Despite being more than two-dozen floors above the ground, Mark McLain’s St. Petersburg condo resides in the heart of it all. His well-appointed modern abode pays tribute to the inspiring views of life outside. “This is why I moved here. It has an energy that can’t be matched,” he says. That view offers a glimpse of the Gulf of Mexico, all the way around to Tampa Bay, and everything in between. Mark is able to see the glow of the glass panels accenting the new Dali Museum at dusk, witness small prop planes land at the airport a half-mile away and take in the sights and sounds of the Saturday Morning Market just steps from the entrance to Signature Place. “The market draws thousands of people each weekend,” Mark says about

the event, which features food, crafts and live music each Saturday from October through May. “I can open my patio doors and listen to the music every Saturday. They pull in some very talented musicians.”

A small world Mark arrived in St. Petersburg 20 years ago, after deciding to move his business down from St. Louis, Missouri. Living near the water and in the city was very appealing, so he settled into a condo in Vinoy Place. A few years ago, Signature Place opened its doors and Mark decided he was ready for a move. “Vinoy Place is beautiful, but I was ready to downsize a bit,” he says. “Signature Place offers

smaller condos, which fits my needs.” Mark spent nearly three years in the two-bedroom, two-bathroom condo before he decided it was time to really make it his own. He asked around about design services and was pointed in the direction of Rita Bateman of Home Décor Consulting. “It turns out we’re both from St. Louis,” Mark says. “We even grew up in the same area, so we had a lot in common right away.” Bateman enlisted the expertise of Becky Cormier, design consultant for Tampabased Scan Design, to generate ideas and establish an overall theme for the renovation. “It’s important to get to know a client’s personality and lifestyle, since these are the things I need to take into continued >

consideration when designing a home,” Bateman says. “Mark wanted to create a clean, modern interior, with organic pieces and materials that complement the wonderful views.” While the condo wasn’t outdated, Mark did want to make a few changes to the living spaces. “We turned one of the bedrooms into an office,” Bateman says. “We removed a portion of the wall to make the office accessible from the living room.” The bathrooms were also completely revamped. The new master bath is accented by creamy marble walls and flooring along with a custom double vanity and complementary mirrors boasting rich sapele wood veneers. The highlight of the master bedroom is the low-profile wenge dresser located below the wall-mounted television. “This dresser is very impressive,” Cormier explains. “It is actually three different pieces that can be moved. In this case we slid the middle section over, creating a sharp focal point.”

Organic in nature Since the living room, dining area and kitchen reside in one large, open space, Cormier and Bateman suggested a neutral color scheme of earthy brown, tan and gray tones. The large abstract painting in the office reminds the owner of the Bay, which can be seen out the window.

The sofa perfectly complements the natural oak floors and the creamy beige walls, which feature a metallic finish. Small pops of color were added throughout the room, such as the cognac, rust and gold hues in the multi-woven area rug, as well as the unique art accenting the walls. “I’m a fan of abstract art,” Mark says. “I like the organic nature and the way the colors blend together. It adds personality.” Cormier and Bateman collaborated when it came to selecting the art seen throughout the condo. From the colorful paintings hanging in the hallway and

office, to the addition of metal art and sculptures, each piece was carefully selected and placed. “Most of the art in Mark’s condo is Scandinavian,” she says. “These pieces create impact. We chose to add the metal art to offer dimension.” The entertainment center features an abstract look of its own, thanks to the floating shelves and smooth sapele wood veneer. Its minimalist design blends smoothly with the nearby dining area and kitchen, which underwent a makeover of its own. While the kitchen’s original gray cabinetry remained intact, Bateman

added a stainless steel wrap to the top of the cabinets and replaced the countertops with Black Pearl granite. A new backsplash, comprised of seafoam blue glass tile adds that extra pop of color seen throughout Mark’s home. Bateman added a large mirror to the dining area wall, which now reflects the table and gray dining chairs with zippered backs. “I love sitting in here; the mirror really opens up the entire space,” Mark says. “And at night, when the lights are reflected, it truly is a sight to see.”

A Tale of Serendipity Young family renovates elegant home to add contemporary flair By Lyla Haggard | Photos by Johan Roetz Serendipity should be the name of the distinctive, one-of-a-kind home of Don Miggs and Lisa DeBartolo, their sons Milo and Jasper, and dog Zoe. Starting even before they met, serendipity played a role. Don just happened to notice Lisa’s photograph while visiting her sister and was impressed to the point that he flew from California to New York to meet her, just in case they might hit it off. They did. After marrying, they began the process of finding the perfect home for Lisa, Executive Vice President of the DeBartolo family holdings and their charitable foundation, and Don, lead singer/guitarist of his four-man band Miggs—two very different types of careers under one roof. continued >

