or more than two decades, Martin Ayanegui has been focused on his business. He has been motivated by his clients, inspired by his projects and encouraged by his family and friends to continue expanding and growing. As Ayanegui’s Home Office Houston celebrates its 25th anniversary this year, he reflects back on what has made his company successful. From the early days during college at the University of Houston working as a volunteer at local museums to resolve lighting issues for galleries and displays, he has evolved his oncesmall company into a powerhouse enterprise offering interior design for homes and businesses, exterior/interior lighting design, construction and large and small remodeling, as well as facility management, maintenance and event planning. His award-winning work and work ethic have caught the eye of many. Some of his clients – who have been with him since the beginning – have shared his name with others. Almost all of his work has been the result of referrals. But, with recent exposure on national television, including CNBC’s Billion Dollar Buyer with Tilman Fertitta, TLC’s show The Little Couple, NBC Universal’s Steve Harvey Show, as well as A&E, HGTV and local television affiliates, Ayanegui is busier than ever. With degrees in architecture and environmental design, Ayanegui branched out into lighting design. This area really consumes his staff during the winter holiday season. He creatively decorates homes, businesses and local theaters, including the Alley Theatre, the new A.D. Players Theatre, and the Houston Astros Stadium. “Part of our success is because I meet with clients personally and am there to do the work – top to bottom,” says Ayanegui. He works with some of Houston’s top interior designers to create homes and businesses that are comfortable and yet stylish, and creates ambience inside and outside with proper lighting that sets moods and adds interest. He works with licensed professionals to provide services – electrical, plumbing, carpentry – as well as artisans and painters, tile layers and stonecutters. His is a one-stop shop. He likes to work with clients as a team. “I can take their ideas and collaborate with them to make it happen,” he says. “Sometimes they can’t explain exactly what they want, but I can assist them and get what they want. “I like for my clients to become my friends even after the job is done.” One of the things that Ayanegui and Home Office Houston does is give back to the community. Ayanegui has become very active in supporting The Sunshine Kids, a nonprofit that assists children with cancer and their families. Craig Biggio, Houston Astros Hall-of-Famer, has been one of his clients for over 20 years. When his daughter became ill, Craig and his wife Patty introduced Martin to the Sunshine Kids. Now, even after his child is recovered, Martin gladly continues to sponsor the organization, which he says gave him so much support. “We will continue doing our work, expanding our business and supporting our causes,” he says. “I learned from my father, who passed away when I was 13, that if you work hard and put your heart and soul into something, you will be successful.” Twenty-five years later, Home Office Houston continues to be a flourishing company with big plans for its future.

THE VINTAGE ROUND TOP Hip Rental Home Defines Modern Vintage With Crisp Interiors Accented By Repurposed Antiques By Barbara Canetti

W

hen you hear oxymorons such as “open secret,” “jumbo shrimp” or even “Hell’s Angels,” does it make you smile because of the incongruous, contradictory effect of the words? What about “modern vintage?” Paige and Smoot Hull, a Houston couple with connections to Round Top, have embraced that phrase and in fact, decorated a lovely industrial farmhouse (another oxymoron?) in the Hill Country that they rent and make available to others. To Paige, modern vintage is a hip style that marries sustainability with soul, giving home interiors a clean, modern look and furnished with vintage items that appeal to both men and women. The soul relates back to the history and stories in every piece she finds. “We decorate with just the right amount of vintage — it is not overdone,” says Paige, explaining items she found at garage sales and refuse piles were rescued, reconfigured and reused as lights, tables, bed frames or unique and quirky art in the house.

The Hulls got into the rental property business in Round Top in an unusual way. They were looking for a weekend getaway from Houston for their family when they came upon a 14-year-old house that was a mile from the Round Top square and within walking distance to venues for the twice-annual antiques show. Although the house was rather ordinary, almost a tract-style house, they rolled up their sleeves and got out their tools. They removed walls, raised ceilings, installed more windows and changed the style, character and personality of the 2,400-squarefoot, two-bedroom, two-and-a-half-bathroom house. They recently painted the exterior black, with white trim and shutters and contrasted with the bright, white tones on the inside. They named the house “1450.” They knew rental property was needed during the busy show season as well as other times of the year, so they began advertising and renting their house. It was an instant success, and they soon will add a second rental to the property named ‘Boho,” which will also feature bedrooms and a large party room or conference center. 42 house& home | March 2017 | www.houstonhouseandhome.net

WALK THROUGH As visitors come into the house through an entryway, a large chandelier is one of the first things they see. Talk about sustainability! The light fixture actually is an inactive wasp nest, which has been wired and suspended over a small desk with a vintage typewriter and guestbook.

