes in our magazine.

HANGING ARTWORK CORRECTLY One of the most common decorating mistakes is hanging artwork incorrectly.

Artwork, whether it be photos, prints, or paintings, looks best at eye level. That means the center of the piece should be at roughly 60 inches. You should adjust according to average heights of your family members.

When you are hanging pieces above furniture, allow 4-6 inches between the bottom of the artwork and the surface of the furniture. There should be at least twice as much space between the top of the artwork and the ceiling as there is from the bottom of the artwork to the furniture.

Contemporary creation blurs the lines between the indoors and outdoors

Take one step through the front door of this Beavercreek home and you almost forget you’re in the Miami Valley. From the gleaming floors of exquisite travertine to the striking staircase reminiscent of something you would find in a Tribeca loft, this house oozes contemporary, New York glamour. F Developer Doug Pund recently unveiled one of the area’s most contemporary homes in Scarborough at River West, a new development just a short distance from the Country Club of the North. Perhaps the most intriguing part of the 8,200-square-foot home’s design is that nearly half of its main level is visible from the outside. continued >

An invisible divide The home’s foyer and entire backside is shaped with 9x6-foot panels of glass.

This broad transparent vista creates an extraordinary convergence between the raw natural landscape of the outdoors and the home’s modernly appointed interior. The effect almost makes one feel as if the two worlds are inextricably linked to one another.

The home’s open design creates a showcase for the features displayed inside starting with a Hollywood-style staircase and extending to the gourmet kitchen and spacious great room. Many of the

rooms are visible before stepping inside the front door and each is carefully crafted with imported materials not found in the Ohio region.

“This home is my style,” Pund says. “I love the European look with clean lines.

This house might seem different, but I love to do things that are different.”

The home may not look so different at first glance, offering a very transitional exterior, but its most distinctive qualities are in the fine details. The most impressive material is the abundance of travertine tile that covers everything from the

exterior entry and interior floors to the walls and columns both inside and outside the home.

Travertine is a form of limestone deposited by mineral springs, and especially hot springs in particular. Pund imported 8,000 feet of the travertine tile from Istanbul, Turkey. The large tile adorns the wall behind the open staircase that stretches from the lower level to the second floor. There is also another form of travertine that he used for flooring that appears to have a pattern of veins running through it. continued >

The home’s staircase is another one of Pund’s favorite designs. The floating staircase is supported by one single stringer that runs up the middle and climbs 28 feet from the lower level to the second floor, offering a clear view of each area in between. Its design is often found in homes constructed on the West Coast or in New York City, where Pund previously spent some time.

The foyer flows directly into the kitchen and dining areas, both of which overlook an oversized great room. The dark maple cabinets and a glass tile backsplash add a lone burst of color against the home’s white interior. A series of different materials constitute the countertops—from stainless steel in the cooking area, to the white quartz and floating glass counters along the bar area. An induction cooktop is tucked inside the thick stainless steel countertop that connects the kitchen’s two main prep areas, while the backsplash tile, which has hints of blues, greens and grays, mirrors the home’s translucent feel.

Dramatic views inside and out The expansive windows virtually eliminate the need for electrical lighting during the day, still Pund searched for the perfect fixtures to illuminate the architecture’s tall ceilings at night. A light fixture hangs down 14 feet from the dining room ceiling and extends five feet wide at its base. The light has a dramatic effect when visitors pull into the drive and look through the entryway. continued >

The home’s great room offers plenty of space to entertain or relax as a family. The room’s focal point is its fireplace. Pund chose matte black tile from Italy to create the illusion that the fireplace is encased in leather. Just off of the great room is an elevated screened-in patio that offers a place to rest in front of its fireplace and enjoy the beautiful view below.

A mudroom, laundry room and half bath are also located on the main level.

Tucked around the corner is the home’s master bedroom suite which, in addition to the bedroom and oversized bathroom, includes a 330-square-foot dressing room and a small kitchenette.

The centerpiece of the master bathroom is the floating tub located in the middle of the room. Highlighted by a curved wall covered in pale green/blue glass tile, the tub is filled by water that flows from the ceiling. The his-and-her walk-in shower

behind the tub features Hansgrohe fixtures and is lined with the same slate tile covering the bathroom floor.

