Greetings

EVERYBODY seems to like the Sexy Issue. We fell into doing this the first summer we were in print, in 2017. And since then, we’ve occasionally toyed with retiring the theme, and sidelining the Sexy Party we often to do promote the issue.

But then, without fail, someone will ask about the special edition, and the racy bash, the highlight of which is typically a swimwear and lingerie fashion show. When’s the issue coming? Why haven’t I gotten my party invitation yet!?

So, truly, back by popular demand, we bring you the Sexy Issue 2024.

For the cover story — a revealing fashion spread, per usual — I was pleased to turn to the team that has often produced it before: Creative Director Patrick Magee, stylist Todd Ramos, photographer

THIS ISSUE IS always a little steamy — sometimes to my chagrin. (Thanks, Jeff, for pushing me out of my comfort zone!) But this year, I’m working on channeling my “hot girl summer” vibe, and I think I like it!

I learned that a Houstonborn rapper — now a huge star — coined “Hot Girl Summer” a few years back when she released her big single with that title. According to her definition, “Women — and men — just being unapologetically themselves” is what it’s all about.

Steve Visneau, and hair and makeup artist Edward Sanchez. And we went back to a familiar place, the Museum District’s ZaZa, long known as one of Houston’s sexiest hotels. (Back in the day, I co-hosted one of ZaZa’s grand-opening bashes, so returning there always feels like coming home.)

What’s new is that we found models who are a real-life couple. If some of the images seem quite, well, intimate, I respectfully request you take it up with Valen and Vitor. Believe me, they didn’t need much coaxing to get close!

And truth be told, we don’t need much coaxing to produce this fab annual issue. It’s a little out of the ordinary, and it’s fun. And after all this heat, and even a damn hurricane, I think we’re all ready for a bit of a decadent distraction.

I can do that! Feeling confident in who you are, having fun, and looking good while you’re doing it. Being the life of the party is having your sexiest summer ever. Getting out and traveling to cool new places. Showing more skin. Getting a tan. Forget the sunscreen every so often, life is short! Be flirty! Have fun, and be you!

POP-UP FUN

After popping up in New York, Chicago, Miami and Minneapolis, Malibu Barbie Cafe complete with a pinkified menu and roller rink — arrives at the Junction HTX building off Washington in August. Expect photo ops, creative cocktails, and special events like cupcake decorating classes and paint parties. It opens Aug. 16 and runs through mid-October; tickets are $25, but include credit for both food and merchandise.

In a first for Zadok Jewelers, the family-owned biz has introduced its Zadok Texas Collection. Beautiful pieces depict longhorns, horseshoes, boots, the state shape and also sayings like “howdy” and “yeehaw.”

The touring retrospective Thomas Demand: The Stutter of History is on view at the MFAH through Sept. 15, with around 70 of his photos, many depicting his largescale cardboard-andpaper recreations of indoor spaces.

A fun facial studio for girls on the go, Hi, Skin is now open on Westheimer in Montrose.

KATY’S HAYDEN BAKER received a gift from his dad, who worked security at the Houston Rodeo, at age 3 — an acoustic guitar autographed by country duo Brooks and Dunn, who added the directive “Hayden, practice!” alongside their signatures. Twenty years later, Baker signed a publishing deal with Dunn’s company Perfect Pitch, and recorded a cover of the group’s “South of Santa Fe,” which appears on his latest album Barely Gettin’ By, an alternately raucous and introspective collection of songs spanning modern and traditional country styles. Baker’s heartfelt tenor vocals are bolstered by some serious guitar shredding. His summer tour includes gigs across Texas, including a solo acoustic show at The Dosey Doe in The Woodlands on Sept. 21. –chris becker

TEN YEARS AGO, artistowned and -operated gallery Archway began a tradition that continues today. Every Sunday morning, independent drawing sessions — attended by novice, up-and-coming and career artists alike — invite participants to practice drawing the human form. If it seems like there is a neverending parade of new high-rise apartments under construction, it’s not just in your head. With more than 81,000 units recently opened or under construction, and 59,000 additional unoccupied Class A or Class B units, according to a Greater Houston Partnership analysis of MRI Apartment Data, it’s not surprising that average monthly occupancy and rent in Houston have both been trending downward for more than a year. “At the current pace of construction, Houston will need to create roughly 114,000 jobs to absorb what’s currently under construction,” says economist Patrick Jankowski with GHP. But management companies are playing the game, offering concessions like a free month (or two!), and upping their amenities to lure renters.

The number of months that it would take to sell all of the townhomes and condominiums currently on the market if things continued moving at the same pace, and no new listings were to hit. This June 2024 figure is the highest since September 2012, per HAR.

