THE KITCHEN ISN’T WHAT IT USED TO BE NEITHER ARE WE.
EDITOR’S NOTE Thinking about our neighbors . . . .
The lifestyles and preferences of today’s consumer have inspired us to reimagine the kitchen. With innovations like the first Hands-free Autofill water dispenser, the first dishwasher with 102 cleaning jets and a clean modern appearance, the GE kitchen is more intelligent, intuitive and beautiful than ever. l geappliances.com

reimagining home
Last month, city-wide flooding forced many from their homes and caused extensive property damage. Our hearts and thoughts go to those still dealing with the aftermath. Please find a resource list within these pages to help you rebuild or make repairs. Also this month, writer Marsha Canright shares her remodeling story on page 68. She and husband David love their 19th century home. It’s just that the kitchen, as she writes, was the “weak link.” It cried for some love. So, they endured a 90-day transformation to get what they wanted. And she is glad she did. It’s now both a beautiful and functional space. I especially appreciate the tips that Marsha passes along. A few of my favorites — plucked from her story — are as follows: 1. If you remodel during the holidays, no amount of cajoling or endless morning supplies of doughnuts and hot coffee will entice tradespeople to work through. The work process pretty much shuts down. So, plan your start and finish times. 2. Speaking of which . . . . Be sure to write in the contract a start and finish timeline. 3. Workers will want to leave some of their tools and equipment HOUSTON

there at the house, so carve out a staging area that allows them to do that. 4. Even if you have a general contractor, write down all the names of the tradespeople involved in the job. So, later, if there is a problem and the contractor is unavailable, you can turn to the appropriate party for help. If you’re planning a summer or fall garden, you might get a kick out of the photo above. It’s a clever idea that entails turning soil bags into gardening containers. This one is filled with lettuce. Bell Heights ROHE & WRIGHT TURNING OLD TELEPHONE BUILDING INTO LUXURY LOFTS IN THE HEIGHTS B Y B A R B A R A C A N E T T I • P H O TO G R A P H Y B Y E M O M E D I A . N E T
Take a deteriorating telephone switching station and its surrounding parking lots, add a touch of creativity and vision, a strong commitment intertwined with a sense of style, and ultimately what develops is a new community. It’s located right in the center of The Heights — where adaptive reuse of existing buildings to revitalize the community is appreciated, albeit a bit atypical in Houston. Bell Heights, aptly named for the reuse of the 1959 Southwestern Bell switching station, is now becoming a 44unit development: 24 lofts in the old building and another 20 freestanding custom homes on the 1.6-acre property at the intersection of Ashland and 18th streets. The lofts, between 1,500 to 4,000 square feet, each will have large private balconies and two or three bedrooms. The three-bedroom cottages, which range from 2,200 to 2,900 square feet, each have individual garages and situated out around several green spaces and mini-parks within the gated community. The architecture of the loft building and the houses evokes a New Orleans Garden District style, says Andy Suman, principal with Rohe & Wright, developer of the property. The old building also was home to The Telephone Museum for 17 years, until AT&T moved it to Bellaire in 2013. 16 house& home | May 2016 | www.houstonhouseandhome.net
This part of the neighborhood, close to hip restaurants and bars, retail and antique shops, is a pedestrian friendly area and the epicenter of The Heights. The Heights dates back to the 1800s and boasts many old structures from its early days; the telephone building was designed and constructed by the Bellows Company, which also built the San Jacinto Monument. The old brick building has been stripped down to the concrete structure and the lofts are being created within. A basement level 52-car parking garage will serve the building’s residents. Perhaps one of the best perks to living at Bell Heights is the 10,000-square-foot public recreation area being developed on the roof of the three-story building, Suman says. The recreational retreat, for all Bell Heights residents’ use, will include a full outdoor kitchen, dining areas scattered around the roof top, a plunge pool, putting green, fire pit and an absolutely drop-dead gorgeous unobstructed view of Houston’s downtown skyline. And one lucky resident — the owner of a special penthouse unit — will have an additional private rooftop venue, which will tower over the building. “The view is extraordinary,” Suman says. Suman estimated construction will be completed in about a year, although the first phase of the stand alone homes has been completed and residents are already living in the community.
INSIDE: STYLE AND COMFORT DEFINE LUXURY LIVING One of the houses, which is being used as a model home, shows off a beautiful custom decor by Donna Dawson, owner of Donna’s Home Furnishings in Conroe. Her motto for her business has been to celebrate creativity, which is evident in her 15,000-square-foot showroom. And that is what she has done to this unit. She carefully selected furnishings to complement the traditional, yet fresh, environs in the model home. Walls are all an off-white, translucent gray, contrasting with the dark hardwoods on the main floor. Bold art adds splashes of color and sets the mood inside the house. Brass light fixtures illuminate the rooms, and brass details on tables and chairs play off that theme. Dawson chose neutral colored furniture to make the rooms inviting and comfortable. Dawson even decorated a small wine grotto off the living room, using printed porcelain tiles as a backsplash behind the wine cooler and glass rack. And, to add a bit of interest, she placed framed ornate mirrors on top of cabinets in the living room and wine closet — drawing viewers’ eyes up and completing the look in the room. The great room, which encompasses the kitchen, dining and living areas, is bathed in lots of sunlight. Inside the just-right size kitchen is a huge granite island — a 5-foot by 6-foot single slab — with a built-in gas cook top. All of the stainless Thermador appliances come with the home, including the double-oven, drawer microwave (“no need to bend down!”), French door refrigerator and built-in dishwasher. The raised panel kitchen cabinet doors, painted off white with a coffee color glaze, keep the room looking bright and clean. And, the builder creatively hid all the electrical plugs under the cabinets, and used a modular system for electricity and USB ports. The coffered ceiling gives the room a sense of depth and sophistication. On the third floor, Dawson created a master bedroom suite that whispers relaxation and peacefulness, with oversized pillows and soft linens on the bed. In the master bath area are two large walk-in closets, as well as an oversized glass enclosed shower and a white French Old World-style bath tub. The second bedroom on this floor can be used as a study, guest room or nursery, with its private bath adjacent. The third bedroom is on the first floor, which also has its own bathroom attached. A small powder room is located on the main floor off the living room. Each of the homes’ exteriors are decorated with iron work, columns, beadboard accent ceilings, and gaslights, reminiscent of a bygone era. One modern detail: the doorknobs. The Emtek crystal knobs seem to attract a lot of attention because they are unique looking, says Donna Wright, a real estate broker handling the sales of the homes in Bell Heights. Remember that joke: How many (psychologists, teachers, managers, bureaucrats, etc.) does it take to change a lightbulb? Well, if it’s an LED bulb, you probably won’t be around long enough to make the change. They last for a long, long time. At least, that’s what the industry says about the new and improved LEDs.

