The popular “idea” Web site surveyed homeowners regarding mid-range projects completed over the last five years. In the northeast, remodeling costs topped $43,000. The National Kitchen and Bath Association puts the national average for mid-range bathroom redos at $16,000. Our holiday issue, as you may remember, came out last month. We’re now sharing kitchen and bath inspiration. But, we do keep the spirit alive by spotlighting holiday happenings with you in our Calendar section on page 14. His two granfathers have built and remodeled Houston area homes for decades. “My grandfather, Boyd Arnold, insisted I spend time working with every trade involved in the homebuilding process. I worked with demo crews, painters, framers, electricians, plumbers, sheet rockers, and finish carpenters. It was real onsite training.” In 2006, after being groomed by two of his home town’s most prominent builders, he was ready

to build a name for himself in Houston. Today, Arnold Building Services is one of Houston’s most recognized custom renovation and new construction builders. In Houston’s booming economy, 65percent of his business involves custom renovations and new construction accounts for 35 percent. “I listen to the details of my homeowners’ lifestyles and create a home to fit, rather than squeezing their lifestyle into a house,” he says.


For instance, the emphasis on a recent new home he built in the Woodland Heights concentrated on family living and entertainment on the first floor. “We designed the first floor to provide the setting for the everyday lifestyle, the formal dinner party, cocktail party, game day party or two year old birthday party.” The pivotal design elements in the spacious kitchen are the expansive use of gray-veined white marble, Calacatta Altissimo. The natural stone was selected to cover the large island and countertops. However to compound the look, Arnold used this unique stone on the kitchen backsplash, adjacent wet bar (with built-in refrigerator drawers, ice maker, wine cooler and under-the-stairs wine storage) and all bathrooms throughout the home. Neal Nichols, head of operations for Arnold Builders, notes that all the electrical outlets for the hand appliances were designed to be cleverly hidden under the cabinets.

They are easily accessible but don’t interrupt the ambience and look of the continuous marble backsplash. The cladded ceiling in the kitchen is another design element not to be ignored. Arnold designed it by using 1x6 Vgroove pine and laying it into a square geometric pattern, then adding a pale aqua wash. MR-16 recessed cans have been blended in, along with built-in speakers that are tied into the NuVO whole home audio system. Large sliding windows over the sink and work areas allow for pass-throughs to the covered patio, outdoor grill and entertaining space. Centered on the ceiling is a mid-century Louis Poulsen light fixture, re-purposed and then dipped in copper. It is a focal point helping tie in the copper-colored accessories nestled in built-in display nooks into the other-wise monochrome space of pearl gray walls. The 48-inch Wolf Commercial slide in range, Wolf 30-inch double ovens, and 48-

inch Sub-Zero refrigerator are stainless, but mix nicely with the copper accents. Two Bosch dishwashers, paneled to match the custom cabinetry, are fixed in each side of the large, single bowl farmhouse sink. The handcrafted hood vent over the sixburner cooktop mimics the ceiling motif with the V-groove pine wood as does the fireplace in the living room. The custom cabinetry, built on-site from 3/4 domestic plywood, features 120-degree Blum European hinges and Blum European under-mount soft close drawer slides. Pan and spice racks are placed on each side of the stove for storage and convenience. To optimize storage space and keep contents organized, Arnold designed a large chef’s pantry with adjustable shelving, pull out drawers, and shallow door shelves. The kitchen flows to the living room lined with custom French doors that open the entire downstairs to the courtyard. Thick white beams covering

the living and dining rooms add dimension and character to bright open spaces. The masonry wood burning fireplace, surrounded by Sea Grass natural stone and crowned with a custom wood mantel, provide warmth to the rooms. Every detail of this Heights home has been meticulously planned and executed to perfection by Arnold, Nichols and their team of craftsmen. “We are very proud of our team and will continue providing Houston homeowners with custom homes for years to come,” says Arnold. Nancy Harper contacted me because she did not like her bath and felt that it was very small and dated. A member of my exercise class, she had met me years before this remodel. “You had helped me on two other projects so I was very confident in your taste and suggestions, and I knew we could work together without any problems, Nancy says. bathrooms, but this one has just enough color for me. The closets are big enough now and we can see everything in them,” she adds. “What I learned from this experience was that you can update your home to fit your needs now and make it appealing to buyers in the future. It is well worth consulting a professional before beginning a renovation in your home. Take your time, think about what you want from your home at this point in your life, and make your dreams come trues,” Nancy says.

