Houston’s lushly forested Memorial area is the neighborhood Randy and Debi and their teenage daughter, Cristy, chose when they relocated here from Greensboro, N.C. “We loved the backyard and most of the house,” says Debbie, “but we knew we would have to redo the kitchen. The island was pushed so close to the oven, you couldn’t walk by if the oven door was open.” Cristy, 18, loves to cook with her mom and plans to attend culinary school. They needed plenty of food prep space to allow them to cook together in the kitchen. Granite countertops, great for prep work and working bread and pie dough, were a must on their wish list, too. They hired kitchen designer Kirk Craig to redesign the kitchen, and he referred them to three companies to build out the space: ICM Marble & Granite for countertops; Osborne Cabinets for new cabinetry and Susie Adkins of Architectural Design Resources for custom tile backsplashes. For aesthetic as well as functional reasons, Craig chose to place a huge island, about 5 1/2 feet by 10 1/2 feet, in the middle of the kitchen. The island solved several work-triangle problems
(proximity of stove, sink and refrigerator to the primary work area). Debbie chose Tropical Green Granite, with shades of verdigris and moss flecked with coppery reds for all the countertops in her kitchen, butler’s pantry and wine cellar. Finding a slab of granite in that color large enough to top the kitchen island was a challenge. “I hunted all over Houston looking for slabs that would yield the island without joints or seams,” says Dollie Martinez of ICM Marble & Granite. “Then Debbie had to drive all over town looking at the slabs I located to determine which ones she liked best.” “I’m so glad ICM wound up doing the job,” Craig says. “Debbie is a perfectionist and so is Ivan (Martinez, of ICM Marble & Granite). I recommend ICM on jobs where customers are very particular or where it takes some special talent. Ivan has always done first-rate work.” The kitchen finished, Debbie and Cristy now love cooking their favorite Southern traditional dishes together in their new kitchen. Look Before You Leap Designers Micqui McGowen, CMKBD, and Lauren Haskett, AKBD, of Kitchen & Bath Concepts designed this kitchen for a young urban family who wanted to create an open and inviting gathering spot. The duo created more countertop surface and usable cabinet storage and opened the room up for better traffic flow. They chose a combination of light painted Brookhaven cabinetry by Wood-Mode with a deep wood-tone island set on decorative feet to look like a piece of furniture.
Take everything into consideration — cost, style details and desired outcome — before you take on a kitchen or bath project BY LEIGH BELL
Revamping a kitchen or bath is one of the most expensive yet valuable changes you can make to your home. In the Houston area, a mid-range kitchen remodel runs about $20,000 if it’s minor and about $52,000 if it’s major, and a bath remodel costs about $14,000, according to Remodeling magazine. It’s not cheap, but roughly 90 percent of that money is recouped in increased resale value, says the publication’s “Cost vs. Resale” report. The right choices are essential to such an important investment, so we gathered up local experts to lend advice. Here are the questions one should ask before remodeling a kitchen or bath.
SELF-REFLECTION Before delving too deeply into a remodel, Peggy McGowen of Kitchen & Bath Concepts suggests you ask yourself a few questions that will better define the job. BellReed Designs took a typical builder kitchen from drab to stately with special-order and hand-painted tile, glass-paned custom cabinetry, a furniture-quality island and new lighting.
1. WHAT DO I WANT TO ACHIEVE? Do you want to improve your home because you plan to spend plenty more years there or because you plan
to sell it soon? Are you an empty nester needing a fresh start? Are you simply looking to update your home? 2. HOW MUCH AM I WILLING TO INVEST? Prices vary drastically depending on materials, products and depth of remodel that you choose. An upscale, major kitchen remodel is more than $104,000, or about twice the price of a mid-range one. “The final cost is determined by cost of materials and products because the labor remains the same,” McGowen says. 3. HOW LONG WILL IT TAKE? After design plans are complete, expect a kitchen or bath remodel to take three to six months. 4. AM I WILLING TO INVEST MY MONEY IN WHAT MATTERS? It’s not the sexiest part of a kitchen or bath, but cabinets are the most important, McGowen says. This is the foundation upon which everything else lies. Highdollar granite countertops won’t last on a cheap foundation. These remodels take time and thought. You must be willing to spend the effort and the money.

