THE VINTAGE ROUND TOP Hip Rental Home Defines Modern Vintage With Crisp Interiors Accented By Repurposed Antiques By Barbara Canetti
W
hen you hear oxymorons such as “open secret,” “jumbo shrimp” or even “Hell’s Angels,” does it make you smile because of the incongruous, contradictory effect of the words? What about “modern vintage?” Paige and Smoot Hull, a Houston couple with connections to Round Top, have embraced that phrase and in fact, decorated a lovely industrial farmhouse (another oxymoron?) in the Hill Country that they rent and make available to others. To Paige, modern vintage is a hip style that marries sustainability with soul, giving home interiors a clean, modern look and furnished with vintage items that appeal to both men and women. The soul relates back to the history and stories in every piece she finds. “We decorate with just the right amount of vintage — it is not overdone,” says Paige, explaining items she found at garage sales and refuse piles were rescued, reconfigured and reused as lights, tables, bed frames or unique and quirky art in the house.

The Hulls got into the rental property business in Round Top in an unusual way. They were looking for a weekend getaway from Houston for their family when they came upon a 14-year-old house that was a mile from the Round Top square and within walking distance to venues for the twice-annual antiques show. Although the house was rather ordinary, almost a tract-style house, they rolled up their sleeves and got out their tools. They removed walls, raised ceilings, installed more windows and changed the style, character and personality of the 2,400-squarefoot, two-bedroom, two-and-a-half-bathroom house. They recently painted the exterior black, with white trim and shutters and contrasted with the bright, white tones on the inside. They named the house “1450.” They knew rental property was needed during the busy show season as well as other times of the year, so they began advertising and renting their house. It was an instant success, and they soon will add a second rental to the property named ‘Boho,” which will also feature bedrooms and a large party room or conference center. 42 house& home | March 2017 | www.houstonhouseandhome.net

WALK THROUGH As visitors come into the house through an entryway, a large chandelier is one of the first things they see. Talk about sustainability! The light fixture actually is an inactive wasp nest, which has been wired and suspended over a small desk with a vintage typewriter and guestbook.

This leads into the great room, a large white space with high, high ceilings and an oversized fireplace — the focal point of the room. The cement floor is painted gray and the fireplace redone to remove its rock facade. A mantle was installed and above it, two window screens stand, framed in wood. “There was so much space and we needed something large. I found these screens at a garage sale and just leaned them up against the white wall,” says Paige. “I just love them!” The coffee table actually is an old Army trunk, with a Houstonian’s name imprinted on it, along with stickers indicating where it has been. Entrance to the sleeping loft is accessible from the great room. Up the 14 steps (you know how many steps because they are numbered) is a peaceful room with aged, multi-colored shiplap ceiling, two beds and lots of light. To give lounging guests some privacy, the Hulls created a wall of antique leather valises and arranged them in a geometric pattern, inspired by Santa Fe collage artist Gail Rieke. Back downstairs, the open and fully stocked kitchen has a small sitting counter with three metal industrial barstools purchased in Round Top. Above the bar are three dangling lights. Paige says these triplets were actually used in a chicken coop to keep the eggs and chicks warm. Adjacent to the bar is a heavy post, roughhewn and unpainted and probably from the 1800s, used as the supporting timber for the upstairs entrance to the loft.

because it looks like the restaurant chains’ original building style. The room is surrounded with windows, making the white walls, white table and white chairs contrast with the long leaf pine floors, which also were rescued from a junk pile. Everything in the room — table, chairs, flooring and light fixture (once the top portion of a steel barrel) — has a story. “The tabletop came from a carnival group. They would set it up every night with saw horses,” says Paige, noting the history again: The tall man, the bearded lady, the sword swallower, all carnies who lived and traveled together shared their meals at this table. The master bedroom is on the main floor as well. A hanging barn door separates the en suite bathroom from the sleeping area. Paige spotted a trio of metal spigots and installed them as towel holders outside the shower. In the bedroom is a huge framed mirror that monopolizes the room, purchased from Old World Antieks in La Grange and trucked in with lots of prayers for safe transport. The family gets to use the house when it is not rented.
THE VINTAGE ROUND TOP “We love Round Top and wanted a country home, but we didn’t see having a rental at that time. The opportunity arose for us to share the house, and it has been so rewarding,” Paige says. “We are honored and humbled by the reaction from our guests because we didn’t see it coming.” Although the Hulls used to have a shop in Round Top, they now only sell their vintage wares and VRT home goods line that includes candles, soaps, textile bags, aprons and pillows at pop-up stores in the house and online. During the spring antiques week, they are hosting a oneday sale in the house on March 28 with a conference on social media and branding the following day. “We offer something unique that has resonated with so many people,” she says. “Our guests are embracing modern vintage.” The “Pizza Hut” room features a long wooden table. THE WHITE HOUSE ON THE HILL Replica Church Welcomes as a Charming and Soulful B&B By Marsha Canright Photography by Natalie Lacy Lange
H
igh atop a grassy hill overlooking the pastoral fields of Washington County near Round Top, a steepled structure rises from a rolling grove of olive trees and strikes a vivid silhouette against the wide blue sky. Here is a quiet, calm refuge pairing the character of a 19th-century country church with the comfort of handpicked furnishings, beautiful views, perfect linens and a breakfast basket of homemade treats. The White House on the Hill, a bed-and-breakfast retreat for one or two guests, was designed and built by Rob Rosenbaum and Linda O’Neal in 2014. “We both love old country churches, and it was a dream of ours to build a replica that would capture the essence and character of these simple, soulful structures,” Rosenbaum says. The couple chose a lofty hilltop site with panoramic views above their newly planted grove of 300 olive trees. They worked with Barney Reynolds of Round Top Home Builders to complete the project. “It’s like stepping out of time,” says New Yorker Amanda Sawyer, who stays in the cottage with her husband, Dave, twice each year during the Original Round Top Antiques Fair. “It’s so romantic and private. It’s a true retreat from our busy life.” The structure is only a few years old, but the materials are reclaimed from an earlier time and have an aging patina. The main interior room has 25-foot ceilings, shiplap walls and a floor salvaged from a 19thcentury Galveston warehouse. The windows are handmade, the stained glass window is an antique from St. Louis and a 200-year-old wooden beam from Iowa is an architectural and structural focal point. The ambience is all 19th century, but hidden behind cabinet doors is a full kitchenette with a premium espresso and cappuccino machine. There’s also central air and heat and cable television for those who aren’t ready to escape completely from the outside world. “I want people to love this place so much they want to come back again and again. After all, if it’s not as good as your own home or bet-

