This past July, Forbes named Houston America’s Coolest City, based on our city’s strong economy, job growth, diversity of the population, local restaurants, outdoor recreation and recent population growth. Houston has come a long way in recent decades, with one area of improvement being historic preservation. Citizens and local officials have made tremendous efforts to help our city hang on to iconic pieces of our past. A major milestone occurred last summer when Glenbrook Valley was named the first post World War II Historic District in Houston and Texas. Since the designation, we’ve been working with residents of Glenbrook Valley to spotlight this remarkable neighborhood. In the process we learned that Glenbrook Valley is a popular destination for leisurely drives, and was long admired for its elaborate Christmas lights displays. september calendar HOME SHOWS The Clear Lake Area Home & Garden Show at Space Center Houston makes its debut the weekend of September 8-9. The show features nearly 200 vendors, including Mattress Firm, Wonderful Windows and Built Green Custom Homes. Vendors from across the Houston area offer a one-stopshop for everything relating to owning, buying, selling, updating, remodeling and decorating a home. Specialty speakers will be on hand to give tips on do-it-yourself home improvement projects, interior decorating and landscaping ideas. This 17th annual edition of the show offers a wide range of home and garden products, including home décor, storm preparedness, kitchen and bath, outdoor living, home remodeling, pools and spas, green living and landscaping. MUSEUM EVENTS The Museum of Fine Arts, Houston features Scandinavian Design, now through January 27. The exhibition, drawn from the MFAH collection, highlights furniture, glass, ceramics, metalwork and lighting from the 1920s to the 1970s and includes outstanding objects by architects, designers and manufacturers such as Alvar Aalto, Kaj Franck, Poul Henningsen, Georg Jensen, Finn Juhl, Bruno Mathsson, Orrefors, Verner Panton, Timo Sarpaneva and Tapio Wirkkala. The objects created by designers active in Denmark, Finland, Norway and Sweden during the 20th century embody a distinctive aesthetic that continues to influence design today. CLASSES Trees for Houston presents its two-part Urban ForesTree Keeper course on September 15 and 22. Small Town Treasures By Mary Chavoustie Highway 290 to Austin is a busy thoroughfare the first two weekends of April and October as antique lovers reconnect with their favorite dealers. Smart shoppers know the back roads and which small towns offer great finds every week of the year. For over 50 years, Frazier’s in Hempstead has satisfied yearnings for everything concrete. Elegant fountains to whimsical pigs are spread across eight acres, making it hard to choose a favorite. Burton is famous for it’s annual Cotton Gin Festival but owner/designer Heidi Matthies-Jaster has her own following with The Nesting Company. The magnificent Festival Concert Hall at the Round Top Festival Institute is acclaimed as one of the world’s leading performance and learning centers for music. The 200+ acre venue is equally a delight for plant lovers with its ten gardens, exhibiting a collection of botanical specimens from around the world. Round Top’s Henkel Square has experienced a rebirth, thanks to Austinbased MLD Holdings. Enhancements to existing buildings, dating from the 1830s to 1900, offer a welcoming village atmosphere. Art galleries include Copper Shade Tree, a gallery dedicated to Texas artisans, and Beth Anderson Gallery, famous for her signature Painted Churches. Additional merchants in the square include Indian Creek Artisan Gifts, It Fits! Fashions for Real Women and Royers Pie Heaven. Across the street, Bybee Square remains home to great pizza, cool music and one-of-a-kind shops. For example, at The Gallery at Round Top, you’ll find a wide variety of artworks. At Comforts, check out the selection of decorative doorknockers and colorfully patterned lamps, just to name a few. “Kitchy and vibrant” best describes Carmine’s Texas Trash and Treasures. Richard and Linda Hamilton repurpose 50- to 100-year-old roofing tin from old tobacco barns to create treasures that brighten the home and garden. THE ORIGINAL ROUND TOP ANTIQUES FAIR Oct. 3-6 This phenomenal event, now in its 45th year, has grown into an all-out antiques extravaganza, spawning more than 50 satellite shows in and around Round Top, Texas in Fayette County. The official Round Top venues include the Big Red Barn & Tent, Continental Tent and Carmine Dance Hall. Meg and JB Lassarat first called me because their dated 1970s kitchen was not working for their tall family with two girls and it did not reflect their friendly personalities. She had seen an article in

Before I showed up, they had collected pictures of kitchens they liked—and this was a great starting point for the project.

