EDITOR’S NOTE Being a good neighbor . . . It’s both gratifying and heart warming to hear news that makes you smile in appreciation. Here’s the latest of one such contribution: Employees of David Weekley and Sherwin Williams recently joined forces to help construct building ramps for six area families. With direction from The Texas Ramp Project (TRP) – an organization that has built more than 10,000 ramps since 2006 for elderly and disabled clients – David Weekley and Sherwin Williams chose to help local families with medical needs and lacking financial resources. The combined donations from the companies and their employees translated into 360 volunteer hours, $12,000 in materials, and $2,600 in cash to fund construction of future ramp components for additional TRP clients. I’m sure the employees of these two companies gained as much in giving as did those on the receiving end. Kudos to all! In this issue, writer Barbara

How to Maintain Your Home’s Exterior.
CRACKS: Be sure to address any cracks in your brick, stone, or stucco veneer. When hiring a company for the repair, make sure they are skilled in matching the brick and mortar to avoid an unsightly patch. Pro Tip: Consider getting a foundation inspection if the cracks you see occur at the corners of windows and door frames. LOOSE WALLS: Over time, the metal ties that secure the brick to the frame of the home could become rusted and disintegrate. This compromises the integrity of the home and poses a dangerous issue. Pro Tip: Demolishing and rebuilding the wall isn't always necessary, make sure your contractor provides the correct and most cost effective solution. STAINS AND EFFLORESCENCE: Efflorescence (aka calcium stains), is usually caused by sprinklers. This build up on the brick creates a cloudy white stain. That cannot be resolved with pressure washing or cleaning alone and is only fully remedied by staining the masonry back to its original color. Pro Tip: Most other stains like mildew can usually be removed with pressure washing and a chemical cleaner. DRIVEWAYS AND WALKWAYS: Unsightly holes or cracks in your driveway or walkway detracts from your home’s curb appeal. For concrete driveways, you can patch or fill cracks or chips with a cement-repair product. Deeper cracks and sunken concrete are best left to a professional. Pro Tip: Resurfacing the driveway is a great, inexpensive way to freshen up the look of your home and add some curb appeal. A popular option for those looking to sell their homes.

REMODELING PROJECTS GLASS ENCLOSURES If you are looking to do a glass enclosure in your master bath, or any other place in your home remodel, follow these tips for the best results: 1. Make sure you are getting real glass blocks. The acrylic/plastic ones do not hold up as well in our harsh Houston heat. They crack easily. 2. Ask your remodeler or installer for photos. Anyone that has ever installed glass blocks will have photos in their phone to show you. You don’t want them “learning” on your project. 3. Ask for references, and call the references. (One owner recently had a patio cover added to his home in Houston. When asked, the contractor presented 50 references —all from his neighborhood. That’s a strong reference.) 4. Check to be sure they use Glass Block Mortar. It should say Glass Block Mortar on the bag. 5. Make sure the glass blocks are installed with a solid mortar bed. That means there is mortar from one side of the glass blocks to the other side, not just a little mortar on the edges. Every customer who is buying a new door wants one that looks nice and inviting, but you also need to be sure that you have the right door for your particular situation. 1. What fits. How big is the opening where your door will do? Can you fit a single door, double doors, sidelights or even a transom above the door? Consider whether the door will swing in or out. 2. Location is a big factor in making the best choice. Will your door get direct sun and rain? That can be damaging to a real wood door, so you might select a different material, such as a fiberglass door with a simulated wood grain. 3. The door should match your home, of course, but still meet your personal style. There are many options to choose from in a variety of designs from sleek contemporary models and old-world