Meant to be In 2008, they found it. Formerly owned by Outback Steakhouse founder Bob Basham, this 20,000-square-foot house has several features not usually incorporated in a residential design. In particular, it has two kitchens. In the living area is a comfortable spacious kitchen with a Thermador six-burner double oven range, Sub-Zero refrigerator with separate sections for fruit and drinks for the kids, two Miele dishwashers for easier clean-up, a wine cooler holding 350 bottles and a neat little automatic pantry light for times when hands are full. The kitchen also includes a large, built-in aquarium that adds a fascinating focal point. On site, yet out of sight, is a large corporate level kitchen with top-grade appliances and lots of space for caterers to prep their food. Don and Lisa decided to live in the house for a while before they began the process of re-decorating to make it their own. They painted a few walls and repaired some flooring. Then something serendipitous happened. The vanity in their master bathroom stopped working, and they called Dean Dupre of Champion

Residential Builders, Inc., for help, “…and he hasn’t left since,” laughs Lisa. Dupre had a lot of suggestions for an improvement here and a modification there, and Don and Lisa loved them all. “It started with fixing the vanity, then converting one of the two showers to a dry heat infrared sauna, creating an upstairs office for me, then our master suite, Don’s studio and office and the fabulous family room, etc.,” she said running out of breath. “So that’s why we say he might as well have moved in.” Lisa and Don love to host parties and now they had the perfect house for it. So one night they just happened to invite some couples over for dinner, and the date of one of their friends just happened to be Christina Julian, owner of Armonia Design, Inc., an interior design firm. Lisa began to talk with Julian about other houses she had seen and the two realized that they were definitely on the same creative wavelength. Lisa wanted to “freshen up” her house a bit and asked Julian for a few ideas. continued >

A luxurious atmosphere In no time flat, Julian had developed design boards for the entryway and family room and the evolution of the home had begun. “Once we got started on the project, it was almost like something organic—it just grew and grew; one thing would suggest another change and it seems we’re never done,” Lisa says. One thing Lisa loves about her home is the flow of the first floor. A long hallway extends from the entryway to the family room at the far end. To the left, the living room offers dark gray gloss gunmetal walls punctuated by a redesigned travertine and sandstone fireplace. An elegant sofa, tall side chairs and a dramatic, white baby grand piano finish off the formal look. Across the hall is the formal dining room, boasting a contemporary 5x12-foot Rustic Steel Creations table that easily accommodates 16 chairs. Custom Venetian plaster walls by artist Jason Hulfish that are a unique, vivid royal aquamarine color, create an atmosphere as if dining under the deep blue sea. Leading to the family room, along the hallway, is an arrangement of large rectangular format-applied panel moldings with off-white patterned wallpaper inserts and matching painted frames created by Dupre. A custom circular padded Christopher Guy banquette underneath a spectacular cylindrical crystal chandelier greets guests as they enter the family room. Using white shag rugs on the floor and custom designed patterns on the ceiling, Julian divided the large family room into a variety of areas for relaxation and fun, including the seating area, TV area and game areas. The ceiling design accompanied by the silver-andwhite Romo fabric of the drapes and the white wainscoting tie

together the neutral shades of the room, while the striking black velvet sofa, white chairs and red accent color in the hassocks, bar stools and felt of the pool table create a contemporary atmosphere of sparkle and fun. The antique mirrored bar along the far wall reflects the distinctive lighting—three pendants over the bar itself and one dome-shaped fixture nearer the mirror that gives an effect of an upside-down jelly fish. And a variety of lamps and chandeliers make the entire room warm and inviting. continued >

One-of-a-kind spaces Another family favorite is the master suite. Lisa wanted a romantic yet comfortable atmosphere, choosing Romo’s Odyssey wallpaper for the walls. Dupre rebuilt the king size bed on a double platform and under a wooden canopy with padded backing… enough room for Mom, Dad, the kids and the dog. Julian created a four-panel screen made from stained glass church windows that hides a large black massage lounger that definitely would not have fit into the décor. Now it’s concealed from view. Leading into the master bath, are his-and-her toilet rooms. But these are special toilets; no need to lift or lower that lid. The Neorest toilets, by Toto, automatically flip up and close; have a built-in bidet; disinfect themselves; and can also be controlled by a switch on the wall. The dramatic countertops, floors and walls are comprised of Emperador dark and light marble with silver leaf glass mosaic and rosewood inserts. Don and Lisa each have an office. On the first floor, Don’s shelving and cabinetry was changed from mahogany to black lacquer with Stroheim & Romann wallpaper and two black velvet Modani chairs with red/black chrome nail heads as accents. Upstairs, Lisa’s office features a fuchsia settee under a decorative sliding barn door. The floor is metallic epoxy, one wall is reclaimed Georgia brick, reminiscent of the outside of the house and the ceiling features hand-scraped wood beams. A very extraordinary room was created for the kids: the Wonka

room, also hand-sculpted and painted by Jason Hulfish, is a place off the beaten path where “…the kids’ imaginations can run wild,” says Don. “I think of it as a learning space that will stimulate their minds yet at the same time be a place with no purpose at all.” The room is filled with beanbag chairs, a cave, chalkboards, puzzles, two homework stations and bright bears. Everything has to stay in the room, so it becomes a special place. “Milo goes there when he wants to get away; it’s like his own little world,” Don has noticed. continued >