AFTER: (Above) Removing the wet bar freed up space for a new a two-tier angled island, which improved the connection between the kitchen and family room. Installing a new large format diagonal stone floor, new granite countertops and custom tile backsplash and replacing the white appliances with stainless ones updated this kitchen. BEFORE: A closed-in wet bar, lack of a built-in island, dated tile floor, countertop, backsplash and appliances were spoiling this kitchen’s potential.

The couple’s advice is to engage an expert early and often and I agree, because it saves money in the long run. JB, who likes to cook, loved the walk-in pantry and did not wish to change it. Instead, I suggested they install a recessed, stud-deep medicine cabinet placed high on the wall inside the pantry for the family’s vitamins and medicines, which keeps meds handy but well out of reach of young children. “Even though the kitchen was big, we felt cramped and felt there was too much separation between the family room and kitchen,” Meg explained. “We were not using the wet bar and when you suggested it go, we were delighted. You also suggested re-facing the existing cabinets with new door fronts and installing hidden hinges, which made a huge difference. That change, along with the new windows, door to the backyard, removing the ’70s scroll over the sink and the gas range as you suggested made us super happy!” she said. They also used my suggestion of hiding the kitty litter box inside a lower cabinet in the utility room and installing a Kenmore stainless steel icemaker in the old wet bar. “With two girls— both in sports—we go through a ton of ice,” Meg explained. “This keeps us cool and we never run out of ice,” she said. “I love to cook with our family and friends, but I want to be with them instead of alone working in the kitchen,” JB said. “When you said adding gas could involve busting up the tile floor, we knew we were in for a full scale remodeling,” JB explained. “I was not ready for that, but Meg was,” he added with a laugh. The key to the kitchen working was finding a narrow fridge to fit the former wall oven space. Using my appliance source list, Meg found a tall, narrow Summitt FFBF285SS stainless unit that just barely fit the space,

and it also was counter depth—perfect! Meg also located a Bosch 30” stainless dual fuel range with large oven fit the opening just perfectly where the electric cook top once was. Because Meg needed someone with architectural experience to draw up plans for their remodel, she worked with Catherine Belan of Broadman Design/Build.com. “When Meg and I initially met, the first thing she did was pull out your notes,” Catherine explained. You gave her an outline of how to proceed. She did all of her homework and was prepared, Catherine explained. “We referred to your notes regularly throughout the project as a way to keep us focused on the original goals,” she said. Catherine was with Envision Design/Build when she became project manager on Meg and JB’s kitchen. Catherine figured out the angled island’s two-tier design based on the veining in the granite and the entertaining needs of the tall couple. Catherine suggested a Sharp microwave oven drawer rather than have the microwave on the counter or above the stove, which I heartily agreed with. Envision Design/Build served as the general contractor for the project. JB and daughter Julia fell in love with the veined 3 cm Mascarello granite (a more expensive choice than planned). They talked Meg into spending more money on it (and the gas range) and they are so glad they did! All of the colors used came from the granite choice, so it was an important decision. Not knowing her dad’s strong feeling about the Mascarello granite, Julia went granite shopping with Meg and spotted it, walking past the three more affordable choices Meg had set aside for her approval. To coordinate with the granite, Meg decided on Olympic paint from Lowes in “Caramel Ice” for walls and “Peach Linen” for trim. The paint used on the island and in the powder bath is “Jasper.” Meg said a few of my suggestions surprised her. “I thought the small white tile floor was fine—I needed a huge nudge, which you gave, to replace it, and what a difference! You also explained that updating our guest bath at the same time was smart and that all our cabinet fronts were dated—what a difference it made to replace them!” Meg explained. The couple said that everyone that sees the kitchen loves it. “Having professionals involved at the start of a remodeling project is a huge plus. They bring not only their experience but also the practical realities of a project. “I was never tempted to do this alone,” Meg said. “My advice is that if you pay a dentist, doctor or CPA to do something you don’t know how to do, why in the world would you not use a professional to remodel your kitchen?” Meg concluded.