This leads into the great room, a large white space with high, high ceilings and an oversized fireplace — the focal point of the room. The cement floor is painted gray and the fireplace redone to remove its rock facade. A mantle was installed and above it, two window screens stand, framed in wood. “There was so much space and we needed something large. I found these screens at a garage sale and just leaned them up against the white wall,” says Paige. “I just love them!” The coffee table actually is an old Army trunk, with a Houstonian’s name imprinted on it, along with stickers indicating where it has been. Entrance to the sleeping loft is accessible from the great room. Up the 14 steps (you know how many steps because they are numbered) is a peaceful room with aged, multi-colored shiplap ceiling, two beds and lots of light. To give lounging guests some privacy, the Hulls created a wall of antique leather valises and arranged them in a geometric pattern, inspired by Santa Fe collage artist Gail Rieke. Back downstairs, the open and fully stocked kitchen has a small sitting counter with three metal industrial barstools purchased in Round Top. Above the bar are three dangling lights. Paige says these triplets were actually used in a chicken coop to keep the eggs and chicks warm. Adjacent to the bar is a heavy post, roughhewn and unpainted and probably from the 1800s, used as the supporting timber for the upstairs entrance to the loft.

because it looks like the restaurant chains’ original building style. The room is surrounded with windows, making the white walls, white table and white chairs contrast with the long leaf pine floors, which also were rescued from a junk pile. Everything in the room — table, chairs, flooring and light fixture (once the top portion of a steel barrel) — has a story. “The tabletop came from a carnival group. They would set it up every night with saw horses,” says Paige, noting the history again: The tall man, the bearded lady, the sword swallower, all carnies who lived and traveled together shared their meals at this table. The master bedroom is on the main floor as well. A hanging barn door separates the en suite bathroom from the sleeping area. Paige spotted a trio of metal spigots and installed them as towel holders outside the shower. In the bedroom is a huge framed mirror that monopolizes the room, purchased from Old World Antieks in La Grange and trucked in with lots of prayers for safe transport. The family gets to use the house when it is not rented.

THE VINTAGE ROUND TOP “We love Round Top and wanted a country home, but we didn’t see having a rental at that time. The opportunity arose for us to share the house, and it has been so rewarding,” Paige says. “We are honored and humbled by the reaction from our guests because we didn’t see it coming.” Although the Hulls used to have a shop in Round Top, they now only sell their vintage wares and VRT home goods line that includes candles, soaps, textile bags, aprons and pillows at pop-up stores in the house and online. During the spring antiques week, they are hosting a oneday sale in the house on March 28 with a conference on social media and branding the following day. “We offer something unique that has resonated with so many people,” she says. “Our guests are embracing modern vintage.” The “Pizza Hut” room features a long wooden table. H

igh atop a grassy hill overlooking the pastoral fields of Washington County near Round Top, a steepled structure rises from a rolling grove of olive trees and strikes a vivid silhouette against the wide blue sky. Here is a quiet, calm refuge pairing the character of a 19th-century country church with the comfort of handpicked furnishings, beautiful views, perfect linens and a breakfast basket of homemade treats. The White House on the Hill, a bed-and-breakfast retreat for one or two guests, was designed and built by Rob Rosenbaum and Linda O’Neal in 2014. “We both love old country churches, and it was a dream of ours to build a replica that would capture the essence and character of these simple, soulful structures,” Rosenbaum says. The couple chose a lofty hilltop site with panoramic views above their newly planted grove of 300 olive trees. They worked with Barney Reynolds of Round Top Home Builders to complete the project. “It’s like stepping out of time,” says New Yorker Amanda Sawyer, who stays in the cottage with her husband, Dave, twice each year during the Original Round Top Antiques Fair. “It’s so romantic and private. It’s a true retreat from our busy life.” The structure is only a few years old, but the materials are reclaimed from an earlier time and have an aging patina. The main interior room has 25-foot ceilings, shiplap walls and a floor salvaged from a 19thcentury Galveston warehouse. The windows are handmade, the stained glass window is an antique from St. Louis and a 200-year-old wooden beam from Iowa is an architectural and structural focal point. The ambience is all 19th century, but hidden behind cabinet doors is a full kitchenette with a premium espresso and cappuccino machine. There’s also central air and heat and cable television for those who aren’t ready to escape completely from the outside world. “I want people to love this place so much they want to come back again and again. After all, if it’s not as good as your own home or bet-