You’re ready for a remodel, now get prepared.
It’s time to make decisions and dig into details.
1. WHERE SHOULD I CONCENTRATE ALL THAT EFFORT AND MONEY? Kitchen, master bath and powder room. “Those are the areas you should allocate the most amounts to and reduce amounts in the secondary baths and laundry rooms,” says Ali Sultanali at Baths of America Inc.
1. WHAT DO I LIKE/DISLIKE ABOUT MY CURRENT KITCHEN OR BATH? Narrow down the qualities you’d like to throw out and those you want to keep and/or enhance. “This enables a designer to realize the client’s expectations and meet or exceed them,” Decareaux says.
2. HOW DO I START? Seek professional help, but make sure it’s the right kind of help. Ask contractors if they are licensed, can provide references and are registered with the Better Business Bureau. Certified kitchen and bath designers know that certain details are germane to these rooms. The work triangle, traffic flow, heights of countertops and tables make a huge difference in the way a kitchen functions. Designers certified by the National Kitchen and Bath Association have been independently evaluated and tested and improve their skills through ongoing education and professional development. 3. CAN I HAVE MY NEW KITCHEN TOMORROW? In a word, no. Have you ever done a remodel before? “It’s important to establish the expectations of the buyer,” says Kitty Decareaux, vice president of cabinet sales at Factory Builder Stores. “Remodels usually create a bigger mess and take longer than most people expect.”
2. WHAT KIND OF EXPERIENCE AM I SEEKING IN MY NEW BATH OR KITCHEN? Will the kitchen be used mostly for entertaining or gathering the family while cooking a meal? Do you bake and/or cook regularly? In the bath, do you want an invigorating shower or a relaxing soaking bath? These answers will determine everything from design to product choice and placement. 3. WHAT’S ALL THIS TERMINOLOGY MEAN? You’ll hear a lot of phrases thrown out, and it’s important to familiarize yourself with some of them to be aware of choices, says Paul Home, director of product and marketing at Grand Hall USA Inc. He suggests studying up on types of water heaters: tank, tankless and hybrid. Types of piping: copper or the popular PEX piping. Recirculation: a retrofit system that provides hot water instantly, but has some setbacks. And finally, thermostatic mixing valves (TMX): blend hot and cold water at user-specified location to provide consistent temperatures so the shower doesn’t go hot when someone flushes the toilet.
4. DO I WANT TO SPEND MONEY ON HIGH-END PRODUCTS AND MATERIALS? Again, first invest in the foundation of a room, and the rest depends on your budget. If you have the budget for higher end products, go for high style and better functionality.
GREEN IS THE NEW BLACK Kitchens and bathrooms make more waste and use more energy than any other room in the house, so it’s important to consider the environment during a remodel. Sanjay Ahuja, vice president at PF Waterworks, helps with eco-conscious questions. 1. WHAT TECHNIQUES WILL HELP ME CONSUME LESS? Daylight harvesting (sensors determine daylight and adjust artificial light accordingly), thermostats, dimmers and tankless water heaters. 2. WHAT SUSTAINABLE MATERIALS CAN I USE IN MY REMODEL? Recycled paper countertops, any recycled content like antique tiles, cork flooring, PermaFLOW self-cleaning drains and bamboo cabinets. 3. HOW DO I KNOW THAT I’M BUYING “GREEN” PRODUCTS? Look for the following labels: natural/nontoxic, lowembodied energy, sustainably harvested, recyclable/biodegradable, recycled content, locally harvested and durable.

Functional, User-Friendly Pantries Keep Everything At Hand If you have to grab a ladder or lie on on your stomach to figure out what’s in your pantry, your pantry design is an inefficient use of space. If you have to get down on your knees or sit on your kitchen floor to remove items from your lower cabinets, you need pull-out shelves to make your kitchen more functional. A typical tract home has a 24-inch deep pantry with 12-inch fixed shelving spaced about one foot apart. Things placed in the back of these shelves get lost. Says David Linda of SpaceMan Home and Office, “Some of my customers can carve their initials in the dust on top of the jars of jam they put in their pantry.” Radically changing the pantry’s and shelves’ features and functions and maximizing the use of the wall space not only lets the cook see everything at a glance, but can double, even triple, accessible storage space. A storage system should suit the cooking and shopping style of the homeowner. A dream pantry could be described as an 8-foot-long bowling alley with 16-inch shelves on both sides and an ample walking aisle. “I always recommend an open space of 18 to 24 inches at the bottom,” says Linda. “I call this the Sam’s Club

area. It’s perfect for bulk storage of items like paper towels and water.” Organizational accessories would include a combination of adjustable shelves, baskets and roll-out trays. A mop and broom rack, a tilt-out basket for wrapping paper storage, a Lucite wine rack and built-in file cabinet for recipes constitute more pragmatic additions. “A deep pie-shaped corner shelf offers a great place to store kitchen appliances, mixing bowls or large things you don’t use very often,” says Linda. A good space planner can redesign space for a pantry and shelving so you use it in the most efficient way. New butler’s pantries feature vertical dividers for serving trays, rods for hanging ironed linens and silver clothlined shelves or drawers that are perfect for someone who entertains regularly. FINDING FOOD FAST “It’s not really about how much you can put in your pantry, it’s about being able to see it,” says Mary Calvin, owner of Cabinet Innovations. Her company located in the Decorative Center Houston features a Lifestyle Design Showroom for Wood-Mode and Brookhaven cabinetry.