Sixty years ago, Mid Century Modern architecture and design captivated American and European designers and consumers during the middle of the 20th century. The movement, which spanned from the 1940s to the 1960s,
is a distinct style characterized by geometric flat planes and open floor plans with large windows and sliding glass doors. Also prevalent were changes in elevation, not only the iconic sunken living room, but also half walls and cabinets mounted at varying heights. Another key element was the connection to nature, with many rooms having multiple views of the out-
doors. In residential applications, Mid Century Modern architecture brought modernism into America's post-war suburbs. The post-World War II design movement utilized open floor plans and large outdoor views to encourage open mindedness and interest in the world outside the home. Oversized sliding glass doors serve as an invitation to go outside and be healthy. Floor-to-ceiling windows and glass doors allow young children to see their outdoor surroundings compared to traditional homes where windows are placed 4 to 5 feet from floor. 57
REMARKABLY UNCHANGED Today, Glenbrook Valley is Houston’s most complete, largely unaltered Mid Century Modern neighborhood. The neighborhood has survived the teardown tactics that have wiped out other local architectural treasures over the past several decades. Glenbrook’s future as Houston’s threedimensional encyclopedia of residential Mid Century Modern architecture was solidified in June 2011 when the City of Houston added Glenbrook Valley to the City’s list of historic districts. Glenbrook is Houston’s largest historic district and the city’s first outside of Loop 610. The more suburban location, beyond the precious inner loop, seems to have spared nearly all of Glenbrook Valley’s more than 1250 homes. The homes were built between 1953 and 1962, a period that brought great expansion to Houston. The Gulf Freeway — the first freeway in Texas — had just opened in 1952, stretching from Houston to Galveston. Developers neighborhood was situated southeast of downtown Houston, just west of the marvelously modern Gulf Freeway. Many of the generous lots stretch along the southern banks of Sims Bayou, other home sites enjoy the hilly terrain (by Houston standards), In the sunken formal living room, a sofa, chairs and side table from Design Within Reach complement the Vladimir Kagan-style coffee table. Jamie purchased the series of cityscapes from Ebay. The hanging Bubble Lamp is original to the home. A vintage Heywood Wakefield credenza holds part of Jamie’s vase collection.

in a sense, giving many of these architectural gems their own pedestals. Developer Fred McManus hired Kansas City landscape architects Hare and Hare to design a community that showcased stateof-the-art in architecture and home innovation. All of the original homes are largely of American Ranch Style or Mid Century Modern design. FROM ADMIRED TO ACQUIRED Jamie Oyler had been quite happy living in Oak Forest, but for years had driven through Glenbrook Valley’s Mid Century wonderland on his way to and from Hobby Airport. Over the years one home on Santa Elena became his favorite. “I often thought ‘If that house ever goes up for sale, I’ve got to buy it,’” says Jaime. In 2007 he got his wish. “I found out the house was for sale just by accident. It was the Mod of the Month on HoustonMod.org and the open house was that same day.” Jamie promptly drove down to tour the home and quickly made an offer. The house he long sought and then bought was built 1956 and designed by architect Symond Doughtie of Doughtie & Porterfield, who also collaborated with MacKie & Kamrath and Lloyd Borget on the design of the Pasadena State Bank. This home, like most of the homes in Glenbrook Valley, was a commissioned design for an individual client. Symond Doughtie designed the home for Elmer and Myrtle The vintage orange sectional is paired with a Vladimir Kagan-inspired cocktail table. The functional sofa is a durable choice for Jamie and his two dogs. From the dual living area, guest can admire the Redwood trim, which accents the roof lines from room to room, and the various outdoor views.