The master bedroom, like all other rooms on the main level, is flanked by windows with open views to the outdoors.

Since there are no window treatments it opens up the room to abundant light and makes it visible from the kitchen and great room just to its side. The bedroom also offers an incredible view of the home’s tree-filled back yard, which backs up to the Little Miami River.

Smooth transitions Just like the main level, the upstairs and lower level boast the same impressive windows and open atmosphere. The top level houses a children’s area, with three bedrooms and two full bathrooms. A balcony overlooks the dining area below, so parents and children are never out-of-touch.

The lower level offers plenty of options for entertainment, including a wine cellar, great room, media room, bar, exercise room and guest bedroom and bath. The lower level seems more like the first floor of the home since its exterior walls are also full of oversized windows facing the trees outside.

Much of the audio and media for the home—including the 400-disc Blu-Ray player in the media room—was done

by Hanson Audio. An abundance of flat screen television sets are located throughout the home. Moreover, the entire home is wired for smart media, meaning all electrical and media needs can be controlled by the touch of an iPad or iPhone.

Pund knows the home’s design is a bit different than what most homebuyers see in the Dayton area, but he hopes they will embrace the style and consider the freedom a contemporary home offers.

Creating a cohesive design The original kitchen featured white cabinets and black countertops. Kim isn’t sure why she picked out ceramic tile with ruffled edges as it’s not contemporary, and that’s always been her style.

Meanwhile, the design of the rest of the house was ahead of its day, and includes architecturally pleasing entrances, an open floor plan accented by loft overlooks, and an abundance of natural light flowing from plenty of windows. More than two decades later, the Rileys were still in love with their home, except for the kitchen.

“It was gray and dingy. It was just dead looking and had no style,” says Kim. By 2007, the room was way overdue for a complete remodel.

Cathy Johnson, who owns Kitchens by Design with her husband, Miles, agrees.

When she first saw the Rileys’ kitchen, she added up numerous features that presented an old, cramped and dated look: laminate countertops and cabinetry, small tiles with dark grout, florescent lighting, and a small 4x4-foot island that contained a cooktop but no modern conveniences.

But one of the worst aspects of the Rileys’ kitchen was a peninsula that separated the cooking spaces from an eat-in area, a feature that stuck out like a sore thumb when compared to the unimpeded traffic flow of the rest of the house.

Removing the peninsula allowed the couple to replace the small island with a large 4x8-foot island that now offers room to dine and serve snacks and drinks.

Additionally, one side of the kitchen contained nothing but double doors to a pantry actually situated in an adjacent laundry room. “It took up the entire wall and offered no benefit to the kitchen,” explains Johnson.

By moving those doors to the laundry room—which initially offered no access to pantry items—the Rileys could enjoy an entire wall of cabinetry initially not possible, and still have easy access to stored food items.

A cook’s kitchen The Rileys host both sides of their families for the holidays, and love to entertain throughout the year, so consideration of the cooking “triangle” was important.

Their new kitchen offers plenty of workspace located both near the oven, and an island sink.

As an added bonus, a wall opposite the main oven contains the refrigerator, a microwave and a second oven so multiple cooks can work their magic without delaying each other.

In terms of style, Johnson says the Rileys’ house represents modern styling, but “it has warmth to it. They have a family home. It’s an inviting atmosphere, somewhat minimalistic, but full of heart.”

Kim describes it as soft contemporary, “modern but livable.” Fortunately, today’s wide range of kitchen necessities offered

plenty of ideas for a complete overhaul of the appearance and décor of the Rileys’ new kitchen.

The couple chose 18x18-inch Bruno Cortesa Travertine flooring. Johnson points to the angled installation as another way to offer an open, airy feel, and a clear view from one end of the room to the sliding glass doors that lead to the back yard.

