elissa Cervantes embodies the old adage of someone’s trash is her treasure. She’s been known to find scattered, tossed aside items and turn them into furnishings that someone will pay good money for. Her nickname, the “Dumpster Diva,” is derived from her ability to spot “stuff” in the trash that is still good structurally and repurpose it for a new use. “The ‘diva’ part is because I’m not getting into the dumpster,” says Cervantes, who has a McKinney storefront to sell her items, as well as on Craigslist and Facebook. She is making a guest appearance at the Fall Katy Home & Garden Show Sept. 9-10 at the Merrill Center. Cervantes, who was a nurse by trade, found herself with extra time on her hands while she was caring for her ailing mom seven years ago. She poked around her garage in between her chores and started creating some cool items at little or no cost. She would find discarded or unwanted items at garage sales or resale shops, take them apart and create a new article that she would either keep or sell. A few years later, she rented a booth at a flea market and for two years she catered to a new audience. Then she opened her store in downtown McKinney. “At first, it was therapy and quiet time for me, but it escalated into something much bigger,” Cervantes says. In her shop, she recycles old barn wood into tables and shelves, chair backs into hanging hooks and bedposts into more items. Recently, she found a bobsled and planned to take it apart and use the beautiful ash wood to make a shelving unit. “It will still be a bobsled, but it will have a new use,” Cervantes says. “I like when I hear people say, ‘That was what?’” She also took apart an old house and repurposed almost all of it: A barn door from the siding of the house, a buffet from the window frames for legs and a mantel from salvaged wood. “We used almost every inch of this house to make farm tables, picture frames and many other great pieces. We even used the gutters!” she says. Cervantes says all her life she has had this creative instinct to see objects transformed into articles that are unique. “Actually, I was into (wood) pallets before the wood pallets were cool. We made a deck out of them,” she says. Her husband, Javier “The Dude,” assists her in her business. He does the cutting and construction — and maybe the dumpster diving, too.

hose nooks, crannies, bare walls and even small rooms in your home are just waiting for revival into functional and livable areas. And you’re wondering, “What to do?” and “How?” We share, with a lot of help from our expert friends, ideas to help you use every square inch in the best fashion possible — with a few “for-fun” options in the mix.
ADVANTAGEOUS SEATING Skip the breakfast table in the kitchen with an inviting window seat just off that hub of the house. Big bay windows set the stage for a light and bright place to gather for eating, socializing and relaxing. Then you take it from there. “The client loves color, so we thought the colorful pillows and upholstery were the perfect additions to their all-white kitchen,” says Laura Umansky of Laura U Interior Design. This breakfast nook cleverly combines an upholstered banquette, fantastic stools and a snazzy table to create a cozy spot for conversation.

HALLWAY These passageways don’t have to be blank spaces without personality. Decorative sconces with soothing illumination, framed family portraits or mirrors used in collections for making the often-contained areas seem larger are a few ways to bring decor here — as is paint. “Ranch-style homes have lots of hallways,” Kelly Gale Amen of KGA Design says. “This color grid profile creates art, function and a playful, usable surround.” Amen and a client set out to make a hallway and closet work together, determining polished concrete flooring for the base and then eyeing multiple paint swatches for the color grid. “This hall and closet space now are a living-working transition,” Amen says. “And instead of the selection of just a few colors, we did more. As the client said, ‘Let's use them all!’ And we did.”
OFFICE NOOK An inviting work environment is conducive to productivity whether you work from home or commute to an office. • Lighting. “Look for a space with windows that serve up ample natural light,” Flanigan says. “You should always incorporate ample task and accent lighting through the use of table and floor lamps.” • Organization. “Cleanliness and organization are your two best friends when it comes to a productive work environment, and the modern market offers countless ways to keep things nice and tidy,” Flanigan says. • Storage. Ensuring you have plenty of shelf space is another key to achieving a highly functional office. “We incorporate built-ins whenever possible,” she says, “but a solidly crafted bookshelf will do the trick nicely.” • Cozy & Lively. Place a soft-to-the-touch rug underfoot, as well as throw in a dose of color through paint or a piece of art. “Bold hues tend to excite the mind and heighten positive energy, ensuring that your office will be a gold mine of productivity,” Flanigan says.