Richardson. Mr. Richardson owned multiple drive-in restaurants and a company that built them. Mr. Richardson's company Drive-In Properties built the house. The Richardsons sold the home to Mr. and Mrs. C.H. Nelson in 1973 (who had also dreamed of owning the home, admiring it on numerous Sunday drives). Mr. Nelson died in 1976, but his wife Peggy lived in the home for the next 30 years. Just four years after the home's completion, the Richardsons added a game room above the garage. This second-story lounge became a gathering spot for many in the neighborhood and each of the home's three owners has carried on the tradition of hosting neighborhood parties there. All of the original furniture, sourced from Fingers Furniture in 1960, remains in what Oyler and his guests call the Kit Kat Lounge. “When the Nelsons bought the house, they asked for all of the furniture in the lounge,” says Jamie. “I have the bill of sale on the Drive-in Properties letterhead that details the sale of the furniture to the Nelsons.” As Mrs. Nelson’s estate was processed, her daughters decided to keep all of the lounge furniture together and include it in the sale of the home. Jamie Oyler reports that only the carpet and upholstery have been replaced over the years. While the Kit Kat Lounge is a neighborhood hot spot, the exterior architecture of Jamie Oyler’s home charmed both Jamie and the Nelsons into purchasing the home. The grand carport stands out as something of

a residential riff on a classic drive-in restaurant. From there, the front door, with its original medallions, is just two steps up from the sheltered driveway. Earthy, reddish brown quarry tile ushers in visitors to the three-bedroom, two-bath home, complete with sunken formal living room just off the entry. Asymmetric lattice work sets off the dining room from the living room while a redwood framework divides the two living areas. The more casual living area overlooks the brick patio through oversized sliding glass doors. Adjacent to the casual living area, the wellpreserved kitchen features sandblasted wood cabinetry, with one bank of cabinets suspended from the ceiling. Most of the original appliances remain, including the Thermador oven. Exposed brick walls lend architectural interest to many of the rooms, including the dining room, both living areas and the master bedroom.

The exposed brick wall in the master is one of Jamie’s favorite features of the house, especially the way the brick wraps around one corner and continues a few feet onto the next wall. “I just love that,” Jamie says with his signature Alabama accent. An appealing amenity of the master bedroom is the adjacent walled-in patio. Here, Jamie added quarry tile to the existing patio to tie in with the tiled front entry. Another notable feature of the master bedroom is the series of clerestory windows above the brick wall. Two closets and built-in drawers provide plenty of storage. The bathroom features all of its original finishes and fixtures include plumbing fixtures. A dressing area still features the boomerang-patterned Formica installed in 1956. Two additional bedrooms are set on a long hallway, where the shared bath is a colorful trip to the 1950s, complete with a black and pink tile scheme set off by the aqua-blue sink, tub and toilet. Jamie’s guest room features a seven-piece matched set Russel Wright furniture found during a trip to Alabama. For all of its Mid Century Modern beauty, Jamie appreciates the era that produced his current home and the surrounding neighborhood, as well as the Ranch style homes that make up a large part of Glenbrook Valley. “I always liked Mod and grew up in Ranch neighborhoods for the most part,” says Jamie. “Really, I love Ranch houses even more than Mods. They have such cool things in them.”
The upstairs Kit Kat lounge was added by the original owners in 1960. It features all of the original furniture, light fixtures and artwork. The lounge also features a stage, movie screen (behind curtain) and wall mounted movie projector.

“The roof over your head” —given the powerful metaphor of this phrase, it is amazing how little attention we homeowners give our roofs. The roof protects us, and every asset in the house, so what can we do to protect our roof? “A new roof is one of the most expensive things a homeowner can buy, especially if you do it twice,” says Joe Ochoa, vice president of Ochoa Roofs and Even More. By which he means, if a roof is not installed correctly, there is no warranty from the roof manufacturer and do-overs are expensive. Important lesson: deal with professionals. You can gauge their competence by looking for certifications from major manufacturers. For example, Ochoa’s company is a Master Elite Certified Contractor with GAF, one of the largest roofing manufacturers. It is also important to know that, in general, the remaining life of a roof is not necessarily the manufacturer’s stated life expectancy less the age of the roof. Too many other factors come into play, such as exposure, slope and color. Ochoa also lists nearby chemical plants, tree debris, and algae growth as destructive elements in the Houston area. For Alex Gallegos, president of All Around Construction & Remodeling, his experience has been that a 30-year roof in Houston usually lasts 10-15 years due to these factors.