Kim fell in love with a coppertone blend glass mosaic tile for the backsplash, so she and Johnson kept other choices around it calm. For example, sleek natural maple cabinetry from Medallion satisfied Kim’s modern-but-inviting décor goals as did Caesarstone’s Ebony Reflections quartz countertops, recessed lighting, and stainless steel sinks and appliances.

follow a clean look while the backsplash appears busier, Johnson says the subtle accents in the floor tiles work to pull the effect together as one concept. “It’s a clean palette without being cold,” says Johnson. Perhaps the only throwback to the time of the house’s construction is the new kitchen’s neutral earthtone and black colors. “Cathy was very good at suggesting things,” says Kim. “I appreciated her experience.”

Johnson says, once she knows the style

preferences of her clients, certain products and vendors stand out as the best way to go. She and the Rileys utilized a “storyboard” approach until all the decisions worked in sync with each other.

That’s just how the new kitchen works today, according to Tom. “My favorite thing about the new kitchen is its flowthrough design; the kitchen is visible from nearly any room on the first floor,” he explains.

Since the garage entrance to the laun-

dry room serves as the most-used access to the house, Johnson says it’s the kitchen that sets the tone for the entire home, and now it communicates the warm, inviting lifestyle of its owners.

Even though one child recently got married and another moved out, Kim still relishes her kitchen and looks forward to many large gatherings in the future. “We plan to be here for many years. The renovation made the whole house look better.”

A charming atmosphere It’s natural that, Darcy, the editor of Chic Mom magazine, should offer elegance with aplomb during summer soirées. Case in point: During a recent outdoor party, the Plunketts gathered neighbors for an informal affair that was charming and bubbling with good conversation, wine, an eclectic assortment of hors d’oeuvres, and conviviality. The party just happened to be a variation on the monthly Hadley Avenue Ladies’ Brunch. The brunch has been a ritual on the street for years, Darcy explains, and she adds the monthly affairs afford a way to meet “a neat, diverse group of women in all stages of their lives” and also enhance the European feel that meanders through the streets of Oakwood. “It’s such a great neighborhood,” Darcy says. “When someone is sick, there is always a neighbor delivering cookies.”

On this particular evening, jazz music is bubbling in the background, and it

only adds, not interrupts, to the festive yet friendly atmosphere. Appetizers line the tables, and wine and other spirits are served at the bar under the handsome pergola. Koi add bursts of color to the pond in the corner of the lot, which is surrounded by evergreen bushes and succulents, and the gurgling fountain in the pond’s center is particularly refreshing during this warm summer eve.

Lavender is the lovely underlying theme of the floral landscape, as Darcy has

always envisioned a yard with the pretty and poetic nuances of a Claude Monetinspired painting. The master himself would have felt at home during this casual party, albeit through a time warp only possible in movies. An explosion of purple petunias and red geraniums spill out from the three large planters that gracefully line the low brick fence framing the patio.

ety of herbs that Darcy regularly uses to add a dash of flavor to her favorite recipes: cilantro, basil, dill, flat-leaf and regular parsley, and rosemary. “I use basil a lot, especially for tomato and mozzarella salad,” she says.

A vision in the making There is no back yard per se; the Plunketts have capitalized instead on the generous side yard that is located, most conveniently, next to the kitchen. “The people

who lived here before had done some of the basics, but we’ve done a lot to the landscaping since we bought the home in 2005.”

When she and Gary, an attorney, purchased the 1929 home, Darcy recalls a huge swath of overgrown garden. “We couldn’t manage it,” she recalls.

Thankfully, the previous owners, Dr. Stephen and Lisa Burke, who had bought the home in 2003, had laid the groundwork by initiating the first phase in the

makeover. “It was very overgrown,” Lisa recalls. “Six-foot hedges lined the driveway and you literally could not see the road when backing out. The pond was empty and not working.” In addition, a tree was blocking the view of a ship that graced the chimney, so the Burkes had it removed.

The first stage of renovation by the Burkes started in spring of 2004 and was completed in the fall. The Burkes turned to their friend, Judd Powell, owner of Tom’s Mulch in Bellbrook, to handle the landscaping and hardscaping. Green Vista Water Gardens in Enon rehabbed the pond and fountain. Lisa says her goal was to open up the space and make the yard more inviting. “I wanted the pond and fountain restored and the side garden to resemble an English garden,” she adds, and drew upon magazines and her own gardening knowledge for inspiration. But ultimately, it was an exchange of ideas between her and the landscaper that yielded the most ideas.

