Each January, the GHPA conveys its annual Good Brick Awards to spotlight local preservation accomplishments across the city. Nestled within Memorial Park, Houston Arboretum & Nature Center serves as both a serene retreat and education center. The Arboretum features a class on Edible Wild Plants, Jan. 21. Mark Vorderbruggen, a research chemist and one of the Houston area’s most intrepid explorers, explains how the Texas landscape is filled with an abundance of wild edibles. WALKING TOURS The Architecture Center Houston leads two walking tours this month spotlighting the notable architecture in two of Houston’s architecturally rich neighborhoods. BY JOETTA MOULDEN • PHOTOGRAPHY BY JANET LENZEN AFTER: Installing new diagonally placed large floor tiles, adding tiles from the tub to the window, editing accessories to just a few large-scale items, and creating a custom glass shower enclosure instantly updated this bath. The quirky ledge above the shower was removed, which made the shower feel larger.
When Laura and John Green called me, their basic builder bath was large, but dated. They had purchased an already-built spec home and did not get to pick out any surfaces or fixtures. Without expanding the footprint of the bath, we resurfaced it on a budget, changing nearly every surface. To save money, the couple chose to paint the vanities with Sherwin-Williams’ “Rice Grain” (an oil-based alkyd paint), leave the kneehole area in her long vanity and keep both the tub and tub deck. “We wanted something new and different and were looking for ways to visually open up the room and add space to the shower. Storage for small toiletry items was a real problem, as was the small size of the shower,” Laura explained. The couple added more storage and closed in the existing small medicine cabinets and added extra-large mirrored cabinets on the new, updated mosaic tile walls. In order to add more space to the shower, a long ledge was 18

removed from the back of the shower and the solid, side wall of the old shower was removed, replacing it with see-through glass surround atop a tiled pony (half-height) wall. The ledge above the shower was also removed. In just one visit I developed a plan for remodeling their master bath. “I liked the fact that you were so thorough in making sure that all aspects of the project were addressed and that nothing was left out. You never pushed your vision but rather found ways to bring out our ideas, making them workable. You are good about directing your attention to the choices that needed to be made in order for us to get underway. This meant fewer problems during the implementation phase,” Laura smiled. I suggested the couple continue their color palette from the bedroom into the bath. The walls are painted Sherwin Williams “Ramie”, which coordinates with the dark brown Marron Cohiba granite from Shenoy Stone that was installed by Stone Art Works. The couple chose Dal-Tile’s Mosaic

TRADE SECRETS • Think green—keeping an existing whirlpool tub and painting existing vanities repurposes them, keeps them out of the landfill and saves money, too. • To dress up existing builder vanities, paint them, add granite tops, new sinks, faucets and matching hardware. • Remove dated sheet mirrors and lighting to totally change your bathroom. AFTER: Adding inset mirrored medicine cabinets from Bath & Kitchen Showplace added lots of storage to eliminate the mess on the countertop. New modern mosaic tile up to the ceiling, darker granite countertop and stool, matching brushed nickel hardware from Home Depot, double-glass sconce lights from Carol’s Lighting and Luxart brushed nickel plumbing fixtures from Bath & Kitchen Showplace brought this bath into the 20th century.
Bronze CPAC 9999-413976LUM wall tile, and 16”-square Café Tobacco marble was installed on the floor on the diagonal. The matching tub backsplash tile was cut into 5” squares and the shower tile was cut to 16”x8” and laid in a brick pattern. The same cut tile was used on the floor of the shower in a smaller 3-3/4” square grid pattern. One of the hardest decisions the couple made was deciding which way to go with the existing whirlpool tub. I gave them the option of keeping it and sent them several design photos and offered advice based on budget. “In the end, we kept it simple and left the tub deck as is and tiled the wall behind it with cut 16” long by 8” tall tiles, up and over the deep window sills with 16” square tiles,” Laura explained. The result ties in with the shower tiles and makes the tub look like a more expensive freestanding tub, Laura said. The couple had budgeted $18K for the project and ended up spending $23 K. The items that sent them over their budget were the oversized mirrored medicine cabinets and the granite. “We really didn’t have a specific idea of what we wanted until we walked the granite yard. granite was not a basic-level granite, but it was definitely worth it to pay a little more,” Laura explained. “The granite could not upstage the dramatic tile we chose and it needed to bring together all the elements in the room. We chose it because it had a more subtle pattern, less veining and it was a dark (chocolate) color which you had recommended to contrast with the floor,” she said. Laura advises anyone to seek professional guidance when taking on a remodeling project. “I think it would have taken longer and we would have encountered many more ‘uh-oh’ moments without the expertise and planning that you were able to offer,” Laura said. As with most of my clients that remodel, the couple admits that at one point it was very difficult to keep the end result in mind. “We think the finished bathroom really did exceed our expectations,” Laura noted. She said the bath was a showstopper when they showed guests around the house and everyone told them it looks like it came from the pages of a style magazine. What a compliment!” she beamed.