SPACE-WITHIN-A-SPACE Another home office was in dire need of style and functionality. The room felt cluttered, incohesive and small, but the homeowners did have wonderful glassed-front cabinets, which were put to immediate use in the renewal. “We took a blocked room for an at-home office and transitioned it so it flows and shares as a creative wine room,” Amen says. “The collection of beautiful cabinetry, textiles and art, doors, grills and textures makes the magic. This once closed, hidden closet office space now is open for transition and multi-function.”

The book, released by Quarto Publishing, began this women-only-escape craze when it was released earlier this year as the female answer to the “man cave.” Dana O’Brien of A Place to Grow in San Luis Obispo, Calif., is working on shipping models of her totally “green” sheds after already having done several remote projects. Price points, not including shipping costs, will range from $6,000-$20,000, with the vast majority being in the $10,000-$15,000 range. Buyers will need a flat and level surface and a contractor or handyman (or handywoman) to assemble the sheds once they are delivered. The decorating is your fun job! Products used are reclaimed and salvaged materials that would otherwise end up in the landfill, from vintage windows and doors to salvaged corrugated metal to barn and marine wood. O’Brien sees the sheds to be “functional art,” in that no two are the same due to the nature of the reclaimed materials used in them. “At A Place to Grow, we are creating sacred spaces for our clients to grow or heal in whatever way they need to,” she says. “We have found that women need quiet, creative, contemplative spaces to retreat from the hustle-bustle of daily life once in a while, from a crazy job, from keeping a home or from raising a healthy family, to capture some true ‘me’ time. “In the 21st century, women everywhere are stepping up and demanding more for themselves. Women are craving their own sacred spaces and doing something about it. Antiques & Interiors at The Pavilion in River Oaks boasts more than 60 dealers selling classic to contemporary home goods. Stocked with antiques, refinished and distressed furnishings, doors, art, custom pillows and a variety of vintage accessories, prices range from $5 to $2,000 and up. “Being inspired by the countryside, I love to incorporate the beauty, yet simplicity of nature into design, whether it be through the use of calming colors, textured fabrics or simply an antiqued refinished piece of furniture aged from time,” says Marano.

The S teinbach Ha us is Castroville’s Visitor Center. Built in Walbach, Alsace, France between 1618 and 1648, the house was a gift from the citizens of Alsace to Castroville because of the Alsatian roots of the original immigrants that settled here in 1844. The fachwerk framing was shipped to Castroville and Alsatian volunteers came and rebuilt it, and then donated most of the period piece furnishings. The Center is open every day but Thanksgiving and Christmas. Poppies are the provincial flower of Alsace and many sites in town are planted with them.

ouston professionals Brian and Dede Kaplan are dedicated to busy schedules and a myriad of appointments throughout their hectic workweek, so it was no surprise that breathing space, free from concrete buildings and crowded streets, was in order. “In the beginning, we didn’t really have a plan,” explains Brian. “We originally thought of the Hill Country with visions of owning land just outside Fredericksburg, but we realized we had the ideal opportunity in the Round Top area. Good friends, family, the arts and the great food we’d grown to love in Houston would only be a little over an hour away, plus the lure of unobstructed skies and ‘everything Round Top’ brought us to say, ‘We can do this!’ And we began our search.”

