hen the Month of May rolls around, we all know that summertime is upon us. As school days turn into pool days and dining out becomes cooking out, it’s easy to fall into a carefree groove. But before you do, make sure your home and family are prepared for hurricane season. Take advantage of the wealth of resources available in our area that can help your family stay safe and minimize damages to your property. Speaking of weathering storms, Galveston Island is home to some of the most remarkable homes—and residents—to survive those horrible hurricanes. The annual Galveston Historic Homes Tour takes place the first two weekends of May and features 10 historic homes, all of which survived the Great Storm of 1900, and of course, made it through Hurricane Ike. These incredible homes have all been restored to their original splendor. In this issue, we have showcased one home on the tour, owned by a couple who have made remarkable contributions to historic preservation on Galveston Island. The pair has restored numerous homes on the island, including two in the East End Historic District. A major restoration of the1880s home featured in this issue was completed just one week before Hurricane Ike’s watery wallop undid much of the work that was done on the first floor. So the owners recalled their contractors to do it all over again. The

This issue brings a graduation of sorts for me. After three years as editor, I’ve decided to leave the magazine. The Show Home, located in the Sugar Land neighborhood of Riverstone, spans 6,261 square feet and is named Vista Fontana for its Italian farmhouse styling. 39TH ANNUAL GALVESTON HISTORIC HOMES TOUR MAY 4-5 & 11-12 Steeped in history, rich in style and standing as a testament to survival, the 39th Annual Galveston Historic Homes Tour takes place the first two weekends of May. Find tickets and additional information at www.galvestonhistory.org. 1860 CHRISTOPHER SCHMIDT HOUSE – 1524 AVENUE K Damaged by fire in 2008, this Greek Revival, 1 1/2 story frame house was built in 1860 for German carpenter, Christopher Schmidt. After determining that no structural damage had occurred, Galveston Historical Foundation purchased the property and stabilized it before selling it in 2010 to the current owner, who embarked on a total restoration of the interior. The property was featured as a Restoration in Progress during the 2009 Historic Homes Tour. 1885 PETER V. AND AGNES GENGLER HOUSE – 1426 MARKET This five-bay two-story frame Victorian residence was designed and built by famed Galveston architect, Nicolas J. Clayton in 1885. The handsome structure, featuring side bays and an attached double gallery with central attic dormers was the residence of Peter Gengler and his wife, Agnes. Gengler founded the Peter Gengler Company in 1851, one of the first retail groceries in Texas. 1886 HENRY M. AND CLARA LANG HOUSE – 1515 POSTOFFICE This side-hall Victorian townhouse was built in 1886 by Henry M. and Clara Lang. Mr. Lang opened his own hardware store, Roll & Lang, after learning the hardware trade from his father, John Lang, an early business partner of Ashton Villa’s James Moreau Brown and the J.M. Brown Hardware firm.

1886 ROSA MCDONALD PEETE HOUSE – 1618 CHURCH STREET After losing her home to the ravages of the 1885 Galveston fire, widow Rosa McDonald Peete used fire-resistant materials of brick and slate when constructing her replacement home in 1886. Surrounded by wood framed structures typical to Galveston, Mrs. Peete’s house is unique for both materials as well as the rare mansard roofline, accented by a trio of dormer windows. 1887 MATILDA WEHMEYER HOUSE AND GERMAN AMERICAN KINDERGARTEN SCHOOL – 1616 WINNIE Built by Matilda Wehmeyer following the devastating 1885 Galveston fire, which destroyed 42 city blocks and 568 buildings, this conservative Italianate structure, was initially used as rental property before Miss Wehmeyer took possession of the house, using it both as her personal residence and as a private school.

RESTORATION IN PROGRESS: 1887 VICTOR N. AND EDNA THERIOT HOUSE – 1919 AVENUE L Designed by Alfred Muller, this Queen Anne structure with expressive ornamentation was built in 1887 for Victor N. Theriot, president of the American Selling Company, and his wife, Edna. During the second decade of the 20th century, an Arts and Crafts inspired addition was added to the back of the structure, presenting a contrast of domestic interiors between it and the Victorian inspired front. 1902 Avenue O

1888 JOSEPH AND PHILOMENE MAGNA COTTAGE – 1902 AVENUE O Originally located at 1428 Water Street, or Harborside Drive, this delightful cottage was first owned by Joseph Magna, proprietor of the Marine Ways Saloon, and his wife, Philomene. In 1983, Galveston Historical Foundation, in partnership with Habitat for Humanity, rescued the cottage from demolition and relocated it to its current site.