The new patio and pergola were Lisa’s favorite parts of the project. “I hung a chandelier on the pergola during the summer months and enjoyed the restored pond and fountain. My children and our Scottish Terrier enjoyed watching the fish and frogs in the pond,” she recalls. “The fireplace was great as it began to cool down at night.”

French-inspired theme When the Plunketts acquired the home, they continued the European theme the Burkes had pursued, but also drew references from another country known for its heavenly gardens: France. “I really wanted a French-country butterfly garden,” says Darcy. continued >

The Plunketts tapped the talents of Urban Gardeners in the spring of 2010 to revamp the tired gardens, rework the flower boxes and add horticultural savvy to the flower beds. The sixfoot plot of soil that went down to the pavement was the biggest challenge. “It was just a straight line with bulbs and dogwood,” Darcy recalls.

The new garden is a pleasing balance of flowers that already had been in the yard and new plants. “We did use existing plants, including lilies, which had spread like crazy, hostas, peony, irises and black-eyed Susans,” Darcy says. “The goal, for myself, was really to have that space in nature to read and eat and look at the butterflies.”

“I love lilac bushes and hydrangeas,” she says. “Lilacs, especially, remind me of my grandmother.” Darcy says the window boxes were already in place, and the Urban Gardeners team filled them to create the French-country aura that she had so yearned for.

The French connection is one that Darcy has always had since she minored in French at Sienna College in New York. She went to France in 1989. “My sister lived in Paris for a couple of years, and she is fluent in French. She dreams in French,” Darcy admits.

“I love the French culture and their sense of design.”

She also attributes her unfettered continental style to her parents. “My parents, especially my mother, really emphasized the importance of travel.”

The couple’s children, 8-year-old R.J. and 10-year-old Maddie, seem to appreciate their parents’ aesthetics. After all, there is a cheery spirit both in and outside the residence. “We really feel blessed to live here, and to have this fabulous home,” says Darcy as she takes a sip of tea.

SOUR CREAM AND BACON PANCAKES WITH WARM ORANGE-MAPLE SYRUP

BRUNCH BRUSCHETTA 1 cup shredded cheddar cheese Salt and pepper to taste

4 Pepperidge Farm Stone Baked Artisan Rolls multi-grain dinner rolls, prepared according to package directions 2 tablespoons honey 2 tablespoons orange juice 1 tablespoon chopped fresh mint leaves 8 fresh strawberries, chopped (about 1 cup) 1 cup fresh blueberries ⅓ cup vanilla yogurt

BREAKFAST PIZZA 1 can refrigerated crescent rolls (8) 6 eggs, beaten ½ cup diced ham or bacon crumbles 1 4-ounce can mushroom stems and pieces, drained

Heat large skillet sprayed with cooking spray on medium heat. Meanwhile, whisk eggs, milk, sour cream and oil in large bowl until well blended. Mix next 4 ingredients.

Add to egg mixture; whisk until well blended. Ladle batter into hot skillet, using ¼ cup batter for each pancake. Sprinkle each with about 1 tablespoon bacon. Cook 3 minutes or until bubbles form on top, then turn to brown other sides. Mix syrup and zest in microwaveable bowl. Microwave on high 1 minute; stir. Strain into pitcher.

Serve with pancakes.

Keep the oven at 400°F. Remove the rolls from the baking sheet and let cool on a wire rack for 5 minutes. Cut each roll in half. Place the rolls, cut side up, onto the baking sheet. Bake for 5 minutes or until the rolls are lightly toasted. Drizzle 1 tablespoon honey over the roll halves.

Stir 1 tablespoon orange juice and the mint in a small bowl. Add the strawberries and blueberries and toss to coat.

Divide the berry mixture among the rolls. Stir the yogurt, remaining honey and remaining orange juice in a small bowl. Spoon the yogurt mixture over the berry mixture. Serve immediately.

Preheat oven to 350°F. Unroll refrigerated crescent rolls and line a 12-inch pizza pan by pressing out with fingers and sealing seams and edges to cover entire pan.