HISTORIC COLLABORATION A family’s Old Sixth Ward cottage harmonizes with a contemporary addition that proves to be more compliment than harsh contrast BY SANDRA COOK •

The Ansells are a family of independent creative thinkers. When the Ansells first drove through the Old Sixth Ward Historic District in 1998, they were taken with the narrow brick streets and the small-scale architecture of the original homes, many dating from the 1870s to 1890s. The historic blocks were part of the land purchase made by the Allen brothers when they founded Houston in the 1830s. The Ansells managed to buy three consecutive houses and moved into one, while renting out two of the small homes. The Ansells have taken an enlightened preservationist approach to living in the Old Sixth Ward. Between 1998 and 2000, they worked with architects Daniel Dupuis and Gary Eades and Al Morin, Jason Morin and Tom Morin of Morin Contracting to convert the interior of an 1880s cottage into a contemporary, two-level home, with two bedrooms, two baths and a combination kitchen/living space, all while preserving the historic exterior. (This project was featured in the February 2002 issue of Houston House & Home) Such a clever and meticulous approach to preservation was bound to result when this particular couple collaborates with a strong architectural team. Bennie Flores Ansell is a talented artist who creates sculptural assemblages by arranging dozens, sometimes hundreds of her own photos to create one broader piece of art, among other creations. She also teaches art at Houston Community College’s Central Campus. David Ansell is psychiatrist with a private practice. Their two teenage daughters Zoe and Thora are active, intelligent young ladies who grew up in the Old Sixth Ward. 24

The respectful addition won a GHPA Good Brick Award in 2011.

Bennie’s creativity, David’s careful, analytical nature and the girls’ energy and zeal all played into design and character of their current home, completed in 2010. When they wanted more space, the Ansells didn’t build a great big, brand new house, they built a contemporary, yet complementary house next to their remodeled 1880s cottage and connected the two with a glass bridge. The Ansells turned to Framework Design, a firm known for their innovative projects involving contemporary additions to historic structures. Framework’s principals Joe Meppelink and Marisa Janusz also happen to be Old Sixth Ward residents and good friends. Was it risky to hire good friends to design the addition to their home? Some might say yes, but Bennie, David, Meppelink and Janusz agreed that they could set aside egos and personal feelings in pursuit of the strongest design solutions. And they must have meant it, because the met frequently during the design process with went through several evolutions over more than two years. The two couples remain great friends and neighbors today. 26