Two industry professionals offer quick tips that will perk your spirits and make your nest a cozy retreat from the cold temps outside. For starters, that wellworn sofa that used to be inviting may be looking a little sad. Find a few snazzy throw pillows – and go bold by mixing colors, textures and patterns – to give it a refreshed look, according to Karin Sun, co-founder of Crane & Canopy. “Comfort is key, so pull out throws, quilts and blankets,” adds Sun. Toss them on the arm of a sofa, chair or ottoman. Or fold them up and stack together in a large textural basket for easy access. They are ready to go when wanting to snuggle up with a book and hot drink. Army blankets and vintage quilts can be a whimsical and interesting way to accessorize a space, according to James Wheeler, owner of JWheeler Designs in Atlanta. When buying wintertime comforters, pillows or throws, Wheeler suggests looking for heartier materials, such as wools or heavy cottons – or tweed to add

texture and warmth. Along that same note, “think about changing out your more summery, thin curtains with ones that are more substantial looking,” adds Sun. Remember “patterned drapes – or blinds – add vibrancy to the room.” Heavier draperies also will help insulate windows, keeping the chilly air at bay, according to Wheeler. Wheeler likes to look to nature for inspiration on decorating homes. During this time of the year, he looks for beautiful earthy neutral tones to use for bedding or draperies. “Place rugs on uncarpeted surfaces,” he adds. “This will protect your feet from the chill of hardwoods and tile floors. If you have natural fiber rugs in your home during the summer, layer additional carpets on top of them.” “If your budget allows, reupholster a chair or sofa in a rich velvet as an option for additional comfort and a way to ‘glam up’ the space,” says Wheeler.

Kitchens are where we come together and baths are where we go to be apart. One is the social center for friends and family; the other a personal spa for relaxation and reflection. The clean lines of contemporary design, the color grey, energy efficiency, more storage capacity and LED lighting are prevailing kitchen trends, according to a National Association of Kitchen and Baths’ survey of builders, designers, architects and other trade members. Bathrooms are the new home sanctuary awash with soaking tubs, wet rooms, walk-in showers, steam options, and soothing tunes via Bluetooth and wireless speakers. New features

are toilets that flush with a wave of the hand and others that become soft LED nightlights after dark. “Whether building a new home or updating a current one, Houstonians are most likely to select upscale, built-in appliances for sleek, open kitchens that resemble the functional layout favored by professional chefs,” says Julie Wood with General Electric, which keeps close tabs on the robust market. Popular updates include induction cook tops, combination ovens and high tech refrigeration with on-the-door features such as chipped ice, filtered water and hot water for tea or oatmeal. Shades of gray are an appealing backdrop for kitchens and baths. It is the contemporary alternative to white and coordinates with natural countertop materials such as marble, quartz, granite, or new hard surfaces like Dekton. Gray looks great with a backsplash made of strip glass, stone or subway tiles. Embracing the trend, Kitchen Maid has new cabinetry in designer colors like Pebble Grey, Cinder Glaze or the bolder Greyloft. More plugged in then ever before, most kitchens are equipped with convenient docking and charging stations, and for pet owners there are new accommodations such as feeding stations, litter box cabinets and dog faucets. Induction cook tops (left). Already popular in Europe, the induction cook top is truly a new way of cooking. Cook tops hold a series of burners called induction coils that generate magnetic fields and warm steel-based pans. The cooking vessels actually cook the food, not the stove elements, so the tops are only slightly warm. Goodby minor kitchen burns. T

he owners readily admit that before architect Charles Todd Helton came on the scene, no one wanted to hang out in their kitchen. And if guests did wonder in, they were herded to another, more friendly room. “It was strange with a choppy layout and these narrow walkways,” says Helton, noting it was a descent kitchen in of itself, offering plenty of functional countertops. But, it was dated and closed off.