styling, to rustic knotty alder and wrought iron. Within these options, there are different stains and paint colors. 4. TIE NEW SPACES TO EXISTING ONES When redecorating or remodeling, take some time to consider how to make your spaces work well together,” says Ashley Tissues, a senior designer for the Jane Page Design Group. 1. Use a trim piece of crown molding or door casing throughout the new or newly renovated space along with the existing space. 2. Use a consistent wall of ceiling color throughout the entire space. 3. SELECTING A NATURAL STONE OR QUARTZ COUNTERTOP Designer Lynne T. Jones loves the look of natural stone whether its granite, marble, travertine, onyx, or soapstone because “Mother Nature creates some masterpieces.” She also likes quartz materials because they have great consistency in pattern and color and are practically indestructible. First consideration: Certain types of stone have better qualities for specific uses. If there is a wet area, you need a material that can stand up to that exposure. Granite and quartzite are dense and durable so they work well in kitchens, baths and utility rooms. Marble is beautiful but it is also more porous and there is upkeep involved if you choose it for a kitchen or bath. “I do love the look of marble in a master bath, or even a kitchen island, but I always inform clients about the potential for etching and staining,” she says. Outside is a different story. Honed granite is a good material for outdoor use but marble is not a good choice for an outdoor kitchen, she explains. Most Quartz manufacturers advise against using their products outdoors, and will not warranty an outdoor installation. The second consideration is the style of your home. Quartz fits well in a more contemporary or transitional style home,” she says. There are more countertop options than ever so if your eyes begin to glaze over, consider using a knowledgeable designer to guide you through the selection process, she says.

“The Keltons objective was to provide updated livability, in addition to complementing the existing “Classic Texas Ranch Style,” says Architect David Patterson.
The complete renovation of their High Meadow Ranch house in Magnolia almost didn’t happen. Brent and Ashley Kelton saw the 12-year-old limestone residence and really didn’t consider buying it. They just didn’t like the house. But they really loved the 9-acre property with its lake and 125 trees. In the end, they decided to figure out what to do with the structure after the purchase. Ashley asked only if she could paint the kitchen cabinets:
they were yellow pine and not to her liking. “There was lots of yellow pine inside. And, well, one thing lead to another and before I knew it, we were making plans to redo the kitchen, and then the bathroom, and then the living rooms and bedroom. It just snowballed,” she says. The couple first enlisted the help of Eric Wentworth, vice president at Morning Star Builders and from there they started making plans. 33
“Our goal was to provide additions that seemingly disappeared and blended into the home’s timeless Texas exterior style,” says David Patterson, architect.
The first thing was the kitchen – keeping some of the existing cabinets but painting them and then rearranging the floor plan. Because they didn’t want the expense of new plumbing, all the fixtures and appliances remained in place. They didn’t need to replace any of the Viking appliances, which was a considerable savings. But there was one thing missing from this kitchen: a large picture window aimed at the lovely lake on the property. “There were small windows, but it is such a pretty area that we added the larger window,” she says. Wentworth says by redefining the kitchen space – adding a banquette that backs up to the island, they were able to arrange for an in-kitchen eating area with views of the family room. Kelton says she loved the existing limestone on the walls in 34 house& home | July 2016 | www.houstonhouseandhome.net
the kitchen but wanted to redo the tile floors. The limestone also covered the hallway walls. “I knew I wanted brick on the floors but since the foundation was already set, we used thin bricks (precut) to cover the kitchen floor,” she says, noting an intricate design was created with the bricks. in addition to using them to frame the entrance to the dining room. Wentworth says all the walls in the house were textured with a heavy spray, which also dated the house. He scraped all the walls and ceilings, making them smooth and giving the house a softer, cleaner look. He also replaced all the interior doors, raising the 6-foot, 8-inch doors to 8-feet. In the master bedroom, he installed bead board in the ceiling, adding crown molding to dress up the room. “We made it look more casual and comfortable,” he says.

The home previously had a heavy spray on all the walls, which dated the look. All was removed; the entry above partially features limestone on the walls.
“We just wanted to make the room look simple.” Next stop was the master bathroom – a long, narrow space with a glass block wall that also looked dated. They replaced the two vanities that line the walls, redid the tile floor and added a clear glass wall for the steam shower so the interesting tile work on the wall could be seen. It coordinates with the tile “rug” on the floor. A large existing laundry room was reassigned as Ashley Kelton’s closet and a new laundry/utility area was created adjacent to the new family media room. Wentworth says the media space was origi-

nally the attached garage – fronted with glass doors – but by attaching new rollaway doors along a neighboring wall, the Keltons can open up the space for outdoor entertaining. Enclosing an existing porte-cochère made space for a two-car garage. “The Keltons were very clear from the beginning of what their needs were and what they were willing to sacrifice,” says Wentworth. “And they were open to what they wanted – both economically and realistically.” The Keltons also wanted a guest suite, which was added onto the front of the house, with its own separate bath. The new rooms