“It was truly a leap of faith,” says Dede. “Being a visual person, I started canvassing the Round Top/Burton area, driving the back roads, looking for ‘For Sale’ signs. I came across this property and it was love at first sight. The roll of the property, the amount of trees and just looking at the lake down below, I knew this piece of land was the one for us.” What Brian and Dede didn’t know was that their future home site was set atop solid rock. Though the stone was at times challenging, Round Top Home Builders’ Barney and Jay Reynolds never lost sight of the Kaplans’ dream first brought to them with pencil drawings and Pinterest photos. With an adventurous spirit, Brian and Dede gathered their love of Southwest art, industrial modern, farmhouse chic and Art Deco into one cohesive and stunning retreat. “The Kaplans were such an amazing and artistic couple to work with in creating their unique home,” says custom builder Jay Reynolds. “It was by far our most exciting project of the year.”

The Ply Gem series was also a smart option for high wind zones with a price point that was equally attractive. Much like aluminum, fiberglass has continued to gain new respect in the building industry. The Kaplans’ fiberglass entry door is more energy efficient than wood or steel, resistant to deterioration and dents and requires far less maintenance. To complement the decor, the builder first applied a light tan base to the plank-style door’s pre-grained surface. A gel stain was then applied with a fine brush, creating the undisputable appearance of real wood. Vintage nickel hardware added the finishing touch.

The red pine planks that now make up the tongue-and-groove flooring were milled from 8-by-8-inch beams reclaimed from the former Incarnate Word convent by woodworker Wes Metzler. Seventeen feet above the flooring are four 28-foot-long, hand-hewn beams that make up the unique timber trusses. Clerestory windows add morning and evening light with cedar beams as window headers to create a touch of rustic charm. The homeowners wanted a seamless, extrasmooth appearance for their interior walls — what’s known in the building industry as a Level 5 finish. During the labor-intense process, the Sheetrock is taped, floated two times, sanded and then applied with a thin skim coat. Skimming allows all the remaining small imperfections and pores of the surface to be filled, ensuring an equally smooth finish across the drywall and the seams. Once done, the final skim coat is sanded again and then coated with primer and paint. The result? Museum quality walls…and very happy homeowners. No home is complete without a comfortable kitchen both for the cook and the friends who

gather along the counter’s edge. Brian and Dede enlisted the craftsmanship of Black Buck Millwork out of Buda to create the reclaimed barn wood cabinet and drawer fronts from their design. “We wanted something different,” says Dede. “Uncluttered and unlike a traditional kitchen filled with wall-to-wall cabinetry.”

Vintage black-and-white photos line a wall of Brian’s study, a fond remembrance of his father-inlaw’s love of photography, while a red leather Eames lounge chair and ottoman, a slice of history that Dede knew she “just had to have,” bring a pop of color to the room. A bright orange and rope pendant light, along with a wooden longhorn sculpture that hangs above the entry door, are nods to Brian’s alma mater, the wood sculpture delivered and personally installed by artist Andrew Bradfield. In the great room, Merchant and Market’s oversized coffee table takes center stage. Andrée Hudson’s acrylic on canvas, “Family of Four,” with its soft earth tones and drips of rich greens and turquoise, is one of Dede’s treasures from Waxlander Gallery in Santa Fe, a favorite getaway for the homeowners. The painting, which rests on a 400-pound reclaimed beam strategically bolted into the fireplace wall, served as the catalyst for the home’s color palette, particularly in the design creation of the stone that embodies the fireplace and then carries over to the exterior below the board and batten siding. “Real stone was too heavy and too expensive, plus we couldn’t find a size or color that worked well with Andrée’s painting,” Dede explains. “So Barney and Jay suggested a cultured stone, a product that could be created in random sizes and hand-stained to blend with our decor. We love the end result.”

sion-making remotely were logistically challenging, as was working with a floor plan distinctively different from their previous homes. The couple playfully refers to their latest design choices as “a la carte.” “We just designed as we went through the process,” explains Brian, with Dede choosing many items online, including the kitchen and bath hardware, several lighting options as well as the compact yet restful upstairs cabinet bed — similar to a Murphy bed yet requiring no wall storage. The Kaplans agree that decisions often made with a leap of faith can culminate into beautiful results. “Sometimes you just have to go for it!” says Dede.