1888 BROWNING AND SARAH CROWELL HOUSE – 1127 BALL This quaint Victorian house with a complex roof structure, dominant corner entrance and decorative porch was built in 1888 for Browning K. Crowell and his wife, Sara. Browning, a marine company executive from Massachusetts, lived in the house with his family until 1920. 1889 GEORGE AND MAGNOLIA SEALY HOUSE, OPEN GATES – 2424 BROADWAY Built by George and Magnolia Sealy in 1889, their home, known as Open Gates, stands as a reminder of Galveston’s gilded age and considered by many as one of the last great romantic buildings of the 19th century. It was designed by the premier architects of the country, Mc Kim Mead and White of New York with construction supervised by the premier architect of Galveston, Nicholas J. Clayton. 1899 SAMUEL LEVINE HOUSE – 1400 ROSENBERG AVENUE This high-raised Queen Anne style house with complex rooflines was built by Samuel and Mathilda Levine in 1899. Featuring multiple porches and balconies, this Galveston beauty boasts a large front gable with decorative fish-scale shingles and elegantly turned brackets and scrollwork.

T

his kitchen, built 25 years ago, needed help. It felt cramped because of the door placed in the center of the kitchen, the fur downs over the cabinets and the layout of the cabinetry. Using my 3-D design program, I shared several different plans for the kitchen with the homeowners. I helped them choose all the finishes and then we completely gutted the kitchen. About ten weeks later, the kitchen was transformed into this beautiful space! For this transformation, we used granite for the perimeter of the kitchen, travertine on the island, tumbled marble for the backsplash, mosaic border over the gas range, apron front sink and oak hardwood flooring. I have been designing, decorating, building, remodeling and landscaping in the Houston area for over 10 years. Part of this month’s column will sound familiar, because Sheryl and Charlie Horton’s home was featured in the March 2013 issue of Houston House & Home. This month, I highlight the kitchen portion of the remodel that I helped the Hortons complete. Sheryl, a kitchen designer, called me because a company she used to work for advertised in Houston House & Home. “I needed an extra set of experienced

AFTER: By removing the island, space was opened up for a sunny breakfast area, while rearranging appliance locations made this kitchen function well. Charlie constructed a new cabinet for his hot sauce collection from leftover cabinet doors. BEFORE: The island gobbled up space in this kitchen and the long wall of built-ins needed redesigning.

eyes when we were readying our former house to sell,” Sheryl explained. “You helped keep me on track and spend money on projects that would enhance the sale and not get hung up on projects that would not matter to buyers. Since the previous house sold quickly and I had worked with you before, I really trusted your recommendations and knew what to expect.” The couple’s plan was to buy a much smaller foreclosure—a fixer upper to live in and remodel while they searched for a retirement home in Hilton Head, SC. “After quickly selling our house we again called you to get objective feedback on our ideas and to decide what furniture to keep and what to let go. You came out the day our slab was being jack hammered and didn’t miss a beat!” Sheryl recalled. TIP: If you are handy, do as much physical work as you can to save thousands and not overbuild for your neighborhood. (In this case, Charlie did most of the work.) Sheryl and her husband Charlie explained that her kitchen had been “remuddled” by a previous owner, who installed the range too close to the sink and converted the former breakfast room into a classroom for home schooling. The heavy ceiling texture was falling off and an island with no electrical outlets was jammed into the dark narrow space. Additionally, the kitchen was isolated from the living room by a narrow doorway and poorly installed granite countertops. Sheryl had already planned the new kitchen layout before we met. Since they planned to sell in a few years, I encouraged her to select neutral DalTile 20

BEFORE and Lackstone Gianco Crystal granite and we met at a granite yard to select a stone we liked that would complement her floors and stained Ikea bar top. “Wood is so much quieter than granite in an open space with so many hard surfaces,” Sheryl explained, “and your suggestions on how to layout the hardwood floors was perfect.” Another suggestion they were scared of (but tried and liked) was painting the ceilings and walls the same light color (Benjamin Moore “Sandy White”) flat wall paint, which ended up contrasting nicely with the white crown molding, which would have otherwise disappeared into the white ceiling. TIP: It is not always advisable to paint the ceilings white as it creates a “line of demarcation” where the paint meets the ceiling, thus calling attention to the fact your ceilings are low. Ideally, you want your eyes to seamlessly travel up and over the room. Sheryl’s biggest challenge was recycling the old cabinets into the new kitchen design. “I was accustomed to designing with new high-end cabinetry and appliances. This time I applied your ‘use what is already paid for’ philosophy. Although it was a super challenge, the finished space turned out to be both beautiful and efficient,” Sheryl explained, “and friends who saw our original kitchen are amazed it is the same space.”