Rent Control

AS AFFORDABILITY continues to be a hurdle for many Houston families, renting remains a desirable option. In June 2024, there were 4,358 listings for single-family rental homes, a 3 percent bump compared to one year ago. The increase in asking rents for new leases was also modest; the average rent price was up just 1 percent, to $2,373. This moderation follows years of rent hikes, but experts say rental prices remain prohibitively high for many households.

FAMILY-FRIENDLY AND boasting a prime location just west of the Galleria, Briargrove is having a moment: The average sales price of a single-family home here during the 12 months ending in July 2024 was $1.23 million — a whopping 20 percent increase over the previous year. Homes are selling faster, too, averaging just 25 days on the market.

The average price of a single-family home sold in May, an all-time high for the month, per HAR. It tops the previous record of $438,350, set two years ago.

Beloved for its Heights-adjacent location and charm, Garden Oaks is movin’ on up ... almost to the million-dollar mark. The average sales price of a single-family home here is more than $925K — and the number of transactions over the past 12 months ending in June increased by around 50 percent compared to the year prior. In neighboring Oak Forest, home prices jumped 20 percent, to an impressive $811K. Meanwhile, in the Heights proper, both sales price and the number of transactions remain relatively flat year-over-year.

Urban Oasis

THE SKYLINE ALONG Allen Parkway has dramatically transformed over the past few years, with mixed-use developments galore proffering primo dining destinations, nightlife and more. DC Partners’ 35-story The Allen, for example, is home to the Thompson Houston hotel and 115 high-end condos, while the 24-story Autry Park is similarly urbane with 300-plus apartments.

Suburban Sprawl

WITH A MIX of “affordability, modern amenities and customizable options,” new-construction homes in suburban areas like New Caney, due east of The Woodlands, are in high demand. The Montgomery County community — twice ranked No. 1 by HAR in its quarterly list of Hottest Communities — boasts an average sales price of around $240K, and sold 140 percent more homes during the second quarter of 2024 compared to that of 2023.

While new construction is appealing for several obvious reasons, older homes have one clear advantage: character. Homeowners, designers and realtors all agree that unique details can sell a home. Scroll HAR and you’re likely to find features like parquet floors and wood-paneled rooms, in homes old, new and reimagined. A sleek version can swath a handsome bathroom, like this one in River Oaks, while an office or study might still rock retro or Victorian-style raised paneling. Wood paneling can also lend a cottage-y feel to kitchens, laundry rooms and bathrooms.

IT SEEMS LIKE flood-prone Meyerland has learned a thing or two after all these years — and now it’s the rest of Houston that’s reeling from natural disasters. So while home prices across the city remain relatively flat, those in Meyerland are up 10 percent year-over-year, and houses — like this raised new build complete with a car lift in the garage — are sitting on the market for 25 percent fewer days.

West Side Story

THE MEMORIAL AREA is often thought to primarily consist of the Villages. But go toward and beyond the Beltway and you’ll find scores of tight-knit comunities that make up the Memorial West market area — where home prices are up by 7 percent and days-on-market is down by about the same. It was named HAR’s Hottest Luxury Community of Q1 2024, with transactions up 33.3% year over year.

This summer, Houston’s artful Japanese culture unfolds like never before.

If you asked a Houstonian where to eat Japanese food 40 to 60 years ago, there would only be one answer: Tokyo Gardens. Although Westheimer was just a dirt road when Houston’s first Japanese restaurant opened in the early ’60s, the city was booming. With its Japanese architecture, a washi bridge over a koi pond, and servers dressed in elaborate kimonos, Tokyo Gardens was one of Houston’s only celebspotting eateries. Everyone was fascinated with it. It featured the city’s first sushi bar, and in the dining room, there was tatami seating in old world style (shoes off, of course).

Flash forward to the late ’90s and into the 2000s, Japanese cuisine started evolving and expanding in Houston along with the Japanese population and its arts and culture. Sushi bars were popping up in every neighborhood and Japanese chain restaurants were common. Restaurants continued to become sleeker and more modern with a less traditional design like Nobu, Kata Robata , Roka Akor, Aya Sushi and still wildly popular Uchi.

“The Japanese culinary scene has changed tremendously since I first arrived in Houston in 2000,” says beloved chef Manabu “Hori” Horiuchi of Kata Robata and new nationally lauded Katami, arguably the hottest reservation in town. “A big difference is the new generation of young chefs doing their own style of omakase or hand-roll concepts. Lots of new energy in Houston that I can appreciate, and a totally different style than in New York, Los Angeles, or even Tokyo,” adds Hori, who grew up in Japan and moved here when the Japanese consulate hired him as its chef.

He makes time to participate in Houston’s annual Japan Festival, where he serves street food for the crowd. On Sept. 7 and 8, the sprawling outdoor event presented by the Japan-America Society of Houston will be held for the first time in Hermann Park. Besides the Japanese-inspired food, guests can expect traditional and contemporary performances of Japanese music, dance and martial arts. Additionally, there will be demonstrations and displays of Ikebana flower arrangements, tea ceremony, origami and more.