ter, why would you travel to stay here?” O’Neal says. O’Neal and Rosenbaum selected each interior piece. Most of the furnishings are French antiques, although the chandelier is from New Orleans. A king-sized bed is topped with linens by Pandora de Balthezar, who is well known at the Round Top antiques fairs for her down Hungarian pillows and quality linens. The adjacent bath features an oversized claw-foot tub, a walk-in shower and a magnificent antique mirror. Above the tub is an antique print of the Madonna and Jesus, which O’Neal found at Bill Moore Antiques in Round Top. The angel is from France and once hung in a chapel where novices took their vows. For the morning, O’Neal prepares a breakfast basket with homemade blueberry muffins, fresh fruit, yogurt and sometimes Brie and crackers. “Whatever is fresh and delicious, that’s what we bring,” she says. Outside there is seating underneath the cedar tree, and the 20 acres of park-like property include a pond that is ideal for fishing. “The rolling hills are wonderful for walking, and we have incredible sunsets,” O’Neal says. Rosenbaum has planted fruit orchards, crepe myrtle, cedar, cottonwoods and sycamores, in addition to the olive grove. The tall steeple was purchased and installed by “the steeple people,” a Texas group that builds new and refurbishes old church steeples. They used a crane to secure it to the building. The church house is located about eight miles outside of Greenvine, a tiny town with two churches and a bar. It sits equidistance from Round Top and Brenham and is close to Carmine and Burton. The drive from Houston to the countryside retreat is slightly more than an hour.

erhaps no building is a greater part of our collective Texas heritage than the 19th-century country barn. Square, solid and utilitarian, all shapes and sizes of barns once dotted the farms and ranchlands in every corner of the Lone Star State. It was the architecture of the big barns and the tiny churches that first charmed Houstonians Rob Rosenbaum and Linda O’Neal when they began spending weekends in the Round Top area in 2007. In addition to his passion for the architecture, Rosenbaum loves collecting antique tools, all those that aided the men and women who settled and farmed Central Texas. “I wanted to build a barn, a special barn, where I could exhibit my antique farm tools,” Rosenbaum says.

The Barn was his favorite space but overtime, and in need of a new project, the couple decided it might be fun and productive to reinvent the structure as a two-bedroom getaway for families or friends who wanted a taste of country life for a week or a weekend. It’s a big building — 36 by 50 feet — with

30-foot ceilings and polished concrete floors. The exterior is composed of rough-hewn cedar with its own delicious smell. Barney Reynolds and his son, Jay, of Round Top Home Builders completed the barn redo last year. The renovation converted the big barn into two large bedrooms located on opposite sides of an oversized living and dining space with a complete, contemporary kitchen. There is a spacious bathroom with a walk-in shower and double sinks. The northwestern portion of the barn is a wall of windows and glass doors, which fill the room with natural light and also provide a view of the countryside. The Barn is located on the O’NealRosenbaum property near Greenvine, and like their other properties, it is very private. O’Neal designed The Barn’s interiors, selecting art and furnishings from local antique shops and from their personal collection. “The Barn is a great place for a girlfriends’ getaway. We’ve already hosted several, and for families, too,” O’Neal says. It can accommodate four to five people, but it is always reserved as a single unit. In addition to the bath and dressing area, there is a washer and dryer. Outside there is a barbecue pit, a covered patio area, a fire pit and seating for up to 14. “We have some cool antiques in The Barn,” O’Neal says. One bedroom has a huge antique bed, which was purchased from an antique dealer in La Grange. A recent visitor confided in O’Neal: “That bed is better than sex.” The Barn is located near Round Top and Brenham, about an hour and 15 minutes from Houston.