When Don wants to go to his own special world, it’s also right at home. Fortunately, Dupre was able to convert part of the corporate kitchen of the original house into a recording studio for Don’s band. It was no small challenge to make this conversion, since recording studios require sound panels made of very thick fiberglass and foam, several layers of plywood and extra dense drywall. Even the geometrics of the room matter, because every piece or object reflects sound in a certain direction, and a good studio must have as pure a balance of sound waves as possible. Both Lisa and Don have only good things to say about Dupre and Julian, who also only have good things to say about each other. “Dean is so easy to work with,” says Lisa, “His personality is so calming. If there’s a problem, he just says he’ll handle it, and I don’t have to micromanage anything.” Adds Don, “He under-promises and over-delivers. We were lucky we found him.”

A fluid design Last September, the couple hired designers Joe Bartolotta and Krista Medendorp of Tampa’s Artisan Design and embarked on a full-scale renovation. Bartolotta handled the structural elements of the revamping, such as the drafting of archways and lighting concepts, while Medendorp concentrated on the color scheme and decorative accents. “The Hirsches had a very closed-in kitchen and an open area beyond it that was plain, so we wanted to give the whole area a fluid, Tuscan feel,” Bartolotta says. “We built a whole wall that made the doors in the kitchen disappear, like they wanted, and designed all the archways. We built about seven archways, and there were none in the house at the time, so that completely changed the look of the kitchen and surrounding rooms.” The kitchen’s adjoining pantry, garage and laundry room doors were reframed to match the interior walls, and the existing window in the breakfast area was replaced with a single fiberglass entry door. An eyebrow arch at ceiling level was created to divide the kitchen and family room. Under-cabinet and in-cabinet puck lights were installed and pendant lights with dimmer switches were mounted above the center island. “We do a lot of entertaining for friends and family, so having a kitchen that fit our lifestyle was essential. I enjoy cooking, and my husband was a bartender while he was going to medical school, so we wanted to put in a pub area where he could experiment with drinks,” Jeanne says. “There is also a piece of furniture in our kitchen now—an old-fashioned barber shop piece from the 1840s with bottles of olive oil on the shelves—that the designers were able to weave into the kitchen for us.”

Italian influences Biking trips in idyllic Tuscany inspired Jeanne and Steve Hirsch to bring the Italian countryside to their Wesley Chapel kitchen. F The newly retired Hirsches had moved into the 1997-built Saddlebrook home from Long Island, New York two years ago. Surrounded by outdated, generic white cabinets and countertops, Jeanne says the original kitchen lacked personality and she craved Old-world ambiance with modern amenities. “We had been to Tuscany several times and we liked the rich, warm wood and high ceilings we saw there,” she explains. “We also saw these types of disappearing, camouflaged doors in the kitchens in Italy, so we wanted to incorporate the look of those doors and have them blend right into our cabinetry at home.”

The designers were also able to take an image of the Tuscan landscape from the Hirsches’ vacation and replicate it onto the range hood. Now, Jeanne can experience a figurative escape to Europe while whipping up Italian fare. The perimeter cabinetry is finished with a brown-black glaze and the island cabinetry boasts antique white paint with an espresso glaze. The homeowners selected Brookhaven’s Lewisburg recessed inset doors with rustic hinging for the upper cabinets and Winfield Square recessed doors on the lower cabinetry. Other impressive details include the dovetail drawer boxes with softclose glides, clear glass doors on the stacked upper cabinetry and bar area, angled pullout spice racks on each side of the range and a wall hideaway appliance cabinet next to the paneled refrigerator. The kitchen is now wide open, easily viewable from the adjacent rooms and large enough to accommodate dozens of mingling guests. “We have family from up north come visit in the winter, and this is the perfect kitchen for holidays. Last winter break, I cooked lasagna, and I had enough space in the upper and lower oven to keep the bread warm and make all the salads,” Jeanne says. “We were able to do everything in the kitchen without bumping into each other. I loved that.” continued >

Storage is also ample in the remodeled space. Inside the island are file drawer cabinets, a 15-inch single trash cabinet to the right of the sink, and a unique compartment for outdoor grilling items, including a slot for plates and trays and a rack for hanging utensils. “I love the marriage of the old and the new in this kitchen, and it feels really comfortable, like a kitchen that’s been around for a long time, where you can relax and enjoy a family dinner,” Medendorp says. “The homeowners chose design elements based on their travels and on what they loved. This seems to be the trend right now, just putting those personal elements into your dream kitchen. I always encourage my clients to do what feels like home to them.”

