The total space of the Sun Castle is 2027m². The project includes the construction of Sun Castle Hostel, Restaurant, Modern Library, Art House, the green courtyard.
The calculations based on the assumptions showed that during first 5 years the overall revenue of Sun Castle will compose $3,520,962 (VAT excluded). The gross profit is about 85% of the total sales. The net profit has showed increasing pattern during the first 5 years and composed 35% - 48% as a percentage of sales and $187,522 - $397,246 with its absolute value.
The initial cost budget for the project is estimated to be circa $1,600,000.

Company Mission
Sun Castle plans to be a favorable guesthouse, comfortable hostel, a place where people can live, work, chill, create and develop new ideas and projects, thus, becoming local’s and travelers’ dream place to explore and discover.
Sun Castle’s mission is to become a place where tourists and travelers will have an alternative way to visit and live in Armenia, to explore it’s culture, meet interesting and creative people, initiate projects with them, in addition, a place for locals to work, study and have a rest from a daily routine.
Castle’s and Communities’ activities will be interconnected and directed to the creation of an atmospheric environment, accessible medium for the development of tourism, culture, science by uniting and concentering energetic, spirited, enterprising individuals and society while organizing various events, affairs, and ceremonies.
The mission of Sun Castle and its Community is to create an intellectual platform for the enthusiastic people who will develop Armenia and its society, promote science, art and culture, present Armenian culture and intellectual capital to the world, initiate projects that will change the way we live and enlarge as a society day by day.
Organizational Structure
Community Community will take the vital role of the project, the kernel of the Castle, the nucleus which will drag the intellectual, genius, abstract, individuals who will learn, discuss ideas and thoughts, create and initiate projects by possessing their special driving force, creativity and the enormous possibilities and unlimited co-working space that will be available them in Community.
Tourism Division, Modern Library and Talk’s Space, Art House and Modern Gallery will be the main parts of the Community.
The Community will live with its transformational and some kind of utopian life uniting educational institutions, startups and crowdfunding enterprises, investment companies, Research, Tech, IT Communities, Libraries, Artist studios, and Galleries. Every project that will be initiated and made on sections will be connected will all the community and divisions, in a way that a project started on a single section will be able to engage the whole community and be complete.
Modern Library & Talk’s Space Modern Library will be the part of the Community where people can co-work, discuss science and art, share their thoughts and works, write scientific works, do practical research and surveys and bring them to life. Here will be located the Talk’s Space, a community, which will connect people with curious souls, spread ideas, thoughts and views, make them accessible by organising informal lectures and intellectual stand-ups in the auditorium.
Community members and thinkers all around the world will be invited to lecture here, do masterclasses and collaborative researches and share its philanthropic goals. The educational center of SunCastle will develop education in Armenia by partnering with public and private institutions, global educational programs. It will develop it’s unique educational and self-educational programs. Based on educational programs the center will initiate self-learning activities, workshops by lead specialists and implement projects around learning targets, including: • • • •

As a learning community MM will strive for innovative and inspirational educational experience, which will contribute towards intelligent society and sustainable future.
Art House & Gallery Art House and Gallery will produce the best in contemporary art, visual art and film, learning and participation, creative industries and digital innovation. The space will include gallery space, cinema screens, education spaces, digital production and broadcast facilities. The teaching program includes cutting-edge exhibitions, photo and film, music, literature, festivals, and performance. Art House will be a place to produce and present a highly-regarded program of exhibitions, events, and publications. It will manage and develop its unique Art Collection and provide a vital platform for critical thinking across media, disciplines, cultures and contexts.
Art House will provide new opportunities for artists and audiences to create work in different ways together and serve as a social and cultural hub – in one building visitors will be able to see original new work across the visual arts, architecture and film.
Tourism Division Tourism Division will work directly with Hostel, cooperating with Community by arranging city tours, walking tours to the popular and unknown cultural sights of Armenia. It will develop eco, cultural, recreation and adventure tourism in Armenia by arranging tours to many rural villages and cultural cities, allowing travelers and local people to discover new and unknown places, ways of life and mindset of a dierent culture
Interconnection Community’s activities will boost tourists and travelers interest to visit Yerevan, discover Armenia and be part of that Community. All three parts will be interconnected in various and indeterminate ways and will form a bright aura covering the Community and Hostel. They give the opportunity to create and initiate projects and startups, where every single section can participate together simultaneously, thus establishing strong relationships between tourism and culture, ideas and innovations, science and art which will evolve each branch separately in Armenia and worldwide.
Sun Castle community will create synergy between all its parts, develop science, culture, and tourism. It will attract more members during the development progress, satisfying their creative and innovative ideas, reforming the environment for us, and getting our trust and reliance. Positive energy in this atmosphere will pass through its boundaries and make more people involved in making things better.