Countries around the globe have been phasing out the conventional incandescent bulb since 2005, in favor of more efficient lighting alternatives. In 2007, the U.S. Congress established energy efficiency standards for bulbs, based on the lumens (ls) emitted. Since January 2014, 40- and 60-watt incandescent bulbs can no longer be manufactured in the U.S. Hence, homeowners across the country are starting to switch –- and seeing a noticeable difference in their electric bills. It is true LED bulbs (light-emitting diodes) are far more expensive initially than the incandescent or CFL (the curlylooking compact fluorescent light, which never were popular). Early reviews of LEDs were not good: harsh color, won’t work with dimmer switches, too expensive. The industry responded. “The LEDs have come a long, long way,” says Bill Habercom, co-owner of ECurrent LLC, an online distributor of LEDs. “The newer generation is so much better — their colors and any type of bulb you may need, even decoratives for chandeliers. And they look like regular bulbs.” Habercorm says that 50 percent of the existing dimmer switches in homes will not work properly with the LEDs, so homeowners may also have to replace those switches with new special dimmers. However, the new bulbs could cut energy costs about 80 percent. Lighting in homes usually represents about 25 percent of the average home’s energy budget. Additionally, because the LEDs do not emit any heat like incandescent bulbs, rooms require less air conditioning to cool down spaces. Over time, it makes a difference. Selecting which bulbs is a little complicated at first. Incandescents were selected by wattage: a 60W bulb for a room. However, that room will require an 8-12W LED bulb,

or a 700 ls. Look for the lumens — the measurement of the total quantity of visible light emitted — on the package to determine selections and not the wattage. LEDs are great for hard-to-reach spots or extra high ceilings because they don’t have to be replaced. They are also recommended for lights that are left on for long periods of time. But avoid putting LEDs in enclosed fixtures that lack any air circulation.