FEEDER Culture

with the vast new Japanese art exhibition at The Museum of Fine Arts, Houston. MFAH opened Meiji Modern: Fifty Years of New Japan , an exhibition of art from Japan’s Meiji era (1868–1912), in early July, and it runs through Sept. 15, featuring nearly 200 works from more than 70 public and private collections. Through prints, posters, sculptures, textiles and more, the exhibition will explore themes such as the role of the sea in Japanese culture, changing gender roles, and the nation’s religion, traditions, and myths.

After the shows, it’s only appropriate to check out one of the city’s buzzy new Japanese restaurants for the full experience. Add Azumi , sister restaurant to Marmo in River Oaks District, to the long list of elevated newcomers in Houston. This follows the debut of Molihua in the Blossom Hotel near the Medical Center.

But there’s more! Looking ahead, Autry Park will

be graced with Doku, specializing in sushi, and Doku Bar from the group behind Aiko, Handies Douzo and Kodoro. And Hei Kei , a steak and sushi concept, is rolling into Upper Kirby this fall. Nearby at the Shops at Arrive, the team behind top sushi spot Neo will soon debut intimate Kiro, a Japanese “listening bar” with hand rolls, cocktails and vinyl.

Sponsors for the event included top-tier catering outfit Jackson & Company — the interactive dessert station was a hit! — and Bentley Houston. Exclusive Furniture was also a sponsor, while Avenue 360 was the spotlight nonprofit, urging the crowd to support its wellness mission. Liquor sponsors included Fraser & Thompson whiskey, Aspen vodka, Campari, and Insólito tequila, whose Pink Flamingo signature cocktail was garnished with edible versions of the magazine’s Cool 100 cover. The Thompson Hotel’s Toca Madera is the latest ‘vibe dining’ destination to bring the heat.

EExperiential, or “vibe,” dining has been trending for a few years now in Houston, from restaurateurs who assume that diners want more than just a meal. Well, they all just got some stiff competition with the opening of Toca Madera in the Pavilion at The Allen.

A product of international hospitality group Nobel 33, which has locations in Los Angeles, Scottsdale and Las Vegas, this is the group’s first Texas restaurant. The company plans to open Meduza Mediterrania in H-Town later this fall.

The sexy 14,000-square-foot import aims to transport guests to a Mexico City supper club with moody lighting, bold furnishings and art, plus a dramatic bird’s nest patio with hanging Spanish moss and a ceiling of wisteria vines. Get ready: its dining room, open kitchen, and bar area beat with an

electric-like atmosphere, and the live entertainment think hot fire dancers and cleavage-y energy galore will keep you on your toes. (If this is your jam, consider a membership. Perks include members-only menu items, wine and access to a private speakeasy.)

Sink into a velvet banquette and let the drink and food ordering begin. You might just forget how loud the music is after a few sips of a specialty margarita (the Ghost Rider is presented with a little fire bling). Dip perfectly fried plantain chips into guacamole garnished with pomegranate seeds; the beautifully presented sashimi Mexico, atop cucumber and buttery avocado, is another cool choice. There’s also a designated taco menu.

Although night owls might come for cocktails and small shareable plates, there’s a full roster of entrees. Since it is a steakhouse, consider one of the many beef entrees ranging from petite-but-mighty filets to the massive 40-ounce tomahawk steak presented flaming on a hook. Take your pick from prime Americansourced wagyu and Black Angus or Japanese wagyu.

Fresh seafood is plentiful and just as impressive. Houston Executive Chef Christian Brennan oversees the kitchen, which leans on sustainably caught seafood and organic ingredients. Don’t miss the giant Mayan prawns served with cilantro lime rice and citrus cabbage or splurgy Mariscos tower stacked with spanking fresh king crab and lobster tail, jumbo prawns, and oysters on ice. Like the vibe, food is a show here — and it’s not just a pretty face. 

Ryan and Josephine Granger have opened Granger’s in the Museum District, with elevated American food a la steaks, seafood and bourbonpecan pie. It combines neighborhood-diner vibes with polished finishes and a centerpiece bar!

Berg Hospitality’s Benjamin Berg must never sleep. He’s opened two more restaurants this summer: Turner’s Cut in the Autry Park mixed-use development aims to be Houston’s most luxurious steakhouse. And The Sylvie is an all-day café in Downtown’s Texas Tower featuring pizza baked in a glass mosaic oven.

No stranger to longstanding, family-run restaurants, the Adair Concepts umbrella now includes beloved breakfast destination Buffalo Grille, with locations in West U and on Voss, is part of the hospitality group. There’ll be upgrades like organic eggs and fresh-squeezed juice, but there are no plans for a menu overhaul.