First, Sheryl shuffled the original cabinets on paper until she found a workable plan. Charlie relocated the two existing Kent Moore pantry cabinets and used the existing island and two glass door cabinets from the living room to crate the new breakfast room hutch. “Jessie Sherlock from Kent Moore not only matched my existing cabinets but ordered new cabinets for me to create an angled sink cabinet and a set of four drawers to the left of the relocated range and to the left of the fridge,” said Charlie. TIP: To blend your appliances seamlessly into your cabinets, consider special integrated appliances, which can be fitted with door panels that match your cabinets. They cost more, but don’t stand out in your kitchen. Painting the old and new cabinets Benjamin Moore Satin Impervo Acrylic 314-01 White unified the space. The couple’s favorite change? Removing the wall separating the kitchen from the living area. “We love how this improved traffic flow from the garage, which suits their casual lifestyle,” Sheryl explained. The couple happily added that the kitchen is now light, and bright instead of dark and disorganized.

Dear Plantophiles, If I had to choose one group of trees as my favorite, it would have to be oaks. Their handsome stature, beautiful foliage and wildlife value hit all the marks. Their diversity offers a place in virtually anyone’s garden: 450 species of small shrubs to giant canopy trees occur in sub-alpine and tropical climates, from arid desert fringes to mucky swamps. Texas and Mexico possess a rich diversity of native oak species that are sturdy landscape specimens and will provide a shady escape from intense summer sun. A widely-held myth that oaks grow slowly is untrue; here are a few that you can plant and expect to be hammockready while you still look like your current driver’s license photo: DECIDUOUS SPECIES • Bur oak (Quercus macrocarpa) – Dynamic, wide-spreading, 70’ tall by 70’ wide. Produces enormous leaves up to 1’ long and huge 2” acorns not for the faint-hearted or small spaces. Golden-brown autumn color. Very drought tolerant. • Cherrybark oak (Quercus pagoda) – 80’t x 50’w, rounded canopy. Pointed leaves shaped like a pagoda turn a rich copper color in autumn. Tolerates high soil moisture. • Nuttall oak (Quercus texana) – 80’ t x 50’w, upright canopy. Deep rooted, a good choice for street/patio sites. Vibrant scarlet autumn foliage. Tolerates periodic flooding.

EVERGREEN SPECIES (very drought tolerant ) • Live oak (Quercus virginiana) – The iconic tree of the southern US landscape. Can become massive; the Texas Champion at Goose Island State Park in Rockport is estimated to be at least as 1,000 years old and has a trunk diameter measuring over 35’, with a 90’ crown spread. It is worthy of a pilgrimage to that quaint seaside town, which holds added allure of seasonal sightings of whooping cranes, hordes of hummingbirds and great seafood. • Mexican white oak, Monterrey oak (Quercus polymorpha) – 70’t x 60’w. Very pretty oblong leaves form a soft, rounded, canopy. • Loquat oak (Quercus rhysophylla) – 60’t x 40’w. Unique, thick, leathery leaves are reminiscent of loquat (Eriobotrya japonica). Appropriate for smaller spaces. Historically, oaks have been revered as “magical”, particularly in Norse and Celtic folklore, which believed that oaks were the home of tree spirits, and provided portals to other worlds. Having spent many enchanted hours resting in and underneath oak canopies, I can certainly understand how this came to be. Keep on growing!