PRODUCT REVIEW

Coffered ceiling moldings add a dramatic and formal touch to a room.
A TOUCH OF ELEGANCE MOLDING IDEAS: CREATING VISUAL APPEAL, BALANCE — AND DISTINCTION Have you ever walked into an empty room and found yourself surprised by its character and beauty? Even without furnishings, it appears solid, finished, even luxurious. Whether you’re aware of it or not, that room probably has pleasing proportions, the right light, and harmonious molding. “A room with the right molding is more visually appealing,” says Chuck Allard of Clark’s Hardware Lumber Company. “It can create an effect of more height and gives a room added polish. It separates colors and can turn a bare corner into something attractive.” A creative molding application to a wall. Adding molding to your home’s interior is a popular trend for Houston homeowners and throughout the country, and it does not need to be an expensive undertaking. As a quick reference for the uninitiated: Ceiling trim is called crown molding or cove molding; door and window trim is called casing; and floor trim is the baseboard. Other kinds of molding include wainscoting, chair rails and decorative panels. The difference between cove and crown molding is that cove molding bows inward and crown molding projects out from the wall. Trim softens the transition from wall to ceiling or wall to floor and creates visual interest. It comes in many shapes and sizes, some standard and some handcrafted. “When the crown, casings and baseboards work together, it creates a finished, custom look,” says Tim McCoy of Houston Hardwoods. “Molding is not expensive and it can create a nice focal point,” he adds. The wrong size trim can make a room feel claustrophobic, so McCoy suggests that homeowners take into account the size of the room, the height of the ceiling, and thestyle of the home.

He also recommends looking at a number of options and watching an instructional video on You Tube before selecting and installing, especially if you plan to do it yourself. “You don’t want a seven-inch crown on an 8-foot ceiling because it would overwhelm it,” McCoy explains. “If you have 10- to 12-foot ceilings, you can buy a large piece or layer several pieces together for something a little different,” he says. Molding is available in many materials including finger-jointed pine – which is usually painted – or hardwoods like oak, walnut or cherry, which is usually stained. “I’ve seen stained hardwood molding used with beautiful effect in home offices or studies,” McCoy says. Both of these companies keep a large profile of molding in-house and are able to create or special order more elaborate pieces. They also have catalogues available to show different styles to customers. The variety is endless and creativity is encouraged. Molding is also available in already-primed and ready-to-paint polyurethane, reclaimed wood, plaster, and hollow PVC crown that can hide cables and other communication wires.. “These days molding comes in basic pieces all the way to blowyour-mind trim,” Allard says. Molding creates distinction and adds a touch of elegance. It’s being used to frame flat screen televisions, bathroom mirrors. Additionally, it offers a way to make an artistic or decorative statement on the walls.

KITCHENS & BATHS
PRIVATE ISLANDS
Your Kitchen Can Feature an All-Out “Cruise” Variety or a DIY Budget Project BY PEGGY MCGOWEN, ASID, CMKBD, CAPS
Two beautiful islands – both with seating and waterfall countertop ends. One is for serious cooking, with storage and overhead hood, the other for enjoying the view and the cook. Custom raised wood wraps one island – other countertops are quartz.
If you’re dreaming of a private island, a paradise oasis of casual comfort and entertainment, look no further than your own kitchen. While the word “island” suggests an isolated spot, kitchen islands do not isolate us. Instead, they invite family and friends to work, play and socialize together in the very heart of the home. Islanders find their little piece of paradise can accommodate a variety of functions, depending on how they outfit them. Here are just a few: buffet serving, food preparation, cooking, sit-down meals, snacks seating, storage, display, cleanup, crafts, hobbies and homework, recycling centers, bookcases, desk and/ or bar. 32 house& home | May 2016 | www.houstonhouseandhome.net
Some people have more than one kitchen island – or an island plus a peninsula. Some put wheels under their islands for a quick get-away. The cost of an island can be a budget week-ender or a monthlong cruise, depending on how big it is, and what you put into and on top of it. Your island can be large or small, and take any shape, but clearances really do matter. You will need an absolute minimum clearance of 36 inches between your island and other countertops or walls; 42 inches is preferable, or 48 inches for primary pathways. Consider multi-level heights for multi-purpose islands; i.e.

30 inches high for table-height seating; 36 inches for standard countertop work areas; 42 inches high for bar height seating; and anything in between, depending on the height of the primary user and the task to be performed. Most islands are designed to be permanently attached to the floor, with electrical wiring for appliances, and plumbing for a sink and icemaker, or a gas line for a cooktop. Often, however, island projects can be made quick and easy by building or buying a ready-made island – sometimes already on wheels. Vintage furniture, tables, chests of drawers, and old store fixtures are some fun things that can be converted to islands. An island with a cooktop truly becomes the “hot spot” of the kitchen. After all, it’s the center of what a kitchen is all about – cooking and entertaining. Remember to include proper ventilation for the cooktop – that roasted salmon and brussels sprouts you cooked last night won’t smell so good next morning. A warming drawer turns the island into a perfect serving area, and an added oven can be paradise for an avid cook who has been limited to only one oven. Full-function island with beverage center, gas cooktop, microwave drawer, all within easy reach of sink and refrigerator food prep area. 34 house& home | May 2016 | www.houstonhouseandhome.net