ter, why would you travel to stay here?” O’Neal says. O’Neal and Rosenbaum selected each interior piece. Most of the furnishings are French antiques, although the chandelier is from New Orleans. A king-sized bed is topped with linens by Pandora de Balthezar, who is well known at the Round Top antiques fairs for her down Hungarian pillows and quality linens. The adjacent bath features an oversized claw-foot tub, a walk-in shower and a magnificent antique mirror. Above the tub is an antique print of the Madonna and Jesus, which O’Neal found at Bill Moore Antiques in Round Top. The angel is from France and once hung in a chapel where novices took their vows. For the morning, O’Neal prepares a breakfast basket with homemade blueberry muffins, fresh fruit, yogurt and sometimes Brie and crackers. “Whatever is fresh and delicious, that’s what we bring,” she says. Outside there is seating underneath the cedar tree, and the 20 acres of park-like property include a pond that is ideal for fishing. “The rolling hills are wonderful for walking, and we have incredible sunsets,” O’Neal says. Rosenbaum has planted fruit orchards, crepe myrtle, cedar, cottonwoods and sycamores, in addition to the olive grove. The tall steeple was purchased and installed by “the steeple people,” a Texas group that builds new and refurbishes old church steeples. They used a crane to secure it to the building. The church house is located about eight miles outside of Greenvine, a tiny town with two churches and a bar. It sits equidistance from Round Top and Brenham and is close to Carmine and Burton. The drive from Houston to the countryside retreat is slightly more than an hour.

erhaps no building is a greater part of our collective Texas heritage than the 19th-century country barn. Square, solid and utilitarian, all shapes and sizes of barns once dotted the farms and ranchlands in every corner of the Lone Star State. It was the architecture of the big barns and the tiny churches that first charmed Houstonians Rob Rosenbaum and Linda O’Neal when they began spending weekends in the Round Top area in 2007. The Barn was his favorite space but overtime, and in need of a new project, the couple decided it might be fun and productive to reinvent the structure as a two-bedroom getaway for families or friends who wanted a taste of country life for a week or a weekend. It’s a big building — 36 by 50 feet — with

30-foot ceilings and polished concrete floors. The exterior is composed of rough-hewn cedar with its own delicious smell. Barney Reynolds and his son, Jay, of Round Top Home Builders completed the barn redo last year. The renovation converted the big barn into two large bedrooms located on opposite sides of an oversized living and dining space with a complete, contemporary kitchen. There is a spacious bathroom with a walk-in shower and double sinks. The northwestern portion of the barn is a wall of windows and glass doors, which fill the room with natural light and also provide a view of the countryside. The Barn is located on the O’NealRosenbaum property near Greenvine, and like their other properties, it is very private. O’Neal designed The Barn’s interiors, selecting art and furnishings from local antique shops and from their personal collection. “The Barn is a great place for a girlfriends’ getaway. We’ve already hosted several, and for families, too,” O’Neal says. It can accommodate four to five people, but it is always reserved as a single unit. In addition to the bath and dressing area, there is a washer and dryer. Outside there is a barbecue pit, a covered patio area, a fire pit and seating for up to 14. “We have some cool antiques in The Barn,” O’Neal says. One bedroom has a huge antique bed, which was purchased from an antique dealer in La Grange. A recent visitor confided in O’Neal: “That bed is better than sex.” The Barn is located near Round Top and Brenham, about an hour and 15 minutes from Houston.

TREE HOUSE IN LINKWOOD Modern Home on RDA Tour Showcases Successful Architectural Strategies for Living in Houston’s Flood Plain By Marsha Canright • Photography by Paul Hester

L

iving in the flood plain in Houston brings both challenges and joys to the homeowners who settle there.