Calvin uses three different kinds of pantries. The chef’s pantry offered by many manufacturers is still very popular. This hard-working cabinet consists of interior swing-out racks, door shelves and recessed shelves, a super efficient storage design that holds a month’s worth of groceries. WoodMode’s 84 and 42 Series Chef’s Pantries are the luxurious features any gourmet would love to have. Brookhaven’s Pull-Out Pantry is an innovative series of adjustable baskets for smaller spaces accessible from the side. Roll-out shelves or drawers up to 36 inches wide present a second suitable option for advantageous kitchen storage. Door racks and adjustable shelves are a more cost-effective third alternative for families storing many bulk items. Calvin can customize a combination of all three options. “Women have revolutionized the products cabinetmakers design,” says Andy McLaughlin of Cabinet Sales Inc., referring to the increased role women homeowners are playing in designing more functional and user-friendly pantries. His family has sold cabinets in Houston since 1948, and their warehouse sells a variety of cabinet qualities. Pantry storage accessories are offered in the higher-end products he sells such as Quality Cabinets, Kitchen Kompact and Yorktowne Cabinets. McLaughlin warns of some pitfalls, “Roll-out trays can get overloaded. Make sure they are attached with metal, not plastic braces, and properly supported drawer guides are also important.” Quality Cabinets manufactures a 36-inch-wide chef’s pantry cabinet for around $1,400, and

Kitchen Kompact offers a roll-out multi-tiered pantry basket. McLaughlin endorses Yorktowne as a high quality cabinet for the money. PERSONALIZED PANTRIES "We offer many convenience features in our pantries the traditional builder isn’t going to spend money on,” says Tom Steffan, a sales representative for Wood-Mode and Brookhaven Cabinetry. We have a variety of storage options that can be incorporated into a tall pantry and/or your wall and base cabinets. A walk-in pantry takes up a lot of space, and many kitchens don't have the extra room.” Always put a rack on the back of the door for spices or canned goods, a notorious spot for unused dead space. Pegboards for hanging spoons and large serving utensils that don’t fit in the drawers, and vegetable bins for storing potatoes and onions are more smart options. A tailor-made pantry takes advantage of all the nooks and crannies. The No. 1 consideration is convenience. Convenience and ease of access are the practical keys to planning a pantry that fits the cook’s personal needs. Whether the choice is a walk-in pantry with simple adjustable shelves, a cabinet with roll-out trays or an innovative chef’s pantry, the beauty and practicality of a custom-crafted pantry and shelving can only save time and make life in the kitchen simpler. Who could ask for anything more?

Your Kitchen’s Work Triangle In a kitchen with three work centers (stove, sink and refrigerator), the sum of the three traveled distances should total no more than 26 feet with no single leg of the triangle measuring less than 4 feet nor more than 9 feet. No major traffic patterns should cross through the basic work triangle. When the kitchen plan includes more than three primary work centers, each additional travel distance to another work center should measure no less than 4 feet nor more than 9 feet. Each leg is measured from the center-front of the appliance/sink. No work triangle leg intersects an island/peninsula or other obstacle by more than 12 inches.

Good planning makes for a great kitchen or bath. Take the time to decide what you want, hire a professional who has experience and training in kitchen and bath design, determine a budget and go for it. Use this workbook to help you narrow your choices, and then give it to your designer or contractor so they can help you turn your dreams and ideas into reality.
Decide Your Goals Why do you want to remodel your home? Number your reasons in order of importance, with 1 being most important, 13 being least. __ I need more space for storage __ I have plenty of space but it’s inefficiently arranged. __ I need more lighting/windows. __ I’ve never liked my countertops and want new ones. __ A major appliance/fixture is broken, so I may as well go ahead and redo the whole room. __ My family is growing with more children/grandchildren and I want space for them. __ The flooring is cracked/warped/peeling, and I need a new floor. __ My health status has changed, and I need everything more accessible. __l have pets and want a place to feed them and keep their pet food handy. __I need more wiring for electrical appliances.