Welcoming façade Massive palms highlight the approach to this elegant property. The 6,000-square-foot home is sited on a pie shaped lot situated directly on the river. The façade of the house faces a quiet, private residential street and features a paver driveway leading up to a raised home entrance. The lot fans out from the road to a wider frontage on the river allowing space for the home to spread out as well with wings on either side of the central body of the home.

Built by Campagna Homes over an 18-month period, the home is exactly what these owners envisioned when they first purchased the waterfront lot several years earlier. “We bought the lot and held on to it for a while as we looked for a builder. We looked at so many homes but just could not find what we wanted,” Tiffany Chrysakis explains. “Then, we walked into the Campagna model home up in Highlands at Innisbrook and said, ‘This is it.’ We built almost the exact model though we had to tweak it a bit to fit on the lot.” The interior of the home features all of the public and entertaining spaces downstairs, with all the family bedrooms on the second floor. This is a modification from the original design. When the home was built six years ago, the master suite was located downstairs off to the right of the main entrance. In a desire to keep the family closer together, the couple swapped out the upstairs game and family room space with the downstairs master suite. “It was surprisingly easy how well they fit,” Tiffany says. Now, the former master suite downstairs has been transformed into a family game room complete with pool table, game table and wet bar as well as a movie viewing room that can be separated from the action by drawing the lush chocolate silk drapes. space. Upstairs, the former game room easily fits a large master suite complete with a fireplace and a balcony overlooking the infinity edge pool and the river beyond. A spacious master bath looks like it has always been there. Also upstairs are three more en suite bedrooms for family and guests including a second full suite with a balcony and spectacular water views.

Mother Nature’s power Taking advantage of the views was a primary goal in the design of this home. Upon entering, floor to ceiling windows reaching nearly 20 feet high are framed with cascades of ruby silk draperies. This is the focal point of the small formal living room, which also features an elegant fireplace. Columns serve to break up the open space of the foyer and separate off the formal dining room, which the family uses primarily at the holidays. An adjacent butler’s pantry offers convenient, attractive storage options. This home is designed with an elevator option, but these homeowners chose to put in a spacious wine cellar for Tiffany’s wine collection. The wood racks and brick floors are visible through the lovely iron scrollwork on the glass door and viewing window. The elevator shaft is still in place in case it should ever need to be converted back to its original function. The large kitchen and family room share one open space and is where this family spends most of their time. Featuring rich granite countertops, wood cabinets and a spacious work island, the kitchen is perfect for preparing meals and is a favorite spot for gathering both family and friends. Bar stools offer comfortable counter seating and a table in the breakfast nook offers space for informal sit-down meals. The family room is totally TOP: The wine cellar includes brick flooring and large wood storage racks. BOTTOM: A custom built-in entertainment center blends into the surrounding décor. Al fresco activities geared for comfort with comfortable couches and chairs arranged for both TV watching or outdoor views. Glass doors open off this room to the pool and patio area. Tiffany worked with Karen Campagna throughout the entire project on the designing and decoration of the home. “She really held our hand the whole way through,” Tiffany says. “From plumbing fixtures to light fixtures and beyond, she pulled it all together for us.” Husband Mike Campagna, the general contractor, explains that for this waterfront home, they designed a special foundation with piling caps, grade beams and other engineering details to allow this luxurious home to easily weather the elements.

Outdoor living is very important to these homeowners and it shows. Tiffany, who grew up working in the family landscaping business, is an avid gardener and tends to the extensive plantings personally. She is also a former partner in a landscaping company with her brother, the well-known landscape designer Ryan Hughes. As she exclaims laughing, “the outside of the home is the most important part to me!” Her husband, an avid fisherman, loves the fact that it is only steps away from the association docks where he keeps his boat. Fully-grown plantings and strategically placed pathways help create individual destinations within the backyard landscape, including a climbing gym on one side of the property and a thatched roof picnic area adjacent to the waterfront beach area. Large, covered porches accented with potted palms provide space for a full dining set, comfortable ensemble seating and a full outdoor kitchen complete with an eat-in counter and a fireplace. The pièce-de-résistance of the home is the gorgeous, infinity edge swimming pool. Designed by Hughes for his sister’s home, the angular, infinity edge pool with Jacuzzi spa is gorgeous in its own right—yet, complements rather than competes with, the amazing river views beyond. Flaming fire pots are symmetrically placed on either side of the infinity edge of the pool to frame the panorama of boats, pelicans and manatees passing by.