Combine eggs, ham or bacon, mushrooms and cheese in a medium size bowl. Pour over crescent rolls and bake for 20-25 minutes until dough edges are browned and mixture is bubbly. Remove from oven and let set for 5-10 minutes before slicing.

A cramped culinary space receives a much-needed facelift

The couple married five years ago, and David automatically moved into Iris’ Kettering home, which she’s owned since 1980. “The house is large enough for us and the location is fantastic,” David says.

“But we both love to cook and the old kitchen was a one-person space. We got in each other’s way and we knew we needed to renovate.”

The couple turned to Clive Morgan at Knapke Cabinets to help with the renovation. “This kitchen had two major things working against it—the strange, triangular shape and the size,” Morgan explains.

“They are avid cooks, so the challenge was packing the new kitchen with everything they wanted, without changing the footprint too much.”

In order to accommodate the couple’s hopes of including a prep island, Morgan suggested pushing the kitchen out one foot into the sunroom at the back of the house. “The sink wall originally just had a pass-thru to the sunroom,” he says. By removing the wall and pushing the sink countertop out 12 inches, Morgan gained more square footage in the kitchen. This also led to the addition of bar seating and more of an open-air design to the entire living space.

This extra space meant there was room for David and Iris’ prep island. “We didn’t want a huge island,” David says. “But we wanted something that could serve as a prep area. Now one of us can be cooking at the range, while the other chops vegetables at the island and we’re not running into each other.”

David suggested the butcher block top, which Iris admits she was apprehensive when it came to actually cutting anything on the countertop. “I got used to it quickly and now I couldn’t imagine life without it,” she says. The island also includes a small prep sink and the much-used Sharp microwave drawer.

The shape of the island derived from the triangle shape of the entire kitchen. “The island virtually designed itself because it runs along the contours of the cabinetry,” Morgan says. “It’s a quirky shape that really completes the design.”

A smooth finish A contemporary aesthetic was also very important to the couple. “Iris has a lot of contemporary art pieces throughout the house and the old kitchen wasn’t the least bit contemporary,” David says.

While they wanted a more modern design, they didn’t want the kitchen to look cold, so they chose to warm it up by selecting a Shaker-inspired cherry cabinet door. A teaberry stain gives the cabinetry a rich, dark look. Iris says she had a hard time imagining wood cabinets creating a contemporary look. “But as soon as she saw an example her eyes lit up,” David adds.

The cabinetry, paired with the chrome, rod-shaped hardware and stainless steel appliances, create the clean, uniform look both David and Iris were hoping to achieve.

Space-saving solutions for small spaces When David and Iris added double ovens and a warming drawer to the kitchen design, they started losing a lot of the original storage space. Thanks to Morgan and a few basic storage provisions from Dacora, they now have a place for everything.

nets. “The glass doors act as diffused mirrors, reflecting the natural light that pours in from the sunroom,” he says.

All three can’t say enough about the granite countertops and backsplash. The blue and gray veining of the Scottish Meadow granite lightens the space, while at the same time, complements the dark tones of the cabinetry. “The guys at Marble & Granite Works were amazing the way they were able to match up the veining from the countertop to the backsplash,” David says. “That one detail creates such a smooth transition and flow.”

The Columbus, Ohio-based fabricator also routed a recessed drainboard into the granite countertop, next to the sink.

David and Iris saw the application when they toured the showroom. “I didn’t want an ugly plastic drainboard sitting on the countertop,” Iris says. “This has been a wonderful solution.”

The flooring was equally important to David and Iris. Morgan suggested cork after the couple said they wanted a material other than wood or tile. “If you spend as much time in the kitchen as they do, then you want a material that is kind to your feet,” Morgan says. “This is the same cork that is on the floors of the Dayton Art Institute. If it can handle that many visitors it can handle this kitchen.”

The 12x24-inch tiles are easy to clean, can be removed and replaced if necessary and bring out the light color of the prep island’s butcher block top.

Life in the kitchen has been much easier for David and Iris since the renovation.

You’ll often find David cooking up something new in the rotisserie and Iris coming up with a new appetizer. “We’ve always enjoyed cooking, now we love it even more,” Iris says. “I walk into the kitchen every morning and I am still shocked. It’s a completely different world!”