Nothing lasts forever, so here are some things you can do to prolong your roof ’s life. Ochoa recommends annual inspections for houses older than seven years and every twothree years for newer homes. He especially encourages chimney inspections—“Last year’s drought dried them out and this year, they’re soaking up moisture like sponges.” Gallegos says, “Have your roof vents inspected for damage caused by wildlife. Also caulking disintegrates over time, so re-caulk as needed.” Finally, Ochoa advises his clients to regularly hire a roof cleaning service to clear off algae growth using a bio-degradable solution plus a low-power rinse—“Do not hire someone who uses a high-power rinse because it knocks off the shingle granules, which results in roof damage.” IN THE GUTTER
Gutters come in many materials, configurations and price points, but keeping them debris-free is always essential. “Gutters must be kept clean,” says Frank Fulco, president of GutterMaxx, “or rain run-off can back up and cause the roof and fascia board to rot.” GutterMaxx offers two systems well-suited for this area. One is a self-flushing system that keeps gutters clog-free and a second system has a contoured hood catch with a twoway water flow that re-routes the “buckets of water” we get, as Fulco aptly describes it. During times of drought, he highly encourages homeowners to be attentive to debris that has collected in open gutters. Otherwise, the leaves and litter dry out, creating a tinderbox around your house. 72

project Water Water Everywhere All that water coming off your roof can create drainage issues in your yard, but Joe Blanton, conservation director at the Houston Arboretum, encourages people to turn that problem into an asset—“work with nature rather than against it.” To that end, he likes rain gardens. Dig a slight depression at the point in your yard where water collects. Fill it with compost, broken-up soil and expanded shale. Then plant native vegetation, such as cardinal flowers, copper irises or Gulf Coast penstemons, hardy flowers that can withstand a deluge or a drought. Another way to diffuse water coming off the roof is with a rain chain, according to Beverly Welch, owner of The Arbor Gate. She says, “They’re mostly made of copper because it doesn’t rust. Save it for a Not-So-Rainy Day It doesn’t take too many summers like the one of 2011 to start thinking about water conservation. Rain barrels, which have been used for centuries to capture nutrient-rich rainwater, fit this bill, especially when you consider that “one inch of rain hitting a 1,000-square-foot roof generates 624 gallons of water,” says Houston Arboretum’s Joe Blanton. “Rain barrels are very easy to install and a perfect project for the do-it-yourselfer,” says Justin Owens, Gulf Coast Renewable Resources. “A rain barrel can be as inexpensive as $75 or several hundred, depending upon the size and style. Installation could be completed in less than an hour when placed under an existing downspout.” Since mosquitoes are perennial problems in the Houston area, Beverly Welch at The Arbor Gate, further advises, “Always use a screen over openings in rain barrels to create protection against mosquitoes.” She also reminds her customers to check homeowners association requirements if the rain barrel is visible from the street. “Typically, barrels are installed underneath existing downspouts, where the drop length is shortened to allow the barrel to fit in place and the elbow reinstalled to direct the flow of water to the barrel inlet,” says Owens. “Barrels can also be installed on cinder blocks or a custom stand but with water weighing 8.34 lbs per gallon, a typical 55 gallon barrel would weigh 459 lbs so a level, compact surface is critical for safety reasons.” Rainwater harvesting can be done on a larger scale, with 1000- and 2500-gallon tanks available from local companies. According to Owens, these larger tanks require at least 6 to 8 square feet of space and their own slab foundation. “Ideally, a tank would be in a location that could capture the most water from the collection surface (roof) efficiently,” says Owens. “Also, locating your tank close to where the water will be used is also something to keep in mind for easy access.”