After waking up in the wee hours to sketch out pool placement options, she saw a small pool with a bridge built over it in a magazine. That was it! She realized the pool could fit under the bridge between the old and new structures and emailed Meppelink and Janusz at 4 a.m.
The Ansells wanted to create a bit more living space, separate rooms for girls who had been sharing one room and the mainfloor bath. They also wanted to establish space for Bennie’s studio and have a separate, private office for David’s practice. Another big challenge was to find room for a pool and some green space to coexist. To facilitate this project the Ansells sold one of the three small homes, located at the north end of their three-lot parcel. With two remaining homes, the chose to make the southernmost home David’s office and moved it as close to the corner as permitted to make room for their addition. 28
HIRING YOUR FRIENDS AND NEIGHBORS
“We all sort of gave a little,” says homeowner Bennie Flores Ansell. “You don’t have to [already] be friends with a client to imagine being friends,” says architectural designer Joe Meppelink. “Right, especially when you’re dealing with something as personal as someone’s home,” says designer Marisa Janusz. It’s not purely a business transaction, but it’s not purely an emotional transaction either,” says Meppelink. “It’s a hybrid.” “To their credit, the Ansells are incredibly creative,” says

Bennie treasures how her studio desk sits at the window facing inward toward the old house and pool, allowing her to feel connected to those areas while she’s working. “I can see who is in the kitchen and the dining room via the windows, it's a way to be together without being ‘together’.“
Janusz. “They were able to visualize things and put certain pieces together that other clients might not, such as the pool placement and the glass dining room.” “It was a remarkable collaboration,” says Meppelink. “The best projects always are.” The concepts and execution of the project not only worked for the Ansell family, it caught the eye of the Greater Houston Preservation Alliance, earning one of the organization’s Good Brick Awards for 2011. The final design accomplished virtually all of the Ansells goals
and thoroughly, artfully reflects the entire design team’s talents and abilities. The completed project created a contemporary, livable, loveable space for family life, which preserves, respects, and harmonizes with history without insulting it with faux-historic recreations. BRIDGE FROM PAST
The Ansells and the Framework designers began with the mindset of avoiding the look of a giant, glaring addition. As the design concept developed, they considered the lot limitations, the orien29

tation of their existing, updated cottage, and the concept of creating the look from the street as if the addition was just another house on the block. “Because of the lot limitations and the orientation we came up with the concept of having the look from the street be that of another house with an appropriate East-West orientation that lightly and respectfully articulated with the old one—not competing,” says David Ansell. “We wanted it to be distinct, contemporary and have references to and in harmony with the old.” Inside the home, the rooms relate more to the North-South axis. “The view of the pool and the openness of the glass capture most 30
people's immediate attention,” says David. “For us though, we were surprised how well it gives the feeling of one house (versus two small houses) and how it provides the focal point of converging and trying to blend old and new.” “We wanted it to look like two houses from the street,” says David. “We didn’t want the addition to compete with the historic structures, but we didn’t want it to try to look exactly the same.” MODERN LIVING SPACE

the interior of the historic cottage is finished with a mix of historic materials and modern elements, the new structure is true to its era. Pale maple flooring, pristine white walls and contemporary furniture and artwork assure the viewer they are in a modern space. Janusz and Meppelink set out to deliver a cohesive whole, encompassing the older cottage and adding the new spaces. They are pleased that it turned out to be a relatively symmetrical system, or a bicameral home with subtle differences on each side. PONDERING THE POOL
Solving the quandary of where—and how—to fit in a pool and
retain some open grassy and or gravel areas for kids and pets proved to be tricky. Both the Ansells and the Framework designers struggled to come up with a desirable solution. “The pool was one of the most challenging structural feats we’ve ever done,” says Meppelilnk. “All four of us pushed ourselves to make it happen.” Bennie says that she really wanted a pool and David really wanted to keep the yard. “I woke up with this problem in my head really late one night,” says Bennie. “I knew there had to be a way to get a pool into the plan. I drew it several ways on the plans that would not leave David with much yard and then it 31
“We have less space outside after the addition, but now we actually use our outdoor space better, because of the way the house embraces the outdoors,” says Bennie. “It’s an amazing feeling to drink coffee at the table a take in the view.”
was apparent to me after I saw a pool in an Architectural Digest. It was a small lap pool with a bridge going over and it hit me that a thin lap pool could be placed in between the houses and go under our ‘bridge’ to the new structure. It was 4 o’clock in the morning and I had to share my news with someone, so I emailed Joe and Marisa to let them know that I figured out where to put the pool and we needed to meet first thing in the morning. They both met me at their office at 8:30 a.m. and were really excited about the idea, they truly helped us make it happen!”