Going green in your home can start with a task as tiny as recycling your cereal box. Slightly more ambitious folks may compost their yard waste or take cloth bags to the grocery store. But if you are looking for ways to save green while going green, take a look at these major systems inside your home for energy and cost saving opportunities.

HVAC system The heating, ventilation, and air-conditioning (HVAC) system in your home is unfortunately the mechanical system that is most likely inefficient; often heating one room too much while leaving another freezing cold. The United States Green Building Council (USGBC) also states that the HVAC system is the weakest link in an energy-efficient building. Sometimes parts are put on backwards, sometimes the ductwork is not insulated, sometimes the system’s design

simply has inlying errors.

The soluTion: Work on this system first. Write down your grievances, find a building professional or HVAC contractor to help analyze the problem, then get quotes to fix the errors or work on the system yourself. At the very least, don’t forget to insulate the ductwork. Once solved, your home will be pleasantly cool in the summer and toasty in the winter without paying at a premium.

Lighting system LED and fluorescent bulbs are 75% more efficient than specialty and incandescent bulbs, emit less heat, and often last as much as a couple dozen years. “If every American home replaced just one light bulb with an Energy Starqualified bulb, we would save

2 enough energy to light more than three million homes for a year, more than $600 million in annual energy costs, and prevent greenhouse gases equivalent to the emissions of more than 800,000 cars,” according to the Department of Energy on its website, energystar.gov.

of the lighting system. New energy-efficient lighting fixtures and perhaps even skylights could reduce your dependence on electricity and add a thoughtfully-designed lighting ambiance throughout the home.

Plumbing system Some areas of the country, such as in Ohio, have more of an abundant water supply than other areas such as in Arizona.

Nevertheless, as populations increase, the demand grows, causing municipalities to build larger and larger water treatment plants. Homeowners then pay more for the water they use and eventually clean water may become more of a scarcity. Furthermore, supplying and treating cold water requires a significant amount of energy. According to the

Stanford Universityâ&#x20AC;&#x2122;s Earth Systemâ&#x20AC;&#x2122;s Program, letting your faucet run for 5 minutes uses about as much energy as letting a 60-watt light bulb run for 14 hours.

The soluTion: Begin installing new faucets, shower heads, and toilets with low-flow fixtures. The amount of water emitted from a low-flow faucet is one-third as much as that of a regular faucet; yet, it feels like the same amount when washing your hands.

Replace fixtures that are used more often first.

Insulation system The average household spends over 40 percent of its annual energy budget on heating and cooling costs, making an efficient insulation system essential. The indoor temperature should not have large degree

fluctuations such as a cold chill in the air just before the thermostat kicks on the furnace or walls that are cold to the touch in the winter.

The soluTion: Begin with the most simple and inexpensive step by adding insulating shades and curtains to windows. Consider replacing 15to 20-year-old windows with new, efficient units. According to the National Fenestration Rating Council (NFRC), 15 percent of the household energy costs can be reduced by replacing the windows.

Plant deciduous trees on the south side of the home that will provide shade in the summer while allowing solar heat to penetrate through the bare branches in the winter. When replacing the roof or siding, ask your contractor to add enough additional insulation

so that the roof system equals at least an R-value rating of 30 and the exterior walls equal an R-value of 22.

Indoor air system Americans spend 90 percent of their time inside, yet according to the U.S. Environmental Protection Agency, indoor air pollutants may be two to five times, and occasionally 100 times higher than outdoor levels. Many people also suffer from poor ventilation, radon, lead paint, mold, unwanted microorganisms, and chemicals from building materials and cleaning supplies, etc.

The soluTion: When renovating and redecorating, choose materials, furniture, and paints that will not off-gas carcinogenic VOCs (volatile organic compounds that may

contribute to cancer). Some indoor air quality problems require special kits that can be used by the homeowner and by professionals alike. If radon and mold are detected, then there are special systems, equipment, and construction maintenance measures that can be done to remedy the air quality problems. It never hurts to run these tests, especially if someone in the home already has asthma or any other compromised breathing condition.