Chad and Jenna Arnold bought a small mid-century ranch house in the Linkwood neighborhood eight years ago when Chad’s work in financial management brought the couple to Houston. They fell in love with the neighborhood, especially the people, the large, lovely trees and the easy walk or bike ride to Brays Bayou. Although the house did not flood in 2015, it was small and had major infrastructure problems the couple knew had to be addressed. “When they came to me initially they wanted to renovate the beautiful old ranch house on the property,” says Brett Zamore, who was awarded Houston AIA's Young Architect for 2016. “Because of FEMA and city of Houston regulations for the 100year flood plain, it made more sense to design and build a new home instead of trying to renovate or add an addition to their existing home.”

Designed by architect Brent Zamore, the raised brick and stucco house blends with the neighborhood without disturbing a single mature tree.

WHAT TO DO? After much consideration, the Arnolds decided to take down the old structure and build a new house with Zamore as their architect and builder. They wanted a modern, timeless home, but one with warmth, and they wanted to be sensitive to the architecture of the neighborhood: It had to blend in with the other homes. “Jenna did not want to disturb any of the mature trees,” Zamore says, so the tree canopy became the inspiration for his design. The result is a handsome two-story brick and stucco Lshaped house, which rises among the lofty pine and oak trees, topped with a standing-seam Galvalume roof. This year, the Linkwood house is one of the featured homes on the Rice Design Alliance Architecture Tour, which looks at architectural adaptations to living in Houston’s flood plain. “It’s something of a tree house,” Zamore says. 62 house& home | March 2017 | www.houstonhouseandhome.net

EXTERIOR FEATURES The porches both upstairs and down give the house a true connection to the outdoors, and the floor-to-ceiling windows on both levels provide ample natural light. The house sits about three and a-half feet above grade to meet requirements of building in the 100-year flood plain. The rich, earthy-colored Acme brick, found at a local supplier, has a longer shape than typical brick, giving the house a sleek appeal. Visible from the entry is a winding steel and wood staircase and below it, a grandmother’s treasured piano.

STEP INSIDE The interior is open and airy with 10-foot ceilings and white oak floors. The space flows from the entry to the back deck, perfect for entertaining, but with defined areas for living and dining. The L-shaped design creates a balance between open public space and private space for the family.

The house has four bedrooms with three full baths and two half-baths, including one powder room with custom wallpaper made from a map of the neighborhood and another half-bath next to the garage with a large utility sink. The downstairs bedroom is a full guest suite to accommodate visiting family and friends. The kitchen is specially designed for a family that entertains. It has a Wolf six-burner stove, oven and warming drawer; two Bosch dishwashers; and a KitchenAide refrigerator and electric oven. “I know it may seem like a lot for a family of three, but we love to entertain,” Jenna says. “We just hosted the St. Thomas’ Episcopal cross-country team and their families for a pasta night before the meet, and I used it all.” The kitchen is L-shaped and opens to the living and dining rooms, yet offers privacy for the informal breakfast room and workspace. At 3,500 square feet, the Arnold home was slightly smaller than the average house being built nearby, but it was a comfortable scale for the family and it worked well in the neighborhood.

“We didn’t want it to be a modern beast,” Zamore says. “Still I knew we must be conscious of the size of homes that are being build in the surrounding areas.”

SUSTAINABILITY & THE PROCESS It was also important to the Arnolds to be environmentally responsible. They succeeded in donating all the materials from the deconstructed house to Habitat For Humanity. Exterior landscaping is organic and respectful of the lines of the house. Horticulturist Terry Gordon Smith guided the selection and placement of hardy, native plants. The project at 3811 Linkwood Drive took about two years from start to completion. This included almost a year of planning with careful consideration of flood zone requirements and neighborhood deed restrictions. All neighborhood and city of Houston permit approvals had to be in place before the original house came down, Zamore says.

During the construction, the Arnolds were able to lease a home down the street, so they walked to the house in the evenings as the structure took shape. “We love the design of the house, but living in it is pure joy,” Jenna says. “From the start we trusted Brett’s vision and artistry and we were never disappointed.”