A SHOVEL HERE, A PITCHFORK THERE You can’t change the type of soil in your area, but you CAN improve it with a better understanding and incorporation of organic matter. “We add mushroom mulch every two to three years in both our vegetable and flower beds,” the gardeners say. For new gardens, experts recommend a 2-inch-thick layer of compost for 1,000 square feet or six cubic yards of organic matter. And though aged manure, compost and decomposed organic matter are all beneficial, doing your homework is important, too, to determine the correct amount and the variety of organic matter that are best for the vegetables you are growing. August temps present a perfect excuse to garden from inside your home, partnered with a laptop and spring seed catalogs. Just remind those that question your early musing, planning is everything!

I
magine a 10,000-square-foot home on six acres with a fantasy swimming pool, an artful outdoor kitchen and an event barn decked out for a wedding. Twenty-one notable members of the Texas Gulf Coast Chapter of American Society of Interior Designers pooled their efforts to invent imaginative interiors for this 20-plus-room estate with 1,400 square feet of covered porches. Their mission: Create elegant style that flows, functions and facilitates productive living for four generations of one family for the 2017 ASID Designer Show House. “Having a show house helps to promote excellence, demonstrates the value of the profession and helps to strengthen partnerships with industry and related professionals,” says interior designer Shundra Harris, chair of the show house. Designed by Wyrick Residential Design and built by

Peterson Homebuilders Inc. at Willowcreek Ranch, the show house is a single-story, traditional stone structure with a rustic French Country look. It has four bedrooms, each with an ensuite bath; colorful playrooms for the youngest family members; his-and-her home offices; lofty ceilings; and smart home technology throughout. It also has separate living quarters for the homeowners’ parents.
ENTRY & LIVING ROOM Every grand home needs a dramatic entry and this one — designed by Twenty-Two Fifty Interiors — opens into the house with brick floors in a herringbone pattern and cedar planks painted to look like distressed ceiling beams. “Using our store as the primary source for furniture, art and accessories, we were able to customize the space,” says Teena

Caldwell, designer at Twenty-Two Fifty Interiors. “We used antiques and reproductions mixed with modern elements to create a formal entry into a relaxed retreat.” Caldwell also designed the living room, which features a milpa wood cocktail table made from a wood slab that has been sanded and finished to show off the irregular nature of the wood. The tabletop was bleached to give it a naturally light color throughout the slab. KITCHEN The kitchen is the heart of the home, and this one is designed for a family who plans to cook and entertain together. It connects to the parlor and family room and to the back porch and pool area.
“The large island and butler’s pantry sideboard were designed to look like furniture and finished in a weathered gray tone to complement the wall and trim colors,” says Donna M. Jarnigan, owner and principal designer at Lacy-Boone Interiors. As a kitchen designer, her first choice was the Cielo leather quartzite used on the large island, the sideboard and the hutch countertops. It set the color scheme for the entire area. The handmade tiles for the backsplash are from the “Grammercy Park” series; slabs and tiles all came from Walker Zanger. The “Brookhaven” kitchen cabinets were made by Wood-Mode and provided through Cabinet Innovations. Wall colors are by Sherwin-Williams, including “Silverpointe” and “Ellie Gray.” The groin vault ceiling is a complex creation beginning with a three-layer plaster technique by Imago Dei, then painted and followed with a faux finish by Matt Coulson and crew. GUEST BEDROOM SUITE Christina Mullen designed the guest bedroom suite with serenity in mind. The bedroom features a canopy bed to dramatize the tall 14-foot ceilings. She used shiplap walls and wood flooring to keep the room clean and functional with light, neutral shades and pops of color. The bath has beveled subway tile and an elegant freestanding tub. She revamped the homeowner’s chest with a new finish and gave a chair new upholstery. DESIGN TIP: “[Flooring] is not something you want to redo. Your best options are engineered wood or porcelain tile. Natural stone is also a good option and good-looking, but it does require some maintenance.” — Christina Mullen, CM Designs Group
CHILDREN’S SUITE Everything a child could wish for — except the pony — is present in Shundra Harris’ inventive kids’ suite. “It’s gender neutral, but has a feel of innovation,” she says. There’s a first-floor playroom, a second-floor play loft, a bedroom, bath and closet, all done in classic industrial style using woods, metals and neutral tones.