It’s official: the Michelin Guide, the authority on fine dining, is coming to Texas! Inspectors have already started scouring Houston, Austin, Dallas and Fort Worth, but plan to zoom in on San Antonio for its first edition, according to a press release. The inaugural edition of The Michelin Guide Texas will be announced later this year.

An ultra-private and unplugged vacation has never been so tempting. The Maldives is a must.

TThe personal service starts as soon as guests clear customs at the Maldives’ Malé Velana international airport. Visitors are whisked away in a speedboat to the Gili Lankanfushi resort, reminiscent of the opening scene of a new White Lotus season. There’s no hotel tower or town, so it’s possible to wander among the bright green palm trees and beaches (which are raked every morning to be easy on your bare feet) without running into another person. Unless one would like to, which is where a personal butler — called Mr. or Mrs. Friday, a reference to Robinson Crusoe — can help. The staff at Gili, and especially your Friday, is omnipresent (while not being intrusive in the slightest). They’ll coordinate any of the many activities on Gili: Try snorkeling with the resident marine biologist to discover “coral farms,” through which the resort is growing and replanting coral; relax in the glass-bottomed spa; or take a swing during a private tennis lesson on the plush grass courts. Of course, there’s also plenty of food to be enjoyed.

Chef Hari oversees a small army of chefs and cooks from around the world that staff the island’s three restaurants, where every meal begins with a bracing shot of fresh juice. Don’t skip the breakfast spread served in the villa; it’s a full-service experience with

fresh fruit, eggs and various curried, porridge-y Maldivian specialties served on your private dock as the fish splash and play in the ocean.

Chef Hari didn’t know what a “chef” was when his parents enrolled him in culinary school — and the first time he had to prepare beef, his Hindu mother banned him from the house. He has since spearheaded the island’s vegan and vegetarian programs, including highly customized multicourse meals and cooking classes, which are becoming the talk of the Euro-travel set.

Dinner is a nightly show. It adopts a different rotating theme, like Asian-street-market night, during which rows of live cooking stations are erected on the beach at sunset. Alternatively, Mediterranean night includes a full fire pit, and Brazilian night includes livefire cooking carts rolled from table to table.

After serene days of no news and no shoes, lacing up sneakers for the trip back home is a hard-hitting reality. Gili, always with the special touches, has an airport concierge that helps guests through check-in and security, so there’s no need to part with the personalized luxury or friendly staff until the very last second. 

AA paradise for nature lovers, surfers and adventure seekers, Costa Rica often sees repeat visitors. The seven provinces, though different in the way of microclimates and the presence of volcanoes, cloud forests or beaches, are all predictably friendly, green and breathtakingly beautiful. Travelers come to anticipate and appreciate the “pura vida” lifestyle, i.e. an appreciation for the here-and-now beauty and wonder that the country offers so abundantly.

In the somewhat remote, southern-Pacific region of Puntarenas, humpback whales spout hello during their annual migration, and a lush coastline looks out at inlets and islands home to hundreds of species of fish and mollusks and coral. It is here, on a 58-acre rainforest reserve, that Hotel Three Sixty is perched, dangling nearly 1,000 feet in the air and boasting unobstructed views — hence the name.

With 12 two-person villas (and more on the way) and a wraparound infinity pool overlooking the beach, the adults-only Hotel Three Sixty offers something that few properties in Costa Rica can: permission

to simply relax. Yes, ziplining adventures and hiking excursions are recommended; the nearby Nauyaca Waterfall is a fun one, whether you want to bring a book and post up on a riverside boulder for a few hours or scale rocky cliffs (rope and spotters provided) to make an impressive jump from the top. Or take a boat tour of the mangroves, where boa constrictors, bull sharks, crocodiles and gallymoons await, and adorable monkeys will performatively eat monkfruit.

But much of Costa Rica’s beauty can be soaked in from the property’s open-air restaurant and lounge — ask for binoculars to catch a glimpse of monkeys and more than 100 species of birds — or the jungleimmersed yoga deck, which is near the spa and gym at the bottom of a long, steep driveway. (Cute drivers offer lifts in golf carts to and from this part of the hotel.)

Further down the hill is the town of Ojochal, where a popular local restaurant called Citrus is located next-door to a gourmet gift shop called L’Epiciere — local honey, coffee and chocolate, along with housemade French-style pastries, beckon. Other festive places to experience regional craft beer include the treehouse-style Fuego restaurant and brewery; for Costa Rica’s laidback answer to finedining, try Heliconia.

But there’s nothing wrong with spending a majority of time kicking back at the hotel. Turn the edge of the infinity pool into a makeshift table for a truly fine cocktail and ceviche, and admire the canopy of trees below, some dusted with gold flowers, others covered by puffs of white clouds. You likely won’t even mind when the bugs glitter and flutter in front of your face, or drop into your fresh fruit bowl — you gently lift them out and send them on their way.