HOMEOWNERS’ HIGHLIGHTS Jenna’s favorite part of the house is the kitchen and living area, which opens to the outside. Large sliding glass doors open to an expansive deck and sizable back yard. Chad is partial to the screened porch upstairs. They are both college football fans and during the season, they like to watch football on the porch. “On Sunday afternoons, it’s a great place to take a nap with a wonderful north-south breeze," she adds. Sometimes they are asked: Why not just buy a new lot or a new house in another part of town? “It comes down to the neighborhood,” Jenna says. “It’s a fantastic community that we didn’t want to leave.”

By Marsha Canright Get ready architecture and design lovers: This year’s Rice Design Alliance (RDA) architectural tour, set March 25 and 26, explores how architects are coping creatively with homes and businesses in Houston’s flood plains. Called “H2Ouston: Living in the Flood Plains,” the tour of five homes and business demonstrates six architects’ approaches and solutions to flood plain designations and new construction requirements. The self-guided event begins at 1 p.m. and ends at 6 p.m. both days. This is the group's 42nd annual architectural tour. “Recent catastrophic flood events like the Memorial Day flood in 2015, the 2016 floods of Brays Bayou and the massive flooding after Tropical Storm Allison clarify the consequences for those living in what they discover, too late, is a flood plain,” says Linda Sylvan, executive director of the Rice Design Alliance. "This year’s offerings explore the way that architects have responded." Initially mapped in the 1970s, the city’s flood plains present unique physical, political and economic challenges for architects and their clients. Featured architects are: Brooks and Brooks, Lake/Flato and SWA Group, Nonya Grenader, Francois de Menil, Taft Architects and Brett Zamore Design. Tickets are $35 or $15 for students with an ID. Current RDA members may purchase discounted tickets for $25. The home tour is one of three RDA events with a focus on resilience. A free civic forum, “Living in the Flood Plains,” is set 6 p.m. March 8 at the Cherie Flores Garden Pavilion at McGovern Centennial Gardens at Herman Park. An Instagram “Scavenger Hunt” takes place 9 a.m.-12:30 p.m. on April 1 to challenge teams to walk and bike the new trails along Buffalo Bayou between Sabine Street and Shepherd Drive. he Gardens of Festival Hill are still one of the best-kept secrets in Texas, but the awareness continues to grow. Festival Hill in Round Top is a destination, and there is something for everyone, from the gardener to the music lover to the weekend traveler. Gardeners know of Festival Hill because of the Herbal Forum held each spring in March. The two-day event, set this year March 17 and 18, includes lectures and workshops,

herbal plant sales and foods that will titillate your taste buds prepared by the finest chefs in Texas. The 2017 theme of the Herbal Forum is coriander, also known as cilantro, that wellloved Texas herb.

GARDEN THEMES The grounds of Festival Hill cover 210 acres and include many different themed gardens. One of the gardens is the Shakespeare Garden dedicated to the poet, playwright and actor himself and displays roses, poppies, larkspur and columbine that you will find blooming in spring. The Pharmacy Garden contains plants used for medicinal purposes from all over the world and are arranged by country. Plants on display are from Africa, India, Mexico, South America, Asia, Europe and our own America. The McAshan Herb Gardens are a series of spaces growing botanical specimens from the world over to see which ones

thrive and persist in the Round Top climate. Many of the herbs and flowers grown in this garden are used by the talented chefs to enhance their tasty creations. The Cloister and Wall Gardens draw you into the space. The Terrace Gardens are adjacent with three levels of flowers, perennials and herbs. MUSIC & MORE The music lover may enjoy visiting Beethoven’s Woods to see the unusual fruit trees of loquat, pomegranate and jujubes growing under the indigenous, giant Loblolly Pine trees while waiting for a concert to begin. Weekend travelers looking for a new adventure can stay at the historic Menke House, or groups doing the spring Round Top Antiques Fair can find lodging on campus in artist residences or dorm rooms with a three-night minimum. The Concert Hall at Festival Hill is the heart and soul of this area, offering concert series and music festivals and hosting musicians and student interns from across the globe. The hall itself is worthy competition to the historic concert halls found across the lands. The interior has elaborately detailed wooden designs, handcrafted, one-of-a-kind creations with a five-pointed compass star nestled in the background of a richly detailed wooden Fibonacci spiral that covers the ceilings. The Gardens of Festival Hill are under the watchful eye and gentle hand of Henry Flowers, a hardworking horticulturist, creative chef and a talented storyteller in his own right.