Traditional L-shaped Island with custom farm sink, and lowered baking section with marble top. Seating on back of the island for eating and encouraging the cook.
Walls were removed to open the kitchen to den, creating a great room, with a multilevel island anchored by a raised glass-front display cabinet, which creates a visual divider between the spaces, and hides the cooking area.
Another island might include a second sink with filtered instant hot and chilled water, an under-counter refrigerator, icemaker or wine cooler, creating a perfect beverage center. A deep countertop overhang adds seating as well as additional space for all sorts of family activities. What’s on top? Choose materials that suit the task to be performed at the island – maybe two different materials on two levels. Natural stone or man-made quartz offer easy-maintenance and heatproof work space around cooktops. A section of wood adds interesting texture and warmth, and some man-made materials are available with integrated sinks, with no seams to clean. A well-planned island can make any kitchen more efficient and more fun, and add to the resale value of your home. Some islanders, like our neighbors down in Galveston, are so proud to have been “born on the island” that they proudly refer to themselves as “BOI”. With the addition of your own new island, you too can call yourself BOI – Built Our Island!

DO YOU KNOW WHAT TO DO? Hurricane “Season” is upon us: June through November THE CITY OF HOUSTON PROVIDES TIPS DO YOU KNOW SOMEONE WHO WILL NEED HELP IN THE EVENT OF AN EVACUATION? If you know anyone who will need help evacuating in the event of a major storm or other event, have them register with the State of Texas Emergency Assistance Registry (STEAR) by visiting www.texasstear.org or calling 211. More information on evacuation assistance: the City of Houston Office of Emergency Management website at www.houstonoem.org HOUSTON AREA FLOODPLAINS -- DO YOU KNOW YOURS? There are five major floodplain scenarios that occur in the Houston area. A floodplain is an area at risk for flooding from a bayou, creek or other waterway overflowing during certain flooding events. Which affects you? For a complete description of floodplains and a map of the Houston area floodplains please visit: www.HarrisCountyFEMT.org KNOW YOUR RISKS Hurricanes bring storm surge, heavy rainfall, strong winds, and can cause power outages. Know your risk, and whether or not you live in a mandatory evacuation area. Most Houston residents do not need to evacuate for a storm. Visit www.houstonstormrisk.org to find out what your risk is from each of these impacts KNOW YOUR EVACUATION ZONES During a major weather event like a hurricane, you may be asked to evacuate your area using a zip code zone system. This system was set up to alleviate the massive traffic issues we experienced during Hurricane Rita by allowing a gradual and organized evacuation from the coastal areas inland. Information on evacuation zones can be found at www.houstonhidefromthewind.org FLOODWATER S -- AVOID PROLONGED EXPOSURE TO FLOODWATER This is the time of year when we start to experience our heaviest rains and flash flooding. Remember to watch your children around the water. NEVER let them play in flood water. It may contain chemicals, waste, snakes, ants and other dangers, such as swift moving currents and hidden open manholes. This water may also be electrically charged from downed power lines. IMPORTANT PHONE NUMBERS A complete list of important phone numbers you may need in an emergency can be found at www.houstonoem.org 38 house& home | May 2016 | www.houstonhouseandhome.net
Remember, only call 911 if life or property is immediately threatened. PREPARE YOUR FAMILY AND HOME • Discuss what your family should do when a hurricane comes ashore or other severe weather is in your area, and where you might evacuate to (shelter, hotel etc.). • Don't forget about your pets. Many shelters will not take pets, so plan in advance what to do with them. • Know and review your evacuation routes and never drive through high water. • Develop a family communication plan. Identify a relative or friend in another state or city to serve as a contact in case family members are separated. • Prepare a disaster kit and place it in a portable container in case of evacuation. • Be sure trees and shrubs around your home are well trimmed. • Tape does not prevent windows from breaking. Install permanent storm shutters or use 5/8-inch marine plywood, cut to fit, over your windows. • Install straps or additional clips to securely fasten your roof to the frame structure. This will reduce roof damage. • If possible, place patio furniture, plants, yard decorations and all other outdoor objects indoors, out of the wind. • Make sure your car has a full tank of gas in case you have to evauate with little notice. • Moor your boat if time permits. HIGH RISE RESIDENTS AND APARTMENTS — WINDS ARE STRONGER AT HIGHER LEVELS • Secure or remove loose items from rooftops. • Prepare lower floors for flooding — remove or secure electronics. • Relocate computers and electronics away from windows. • Close all doors. PREPARE FOR HIGH WINDS • Hide from the wind. • Place any outdoor furniture, plants, yard and garden decorations and any other type of non-secured outdoor articles out of the high wind. The articles can become projectiles in a high wind and cause serious damage and injuries. • Remove and secure all items from patio and balcony areas, especially for apartment residence ( www.SafeInMyPlace.com renters and managers can find safety information, specific to Houstonians who rent.). • If possible board up your windows with plywood. Tape will not keep your windows from breaking.