“It’s an affordable way to add value to a home,” she says. Gregg Gotlieb, of G&G Concrete Coatings suggests taking a look at what’s underfoot. “Many people think about the concrete in front of their home as an afterthought,” he says. “But if it has stains or there are missing pieces in your stonework, it can turn off a buyer.” Gotlieb and his team specialize in concrete overlays, a veneer that comes in a variety of colors and styles that can offer a quick and economic fix to your walkways and slab space. He’ll come out himself to look at your property and talk about what you want, and what makes the most sense, whether it looks like brick or flagstone, or having the masonry filled in here and there. “We also do a process called staining,” he explains. “We can clean and re-seal and re-stain your concrete for you. Concrete can fade and wear, so we can go ahead and make those improvements.” Another improvement that isn’t a huge time investment but can provide big payoffs is fixing your doors. “Your glass might be outdated or damaged,” he explains. “We’ll come in to fix that for you. It’s a great way to get your home in shape for selling.” Wilson says a typical repair job can run just a couple of hours, and he’ll have someone out to your property within three days of scheduling your appointment. He encourages potential clients to come into his offices and take a look at the window and door work they do, to get a conversation going about what the best options might be. “That could be lead glass in the front doors or a larger window panel,” he says. “The right lighting effect can transform your house at night,” he says. “It can add texture and drama to your front yard.” Keim can do everything from installing up-lighting under your trees or planters to walkway lights or even spotlights. Working with 12-volt, low-wattage lights, he says he looks to cast that warm glow you see during a full moon, a design element he says is an excellent way to add depth and detail. WAVE OF PATRIOTISM With Memorial Day and the 4th of July coming up, it’s important to brush up on the proper way to fly the U.S. and Texas flags. Rules for both banners are the same. We asked Ron Kronberg of Kronberg’s Flags & Flagpoles for some pointers. “When displaying the flag, whether on a ground-set flagpole or a wall-mounted porch kit, one has to be careful that the flag can fly freely no matter what direction the wind is blowing from.,” says Kronberg. “You don’t want your flag to snag or touch other objects such as tree branches or any freestanding objects. If the flag can touch other objects other than the flagpole and snag on them it will wear out much faster.” Kronberg also warns that leaving your flag up 24 hours a day in all weather conditions will decrease its lifespan, too. “UV rays from the sun and the constant popping in the wind are the flags worst enemies.” Says Kronberg. “Make sure that your flag is bone dry when you take it down so that you avoid any mildew build-up or colored dye bleeding. All of our flags include free fly-end mending when they start to tatter. We trim off the end up to where it is torn and re-hem the fly end. You can usually get one or two re-hems in before it is time to replace the flag if you do not let the flag get too tattered.” U.S. or Texas flags flown at night must be illuminated and it should be flown in an untattered condition. “In other words, fly your flags with respect, dignity and in a patriotic manner,” says Kronberg. “Proper disposal is done by discreet burning or by cutting the flag up into small enough pieces so that it can no longer be identified as a U. S. flag and then discarding the pieces,” says Kronberg. “As an option, we also provide a free disposal service for our flags.”

estoring a historic home takes a great deal of determination, patience, detail work, sleuthing and financial commitment—among other qualities. These are the things that can stress a relationship to the brink. But for one local couple, who boast more than 27 years together, it just might be part of what makes their relationship work.

The couple, who split their time between Houston and Galveston, have restored eight homes together. Their current Galveston home is in the East End Historic District and believed to be designed by noted 19th-Century architect Alfred Muller and built in the 1880s as a kindergarten. Why do they keep restoring old homes? “We like to see the end result,” says one of the homeowners. “To take something that is crumbling and neglected and bring it back to its original beauty and charm, it’s really gratifying. “We also enjoy that treasure hunt of peeling back the layers and seeing what’s hidden within the walls.” “We really try to be period appropriate with the homes,” says the other owner. “It is a big challenge to create a comfortable, modern living environment in a historic home.” One thing that stands out about this historic home project over the others that the couple has completed is that they finished their complete restoration of the property just one week before Hurricane Ike, which brought in more than two feet of water. So, the owners called most of their contractors to come back and do it all over again. 42

“There was a shortage of authentic materials on island or in whole area after Hurricane Ike,� says one of the owners. With thousands of homes on the island recovering from the storm surge and wind damage, wood flooring that matched the era was especially scarce. So they promptly consulted their contractor Ishmael Villuendas and Scott Hanson at Antique Warehouse in Galveston. The solution was to use the large panels of old wainscoting Hanson had on hand, which escaped flood damage as they were kept on a storage loft at his store. The initial restoration took just over a year and was finished in September 2008, the week before Ike.

East End Appeal The owners are proud to be a part of Galveston’s East End Historic District—they previously restored another home in the district. The owners tout the charm of the historic neighborhood, the friendly attitudes of their neighbors and the strong sense of community that abounds. They say it’s great for biking jaunts and convenient for walking to the Strand for dinner. They are also pleased to see tourists taking photos of the area. Many of the homes in the district were built well before 1900, and like many of their proud neighbors, this particular home displays the prized plaques from the Galveston Historical Foundation indicating the house is a 1900 Storm Survivor and a Hurricane Ike Survivor. Given the historical significance of their home (and the neighborhood), the owners made it a priority to honor the home’s history with careful selection of materials and craftsmen. “It’s important to hire true professionals who specialize in their craft, especially for things such as millwork and trim,” says one of the owners.