Bennie recalls a delightful moment after moving in when daughter Thora discovered the pattern of the pool surface reflecting on the ceiling of the dining room after they when we first moved into their expanded home. “Thora started shouting, ‘Mom, come in here! Come in here!’,” says Bennie. “She was pointing at the water’s reflection from below onto the ceiling of the dining room. It is its own art piece and changes with the sunlight and seasons. As the day or season changes the light reflected from the pool moves onto different parts of the architecture.”

The glassed-in bridge features a concrete floor, which serves as a distinct transition from the historic pine floors and walls to the new, decidedly contemporary addition. The space functions as the dining room—the place that brings the family and the two halves of the home together. On the table, the ceramic piece is by David Waddell and Sharon Dennard; one of Bennie’s creations hangs on the wall shielding the stairs. REWARDS OF RENEWAL
David recalls learning from his father about not throwing away old things, just because they look a bit ragged and used. This principle, he realizes, is now woven into the elements of his family’s home. “Our style is more of rehabilitation/renovation and I liken it to psychotherapy of a house,” says David. “I first learned about this type of process through working side by side with my father as a youngster. We plucked still useful, but discarded bicycle frames and gleaned various other parts from trash piles in our neighborhoods. We spent many long hours sanding, straitening, lubricating, polishing and painting the parts we had salvaged. We typically added new
parts that suited us, like a new seat and handle bar grips as we did the final assembly. My friends and I enjoyed countless hours riding the bicycles. However, as I reflect back I can now see that I enjoyed them more because the process my dad had shown me had a magical quality. We had taken something others saw as having no value and transformed it into something useful, admired and unique.

The 1904 Burnett House at 219 W. 11th Street is listed on the National Register of Historic Places. Arlen Ferguson, grandson of Mr. Burnett, completed this major renovation and addition in 2010 with Broman Design & Construction Corporation.
“Don Broman, our general contractor, assisted in the final design of the kitchen, master suite and sleeping porch to ensure the final results were historically sensitive to the original interior and exterior of the home. He and his staff have worked together for over 25 years and have mastered the art of Victorian custom millwork and finishes, so that only a very discerning eye can see the subtle distinction between ‘old’ to ’new.’ The new gourmet kitchen, with custom-built cabinetry, was expanded into the central hallway and dining room to provide a focal point for entertaining family and guests. Boulevard Oaks Beauty Beneath the breathtaking oaks just north of Rice University, Boulevard Oaks is one of Houston’s most visually arresting neighborhoods. Designed around the glorious oaks that provide its magical canopy, the neighborhood is known for charming homes that range from bungalows to mansions. When Nick and Katie Johnson purchased their home in Boulevard Oaks in 2004, it was with the well-thought-out intention of restoring and renovation the existing home, while respectfully adding space to accommodate family. The grand 1928 residence on South Boulevard was designed by Katherine B. and Harry L. Mott in collaboration with Burns & James Architects, and had later alterations by Birdsall Briscoe. Tiel Way Triumph In a precious pocket of River Oaks, bounded by Kirby Drive, Shepherd Drive, and the sloping banks of Buffalo Bayou, Tiel Way is one of our city’s true treasure troves of architectural heritage. Lynn & Ty Kelly purchased one of seven homes on Tiel Way designed the highly acclaimed architect Karl Kamrath of McKie & Kamrath. This particular home was designed in 1949 as a two-bedroom residence. Subsequent owners added a third bedroom and further alterations that drastically covered the appeal of the original design. The Kellys also turned to architect Regan Miller, in addition to employing landscape architect Sarah Lake to expand and update the home, while nurturing and ensuring the survival of this architectural gem. Miller designed a new, two-story wing that was built on the footprint of the previous addition and enclosed patio. The addition includes a small apartment, two bedrooms and a functional kitchen a family room. The front of the original structure was kept intact and both the old and new portions retain the original exterior of redwood and brick from Kamrath’s design. The lengths that all involved went to to save this home are particularly noteworthy, considering two of Kamrath’s designs on Tiel Way have been demolished.