“Eighty-five percent of the house, which sits on a golf course in The Woodlands in a beautiful neighborhood, was renovated,” says Helton. “We left a couple of stud walls in the kitchen, but it was a complete redo.” Georgianna and Raj Sayel do not recall how they came across Helton, but they are glad they did. “He came through for us with a great design,” she says. “We’ve lived in the house since 1995. And when we bought

it, we really couldn’t imagine that we would outgrow it. But after raising two boys here, we realized that the layout just didn’t work for us anymore,” explains Georgianna Sayel. “After looking for a new home for a couple of years, we decided that we were not going to find another lot like ours. My husband is an Ob/Gyn and the proximity to the hospital is really important. So we decided to remodel,” she says. Helton advised the couple to get rid of the gooseneck in the kitchen, where it felt most cramped. He also drew out plans that eliminated the old peninsula and situated a large island with a sink and prep area in the middle of the squared-off space. “We used the same brick that we applied on the exterior to the kitchen backsplash,” says Georgianna Sayel. 44 house& home | December 2014 | www.houstonhouseandhome.net

One of Helton’s favorite things about the space now is the butler’s pantry, accessible from the breakfast room that leads to the master bedroom. It gives the master semiprivate access to coffee and other amenities. “We wanted a bit of everything in the kitchen – especially the built-in Miele coffee maker!” says Sayel. There is a large two-section pantry. A door leads from the garage into one area of it, allowing groceries to be dropped off without littering the main countertops. As part of the design goal for the kitchen, Helton visually expanded the new kitchen by opening it up to the living room.

The kitchen cabinets were custom made. The green on the kitchen walls is Benjamin Moore’s 228. The trim is Benjamin Moore 512.

While Helton created the building plans, Susan Dabbar, a kitchen designer, helped with placement details. She made suggestions regarding cabinetry and fixtures, along with other major design elements. In the middle of the project, Dabbar’s husband was transferred out of the country. She then hired Bellacasa Design to complete the job. “The kitchen is where everyone congregates, and now it’s perfect. We don’t even try to move friends out of the kitchen anymore. It’s where everyone wants to be,” says Sayel, who oversaw the work in the kitchen.

I

f you’ve never owned a standard “builder’s bathroom” that resembled Boyd and Renee Lovelace’s original, then chances are you’ve at least seen one. A garden tub with a surround of beige tile typically hogs the space, and a shiny-gold framed shower is crammed into the corner. The flooring is usually tile, and the cabinetry, more often than not, is painted white. The vanity often features two cultured marble sinks, and one large mirror is centered above – just as it was in the Lovelaces’ Woodlands home. 54 house& home | December 2014 | www.houstonhouseandhome.net

While the bathroom described is functional, the Lovelaces one day decided that theirs sorely lacked personality. Tired of ho-hum, the Lovelaces contacted interior designer Pamela O’Brien, principal of Pamela Hope Designs. Renee Lovelace – before she took Boyd’s last name – had been a client of O’Brien’s, when she first began her business. And soon after, as a coincidence, Boyd Lovelace attended a Feng Shui class conducted by O’Brien. Then he hired her to help him with the décor – at his then-new Woodlands crafts-

They both agreed Pamela O’Brien was the person to help them achieve what they wanted for their bathroom, which needed to better serve the newly wed couple. “We had one directive for Pamela, and that was to give us a spa-like bathroom,” says Renee Lovelace. O’Brien’s team joined forces with Travis Martin and Jim Godre at Remodeling Specialists to upgrade the Lovelaces’ bathroom by incorporating everything on the couple’s wish list.