Color & Composition One of the owners applies his artistic talents to crafting the look of the interiors. While the home is of the Victorian era, he humorously describes the overall look of the interiors as “Victorian on a Leash,” adding that the house features a mix of antiques, but Victorian is the common thread, given the period of the house. When selecting the color palette, he turned to subdued neutrals from Ralph Lauren. “I wanted our antique furniture and floors to stand out, because we put so much time and effort into to them,” he says. You’ll notice we don’t have many rugs that would cover the floors or distract from the beauty of the wood and the furniture. The owners chose a simple Shaker style for the kitchen, which includes an inviting fireplace. The cabinets the desired look with elegant, but not overdone glass fronts, similar to 1880s detailing. The owners called upon woodcrafter Joe Cortez of Cortez Wood Turning (from Dickenson), who hand-turned all the knobs and Ishmael Villuendas Carpenter (from Channelview), who built the cabinets, as well as much of the woodwork throughout the house. The couple says they had to edit what did not belong in the 1880s house and that clearing away the unnecessary clutter led to good surprises and bad. They replaced the old windows with new ones that both met city codes for the hurricane-prone island and featured historic look. Rather than hanging drapes, they chose the simple period-look of shutters. The home’s two front parlors flank the central staircase and feature formal antique seating, handsome tables and regal antique portraits. The owners were thrilled to find matching light fixtures to hang in the adjacent, front-of-house rooms.

Three guest rooms share a hall bath and make it enjoyable for hosting guests. Like many homes from the era, windows were positioned to capture the Gulf breeze.

Upstairs, the home features four bedrooms and two full baths, which allows room for hosting guests. Each room features furniture in a different theme, but none are matched sets. Most pieces were found one at a time, which the owners say is more than buying complete sets. In addition to the interior rooms, the décor of the outdoor spaces was carefully 50

composed as well. Pavers, stones, trellises and furniture add to the home’s lovely and livable areas. Roses, citrus trees and herbs each add a fresh fragrance to the island breeze. THIS PAGE: Victorian-style plantings embellish the front of the home. Climbing roses spill over the white picket fence, adding to the cheerful nature of the historic block. The Roman Ionic columns were likely added after the Great Storm of 1900, as they were not in fashion during the 1880s. The additional garden areas feature beds planted with all—white or all—pink flowers to provide robust color statements. The owners enjoy growing fruits, such as Meyer Lemon and pomegranate, as well as many fragrant herbs. French doors are by Anderson.

History of the House The house was built in 1886 for Miss Matilda V. Wehmeyer, who taught German and music. She was the daughter of Katrina and Frederick Wehmeyer, who were first generation German immigrants. On a cold November night in 1885, a devastating fire destroyed 40 residential blocks in Galveston’s East End and South of Broadway. Matilda’s previous house was among those blocks, so she had the current house built to replace it. Historical records show that she also used the house as a German American Kindergarten. The house survived the1900 Great Storm hurricane that killed thousands of people and destroyed most of the houses on Galveston Island. The house was later converted from oil lighting to electric in 1909 and has had various owners over the past century. The current owners purchased the house in 2007 and finished its complete renovation just one week before Hurricane Ike hit in 2008, after which they entire first floor was refurbished.

The Harris County Flood Control District recommends that all residents carry flood insurance. Please do so. Keep in mind that nature always fights on its own terms and periodically exacts a heavy toll in terms of property damage. A storm like Tropical Storm Allison in 2001 was an extremely rare event – with rainfall of dangerous intensity that spawned “off-the-charts” rainfall and flooding levels in many heavily populated parts of Harris County. We can expect more storms like Allison in the future. It’s just a matter of when… and where. HOW BAD CAN IT BE?

All Hurricanes are dangerous, but some are more so than others. The way storm surge, wind and other factors combine determines the hurricanes destructive power. To make comparisons easier and to make the predicted hazards of approaching hurricanes clearer to emergency managers, National Oceanic and Atmospheric Administration's hurricane forecasters use a disaster-potential scale which assigns storms to five categories. This can be used to give an estimate of the potential property damage and flooding expected along the coast with a hurricane.

Hurricanes reaching Category 3 and higher are considered major hurricanes because of their potential for significant loss of life and damage.