DISASTER SUPPLIES KIT - SHELTER-IN-PLACE IN AN EMERGENCY There are six basics you should stock for your home: water, food, first aid supplies, clothing and bedding, tools and emergency supplies, and special items. Keep the items that you would most likely need during an evacuation in an easy-to-carry container. Possible containers include a large, covered trash container, a camping backpack, or a duffle bag. For a complete list of supplies please visit: www.redcross.org/services/disaster/ 0,1082,0_3_,00.html IMPORTANT FAMILY DOCUMENTS Keep these records in a waterproof, portable container: • Wills, insurance policies, contracts deeds, stocks and bonds. • Passports, social security cards, immunization records. • Bank account numbers. • Credit card account numbers and companies. • Inventory of valuable household goods, important telephone numbers. • Family records (birth, marriage, death certificates). Store your kit in a convenient place known to all family members. Keep a smaller version of the supplies kit in the trunk of your car. Keep items in airtight plastic bags. Change your stored water supply every six months so it stays fresh. Replace your stored food every six months. Re-think your kit and family needs at least once a year. Replace batteries, update clothes, etc. Ask your physician or pharmacist about storing prescription medications.
DURING THE STORM • Listen to the radio or TV for information. • Turn off utilities if you are instructed to do so. • Set your refrigerator thermostat to the coldest setting and keep the doors closed as much as possible. • Ensure a supply of water for sanitary purposes such as cleaning and flushing toilets. Fill the bathtubs and other large containers with water. EVACUATE IF: • You are directed to by local authorities. • If you have a medical device (such as a ventilator), that keeps you alive, that requires electricity. • If you live in a mobile home or temporary structure. • If you live in a high-rise building. Hurricane winds are stronger at high elevations. • If you live on the coast, on a floodplain, near a river or an inland waterway. IF YOU FEEL YOU ARE IN DANGER • Stay indoors during the hurricane and away from windows and glass doors. Don't be fooled by a lull in the storm. It could pick up again. • Close all interior doors and secure and brace external doors. • Keep curtains and blinds closed. • Take refuge in a small interior room, closet, or hallway on the lowest level.

HOME TO ORANGE CRUSH IS NOW THE HOME OF A COUPLE WHO TURNED THE OLD BOTTLING COMPANY INTO THEIR OWN PERSONAL HAVEN By Barbara Canetti • Photography by Anthony Rathbun and Ilumine Photographic Services Welcome to “The Compound.” That’s what Veronica and Brett Von Blon call their restored downtown Galveston building — a weekend home that has been transformed from a bottling company into an interesting family gathering place. The building, located at 1914 Mechanic, is featured on the Galveston Historical Foundation’s 42nd annual Historic Homes Tour, continuing May 7 & 8. But unlike the other eight properties on the tour, this one was built not as a residence but as a business. It later became a museum before it became the Von Blon’s getaway in 2013. 50 house& home | May 2016 | www.houstonhouseandhome.net
First, a little bit of history: the two-story building was constructed in 1901, for Charles F. Marschner -- a German immigrant and proprietor of the Texas Bottling Works, makers of Celebrated Iron Brew, Southern Favorite Sassafras Beer, Cherry Blossom soda and Orange Crush. At the time he bought the lot on Mechanic Street, the bottling company was across town on 33rd Street, near his residence on Avenue N. The structure was built by Otto Haas, another German immigrant with a specialty in brick construction, evident