Lovelace’s top request was that they wanted a wine refrigerator and coffee station. She explained to O’Brien that when their children and grandchildren come to visit, she wanted the option to retreat from “public” spaces in the house. She and her husband now can have morning coffee together without disturbing any guests. Additionally, they can relax at the end of an entertaining day and also quietly enjoy a glass of wine, if they choose, before retiring. “They now have a large two-person open shower, his and her basins and a dedicated vanity area for Renee. Cool gray hues update the space while warmer neutrals blend with the rest of the home’s décor. The couple says they initially and mentally were thinking the project might cost $25,000. Then they made their selections, which almost doubled the price. By re-examining what they needed, wanted and had to have, the Lovelaces got their costs to a very doable $35,000.

amela O’Brien’s love for design started at a very early age. When she was 12, O’Brien came home from school to find that her mother and an interior decorator had completely transformed the family living room. As a prevention measure, “be careful when installing the flapper on a leaking commode. Make sure the chain is not twisted that later binds up to the handle – once flushing occurs. Something so simple can prevent thousands of gallons of water from being wasted, saving the homeowners a bundle over the course of a year.” Of course, the better option is to install a flapperless toilet that does not cause the water leaks and maintenance problems often associated with its counterparts. Goyne advises that when “pulling the commode from where it sits, to replace the wax ring, you should make sure the flange – what the toilet bolts to – is laying on top of the finished floor and not flush with or below it. It is vitally important that the commode makes a good seal with the wax ring. Such an assurance prevents future leaks. – Can your water be hazardous to bathroom fixtures? Yes, that is possible, says Goyne. “Homeowners may want to think about investing in a water softener system to minimize the calcium build-up on their fixtures in order to extend their life.

The kitchen’s role has evolved over the last 20 years. Rather than a separate room to be closed off while entertaining, the kitchen is now the heart of the home. Often opened to an adjoining den area, this room has transitioned into the space where family and friends gather and spend time talking to the cook. This open-space-living trend makes it all the more important to bring a furnished feel into the kitchen. Maintaining the same wall treatment in these areas allows the spaces to be seen as one. Forming a cohesive, clean element is so much in vogue in today’s interiors. Plasters instantly enhance the “bones” of the house, bringing such patina to the walls that the furniture, draperies, art and accessories evoke the feel of a collection assembed over time. Specialty cabinet finishes – rather than cabinets sprayed one color – imply that built-ins were found and installed, imparting character and warmth to the most-used room in the home. IN THE BATHROOMS With little fabric or furnishings, baths garner their special individuality from elements like counters, flooring, plumbing fixtures, hardware, lighting and finishes on cabinetry and walls. Plants That Don’t Freeze! Work Less and Enjoy More

J

oshua Kornegay, owner of Joshua’s Native Plants, compiled a pictorial list of his favorite plants that have proven hardy enough to survive any wintry blast. “Of course, we have all heard of Camellia, Juniper and Cyclamen as evergreens for the garden,” he says. But, for those who want something different, try these winter-proof goodies: LEFT: For those with lots of room, this Cassia splendida doesn't falter in a frost. Making an 8x8-foot mound, she sports golden bloom clusters from Halloween to Christmas. Of course it can be pruned to suit your needs or trained into a small tree. Also, the Cassia is the host plant for the Sulphur butterfly.

The languid grasslike foliage of this Carex 'Goldstrike' hangs down over the sides of this stone planter. The center plant is Aspidistra 'Ginga' with her dark strap-like leaves spotted in yellow. Both are evergreen here in the Gulf Coast and really show off in total shade. The Carex 'Sparkler' Sedge is a rugged variegated evergreen for shade makes a bushy 18x18-inch mound in any soil and is quite drought tolerant.

For a simpler "Zen" look, try Agave. There are at least a dozen species and hybrids that are 100 percent evergreen. They range from tabletop 8-inch sized all the way up to 6-foot monsters. This Agave Americana 'Opal' is a zero-care evergreen making a 2x2-foot dramatic mound of grey-green and yellow.