Each of the large fixtures — the stairs, lights, Murphy bed and reading nooks — is custom made. She used wood planks, plumbing pipe and fixtures that look like turning wheels with a neutral background and pops of layered color. FAMILY ROOM An airy family room with broad views of the landscaped acreage achieves a seamless continuity between indoors and outdoors by using a sliding door system. Designed by The Owen Group, this room has iron-and-glass-front cabinets for decorative items and an elegant enclosure for the television. Segreto Finishes provided the faux finish on the cabinets and the hardware is European. “This is a multigenerational family, so we selected fabrics that would hold up to kids and pets,” says Tami Owens, principal designer. “Our go-to fabric is ‘Perennials’ from David Sutherland.” DESIGN TIP: “When selecting materials, choose a combination of textures and finishes.” —Tami Owen, The Owen Group

MEDIA/GAME ROOM This was designed to be more of a family hangout for all four generations, instead of a man cave-style media room. It sits directly across from the his-and-her home offices. “The sofa/sectional and seating are made with performance fabric chenille with leather touches of commercially rated faux leather — definitely not your father’s Naugahyde,” designer Diana Walker says. Walker used a Hunter Douglas shading system with controls to achieve both filtered light or black out, if needed. Equipment is hidden in the ceiling. COVERED PORCHES Outdoor living is central to this family home, and a series of porches make outdoor dining and entertaining a pleasure. Designed by Paul Kevin Dix Designs, the exterior areas are tied together with “Ancient Castle” travertine flooring by QDI Services and tongue-and-groove pine on the ceilings stained in charcoal grey. “We selected a unique outdoor fan by Minka Air from M&M Lighting to allow for circulation of air on the six porches, and then, working with Peter Green, the owner of Alyson Jon Interiors, we designed new exterior furniture in taupe, grays and ivories with accents of blue. SWIMMING POOL The family swimming pool is a classic Grecian design, 50 feet long and 25 feet wide. It has a graceful spillway across the northern side, bubblers on the east and two dramatic fire bowls seated on columns. Pool designer Nathan Martens says the interior treatment is a high-end pebble finish with tiny, colored-glass pebbles that give it extra sparkle and sheen. It also has a tanning ledge. Travertine pavers, coping travertine split-face and glass waterline are by QDI Surfaces. POOL BATH Using natural materials like barn wood, cement tiles and metal accessories, Jennifer Harbison of Cobalt Living Co. created a handsome, functional bath with shelving, a bench seat, trough sink and a spacious shower. “The handmade cement tiles are my favorite element because they add a bold pattern and an exciting focal point,” she says. Mesh cabinets create airflow and texture and the barn wood shower door from Old World Lumber adds an interesting aspect to the space.

The homeowners’ parents who will live here wanted their space to feel sunny and airy and to have plenty of storage. They wanted a table that was comfortable for two, but could easily handle six for dining or dominoes. Window treatments are bright coral contrasting with a calm wall. Open shelves in the kitchen provide easy access and deep drawers conceal the microwave, toaster and coffee maker. The fireplace has a cozy chair for reading. A sofa and loveseat were repurposed with fresh, new high-performance fabrics. Designers included personal items to create an immediate sense of home. “This is important when making a dwelling change,” designer Cindy Aplanalp-Yates says. ucculents are called “fat plants” because of the thickened, fleshy tissue they use to retain water in arid climates or rocky and sandy soil conditions. This ability allows succulents to survive on limited water sources such as humidity, mist or dew. Rain is never a factor in Southern California, which is where these plants thrive once planted. Texas’ climate is the extreme opposite. We have high humidity, high heat, torrential rains and no cooling nights. I share with you now what I have learned in the past year on growing succulents successfully. My “road trip” with succulents started last summer when I walked into the local hardware store and saw a sign, “All Succulents 75% Off.” I made four trips over the next two days to purchase most of the plants available and to start my educational process on growing and understanding succulents.