today by the decorative brickwork, arched windows, heavy moldings around the windows and the stepped brick parapet wall with corbelled brick cornices and finals. Although Marschner died before the building was completed, his widow Marie later married Albert Mahr of St. Louis, hired to manage the Texas Bottling Works. The Marschner children ran the business and created Triple XXX Bottling, which was housed in the building until the mid-1950s. Royal Crown and Nehi Bottling continued in the building until 1965. In 1989, David Taylor, an auto man from Houston, opened the David Taylor Cadillac Museum in the building. It closed several years later and the building was purchased and rehabbed as a residence. The Von Blon’s remodeled it again to its present condition. “I’ve always liked urban downtown buildings,” says Brett Von Blon. “I had my eye on this one for a while.” When the couple finally could make a deal for the purchase, the fun was just beginning. The restoration took about five months. “We didn’t want to recreate the building, but we wanted

to capture its character,” adds Veronica Von Blon. Visitors enter the 3,400-square-foot building from a rear upstairs door, which overlooks the courtyard. Walls are covered with fig ivy, which crawls up the privacy walls and onto the back of the building. The only way into the courtyard is through the narrow alley, which separates the buildings on Mechanic Street from those on The Strand, says Brett Von Blon. A large garage in the rear of the property houses the family’s golf cart and vehicles. The backyard, with a large pool, covered outdoor kitchen and sandbox with its own boat, is situated adjacent to the courtyard and behind another fence along Mechanic. Once inside, the transformation becomes real. Upstairs, which is the main living floor of the home, is the open-concept, all-combined kitchen, and living and dining rooms. Tons of natural light pour in from the 14-foot tall windows, each of them arched in brick. The walls are all the original brick, The pendant glass of a big box store light fixture was changed out with mason jars. 54 house& home | May 2016 | www.houstonhouseandhome.net

too, which exudes warmth in a very spacious room. Because the walls are three bricks thick — almost 10inches wide — the building is solid structurally, Von Blon says. Original ship’s cap beams — with their rough cut lines and ridges — line the 11foot-tall ceilings. The warmth conveyed in the rooms continues, with wide-plank oak floors and the reclaimed cypress wood barn doors hanging to form the entrance to a master bedroom, which was carved out of a corner of the room. A large staircase was built, using reclaimed wood Von Blon trucked in from Gonzales, TX. , to give the room an authentic look. A massive antler chandelier hangs over the stairs, leading down to the first floor. The large room up on the main floor is sparsely but stylishly decorated. One cabinet is filled with memorabilia collected from the Maschner’s grandchildren and great grandchildren, as well as photos of the original building’s interiors when it was the bottling company, says Veronica Von Blon.

A little bar in the kitchen — actually an antique cabinet from a grocery store — is topped by yet another barn door, this one being used as a table top. The kitchen is illuminated with an eight-light fixture of large mason jars. “Something a little different,” explains Von Blon. Downstairs, which had been the mechanical opera-