added enough square footage to the 3,700-square-foot house to make the project viable. The house is now a little over 5,000-square feet. The renovation of the house took almost eight months. But it wasn’t as bad as the Keltons had feared. “We didn’t live in the house while the work was being done,” Ashley Kelton says. “But all in all it was fun. We made decisions together along the way. We really didn’t have a grand plan. But we trusted our builder and it all came out pretty good.” Because the house was vacant during the renovation, Wentworth says, “We were able to do the job the right way. “Sometimes we had to turn off the water for a few days. That would be very painful if the family was living there,” he says. But, looking back over the project, he says ultimately this house now fits the property it sits on. “It was an OK house on a great piece of property. Now it is a great house on a great piece of property,” he says. Renovations are serious undertakings, and Wentworth offers these tips:

Even the most beautiful homes need an occasional update. A change in fabric, a new wall treatment, shifting favorite furnishings, or adding a splash of color with new pillows or other accessories – all can refresh a home, renew its energy and make it more inviting for the people who live there. Designer Mary Blair of By Design Interiors did just that for a Woodlands couple who are comfortable in their traditional, light-filled four-bedroom home but wanted something different in décor – a bit more “magic,” and that’s what she gave them. “This is a traditional home, but we have gradually added more contemporary touches. I think it’s the combination that makes it so special. It has the warmth of a traditional home along with fresh contemporary colors,” she says.

Some of those are in their budget, some aren’t, but they get to see what’s available and decide for themselves.” To start this project, Blair chose a fresh color for the entry and formal living room, a soft “Fernwood Green” by Benjamin Moore, which served as a neutral backdrop but with a more contemporary feel. She also added a dramatic circular chandelier to give focus and character to the entry and stairway. Full-length custom panels, silver-white with a sparkle, cover the living room’s massive window, and a new cocktail table by Christopher Guy provides the “wow” factor. The white fireplace was updated with new mosaic tile reflecting the color tones and adding texture. Above it hangs an art piece by Dominick of the Phoenix Art

Mirrored subway tile lights up the kitchen backsplash, and the breakfast room features a deep purple custom rug. The breakfast table chairs are reupholstered with rich patterned fabrics. Upstairs, the guest bedroom has a silvery wall covering from Lee Jofa, and new bedding with perky hot pink pillows and a lampshade to match. “This has been a gratifying project because the homeowner appreciates unique, high-quality pieces and exquisite fabrics, and that makes the creative process fun and exciting to share,” she says.

Blair said Houston designers are seeing greater interest in a more contemporary look with clean lines and brighter colors. “The blend of contrasting styles and colors creates a transitional design. Take the one-of-a-kind contemporary stool by Luna Bell in Florida. “I saw this piece and knew the owner would love it. We weren’t looking to add something new here but it was so perfect I brought it for her to see,” Blair says. It now sits in front of the grand piano.

FIVE TIPS FOR A HOME REFRESH ON A LIMITED BUDGET If you’d like to freshen up your home for the summer but don’t have the budget to redo the décor, there are some less expensive ways to revitalize and update your space, Blair says. Think clean lines and brighter, lighter colors. 1. Paint. You can paint a room or even a single wall. If you are doing it yourself, talk with the professionals where you buy the paint and ask them to give you tips or find help online. Think white or brighter colors, which can work for any décor. If you’re thinking green, try a more yellow tone for a happier green or in red tones, move to a hot pink. There are also some beautiful blue and purple tones available. 2. Change out pillows because they are easy to update and provide a pop of color. You may also change accessories like a lamp, or if you have a framed print, change it out for a different print. ’ 3. Move things around. Try different furnishings in different rooms. Consider adding slipcovers to change the look of a sofa. 4. Down with the old. If you have an older out-of-date window treatment, take those draperies down and try simple blinds or shutters. Roll up those heavy rugs and try a bright patterned rug or a lighter rug of natural fiber. 5. In your bedroom, lose the winter bedding and try some lighter colors or white. The 19th century house we bought in 2004 needed all of those things to become a comfortable home. We re-did the kitchen immediately – check. Added some storage and closet space – check. But it was the bathroom situation that took some time and creativity.