Saving Groveland When Sam and Paula Douglass purchased a 1936 home designed by Birdsall Briscoe, they committed to a 3-year labor of love. They are the fourth owners of this beleaguered, yet beguiling home on a quiet little street, just a few short blocks from River Oaks Country Club. The Douglasses worked tirelessly to restore the floorplan to its original state and assure than all improvements and additions were in line with Briscoe’s architectural elements. Today, they call their home “Groveland.” The Douglasses saw to it that sliding glass doors were removed and replaced with appropriate windows and doors. Their restoration effort also removed extensive amounts of 1950s millwork and replaced it with painstakingly recreated millwork that matches Briscoe’s 1936 design details. All manner of indoor and outdoor hardware was restored and reproduced, when necessary. On the property’s exterior, all copper downspouts, bronze gas lanterns, fountains, brick, ironwork and iron gates were authentically restored. Inside, all light fixtures, chandeliers, mantels, plaster and floors of various materials were restored. Meanwhile, all modern conveniences were concealed to retain the integrity of the historic property.

When years of stashing and stuffing tools, sports equipment, gardening supplies, camping gear, abandoned projects and anything else you’ve forgotten about pushes a garage beyond its limits. For many homeowners, the only way to finding a permanent solution to the garage chaos is to consult a professional. Just getting an estimate from a storage solution expert can provide a clear vision and long-term remedy to recurring storage overload. “Don't be afraid to show your garage as-is to an estimator,” says Joe Gay of Advantage Southwest Garage Cabinets. “Many people think they need to clean it up before an estimate. Believe me, no matter how bad you think it looks, we've seen worse! In fact, having all the things you wish to store in sight helps our organization estimator decide how much and what type of cabinets/storage devices will best meet your needs. If you wait until it's clean, it could be months or years before you can start enjoying your garage again.” 48
Pieter Capozzi of Ideal Garage Solutions begins each consultation by determining the desired result for a garage overhaul. “First we ask the homeowner to think about how they want their garage to function and look when they are done,” says Capozzi. “Are they looking for style points or just to maximize storage? Next they need to figure out the importance of all their stuff.” Capozzi says he and his staff encourage homeowners to make three piles: one for items they want to keep; a second for items to go charity and/or a garage sale; and a third pile to be recycled or thrown away. “Once we know what items they are storing and how they want it to look we can come up with a plan to take back their garage,” says Capozzi. Joe Gay says Advantage Southwest Garage Cabinets are US-made and can usually be installed in 5 to 7 days. “We don't have to wait on prefab cabinets to be designed cut and shipped,” says Gay. “Normally, the time we need in your garage is less than one day, usually 4 to 6 hours.” He says pricing is dependent on the size of the job and can range from $400 more than $10,000, but the average garage project comes in around $1,500. “Our most popular storage solution, the 4’x8’ ceiling rack, takes approximately one hour per unit to install,” says Capozzi of Ideal Garage Solutions. “For two-car garages we recommend 1 to 4 units and up to 6 units in a three-car garage. Our Pro Series 4’x8’ overhead units, holding up to 700lb, can be installed for $385 each. This included installation, tax and a lifetime warranty. We work with every budget, from a set of wall shelves to a complete garage makeover.”

We also offer slat-wall systems in place of pegboard for hanging items on the wall. Slat wall systems are one of Capozzi’s favorite storage solutions. He says this method is great for hanging tools and items that are frequently used. “There are several colors to choose from and many different accessories to hold virtually any item in your garage,” says Capozzi. “You can buy a small kit or line all the walls in your garage.”