tion of the bottling company and later the showroom for the museum, there are three bedrooms – including a bunkroom, which sleeps four – and a recreation area that includes a pool table, and the perfect location for the Von Blon’s four seats rescued from the Houston Astrodome. “I finally found a place for my Astros seats,” says Brett Von Blon, happily. A huge arched wooden double-door, where the horses and carriages entered the building to make deliveries in the early 20th century, is now a pedestrian entranceway. A second, similar doorway had been in the front of the house, but was removed by one of the earlier restorations. “We just love living here and spending weekends. When we get here, we park our car, take out the golf cart, and use it to go to dinner, the supermarket, the beach or downtown,” says Veronica Von Blon. “It is so much fun here — our entire family enjoys it.” In 1997, the Texas Historical Commission named the Charles F. SURVIVING A KITCHEN REMODEL “I ONLY CRIED TWICE”… HER STATELY HOME IS NOW COMPLETE By Marsha Canright • Photography by Anthony Rathbun The kitchen was the weak link in our mostly splendid 19th century home with its pocket doors and soaring ceilings, screened porches and longleaf pine floors. We wanted a functional kitchen where two cooks could pass without bumping into each other, and where the entry wasn’t blocked when the refrigerator door was open. We also wanted high quality appliances and more natural light. Last October when I told my cousin we were going ahead with a kitchen remodel, she said: “Move. Moving is less painful than remodeling.” I laughed, but I knew she wasn’t kidding. She is a survivor of multiple remodeling projects. Because our kitchen had been remodeled many times in its 111 years, the original footprint was hard to distinguish. There was evidence of a chimney fire, probably in the early 1900s. And, the sprawling Saltillo tile-covered counter and pale lime sherbet paint spoke to a redo in the 1960s. Our project took 92 days from demolition to final checklist, and it cost slightly more than $55,000. THE DESIGN: When the designer talked with us about our wishes and reviewed my Houzz and Pinterest photos, she sketched a kitchen design that we approved after minor tweaks. Some designers do this on a computer but we were okay with a detailed sketch. The entire placement of the kitchen was altered, including the plumbing, much of the electrical, and venting. We didn’t touch the original 19th century windows or exterior walls, but we changed the interior entry and added a new backdoor. We replaced a window added in the last 50 years with a storm resistant one, offering plenty of light and a view of the back garden. Moving the central air and heat system to a new location was costly but opened the space. THE SELECTIONS: We wanted simple white subway tile for a clean look – not just as a backsplash but covering the whole south wall. We picked Sherwin Williams gray shades for the cabinets and the walls above the original wainscoting. The paint had quirky names: Software, Network, and Online. The island and dish cabinet were crafted from cherry wood with a warm stain. 68 house& home | May 2016 | www.houstonhouseandhome.net
We decided on a deep, porcelain farm sink; and a second stainless prep sink for the island. Lighting fixtures and drawer pulls came from Restoration Hardware because we liked their look. Our designer encouraged us to put a good chunk of the budget toward high quality appliances — including a Viking stove with a pot filler above it. We considered ready-made cabinets for the savings but the odd space we were transforming, led us to custom cabinetry. Because we were on a strict budget, we had to give up the French doors to the porch and the microwave drawer. We also gave up the espresso machine but had the coffee bar plumbed so that we could add this appliance later. Our designer was on target with estimating what work and products would cost. Initially we wanted a catwalk around the top of the kitchen’s
“Our designer encouraged us to put a good chunk of our budget toward high-quality appliances,” says the homeowner.
lofty ceilings as a retreat for our feline friends. Our designer encouraged us to make a catwalk on one of the upstairs porches instead. THE HEADACHES: I only wept on two occasions. Once just before Christmas Day when I stood among the chaos and clutter, and the dust and plaster spread throughout the first floor and seeped into the backyard despite paper on the floors and plastic seals. Obviously Christmas décor was not possible. I also burst into tears when the Crock-pot left a large black singe mark on our antique dining table. Add another charge for refinishing the table. I did not know these appliances get so hot on the bottom but at least it didn’tcatch fire. One morning the cabinetmaker proudly showed me how he
had aligned a cabinet intended for the microwave. I pointed out that while it was aesthetically perfect, I would not be able to reach the microwave, as I am not a tall person. And so it was reworked. There is an obvious advantage to remodeling in the cooler fall months but drawbacks too. Count on zero productivity or progress in the weeks before and after Christmas and New Year’s. No amount of doughnuts and coffee will pry workmen from their families until the holidays are over. LESSONS LEARNED. Here are 14 things I learned which might save you a headache in your own remodeling project. Yes, they are obvious and practical but sometimes it is common sense that goes out the window when your home is being torn asunder.
69
1. Choose your designer and contractor carefully. After demolition begins, your fate will be largely in his or her hands. Get references, and talk to previous clients. I interviewed several and looked through portfolios. The designer we chose was local and had created a contemporary kitchen for a friend. Deciding factors: She listened to what we wanted and talked about what made sense and what didn’t; she was straightforward about the budget, her payment, and how much time the project would take. 2. Take time with the design. Be clear on what you want before you begin. Pinterest and Houzz have an endless supply of ideas. Show the designer/contractor what you like. Change orders in the middle of the process are costly and time consuming. 3. Know what you can afford. Have a line over that you will not trespass. A kitchen remodel can be like gambling. There's always another hand to play. You have to set a limit and stick with it. We would not, could not exceed $55,000, and we didn’t go over that amount. 4. Have a contract with a timeline. A contract sets up reasonable expectations for both parties. Of course things go wrong and that’s part of the process. Still, include reasonable penalties for going way over the allotted time. Get it in writing. Be certain everyone is insured. 5. Live Elsewhere. If you can afford to live somewhere else while you are remodeling your kitchen, you are among the fortunate few. We could not. If you must live with it, resign yourself to living in a construction zone. 6. Create a staging area for construction tools and supplies; and a separate area for cooking before the remodel begins. You may think you will eat out solely but after one month of restaurants, your resolve will weaken. It is not unusual for a major remodel to exceed three months. So, you will have to set up a makeshift kitchen, even to make morning coffee. 7. Pick out everything before the demolition begins and order it. Yes, the cabinetmaker needs to see the sinks and how they fit/sit before he starts building the cabinets. You may want the major appliances stored elsewhere; the places where we bought ours agreed to keep them until we were ready to install. 8. After demolition, put tape on the floor where everything will be. Our friend Doug McLean, who is also a general contractor, recommended this and it's the right thing to do. Everything was measured so it was much easier to visualize where open space would be. When you remove every item from the kitchen before demolition, you’ll realize how much you depend on storage space. It’s also an occasion to get rid of things you never use anyway.
There are so many possible choices. David and I saw 100 slabs before we walked up to one and said, “This is it.” It was nothing like we thought we'd get but we agreed instantly. It turned out to be the most expensive choice but we decided the extra cost was worth having something we could live with for many years.
9. Go to the slab yard to view counter top materials, even though it's overwhelming. You can't tell about countertops unless you see the slab because they are so different. Granite. Marble.
10. Be sure it all works. If you are changing electrical, be aware that electricity in nearby areas, dining room, family room, and bathroom may be affected. Test every light before writing a check to the