The house has two bathrooms: one upstairs and one downstairs. The first floor bathroom was tiny. Really tiny. Although it had a shower and tub, it lacked any personality or interest. The problem was there was no place to expand it within the confines of this old house. So – it was my husband Carlos’ idea and vision to use underused existing space that allowed us to create a spacious, bright bathroom that makes our 1887-era house something special.

And more practical. It was a complicated idea. He suggested combining a small laundry room off the kitchen and an unused porch as the starting point for this remodel. The house is raised about six feet, so we were also able to expand into the backyard to develop enough floor space for the room. The door to the laundry room was removed and the wall in the kitchen sealed. The old door – and its matching transom – was moved around the corner to one of the bedrooms, where it replaced a window and became the entrance to the new master bathroom. Our contractor, Ruben Elizondo of Trademark Construction, liked the plans and the challenge. But since the house is in a historical neighborhood, it had to be approved by several city committees. Actually, the permitting process took longer than the actual construction! First thing was to establish the room footprint – a reverse letter L -- and extend the roofline. What is your design philosophy? Good design does not need to break the bank! Each client has individual needs, desires, and budget and it is part of our job as designers to honor those. How do your clients’ tastes or personalities influence design projects? The client is the most important piece of the puzzle when designing a space. Communication between the client and designer is critical to bring all the pieces together and loving the results. What’s the first thing you ask a client when starting a project? I ask many questions about their life, how they utilize the space they dwell in, and what they find aesthetically pleasing. It is vital to be able to transform the interior into what the client envisions, not just leaving a designer's stamp on the space. What initially drew you to interior design? Interior design is part of my DNA. The passion for creating aesthetically pleasing interiors came as a young girl. My precious parents would often wake up to a living room that had been redesigned! Today I use my gifts and talents to assist clients in creating a space that reflects their dreams and visions. How can a potential client know if a particular designer is a good fit for their project? It's important to know that the designer is listening to your needs. I would ask myself other questions like; Is the designer staying on budget or trying to up sell me? Is the designer flexible about changes and schedules? Does the designer display good character? Is the designer able to accept honest feedback? 59
was a large space – 15 feet by 14 feet. Now we had to start adding things. First, we installed a pair of matching pedestal sinks on one wall, and had a 6-footwide glass-enclosed shower built. I wanted a stand alone tub – clawfoot preferred -- and I insisted on having a lovely chandelier over my tub. We were able to use a common wall with the original bathroom to pull the water and sewer lines, which saved us a considerable amount of time and money. Where the laundry room once stood, we re-used the plumbing and electrical for the new stackable washer/dryer. The stacked unit freed up enough floor space to place the commode in a separate private nook. Those two areas are joined by customdesigned sliding doors, and when the doors are closed, it resembles a large armoire or built-in piece of furniture. A glass-top desk vanity was made, along with closets, medicine cabinets and extra storage, all hand built by cabinetmaker Luis Marines. A 12-foot long window was installed above the pedestal sinks to invite in light. And black grout in the shower allows the white subway tile to pop.
Black and white octagon tile, which matched the other bathrooms and kitchen, was installed on the floor. One challenge we faced was how to bring the air conditioning and heating into the room because all of the other vents in the house come up through the wood floors from under the house. But because this floor was tile, we didn’t want to place the register or grills on the floor. Instead, we ran new A/C lines through a section of the closet and a second one hidden under the seat in the shower, with each ending in a lower section of the walls. This way, the two vents could be unobtrusive yet functional.

We wanted to utilize the southern exposure, so we had a 12foot-long window built above the sinks and shower. Hence, the room is naturally lit all day. We used white subway tile to line the shower with touches of black glass in the niches for soaps and shampoos. Despite recommendations against this, I wanted all the tile – shower, walls and floors – to be grouted black. I’m glad I did. It makes the white brighter and more distinct. We used also black granite as a border in the shower to break up the white tile and white wainscoted bead board. The room was painted light blue and yellow to match the

colors of the adjoining sitting room and master bedroom. Decorating the room was simple: a cluster of oval mirrors cover one wall and a lovely tri-pic of a beach and a boat – a gift from a friend – adds just the right amount of color and personality to the room. And that tiny original bathroom? It’s now a powder room for guests – and that unneeded shower and tub have been transformed into additional much needed storage.