An interesting point I learned was when I opened a bag of cactus and soil mix and found it to be peat moss and perlite… and thought what the heck? They will surely die in this mix, so I didn’t use it and I continued to craft my own custom media. I had no idea how these plants would grow, so I put like varieties together for evaluating and learning their names. There are so many intergeneric hybrids on the market — and more being created as we speak — that I now refer to them by their common names such as Living Stones, Sedums, Hens and Chicks and Kalanchoes.
SOIL & FERTLIZER Succulent plants can thrive here, but we have to work harder to keep them beautiful and healthy, and it starts with the soil media. So what type of soil do I use? I started with a 50/50 mix of soil and shale, and last summer’s rains created “killing fields” of my collection. I rehabbed my clay bowls and started to use only expanded shale for the quickest drainage and best aeration of the roots. When you plant your succulents in the shale media, remove loose soil around the roots, as the media becomes a wet sponge that dries slowly and rots roots. What about fertilizer? I didn’t really want the plants to grow, because as they grow, their shapes and geometric designs

change. This growth cannot be stopped, however, but can be slowed down by not fertilizing and minimal watering. When the succulents do start to grow, let them grow and bloom, then you will have to rehab them by propagating and cutting them back to plant in a different area. I placed them at the bases of large oak trees, in the crotches where the palm fronds attach to the trunks, or choose any little niche that suits your fancy.
SUCCULENT PLACEMENT Succulents inside the home need to be placed near a window. Succulents cannot grow in rooms with low light; they stretch and lose their interesting shapes. Clear glass containers, decorative bowls and other home decor pots usually do not have a drainage hole, so you need to mist sparingly. I recommend using a clean spray bottle to mist the leaves when you think about it. Go without misting and see what happens. If you are using succulents in the kitchen or bath, you may find misting is not necessary, as cooking and showering create humidity. Covered patios and porches outdoors are popular locations because the plants do not need watering and they are protected from rain and direct sun. They can be planted in small containers and used as centerpieces. You can use a grapevine wreath and create a succulent ring to hang on the wall or use it as a centerpiece and add a flameless candle. If you choose to plant your succulents in the ground outdoors, till lava rock or shale in the soil, using stone to raise the area, and create little pockets with more shale for your
plant communities. Use hardy varieties for this application, and there are about 10 different species that froze in January and returned from the roots. I now classify them as hardy succulents. I don’t think of them as common anymore!
TIPS TO SHARE • When using a large wire basket or plant stand with coco fiber, use lava rock in the bottom half of the space as the rock is larger and has less weight. • As you are filling up your container with shale, place the plant at the right height in the container and fill in around it. You cannot get the plant deep enough trying to dig out a space because the rock keeps filling in. Get them planted at the right height and not too high. • I like to use rocks and colored glass to accent my beauties, as this is great art therapy. • You will learn what plants grow fast and cover up the slower growing ones — and to keep them separate. I pull these out and put them at the bases of my oak trees. • If you plant Lithops, Living Stones and Baby Toes, you will want to move them inside during rainy periods as their water storage tissue will consume the rain and explode! Your plantings are temporary, so be creative and adventurous. You will be redoing the planter as you become more experienced in what you like and how to grow them, so enjoy! Collecting containers to grow them in, along with colored glass and rocks, is as much fun as the plants themselves because you are creating LIVING ART. Happy gardening!