electrician/AC contractors. 11. Write down the name of all the key people, even if they are working for a single contractor. Your general contractor may be on another job when something goes wrong. Have the name and phone number of the lead carpenter, the cabinetmaker, the painters, the floor guy, the electrician, the plumber, and the AC/Heat crew.
13. Eyeball the new paint and the stain in your kitchen on the wall or cabinet before you say “I Do. In your particular room, the paint color may look completely different. 14. Listen to your designer but go with your gut. After all, you are the ones living with the kitchen.
12. Buy supplies and appliances yourself, or if your designer purchases these, be sure to keep a running total of the sales tax you pay. It can add up quickly and it is deductible from your income taxes. 71

Carrot greens are great for making vegetable stocks and broths.
DON’T THROW IT OUT! YOU MAY BE MISSING OUT ON THE VEGETABLE’S MOST NUTRITIOUS PARTS PHOTOGRAPHY AND ARTICLE BY BARBARA CANETTI
You choose to buy your vegetables fresh, from a farmer’s market or supermarket that boasts farm-to-table produce. You take them home, prepare them for meals but unknowingly throw out some of the best tasting and nutritious parts of those items. For example, what about those leaves surrounding the crown of the broccoli? Delicious if they are sauteed in olive oil 74 house& home | May 2016 | www.houstonhouseandhome.net
and garlic. Or chop them up and throw them in your morning breakfast smoothie. And the thick stems? Make a broccoli soup using the stalk, mixed with onions and potatoes. The long red and green leaves on beets are high in iron content and antioxidants and taste very much like kale. They can be substituted for lettuces in salads, served with some balsamic vinegar.

Beet leaves are high in iron and antioxidants.
Stem-to-root consumption offers healthy benefits.
Celery tops are great for salads and soups, and broccoli greens can be sauteed.
Save veggie scraps to use when making homemade stocks.
76 house& home | May 2016 | www.houstonhouseandhome.net
It is estimated that Americans throw out more than 200 pounds a year of edible food when they prepare their vegetables. The practice of consuming stem-to-root is popular in Africa and Asia, and is quickly becoming widespread in more avant guard restaurants across the country. Leaves from green beans or lima beans, cauliflower, carrots, eggplant and celery are all edible and can be used as side dishes or in soups or stews. Also on the safe-to-eat list: leaves from cucumbers, kohlrabi, okra, peppers, radishes and zucchini. Here’s an idea: Collect all the extra pieces from your fresh vegetables that you choose not to eat, boil them together with scraps from onions and garlic and make your own vegetable broth. Cheap and easy! Also, many fresh flowers from your garden are edible: marigolds, violets, orchids, hibiscus and squash. But do not eat any flowers from a florist or picked from along roadsides: you don’t know what pesticides have been sprayed on those flowers, which could be harmful if ingested. One other tip: each time you trim an onion, scallion or shallot, instead of throwing out the little nub with tiny roots, put them in a pot of soil or in the garden. A new, cloned veggie will soon appear – grown in your own garden under your watchful eye. You can’t get much fresher than that.

HI, MY NAME IS RAMONA! Unlike the ‘Housewifes of New York’s’ Pinot Grigio maven, I am a sweet dog seeking no drama. I was orignally brought to the Houston SPCA as a stray, so my previous behavior and history is unknown. However, EXACTLY like the other Ramona, I love attention, and I love tennis! Well, tennis balls. And I love to be around people and be the center of attention. I can entertain myself by tossing balls and chasing them! I would make a wonderful addition to your home. I am available for adoption for $95, so be sure to ask a staff member or volunteer how you can adopt me today! P.S.: I was adopted once but returned to the SPCA, because there could only be one dog where we lived. While there, I got along beautifully with the resident dog and loved going for car rides. Now back to the “Pinot Greege.” Hiccup! (Just joking!)