Landscape architect Kevin Boyd’s new inner-city client hired him with strict instructions that she wanted no lawn. None. Nada. Get rid of it all. Instead, she wanted trees, flowers, bushes, more flowers and herbs -- all growing in her yard, hugging garden paths, clustered against boulder and statues, and spilling from oversized pots. And with those marching orders, Boyd, owner of the awardwinning Nature’s Realm, went to work. He first removed the lawn from the 3,200-square-foot fenced yard and started putting together his plan. His company designs the landscapes, installs the irrigation systems, and builds porches and pergolas -- as requested by his clients.

“First thing I do is give the client some homework: determine your vision of what you want. Finding out what they want can be difficult, but the trick is to get to know them well,” says Boyd, who started Nature’s Realm in 2004. “I try to find out what they are passionate about and what will make them happy.” For this project, he created blended flower beds with a rainbow of colors, mixed in with natural grasses (not lawns!) and plants in a variety of sizes. In fact, he ordered 76 different plant varieties for this project, including fruit trees (lemon, lime, peach, plum, pomegranate, cherry, satsuma and kumquat), and a kaleidoscope of lilies, salvias, roses, passion vines, azaleas, plumbagos, durantas, coral vines, redbuds, verbena, ruellias, daisies, crotons and

geraniums, to name a few. He also added a small herb and vegetable garden, as per the client’s request. Boyd prefers to use native plants where ever possible to make his garden designs aesthetically beautiful and environmentally sound. He compares his landscapes to paintings: they are layered to emphasize the contrasts, textural changes and colors. “Plants are like drops of paint on a canvas,� he says. One of the main design elements incorporated in this yard redo was an arroyo, or dry creek. This rock-lined gulley is one of the focal points of the landscape, but it also serves as the main way to drain the yard of excess rain or over watering. The earth-tone rocks and boulders wind around part of the yard, and the arroyo is lined with agapanthus, crinum and black-eyed Susans.

A small foot bridge allows visitors to cross the path over the creek when it is filled with water. Boyd also designed a twisting path around the yard, dissecting several flower beds and leading back to the house from the covered areas. The path, filled with crushed granite, also leads to a second uncovered patio of closely fitted flagstone with mondo grasses growing between them. Comfortable chairs and a fire pit are nestled in a corner, opposite from a small pergola with a hanging swing attached. From either corner, the views of garden are unobstructed and definitely serene. To give the yard additional depth, faux windows and shutters were mounted on the wood fence, with mirrors in place of glass panes to capture reflections.

Nearby empty frames are mounted on the fence, some with flowers in them, too. A small peach tree is being trained to grow within an espalier against the fence, as well. Boyd even made use of the narrow sides of the house by planting hydrangeas and shade-loving plants and extending the granite footpath along the house in these forgotten areas. The homeowner purchased large ceramic planters and Boyd filled them with flowers. He also installed some statues and birdhouses to add to the yard’s ambience. A covered porch attached to the house encompasses a teak dining table and chairs, as well as a couch and comfy chairs to create a conversation area protected from the sun or rain. The owner of this garden wanted something she could take over after Boyd’s work was done. “She’s a gardener and this is her garden. She’s very handson,” he says. “Gardens are a very personal thing and homeowners need to have input into the process. This way they feel like they are part of it. And that’s a good thing.”

PET OF THE MONTH HI, MY NAME IS WILLY I’m a Labrador Retriever mix who was originally brought to the Houston SPCA by way of their 24hour injured animal rescue ambulance. I had two deep wounds on my neck that were found to have several pellets embedded deeply within them as well as spread across my whole body, indicating that I had been shot at with a shotgun before being rescued. Despite this horrible ordeal, I healed beautifully and did not lose my loving personality. I simply adore people and am also great with other dogs. I’m energetic but not overwhelmingly so, and I am told that I’m very well-behaved on walks. I would make a wonderful family companion with my calm demeanor. I tested heartworm positive, but thanks to the partnership between the Houston SPCA and VCA Animal Hospitals, my new owner will not be responsible for the full cost of treatment.
